The maintenance staff is the only good thing here. The units are falling apart with cheap construction. The walls a very thing and I can hear everything my next door neighbors watch on TV and every step the upstairs neighbors dog takes. Zero insulation in the walls and windows so summer are hot inside and electric prices for the AC get high. They tried to raise the rent by 15% every year on me despite matching units next door being listed online for far less, they want to squeeze every dollar out of you. read more

Me my disabled husband and disabled daughter lived here for 2 years awful here lots of dope smokers including our adjoining apt apt managers did not care we had hundreds of roaches in our apt that even Burns Pest Control could not get rid of high crime in the area and community not gated lots of homeless eating out of dumpsters rent and utilities always going up every month car thefts in complex dog poop everywhere management team does not care about their tenants or what goes in in the community not supportive of Emotional Support animals not set up for disabled as we were told to pay for our own grab bars mold in the bedroom windows had to be bleached and painted appliances don't work stove burners and refrigerator and AC always breaking down we were threatened to stay in the unit no 1096 with roaches climbing in our beds no control of bugs dope smokers every night adjoining our apt or break the lease and be sued for 4000 so we stayed until the end of our lease because we had no money to move at the time we finally moved and found a better place to call home that we absolutely adore beware of renting here and I do have pics upon request now they took our 300.00 deposit plus they sued us for another 371.00 for a cleaning fee that they told us not to worry about because of the bugs and needing gutted and they still sued us read more

Just moved in. The apartment is great for the price. I wouldn't call it "luxury" at all but it's affordable and the staff is AMAZING!!! All the maintenance guys (Jc Juan and Joel) are sooo incredibly fast at fixing whatever we needed that same day. Great service and location! read more

First things first... the staff is incredible! My first encounter was with Kaila and she walked me through every step. Then Kim, friendly and full of energy, both of these beautiful ladies are great! My dog who is very sensitive to bad energy gets excited to greet each one of the staff members regularly. I experienced an issue with my tub and the manager JC as well as the maintenance crew did their due diligence to ensure the job gets done right. The grounds are clean and well kept. The neighbors are friendly and they even have food trucks come in from time to time for some of us who work from home. If I could make a suggestion because the entrances are not gated, we have a few people who frequent our community who don't belong. It would be great to have security patrol. I've lived here for a year, and really like it. Jessica, in the office, is very helpful. Marcos, in maintenance is a very nice man, always with a smile and a greeting. I've lived in a few complexes in my life and most are garbage. This place has spotless maintenance (they powerwash outside of my door every day); the plants are beautiful and plentiful; and the people who work here are lovely. I had a great time living there. Very convenient location. But now as a homeowner, it's another chapter closed.

Absolutely horrible place to live. We have been here for 2 years, my car has been broken into (twice) and we have had consistent water damage inside of our home. Since we moved in, our living room window had a preexisting leak and ruined a TV and products for my job that I personally had to replace. They have not been able to fix the issue or offer any financial reimbursement or anything in recovery for the situation. Our upstairs neighbor also had a water heater bust and it flooded our in unit storage room ruining everything we had in storage. Some are replaceable items and other were really sentimental memory keepsakes. In any instance where our items were damaged, the complex claimed they were not responsible for said belongings and simply fixed the water heater and our ceiling. US, the people who actually were effected by the problem were left to pay for our neighbors problem. When we have contacted maintenance or the front office about our problems we have tried to be very kind, and understanding. We have grown to be more and more frustrated with this complex as more and more problems have piled up, and instead of recovering the issue with us, their demeanor has changed towards us. They clearly see us as an annoyance, but what i find annoying is that not only are we paying 25% more for rent than complexes a block away from us, but we also have to fix or replace items that we shouldn't have to be. In addition, twice there has been screaming/arguing outside of our apartment lasting longer than 30 min early in the morning (2-5am) when there is supposed an on site guard. Apparently this guard cant make sure someones not breaking into cars and that people aren't fighting outside our windows. Not really exactly sure what they do. This is not even mentioning the false advertisement of the amenities in the apartment. Our bathtub is painted on and peeling up, our dishwasher did not work when moving in, the ceiling is bubbling from water damage from the apartment above us, our countertops are stick on granite that easily get ruined. We have several lights that are wired wrong or something, because they turn on about 50% of the time. Overall cheaply put together space for paying such an obscene price. If you do decide to live here, be ready for abrasive and insensitive emails reminding you on the first of every month that YES! rent is still in fact due on the first just like every apartment that has ever existed. I would absolutely not live here. If you're looking for this location, save your money and go to Avia 266 a block away. Their 2 bedrooms cost as much as this apartments 1 bedroom, and it is a gated community. read more

