    In response to Mark-Taylor: Once again, when anyone post a complaint about San Posada's failure to provide its residents with the Quality Luxurious living experience advertised, their response is to call them so that our concerns can be discussed., rather than simply taking a tour themselves to see what they observe with their own eyes. The responses are always generic (AI). So the pics I have attached are from two residents in Bldg 3. The pic of garbage was left out the entire Labor day weekend in this triple digit heat. (2008). The pic of the resident in 1007 shows all the items that this resident stores right out side their front door for months. (Ghetto). It is very obvious that no one walks around to monitor whether or not residents are actually fulfilling their responsibilities, as stated in our lease agreement. I'm out of here. We should have left years ago. Simply, no enforcement of rules here.

    San Posada most definitely does get my official seal of approval, though with a few caveats attached to it (none of which is a deal breaker). Overall, these are very nice apartments, with some very aesthetic, glistening extras (fancy-schmancy gym, state-of-the-art computer office, splendiferous pool area, tidy grounds, dog park, Amazon lockers, interactive community website, etc). I also found this complex to be in a great location for me. And, keeping in mind that no apartment complex is going to be perfect (you're living by the rules of the complex and in close proximity to other people), by being cautious about selecting a floor and a specific area of the property you'll probably have a 5-star stay here. Now some Yelpers have mentioned "rude" staff members, but that was not my experience at all. In particular, Nadia and Anastasia shattered the boundaries of the ordinary, both are sports cars in a world of school buses, when it came to providing top-notch service. They'll go the extra mile for you. Try being nice to other people and watch miracles unfold before your eyes. As for the apartment, I was in a 2nd floor, 2BR apartment on the north end facing the back gate (for easy access), which I thought would be a great part of the complex to live near. The apartment itself was spacious with a ton of available storage (closets, cupboards, and storage area off the large patio) all of which could make a hoarder's dream come true. The appliances are all new and have a stainless-steel exterior (which may look heavenly but they scratch easily - so beware). There's also plenty of lighting already installed, as bountiful as a good harvest. Meaning, no trip to Goodwill or scouring Craigslist for additional lighting is necessary. And the superb windows help keep energy costs down. Though, one issue I had with the apartment (because of the loud neighbors above me) was the faux wood floors. Granted, the flooring may look like a sublimely grand spectacle (for an apartment), and be as easy to maintain as shooting rubber ducks in a barrel, but those same wood floors will have you walking softly, unless you don't mind distracting your neighbors below (like a fly that keeps buzzing around your head) from the all noise you can potentially generate with your feet on those floors. Assuming you're quiet, I'd get a top-floor apartment away from the north end of the complex (if you're childless). That's because the north end of San Posada is where you'll find the majestic, picture-postcard playground for the many young children that inhabit that end of the property. And, you guessed it, children sometimes shriek like a razor drawn across a pane of glass! But it wasn't the playground activity, which I couldn't even hear from my apartment that is so distracting, but rather, the kiddies' activities would inevitably spill out into the nearby north-end parking lot, which I most definitely could hear. Now this isn't a major issue, it's just something to take note of if you're considering that end of the property. But wait, the intermittent noise doesn't end begin and end with the occasional screaming-at-the-top-of-their-lungs children. Your neighbors will sometimes allow the heavy security front door to SLAM!, loud enough to wake the entire building with every SLAM! And here's another SLAM! for added measure, just in case you didn't hear the first SLAM! Though, I'm guessing that most of that door slamming was by children oblivious to their actions. Also, there is "valet" trash ($25/mo), which is a convenience, but if you're situated by a dumpster (as was I), the workers clang and bang around (like a butter knife in a garbage disposal) at late hours. Which, by the way, includes them throwing away all your sorted recycling materials. Apparently, the recycling dumpster, located at the furthest reaches of the property, is just too far away for them to bother to haul recycling items over there. This is why you'll find the recycling bins near empty and the trash dumpster, at least at the north end, was often an overflowing eyesore. And, lest I forget to mention, there's the city trash pickup at the crack of dawn (some mornings) so can you can use the inglorious BAM!, BAM! BAM! BAM!, right outside your bedroom window, as a substitute for an early-riser alarm clock. But don't get me wrong, by just avoiding a few noise pitfalls (none of which may be an issue for you) you'll have a 5-star stay here. My final analysis is: One thumb way up for appearance of the complex, the extras, the apartments themselves, the staff, and the location; and one thumb down for the noise generated by the inconsiderate tenants above me on wood floors, by children (at the north end), by so-called "valet" trash collectors (who added insult to injury by disrespectfully throwing away recycling materials into the trash dumpsters), and by the truly outrageous crack-of-dawn dumpster pickup. How about they hit up non-residential venues before the crack of dawn?

