Pros and cons to every property...I'll list them honestly: Pros: not a lot of junk fees, fees add up to about 50-70 extra on top of rent every month Free car port Nice curb appeal, good landscaping Quiet neighborhood and neighbors Not many dogs on property Maintenance response is timely and sometimes same day... Nice pool Cons: Apartments are overpriced (I feel like I'm paying more for the landscaping upkeep and pool maintenance) The term "luxury" is used loosely in AZ, these apartments are not luxury at all..no stainless steel refrigerators and dishwashers , the countertops in the bathroom aren't even granite (it's some type of plastic mold material) the cabinets are flimsy...and if you are on the second or third floors, the carpets are old...the bathtubs in one bedrooms have sliding doors which collects mold and is a pain to clean...honestly the walls are probably have the most quality and the stove top...everything else is cheap and flimsy... If you're not picky about aesthetics, this will be a good place to live as it's in a good neighborhood with good schools and close to a few shopping strips off Germann and Queen Creek...many of the residents work nearby at Wells Fargo and intel... read more

This complex must be under new management. They do not take any pride in the pool or public amenities. Right now we have a whole pool and 4 pool chairs to lay down, two of which are completely broken/unusable. I asked why and they said "corporate hasn't approved money for seating." I pay $2700 per month for a two bedroom and they can't provide seating at the pool? They go around and police license plates now, which is wild. I had renewed my plates but didn't get my sticker so they slapped a STICKER on my window which melded to my window and I can't fully get all of it off to this day. Just obnoxious on their part. I was out of town and there was a flooding issue in my outside closet where the water heater is located. I called to give them permission to go in and despite them knowing I was out of town they moved out all the contents and just left them on the porch to cook in the sun and get destroyed by dirt. They are not helpful or friendly, none of the units have been updated so you're getting decade old appliances. They cost way too much for the lackluster attempts they make to make this a nice community. I've leased here before but I would NEVER recommend now. read more

I was at the property for 5 years and decided to leave because of a *conversation with* Kelly Bello. If you call it that. Kelly constantly interupted me, then when I would not let Kelly interupt me anymore Kelly tried to just talk over the top of me. If I did this to a client I would at least get suspended. Fee incurred of $35.00 if you use the media room, which used to be free. Fee incurred of $300.00 if you use the activities center. Fee incurred if your dog is not on a leash outside of your apartment. Fee incurred or car towed if you let someone use your carport. BEWARE!!! This company will force you into a 3rd party credit reporting subscription in order to lease at their apartments that will auto withdraw subscription costs from your bank account every month! They try slipping it into your documents to sign for your lease. I had to call 5 times over 3 weeks and no one would call me back with whether or not they can take the form out. There was little to no effort to contact corporate to see if it was a mandatory form. KIKA put no effort into actually contacting corporate to remove the form from my list of documents I needed to sign for lease renewal she just said "NO". I was told "Just cancel it after you sign up". Well it isn't that easy and you will have to go through a long dispute process with your bank to make the charges stop. When there is a housing shortage in AZ, shame on companies like this that take advantage to force people into monthly 3rd party subscriptions that I am sure they get some kick back from. After touring seven apartment complexes in the Chandler area I chose Vive as my home in October 2017. It's a beautiful complex (not to big and not to small) and has outstanding amenities like a theater, beautiful gym and an outstanding crystal-clear heated pool. When it was time to renew my lease I had some concerns about the landscaping, pool water feature timer, and outdoor fireplaces. I contacted the new manager (who is on property and also lives there) and she immediately addressed my concerns, taking care of each one. Needless to say, I renewed my lease for another 13 months. The management, the office staff, and the maintenance crew are all awesome professionals who take their jobs seriously and are a pleasure to work with. I love living here (2.5 years so far)! The property management team is INCREDIBLE, always taking care of things promptly and efficiently. Whenever I put in a work order, it gets taken care of within 24 hours, and no matter what I need or what questions I have, the team is always ready to help. The way that the property manager, Erika, always gets things done is like no other. She actually cares about doing things in the right way, from repairs to concerns to any question. She has the answers and is eager to help. She's not afraid to set the right expectations from the beginning, including making sure tenants read the lease agreement to understand the community policies and procedures. It's no wonder the property is at such a high occupancy! Lizbeth is always taking care of my questions on my ledger, in my account, and about my apartment. She is the go-to for a lot of things, including any money matters. Kelly is always helpful, and knows a bunch, always eager to help with a smile. Jacque and Marco, the maintenance team, are always around the property, taking care of things that come up and are always friendly if you see them around! 