I walked into the lobby, and it didn't smell very good. We waited around to see if anyone would greet us, and we left after ten minutes. If they let their lobby smell like that, we can only imagine how they care for their rentals. On the way out we spoke to several people as we were trying to locate the manager. Everyone we talked to said this place is the pits. Management are a bunch of tyrants. They want nothing to do with anyone; they always say, please review your lease and act accordingly. If you have any issues, please refer to our website. This was from at least three different couples walking around the complex. So if the management sucks, we don't want to live there. They will tow your registered vehicle from your own parking space. This place has been a joke for most administrative actions, if you need something, better do what you can to resolve it on your own. But hey, it's a good area, can't beat the prime location. However what really gets me is that I come outside for lunch and I have no vehicle in my parking space, that comes with my apartment. I have rented on time for over a year and a half now. I'm stuck thinking if the 250 dollar tow fee I'm stuck with is worth cancelling my newly signed lease which is gunna cost me 2500. At this point I feel it's an easy decision because I was told I got an email with details and information and I scour my email to find this memo, to see nothing but an invite to some food trucks. This complex is a great value and is in a perfect location close to the 101, 202, Tempe Marketplace, and Mesa Riverview. I have lived here for almost two years, had very few issues and have loved it. Maintenance is very quick and office staff is helpful when needed. They renovated the club house/office a while back which is beautiful but it's a shame you can only use it when they're open and cannot reserve it outside of those hours. The pool and spa are very nice and the gym is well equipped to get a good workout in. Parking can be a pain if you live on the north side of the complex, and Rio Salado does get loud so I would suggest a more southern building if you would like more quiet times. read more