    Just short after moving to Arizona, I found San Posada. It has been my home for the past 3 years, and I could not have been more lucky to end up in a home that is spacious, update and just beautiful. The property is always clean and quiet.

The grounds are constantly dirty, with dog poop all over, and many units have serious water damage. The management is extremely unprofessional. Be very careful before signing anything--they'll talk about a 12-month lease during the application process but then slip in an 18-month term without clearly telling you. In my case, they had me sign a form stating the lease would end in 12 months, then moments later added an 18-month lease that I didn't notice right away. It felt deceptive and dishonest. To make matters worse, maintenance will just walk into your apartment without any notice. It's scary and a total violation of privacy. There's also a constant police presence here. While the place is advertised nicely online, actually living here is a totally different experience. I absolutely cannot wait to leave. Do your research and read every single word before committing to this place!!!

It's never been as close to as BAD as it is right now with Kyndell and co. (aka the clowns) in charge. This place has gone seriously downhill with them and downhill fast!! They focus on the petty things, instead of things that matter to the residents. The apts are nice. But the property isn't well maintained. Dog poop everywhere! Dog pee all over the stairs and landings of stairwells. Newer tenants loud during quiet hours, dogs constantly barking. They'll tell you the train isn't that bad. lol ya ok. ITS A TRAIN!! Not only can you hear it, YOU CAN FEEL IT! Shakes the entire apt. It's bad. Quiet time til 8 am but they have landscapers mowing every Friday at 630am, sometimes earlier sometimes later. If you face the courtyard, every conversation echos, along with kids screaming and dogs barking but it's amplified. Happens at all hours, so you better be a deep sleeper. Parking is an absolute joke. They send Richard the special maint guy to ask for good reviews after he does his job fixing something. That shows you how desperate they are to fix their google rating. Pawning your helper to solicit good reviews? After doing his job, and poorly at that. Pathetic. You will have your package stolen at some point. Probably other tenants. Way overpriced for the crap you have to deal with. It was tolerable before Kyndell, but now it's time to move on. Save yourself the hassle and look elsewhere. I promise you that. We had our apt tested for mold and it came back positive. They send Richard in with a moisture monitor he doesn't know how to use. Guy says he's never seen mold either! Specifically, Chanda went above and beyond for me helping me even bring packages into my apartment because they showed up a little early. The amenity spaces have been nice and the neighbors have been pleasant. No noise issues at night even on weekends which is nice. Would certainly recommend!

This is the BEST apartment complex in Mesa/Gilbert you could possibly find. The apartment itself is gorgeous! Everyone who comes to visit us compliments the beautiful large kitchen and abundant storage space. It definitely is a LUXURY apartment! The complex is beautifully maintained, the amenities are incredible and the staff is extremely responsive and helpful 100% of the time. I love that everything is accessible via the Henri app which makes paying rent, maintenance requests and updates to the community easy to access at all hours of the day. The maintenance team is tremendously helpful as well and fixes any issues the same day or early the next day after submitting via the app. I also feel very safe here as it is gated and there is security at night that patrols . You are able to message them directly via the app as well. There are resident appreciation parties put together by the staff, amazing food trucks scheduled weekly, fun contests and an overall wonderful community dynamic! If you have the opportunity to live here you won't regret it!