01/19/24 EDIT: I posted my honest, truthful VIVE review on 12/04/23 and VIVE posted an untruthful response on 12/26/23 via GOOGLE, stating I had contacted them, asked them to call me and also that they would call me back the next day. Take note...this is what they do. They lie and they never do what they say they will do but they make a good public show of it. Here's what occured...Olympus' mkting team commented on my YELP review, stating they wanted to talk to me. They left a # to call that I did not recognize. Thinking I was finally able to speak directly with Olympus Properties, I dialed the number and was shocked to hear Erika Blaha the Leasing Mgr at VIVE answer the phone. She was also shocked to hear my voice. Turns out, it was an employee back line for VIVE/OLYMPUS employees only and she asked how I got the #. She had no awareness of my reviews and I could tell she was deeply concerned. She told me the Mktg Team must have responded to my review, she would check into it and call me back that night or the next day. I DID NOT call the VIVE Team and ask them to call me back, as they wrote in their response on 12/26/23. Nobody has ever called me back and today is 01/19/2024. Their response is all for show and not truthful. It took over six weeks and my prior review but finally a check arrived! We made numerous calls to the property was told check was mailed to our old address (strange that we did not get it since we had put in a forwarding address with the post office) then told it would be resent and I put this review on and the response from the manager had nothing to do with the complaint! My husband and I moved out of this apartment complex in August. After reading a recent review very similar to our experience, I felt compelled to write a review now knowing our experience was not an outlier. My husband and I moved to Arizona from the east coast, and immediately fell in love with the Chandler area. We looked at over 20 apartment complexes, before choosing to sign a 13 month lease at Vive. We loved our apartment. We enjoyed cooking in the open kitchen, we enjoyed relaxing by the beautiful pool on weekends and evening dips in the hot tub, and we loved our early morning workouts before work in the 24/7 gym. When we found out we were expecting our first child, we started thinking about moving back east closer to family. After discussing our lease renewal options with management, we signed a second lease for 3 months only, with the intent to move back to the east coast at that time. Nothing was said about signing other pertinent "move out" paperwork. By not signing the additional move out paperwork, we were blindsided with charges totaling over four thousand dollars just before we moved. We were told to reference our 3 month lease agreement regarding move out policies and penalties. Shame on us for not reading the lease sooner. Shame on management for charging us double the penalty that was stated in our lease for not giving advance notice for move out. We could never get straight answers from management when we questioned the excessive charges. The responses we would get included "I need to talk to our lawyer", and "we could be charging you an additional 4k if you broke your lease". Very unsettling, unprofessional, and frankly disgusting. We felt bullied and we knew our credit score would go down if we did not pay whatever charges they applied to our account. Our experience in our last weeks at Vive with management was so agonizing, I cannot give Vive more than 1 star. My hope in writing this review is that current and future residents read it and become proactive in their move out process, so as not to be blindsided with the charges we experienced. I also hope that management will take this review to heart and consider improving their communication process with tenants regarding move out procedures. I have been living at Vive Luxury Apartments for over a year. The apartment layouts are fresh and feel more like a home setting with open kitchen concepts and great closet space and nice size patios and very spacious living rooms. The property is well groomed and beautiful. I've had fun meeting my neighbors and watching hockey games outside by the poolside. The neighbors are all friendly and we cook for each other and we created a group that gets together every Sunday and attend church and lunch and really create that true neighborhood feel. This property does not have to many units so it's very easy to walk the property. The pool is a great! The gym space is never to busy and you can watch the games on a huge screen in a theatre!! This place is the worst, Vive management needs to do better with how they operate especially when it comes to repairs. I live on the 3rd floor and the 2nd floor had a leak. By the way when I moved in my first week the roof was leaking for a while and took them ages to get it fixed. Anyway they called me whilst I was working and called my roommate as well asking to come check if there was a leak coming from us. I told them not now since I was working, only to get a call threatening me that if the leak was coming from me it would be my fault and charges would come to me. I told Andrea or Laura don't really know who she is but she is the acting manager and she was so rude and kept telling me it's in your lease agreement that if any emergency repair comes up they would have to come in my apartment. You're disrupting my work, as I work from home. So Ok I tell them to have the maintenance come in, only to be told that the leak is coming from the roof and through our walls to the other persons floor (on 2nd floor ) like are you kidding me, so you were trying to blame me for something that has nothing to do with me. I could not be more impressed with the attentive response to my AC issues in the midst of the wicked Arizona heat. From the maintenance staff (James and Dustin) to the property office personnel (Jessica and Alyssa), I could not have asked for more! Once more they assisted with the difference