I believe the 3 stars is very generous given everything. We moved here in June of 2020, right in the middle of COVID. The week we moved in, we woke up to water all over the kitchen floor. We called maintenance and they came and said we needed a new dishwasher. It took 2 weeks for the dishwasher to arrive and get it installed. I understand the shipping is out of IMT's control however, I don't understand why the apartment appliances were not checked before move in. Fine, first world problems. The leasing agent we started with, Jessica, was really nice at first and she was helpful with the move in process. After that, she had an attitude every time we spoke like we were a bother. Third our AC went out in the middle of the summer, and maintenance came, after doing a few other apartment jobs they deemed more important before servicing the AC. They did get it fixed, and AC's break. But from the other reviews, it looks like we got lucky with the one time our AC broke. A few months later our dryer is running while my partner and I are working from home. We hear an incredibly loud sound coming from inside the wall the dryer is attached to. We heard the sound several time, I called the office, they heard the sound over the phone and they said someone would be at our apartment in 2 minutes to look at it. Our apartment window literally looks out to a full view of the leasing office. NO ONE ever came. Really?? This does not make me feel safe, and no one ever followed up to see if the noise returned or got worse. Today we finally turned on our heater because even though we both prefer it cold in the apartment, it was freezing beyond what fuzzy socks, sweatpants and 2 blankets could handle. Within seconds of turning on the heater, our apartment immediately started to smell like smoke and that something was actively burning. Then our fire alarm went off! I called the leasing office, had to leave a message and when the maintenance returned my call he said "try Turing on the heat, and open the windows and doors and wait for the smell to go away and wait for the fire alarm to stop beeping." When I asked him if that's all that can be done he said "unless you want me to come look at it?" Ummm yes, of course I want you to come look at it that's why I called. He replaced the air filter and that was that. And now we are waiting for the apartment to stop smelling like smoke with the windows open making it colder in here and letting the heat run and waste money. And the icing on the cake? I can't cook without the fire alarm going off at the most random times. I know how to cook, and I'm a great cook. I have never burned anything in our kitchen and yet our fire alarm still goes off?? The most annoying thing I've ever had to deal with on a random day to day basis. I'm not sure if there is something wrong with the oven burners or what but at this point, we move out in 4 weeks so I am just counting down the days. As a retired personal trainer the gym is okay. If you know what you're doing you can get a solid workout in, but good luck if you're new at weight lifting. Have never used the pool but if you live next to the pool like we do, don't expect to get any work done if you work from home when there are people screaming all day in the pool area. The grounds are pretty nice, though we haven't explored more than the building right next to the leasing office in front because that's were we live. You can't beat the location of the property but when they asked us to renew our lease they quoted us almost $1500 for an unrenovated 2 bed 2 bath on the third floor and almost $1600 for an unrenovated 2 bed 2 bath on the bottom floor. Really?? I don't even want to know the prices of a "renovated" 2 bed 2 bath. The prices enough are making us move because we pay $1230/mo for our unrenovated 1 bed 1 bath on the third floor! We found a renovated 2 bed 2 bath about 10 minutes down the street for under $1400/mo with everything included except electricity. I am planning on hiring a company to do the move out cleaning so hopefully we will see about getting our deposit back but from reading the reviews, that seems unlikely. Oh well. Tony Walker completed the work on our apartment. Tony is not just a maintenance worker, he is a craftsman. He takes great pride in his work, explained what he was doing (I was home while the work was completed), and made sure he left everything is excellent working order. The best thing about Tony is that he enjoys his work, and is enthusiastic about it! Which is so rare these days, it seems. I have hired hundreds of people in my career. I would hire Tony in a heartbeat, and consider myself very fortunate to have him on my team. (Don't worry - I am not in a position to hire people right now, so he is safely an IMT team member!) I've stated this before: My wife and I live here because of the people who work in our community. Apartments are "a dime a dozen." I have been happily surprised by the quality of IMT Riverview and the management here. I moved in a few weeks ago and so far I have nothing but good things to say. Anytime that I have had to go into the leasing office everyone has been very polite, professional, and friendly. The maintenance team is really good too. There were a few issues right when I moved in, The garbage disposal was seized and a few of the drawers in the kitchen had bad rollers. I report this to the leasing office and they put in a maintenance request for me and the team got it all fixed the next business day. I then had an issue with my water heater a few days ago. I put in a maintenance request around 7 am on Monday and they showed up just a few hours later and had the whole thing tested and fixed in 20 or 30 minutes. Marcas and Miguel were really professional and polite. They also did a really good job. The amenities are great and much nicer than I expected after seeing them in the pictures online and they are just getting better with some of the renovation work that is happening now. The pool area, cabanas, and grills are very nice and the grounds are really well maintained. I actually was a little concerned when I moved in because in the first three days I lived here I didn't see another person that wasn't one of the security guards or grounds keepers who seemed to always be around and working hard. read more

