One of my biggest concerns was the inconsistency in how the community rules were enforced. The office sent emails reminding residents that patios and entryways should only have furniture and approved curtains colors because they cared about maintaining the appearance of the property. However, for the entire year I lived there, one of my neighbors kept a broom, dust pan, dirty Tupperware containers, and pest control equipment outside their front door. I had to walk past it every day, and despite the property's emphasis on appearance, nothing was ever done about it. Another issue was noise. Residents were expected to follow quiet hours, yet the property itself didn't always follow those same expectations. On multiple occasions, the maintenance team started using leaf blowers about 30 minutes before quiet hours had ended, which seemed unfair considering how strictly residents were expected to comply with the rules. My biggest disappointment has been the move-out process. When I provided my forwarding address, I accidentally forgot to include the townhouse unit number. That was absolutely my mistake. However, I updated the information shortly afterward and have spent the last three weeks trying to contact the office to confirm the correction. Unfortunately, my emails and attempts to reach them have gone unanswered, and I feel like I've been completely ghosted. Overall, IMT is a nice place to live, but I wish the management applied community rules more consistently and communicated more effectively, especially after move-out.

It wasn't at all what I expected. It was so much more. Paradise, if I may. The staff, top to bottom, have been extremely courteous, friendly, funny, helpful, giving and real. I have only encountered a cheerful and willing-to-help group here. To say they've truly made me feel at home and ease is an understatement. While I've only lived here a couple of days, my life has drastically improved. I love my apartment and my view of the mountains, Salt River and North Valley. It's truly breathtaking. VERY high ceilings with HUGE doors - so tall, this 6'1" dude can't reach the tops. It even came with speakers to Bluetooth my music to - which I didn't find out until I moved in. Special shout out to Shirae Pryor who originally gave me a tour and months later remembered me without having to reintroduce myself. She is extremely professional, helpful, goes out of her way, funny and put up with my enormous enthusiasm during my first few days of excitement to live here. The place is gorgeous, VERY well kept up, modern, with a lot of space/storage - like SOOO much storage space/cabinets/closets, even in my studio and the management team hosts parties, it seems like 2x a month free for residents that includes food, music and even alcoholic beverages, if you drink. Additionally, they gave me an extremely nice welcome package that included a cute little bottle of wine, two glasses and a bag of wonderful snacks. (Pictured.) Heck, even the lobby rivals many Las Vegas resorts I've stayed at. It's the definition of luxury. As you can tell, I cannot recommend this place enough. You're a 3-5 minutes' WALK to a ginormous outdoor mall including many bars, restaurants, entertainment, movies, Target, Ross, etc. Plus, a Sam's Club is coming very soon and just as close. Not to mention, you're a quick Lyft/Waymo ride to many, many more attractions, beach, restaurants and entertainment down/around Mill Ave. Even the Cubs Spring training games are an all-but a short walk. If you decide to make the right move and become a resident here, might I suggest three places you should try out: 1. Spinato's Pizzeria and Family Kitchens - about a 6-7-minute walk. Being obsessed with pizza since I was a kid, and while only eating here 3x now, I'm absolutely convinced it's in my top 5 favorite pizza joints of all-time. 2. RoadHouse Cinemas. I'm also a movie-lover and this is, BY FAR, my favorite cinema. It's just a quick drive up Loop 101. Make sure you try out their Screening Rooms theatres. They make the experience the best you can have. 3. The Arena Poker Room at Talking Stick Casino, which, coincidentally, is less than a mile from RoadHouse. It also rivals any/all Las Vegas poker rooms. Great games there. So, what are you waiting for? Move here as soon as you can.

Me and my BF moved in, and it felt like we were living in a hell hole. This was a year ago we moved in but moved out a couple months before out lease was up in September. "John" the front desk guy-horrible service and doesn't understand how to do his job at all. He also seems like he thinks he's above everyone and racist. We had an issue with our air conditioning where it stopped working. Mind you it was 105-115 outside and we had no air conditioning. and the heater kept turning on. We had gone to go clean the air conditioning filter and there was Black, White, Green and blue mold in the air vents and there was so much hair stuck in there as well. The screws came out of the ceiling and were rusty, the whole thing almost took out my bf. We took pictures and showed john, and he didn't care at all-he told us to duct tape it back up and that they couldn't do anything about it. We showed him the mold, and he just looked away. I have an autoimmune disease (MS), So that is very deadly to me, and I ended up getting very sick from it. We told John again and nothing. The Maintenace tried to come up to our apartment without us knowing and tried to enter without our permission, It seemed like they might have, and our stuff was moved around like they were looking for something. I went back down telling john that we can't stay here cause of the mold and i gave him (handed him directly)-Photos of the mold and broken screws and how the huge vent was hanging down from the ceiling and gave him our notice and gave him a summary on my disability and why I can't stay here or I will end up in the hospital again. He took the papers and set them to the side and didn't care to look. We broke the lease and moved out and he continued to add more money onto our stuff and then threaten us that we would have to pay 2000+ more dollars to get out and shit. "John" doesn't care about the people he only cares about the "Property image" and his "Precious BMW" He's a coward and he is horrible. Last but not least, the homeless people...Like talk about being a gated community but the gate is always unlocked, and I had older men follow me to my apartment and watch me go in and then walk up the stairs and knock on my door...Not safe at all. There was homeless doing drugs in the trash cans and passed out behind them. Very Very unsafe place.

If there's any negative, it's that the apartment (my studio anyway) has no shelving to speak of, so you'll have to buy some. The residents here all seem respectful of each other, and it is gated, so no strange people walking around like at other places (I've heard).

We've only had a few minor maintenance issues since move-in, and the maintenance team has been fantastic about addressing them quickly. It's very reassuring to know that both the office and maintenance staff are so attentive and responsive. The community itself is cozy, welcoming, and well maintained--and the three beautiful pools are definitely a bonus!