of payment to the utility company due to the increase of usage while the unit was in disrepair. In my line of work, I deal with many property managers and properties and find that I have to fight with a majority of them to get this type of service, but at Vive, this seems to be the status quo! Now the maintenance team is amazing when they can keep them... but if you have any complaints you're pretty much screwed... For the last six months the new people that live upstairs just pound and pound on the ground running back-and-forth all day and all night... They blast their music All hours of the day, I did the mature thing and tried to talk to them about being more mindful but of course they pretty much told me to bug off, I have sent multiple emails to the office... Finally when I said they can either move me to a new apartment or let me break my lease I got a response... I am now waiting to get the phone number to the management company so I can file a formal complaint... I understand we live in a small community... But I've always lived on the first floor and I never in my 40 years of renting have ever experienced this type of nonsense ... One time my son had his music loud and someone came and knocked on our door and we've never had that problem again I expect the same respect and consideration... I would not live here! The amount bugs and spiders coming into my apartment was ridiculous. Complained many times and had to have someone come into my apartment spray chemicals monthly which became annoying. When moving out they nickel and dime you for any cleaning charges they can find. They make you clean the carpets or pay to have it done. The amount I was told would be charged was double after getting bill. Funny thing is they would've cleaned my carpets for free if renewed my lease but they increased my rent by $140 a month so I left. They become your enemy when try to leave and office staff becomes very unhelpful and unfriendly. Felt overall in general office staff lack professionalism especially Jen. Great place to live. The grounds are kept well and the area is quiet. You often will see maintenance walking around pick up trash and they are friendly. Jock is always very kind and willing to help. Only thing I would change is being able to opt out of valet trash services. I get charged $20 for someone to take out my trash. My apartment is near a trash can and I always take out my own trash and never use the service, but am still changed. Overall one of the best places to live ! read more

First off, I want to thank the management for addressing the issues that I had. Apartments are always tricky and there is no perfect complex. Vive certainly has some things that upset me, but it's clear that it isn't a reflection of the managements efforts to resolve them. My experience with current management has been very positive (there have been employees here who were terrible at their job!). They have been helpful in working through general issues that they can control and I appreciate that. The 5 star review is due to the fact that: a) the apartments are pretty nice (for an apartment of course) b) current management has been responsive c) maintenance has been responsive and quick These are really the only things that can be controlled. I will say that there are a number of residents that are noisy, don't care about keeping things nice and don't respect other people in general. My advice is to stay away from all PB Bell Owned or Managed Properties. These apartments are being marketed as "Luxury Living" and from the first glance they are beautiful and alluring. However, in reality they are not what you think you're getting. This is just your typical rental apartment complex with lipstick and perfume added. You'll be paying very high square foot rental rates in addition to extra monthly surcharges and high one-time administrative fees. The office staff are very friendly, but take their orders from PB Bell headquarters, in other words, charge as much as possible, and do as little as possible. The grounds are not kept up well, with litter and dog poop being a constant problem, dumpsters overflow with nasty refuse throughout the week. Let's call a spade a spade! Vive management/ownership is lacking quite a bit. The main focus lately are donuts and karaoke nights. Icing a burnt cake isn't going to change the fact that the cake was burnt to a crisp. Maintenance is probably short staffed and currently this is an issue everywhere but there is no clear communication from the management team to help ease the residents stress when they need something fixed inside the apartments, I won't even start with the dirty walkways and filthy grills that do not ever get cleaned! I'm embarrassed to bring friends and family over least they think I live in hobo town. Staff will try sugar coat things (I do not need more sugar in my life, diabetes is not fun) but doing nothing about the concerns of the residents that actually matter and but will go above and beyond when it comes to karaoke night, donuts, potlucks, garage sales etc. Thank you for repaving and causing more parking issues for a few days like we didn't already have issues parking. an email about dog poop every other day isn't resolving the issue. Valet trash is trash (it might be time to find another provider). The noise can be ridiculous at times. I think it is time to remove the 'luxury' from the name because this is a fake Fendi purse made of recycled plastic water bottles (no offense to good quality recycled materials). I have had one issue after another... I had some upstairs neighbors that were beyond loud and I complained multiple times... Finally the manager informed me that she talked to them and that this would not happen anymore... Well of course not because they moved out... So I'm not really sure if she ever addressed the situation or just ignored me until they were moving out... Today I noticed