We have lived here since April. So far not too much good. The grounds look great and the location is perfect and the staff is nice but that's where the good stops. If you plan on moving here don't live under someone. The floors are made of cardboard so every move upstairs is loud as hell below. You can hear every toilet flush, every shower, and every sink. Make sure if you need a garage you pester them about the info because they aren't too forth coming with it. People like to hang out right outside the windows of other people's apartments on weekend nights and chat the morning in. The appliances are aged so be ready for the occasional knob breaking repeatedly or water heater flooding your apartment. The little stuff adds up. If you've ever lived in a complex where there isn't enough parking, even for the residents then welcome to IMT! And if you (as a resident whose paying a lot of money to live here) can't seem to find a parking spot anywhere near your apartment (which is the property owners fault) and you park in one of the many spots In the front for future residents, even though they're a couple hours from closing and you'll be gone before they open the next morning, then you'll get some lady with an attitude come outside while you have hands full of groceries and threaten to fine you $200 for parking there. I love how they treat their paying residents! Get more parking spots, tow the people who don't live here and are taking up the few spots you actually do have or offer covered parking to each resident. Not just one per apartment. I'm not parking on the other side of the complex and walking to my apartment with pounds of groceries. I've seen plenty of complex's make stickers for your car and if isn't displayed your car gets towed, and they check EVERY night. Easy, now there's parking for your actual residents and you don't have to threaten people or give us attitude because YOU have something up your Butt that day. My wife and I lived here for 3 years, when we first moved in it was owned by a different company and called Sienna at Riverview and IMT took over about 6 months before we moved out... So most of our experience was with "Sienna at Riverview" for what its worth but I didn't notice any huge shift in policy or even staff for that matter. The apartments are about what you would expect for the Tempe/Mesa area, white walls, beige carpets, etc. I don't really have much to say on the unit itself. We did not have an "upgraded" unit, but that being said it was nice and had everything we needed. The biggest plus for me was that the few times something did break in our apartment maintenance came out very quickly to fix the issue, usually same day. I never had to harp on them to get someone to come out to fix whatever the issue was. (Unlike my new living situation) The property itself is well maintained and was a pleasure to walk the dog around. There are even some open spaces that you can use for throwing a football or baseball around. The pool area is really nice and the two propane grills are awesome - I used them regularly. The fitness area is pretty good but can get crowded at times since its not very large so I always tried to go during off-peak hours. All the residents I met or interacted with were friendly and I never had any noise issues with neighbors. The vibe I got from the residents was more of a young professional deal rather then a "Woo its college lets party!" vibe that you may find around this area. Everyone in the office that works there was kind, remember you, and take care of anything you need. When our move-out date was coming up we realized that we were going to be out of town so they worked with us to do an early walk through of the apartment which was super awesome. The move out process was painless and they didn't try to nickel and dime us on our way out. If for some reason I move back to the Tempe area, I would absolutely consider moving back to Riverview. read more

I moved here in summer of 2017. The move in process was kind of a struggle, but once we switched to Isabella for help the process was a lot easier with her communication. The apartment was nice, the grounds are well kept, our AC did go out and wasn't able to be fixed for a few days but maintenance brought a portable AC unit to help ease the heat. I personally ended up leaving the lease after 4/5 months due to a relationship ending and they made the process very easy to get my name off the lease. I enjoyed living there and when the time comes for me to move again they will be the first place I stop back into when I look for a new apartment. read more

NO NO NO! Infested with ROACHES that will not go away not matter what you do, how many times you clean or have them spray!! Dog owners refuse to pick up dog poop... because they don't care about you or anyone else! There is ALWAYS dog shit in front of the building... smells great in the summer especially after the lawn crew comes thru and smears it around all over!! Drunken neighbors that puke through the breezeways every weekend .. will they come power wash .. naaaah! The smell is NASTY!! I cant see out of the 2nd story windows because they have never cleaned them from the outside and the sunscreens are so dirty... it stinks when you open the window! AND to top it off they want to raise your rent $350 at the end of your lease and when you ask them "what for, will they solve any of the issues" .. you get laughed at! Mesa Riverview and Tempe Marketplace are only minutes away and you have easy freeway access to the 101 and 202. Would not recommend this place to anyone, high prices for poor quality. I hear neighbors kids and noise easily, office staff does nothing to work with the residents. Always having issues with our apartment, within our first month in this place, the air conditioner went out in middle of summer over a handful of times. They would only do patch work, not long term. Had to replace our dishwasher, our dryer, we replaced our own showerhead. Parking is ALWAYS an issue! Gets up from her desk and tells me I have to wait in my car because its just her to show the apartments for the 2 people. I asked if they had 1 bedrooms. She says she does, but I had to wait in my car until she got done showing the apartments to them. I then ask if the 1 bedroom is going to look like the 2 bedrooms but with an extra room. She says "yeah its going to look like the 1 bedroooom just another bedroom."...... Here I am trying to give a hint to show me and the other people at the same time. She didn't. My husband and I wanted to move in here back in 2012, but work kept us moving up until recently. We've been living here since the end of June and our experience has been fantastic so far! A beautiful property in a fantastic location. We moved into a freshly painted apartment with clean carpets. The management/maintenance of IMT Riverview is superb. Upon finding a crack in the garbage disposal, I left a maintenance request yesterday and Kyle already came by today to replace it! Two thumbs up! I'm incredibly happy with our choice. read more