Staff needs trained properly and protocols put in place to make sure things are actually getting handled. When you live at an apartment community you know that you will come across problems here and there but having an efficient staff that is able to handle those issues in a timely manner and with good communication is really what's important. This is the worst experience we've ever had nobody ever knows anything or can give you an actual answer. I sent in a work order June 9th for an electrical issue the bedroom light won't stay on longer than a couple minutes at a time they keep closing the work orders without fixing anything or just let them sit weeks at a time. 5 weeks later and it's still not done. (Note on first closed work order was "done." It was not done. Last time was "I went and knocked on the door resident said we already came but maybe it wasn't the resident I don't know I can go back and check") what? lol and then proceeded to never come back again after I told them they actually never came. Whenever you finally get a hold of someone and explain they say they will handle it and then nothing, every single time. Last week I sent in another work order because our cabinets are infested with hundreds of ants I've had to throw away all kinds of food and huge live roaches have started coming out of the drains and bathtubs. I asked for new weather stripping on the door because you can see outside with the door closed there's a huge gap where all the ants are coming in and for it to be sprayed. I asked for it to be taken care of that day or the next at the latest but they didn't send anybody for 5 days, finally they sent someone to spray (still no weather strip) but they once again dropped the ball and didn't give him keys or permission to enter even though I approved entry. When you tell them they're wrong they just ignore you. I called after I found out he didn't spray and told them they need to have him come right back and I've still received no response so once again we're sleeping with roaches but paying over $2500 a month? I'm still unable to buy new groceries until we get the infestation taken care of. They work remote you can't actually go to the office and talk to someone we've been here 6 months and I've never once met anyone it's horribly mismanaged and instead of holding themselves and their co workers accountable and trying to do a better job they just don't do anything at all it's been extremely frustrating. Seems as though all the other real reviews have the same complaints about staff I added them to the pictures as well as my own.

It is a resort style apartment which is obvious when you see the outdoor amenities. The pool is huge and wonderfully up-kept, and the outdoor grills, seats, and rooftop area are beautiful. The manager Glenn runs the property very well, he hosts events frequently to get the community together with themed events, and everyone is very friendly there. Maintenance was extremely infrequent for me, but when I needed any, I received it same day and sometimes same hour. Maybe the best part of the standard is its location. One block from the start of old town Scottsdale makes it an easy walk to the many shops, art exhibits, and great food options. I would highly recommend anyone wanting to live in old town to take a look at the standard!!

Ewelina is the leasing agent and she's super approachable. I think I'm getting spoiled here idk if I could ever stand another complex like the others I've lived in

    Let me start by saying this these apartments and the staff in the front office maintenance terrible…read moreterrible the maintenance did not clean the apartment we are wiping down dirty walls dryer does not dry you have to spend the dryer. Three times at 90 mins. Ripp off cheap apartments it's cracking the walls are cracked with large dents in then looks like the ceiling is going to fall. The gym they sit in the gym for hours on their phone no working out so no one gets time to work out at all. They are dirty they put dog feces in the the plant by our place they put large trash bags in the small trans and around the community these tenants are NASTY, DIRTY, RUDE, INCONSIDERATE the neighbor upstairs is loud like she stomps bangs all day all night. Mind you it's cats everywhere like eww gross they are the most dirtiest animals I have ever came across, the patios are junky when you walk up all you see is bullsh?t on the patios. The ladies in the front could care less. We spoke to the maintenance after we found out he did not clean the apartment, we found onion in drawers, dirt and trash, underneath our oven all the walls where filthy we had to clean both bathrooms, wipes all the walls, mop sweep, clean the washer and dryer, the paint on the wall looks TERRIBLE no one checks behind maintenance so if he does not know what he is doing Houston you have a problem paint drips all on the walls no clean finish. still no refund of the 300 cleaning fee they charge us. the maintenance said he just works here and he has worked in the hood before what are we 10 you gangbang or something like really. I laughed this place is a damn joke and it's sad they get to take money and not be held accountable. For the previous tenants dirt we have allergies and this is not okay. Makayla tried to accuse us of smoking weed mind you we seen and smelled the weed coming from one of the top floors on the day we moved in. Some bald headed neighbor lied and said we had smoke coming out the window we have a glad spray u idiot like grow up and mind your business. Like how old are we no one smoke in this house like cmon it's other things yall could be doing like making them clean up their dog feces. Like making sure the patios are nice and neat only patio furniture allowed on the patio, we told Makayla about the noise upstairs her word exactly: THEY ARE ENJOYING THIER APARTMENT GIRL BYE if you don't send a message because people work from home stop begin scared DO YOUR JOB.