that I had a charge on my statement for $15... When I called the front office the assistant manager stated oh that's for the rent plus if you didn't opt out of it it's gonna start charging you .. I told her I never got an email about having to opt out she was a little rude after that.. and informed me that I would have to call that company to tell them that I don't want that... How are they going to start charging you for something that you never signed up for... A few months ago they double charged me for valet trash... When I told her my trash barely gets picked up she told me I had to call the number on the trash can and that I would need to pay the double charge or I would be charged late fees and then they would refund me later... We are living in hard times it's hard enough to pay these outrageous rent prices .. Plus that's their third-party vendor I pay the apartment if there's something wrong with their vendor they need to reach out to them that's not my job... We have three treadmills only one works so most the time you can't get on the treadmill... Our gates have been broken for months.. I had a male friend come over we went out to use the Jacuzzi and it was broken... We have to pay our rent in full on time every month for all these amenities that don't work most of the time. I do love our maintenance team mostly James as he seems to be the only one working these days... I love the inside of my apartment but outside of that and with a management turnover I would not recommend living here. read more

This is about the TERRIBLE communication and deceit taken place by old property management company, PB Bell and the current one, Olympus Property. I moved into Vive shortly after the complex opened. I've paid my bills on time. Picked up after my dog. Had an extremely well kept place. Never created issues. When I went to resign for my 3rd/4th time (varied lease terms), this is where things took a turn for the worse. I was struggling with the decision based on potentially relocating for a job. A job on the other side of the valley. The girl I spoke with, Ari, who still works there might I add, made it VERY clear, while also providing me with a sheet, of all the other PB Bell properties located in the valley (20/30+). Letting me know that I had options that would allow me to move, but not have to break a lease. That was extremely convenient and a relief to know that if I needed to relocate I could just just transfer to a new location without hefty penalties. That alone in itself became the determining factor in why I decided to sign for an additional year. LITERALLY, the day after I signed, we got letters on our door stating that the property management company was being 'replaced' by a new company right then, Olympus Property. I went to go find out what was going on and not only was I stuck in my year lease, but I no longer had the options of having the ability to transfer to the PB Bell locations. Olympus Property has only ONE location locally so I was told that since I live in an Olympus Community, I can only transfer to those communities. YET, the manager Maribel explained to me that I was still under the PB Bell contract until my lease was done...hmm. I resigned my lease almost 2 months prior to my current lease ending, mind you. That didn't matter. They refused to allow me to just finish out my current lease and forgo what I signed for the new one that didn't start for a month and a half. So not only did Ari and PB Bell lie and hide information about the transition of management ownership, I was conned into signing a new lease under false pretenses. I spoke with the current manager, Maribel, several times going back and forth about the dishonesty and unfortunate situation they put me in. She agreed but said there was nothing she could do. Right. I also spoke with PB Bell's corporate contact who dealt with the transition and came into the Vive complex and worked with the old and new employees. Both parties put blame on one another, but NEITHER management company/contact apologized or took ownership of the situation. They did not care one bit. The deceitfully gained additional long term tenants prior to selling to another company. Maribel even admit that "several other residents were in the same situation you are in and they claimed they would have have resigned either" that "if we let me out of my newly signed contract, they would have to do that for others, too." I simply said that based on what I pay, because of how long I've been there, if they were to pull in a new tenant, they would end up making more money because it would be closer to market value. I'll stay there until they find a new tenant and leave when they want to move in. No transition time. No loss of money, in fact they would probably earn more. Still nothing. Needless to say, it's been nothing but excuses and awkward interactions knowing that they screwed up. I reported them to the Better Business Bureau so who knows what will happen. read more

I love this complex!! From the initial walk-in and tour the staff was friendly, informative and willing to work with my move-in situation. I needed to be in quick and at a certain cost. The apartment itself is exactly what I asked for and than some. I fell in love with the kitchen and counter space. the bedrooms are big enough to be comfortable spending the whole day in bed without feeling locked in. The amenities are always clean and equipped. The maintenance is outstanding they showed up within the hour I put in the order. The management and staff is so understanding. I recently had an issue with rent and they didn't not give me the cold shoulder like my last management did instead they listened and even gave options that would help my situation. From the poor maintenance, the terribly rude office staff, to the paper thin walls, and finally the horrible move out experience. When I first moved in I loved the