I tried to give this place a chance. I really did. The grounds are very well kept, it is a decent price, good location etc. The office staff is very helpful and attentive. The pool is wonderful. Except, the downfalls of IMT Riverview are what cause me to give them a low review. Firstly, the rooms and water smell horrible. I'm not sure if the filtration is off, or if there is molding, sitting water, or old pipes...it just SMELLS. No matter what I do, I cannot seem to get the 'stink' out of this musty complex. Secondly, the appliances are OLD. It takes years, months, eons...to get them fixed by management. The handy man team is wonderful - but management itself (owners) are stubborn. All of the dishwashers, microwaves, stoves, fridges, dryers, washers etc need to be updated. Thirdly, the pipes are LOUD. They are so close to the poorly-insulated walls that the whooshing sounds at all hours of the night are unbearable. I cannot sleep. Speaking of sleep fourthly, the lawn care team comes at an un-Godly hour. Want peaceful slumber? Don't move in. Fifthly, CUBS STADIUM. One may think...how fun! But no. Every guest spot at IMT Riverview and the streets are flooded with baseball spectators for months. What we pay for? No matter! The office team will SIMPLY put a sticker on the person's car instead of towing, like they promised when I voiced concerns about this SAME issue when I moved in. Laziness. Six, the pool is constantly used by Mesa residents who sneak into the complex. They are not guests, as we all see them walking down the streets from other neighborhoods with pool floaties and many children in tow. They don't pay for rent, why do they get to enjoy our pool and take our lawn chairs? Seven, IMT Riverview is aware of a resident that has taken his personal training business to the pool and drops HEAVY weights on the deck almost every day. One fell into the pool and hit a CHILD a few weeks ago. They simply do NOTHING. Eight, due to short leases many residents move in with a mattress for awhile, make a ton of noise and havoc, then leave months later. If you offer short term leases, prepare to get residents that are not afraid to make their mark and leave without consequences. Finally, the lack of security here (gate, and more)..is alarming. I don't feel safe and if you check NextdoorApp, there are a ton of car break-ins. Good luck. read more

Do not move in here!! We were in love with it initially too! The bedroom was big, the area was safe, and we could go on walks pretty much any time of the day or night. We could also see some of the Cubs games. Very fun. The location is great, super convenient. BUT, you're going to sleep and being awoken by the sounds of noisy car and truck mufflers from across the street. I would get startled often. They're constantly racing down the street at all hours of the night. Also, the walls don't have a finish coat which makes for stains and marks if you simply wipe your FINGER across the wall. Same for the doors and white counters. You don't have to worry about many bugs if you live on the third floor, which is a plus to that, but it will cost you more. Here's the best part, once you move out, they'll take your $300 security deposit, and charge you hundreds more on top of that, never call you to get it handled or tell you what the charges were for, and just have a collections agency call you. How nice, right? Oh and there are always leaves in the pool, no useful gym equipment, just random, cliche machines (treadmill, elliptical, bench, bike, bench press machine, nothing that will get a real workout done.) If you have a maintenance issue, good luck getting someone to fix it. Takes about a week and a half at least. Sienna was great. IMT, not. This place is a scam. read more