place. That is until my downstairs neighbors put a passive aggressive sticky note on my door about my kitten apparently being too loud walking around at night (mind you they said the sounds were between 1 and 3 am when I'm fast asleep since I work an 8-5 job). I got another complaint and a "talking to" from management a couple of weeks later for laughing "too loud" with a friend in my room at 9pm on a Saturday night. They moved out pretty soon after thankfully and I thought they were just overreacting about the noise until my new downstairs neighbors moved in and I could literally feel the base from their tiny beats pill speaker vibrating my floor while they played music at all hours of the night. Then in May my sink broke while I was doing dishes and went from the water flowing from the spigot into my sink one second, to the water rushing underneath my sink, ruining everything I had under the cabinet. I asked maintenance to come check it out. He said I needed a new part but he would have to get it out of inventory the next day and he put an old part from an empty apartment on it for the time being. This part was also corroded so I had zero water pressure. We agreed he would be back on Saturday at 9am to fix it. So I got up early on my Saturday waited until 10:30 when he finally showed up and said he would be back at 11 to finally install it. THREE HOURS (and many ignored calls to the office AND maintenance staff) LATER he finalllllly showed up to fix it but said he had to take the piece from the model apartment since they were out of inventory and would have to order more parts the next month. He promised I would have the new part in June. I moved out in November and never got that new part. At that point I was so over this place that I didn't even care. Maintenance also tried to tell me I could either have cold water and no hot water, or hot water and no cold water, and that that's just "how it is in Arizona". But that's a whole different story. The office staff turned over multiple times in the year that I lived in the apartment. The staff that moved me out (the current staff) were the worst by far. My move out date was the day before thanksgiving and since I am from out of state, I was leaving a couple of days prior to that to fly across the country to NC to be with my family for the holiday. I came in to the office on the Thursday before I was to move out and asked to do my walk through and to turn in my keys early and explained to them that I would be out of town on my actual move out date. The staff notified me that I would have to pay my full months rent if I turned in my keys early. Mind you I had already paid my full rent through the following week when my lease was to end. Who charges you a whole months rent to leave EARLY when you already have the full payment?!?!? I was told that I had to turn in my keys on the exact day of move out (when I would be in NC) or else I would be charged a full months rent if it was early, and a prorated rent for every day it was late if I turned them in when I returned. I don't have people here that can turn in my keys for me so I had to come to the compromise with them that I would lock the keys in the apartment to avoid having to pay any outrageous amounts. THEN when we did my walk through I was charged $100 for 5 tiny screw holes in the wall of the living room where I had had things hanging and another $100 because I cleaned the entire apartment (very well I might add) but there was some grease left on the INSIDE of the oven?! $200 for two very VERY minor touch up items. As if my move out with this place wasn't a nightmare enough, my final move out bill was duplicated and it was just as big of a headache to get them to correct it. I would not recommend this place to ANYONE, not even my worst enemy. They are money hungry, unprofessional, and do not care one single bit about their residents. I visited the premises in search of a one bedroom a week ago. Naajidah assisted me by showing me various units. Very professional, welcoming and positive attitude. She took her time in answering questions abt the units and availability. She is very passionate abt her job and it shows in how she treats potential tenants. read more

We have lived in 3 different apartments in the Chandler/Gilbert area in the last 3 years.. The office AND maintenance staff here at Vive always go above and beyond - we have never lived somewhere like it! The current property manager, Jessica, is more on top of things than any other manager we have ever lived under - we were having loads of trouble with our upstairs neighbor being overly inconsiderate; stomping at late/early hours, waking us at night, stealing our mail, etc. After one complaint to the office, Jessica made it one of her top priorities to make sure that we were taken care of. We were offered to move into a new unit for no charge (and to extend our lease for the same current price, wow!!). When it had been discovered that moving into a new unit would not be possible at the time, Jessica reached out to her boss and asked for permission for us to break our lease with no charge. We were absolutely blown away when the landlord agreed to allow us to break our lease with no penalty charge!! We struggled so much to find anything similar to where we are at now, and therefore decided to stay and wait it out for the time being. The office staff has reached out to our upstairs neighbor a few times and since then has seemed to bring the situation under a bit more control. Jessica, our landlord, and the staff here always make us feel like they care about us as actual people and not just a paycheck. What a great place to live! Alissa, Tacara, and Jenny in the office are so amazing and helpful. The maintenance guys are great too! Jock and Duane keep the surrounding areas and pool so clean. I'm so proud to bring my friends and family over and show them the clubhouse and theater.
