Extremely Disappointed with My Move-In Experience I was excited to move into Stone Oaks Apartments, but my experience has been nothing short of frustrating and disappointing. From day one, the management team has demonstrated a serious lack of organization, communication, and accountability. On move-in day, I was told my keys would be in the unit at 7:30 AM. I arrived early in 113°F heat, only to find no keys and no one available to help. After waiting outside for over an hour and a half, someone finally showed up around 8:45 AM. By that point, it was far too hot to continue moving in. The problems didn't stop there. I was asked to come in on a Friday afternoon on short notice to sign documents, only to be told that the printer was out of paper and to return on Monday. My assigned parking spot was taken the next day, and I couldn't get the car towed because I never received a tow card. It took all day and multiple phone calls to finally get it resolved. When I tried to clean and settle in, the apartment smelled like smoke and was 90°F inside. The A/C had not been switched to occupied. On top of that, despite confirming in advance that the previous tenant's Cox account would be deactivated, it wasn't, so I couldn't set up internet and had to miss work. To top it all off, after all these issues were supposedly acknowledged by staff, I was still charged a carpet repair fee for damage caused by a previous tenant and their pet. Management confirmed this verbally, but still withheld the cost from my deposit. I've since involved legal counsel to recover this unfair charge. While one staff member (Drew) was apologetic and tried to help, the overall lack of preparedness and follow-through has caused significant financial loss and stress. Based on my experience, I would not recommend Stone Oaks Apartments to anyone. New residents deserve better. read more

I've lived in my 1 bedroom apartment since 2020. Since then the rent has gone from base rent $1,160 to $1,485, not including the additional $300 BS fees. Considering we get charged for things they don't deliver on. Those being the valet trash service and the security patrol. Due to the lack of security there is now a bad homeless problem. Homeless people tend to setup encampment in the pool areas. I've contacted Mark Taylor management with no response. Keep that in mind if you are considering signing a lease here. read more

This apartment complex in Chandler is a wonderful place to live. The staff has always answered every question we have had and communicates to residents on a regular basis. The amenities are wonderful and yes, the staff at Stone Oaks keeps them up to par on a daily basis. When apartment repairs have been needed, the maintenance staff is prompt to fix them. We came from an apartment complex (NOT Mark -Taylor owned) whose management and staff did not care, did not communicate, and did not complete maintenance requests in the apartment or on the grounds. When looking for another place, we looked to friends for suggestions. We are so happy we did. My husband and I moved here based on another resident's experience and we could not be happier. I've been living in stone oaks for a year and it would be a great community except in apt 3045 where i live, there has been a bug infestation since the day i moved in. since they've been unable to solve the problem for a full year with the exterminator, they deny it and tell me it isn't an infestation and it's usual for the time and season ( year long season?) last week i had 19 in one week and they said this is a usual amount. I've asked for the most reasonable options 1) lower my rent (i can't use my patio, storage closet, or windows, i spend hours a week cleaning up dead bugs and monitoring glue traps so they don't get in), 2) give me a free month rent or two for the inconvenience to help me pay for movers and relocate to a comparable apartment, 3) just solve the problem. they've rejected all of these options several times, made me feel horrible for asking, and told me i can get out or deal with it. now they're threatening to evict me because I've complained about the problem. there's obvious mold and damage to the wall behind the water heater in the closet that they won't fix. the water heater was leaking since it had been installed until i identified it myself. silverfish are attracted to moisture, drywall, paper, tape. the walls have giant holes in them (today they had the nerve to tell me these holes are cobwebs!!!), and the holes are covered with tape that is god knows how many years old. the paint is peeling, wall is coming apart, but no those are cobwebs and a totally normal wall seam (see photos!) mold on the pipes (which is in photos and they said is not mold), mold on pipes is also the same as the mold in the positive mold kit i paid $150 for and couldn't get reimbursed. Can't get reimbursed for glue traps even though they won't give me in. since they can't solve it they blame me for complaining and blame me for interfering with pest control who has literally been here every week since i moved in and accomplished nothing. So i either have to move out after i spent my savings and worked two jobs to move into a luxury community and get treated this way or live with a bug infestation Which they claim is totally normal. Please judge for yourself. Less than two weeks of bug photos, moldy pipes, mold kit, damaged drywall, peeling wall seam all refusing to fix when i have a bug infestation which they deny!!! read more

I lived here for 10 years. Several times I considered other options closer to my work, but this place was really hard to beat! I love the layout of these apartments especially the huge closet space, walk-in laundry, and large rooms. The large patios are a huge perk too. Staff is super friendly/helpful and maintenance is on point!! Just happened to me and has been common in our community as well of break ins in cars. Now you're probably wondering - don't they have cameras set up? Well yes - only for their precious front office. As for the community parking lots they won't set up cameras, so too bad for your car and belongings. Curtesy patrol is a joke and isn't even around. Be aware of moving in. You are forced to have there internet services and some iapartment which only works 20% of the time. Charge for valet waste service $30 and they sometimes don't pick up your trash. They have this Henri App where your comments or post are monitored and if they don't like it , they won't post it. Noise complaint are not addressed, they don't enforced dogs not being on leashes. Find something better. They do have gas stoves which is great. read more

Update: When I moved out, I was assessed a ridiculous amount of money for damage to my apartment. The head of maintenance had inspected my apartment for a pre-move out inspection, an inspection to give you a chance to fix any problems, and he did not list ANY damages. When I contested the charges, a lovely Miss Sarah Sullivan from corporate not only told me my security deposit was not valid and could not be used to cover charges because my renters insurance wasn't in place. I found it amazing that someone that works in apartment leasing does not know the difference between renter's insurance and a security deposit. The drama went on for months-something she could have settled in less than one month had she had the wherewithal to understand that distinction AND did her due diligence to research my security deposit. Instead she harassed me with emails, mailed letters and best of all a personal letter slid under my current apartment's front door! Wow, how important I am for a hand delivered letter under my door!! I finally did her job for her and sent her all the documentation of my security deposit, got the security deposit company, e-Premium, to send me proof of my active deposit and sent it to her. Something she claimed she already did and also claimed my deposit was invalid. With no acknowledgement from Miss Sullivan, I finally received a corrected invoice showing amazingly so my security deposit covered the charges!!! Was it magic? Or did she realize that, uh oh, I've been caught trying to screw a former resident out of $600? Her employer should be so proud, something that could have been solved 4 months ago had she done her job back in January when I informed her I HAD A SECURITY DEPOSIT! Stupid is as stupid does. They make you pay $50 for internet through cox whether you want it or not and amenity fees are up to $100 extra a month. Dog poop everywhere on the property and mosquitoes like crazy! They take your money and when your rent comes you have so many added extra bills they tack on that you're better off living elsewhere. The floors are hallow you can hear everything above you! Well Thursday is it for us after two years. We bought into the Mark Taylor reputation about luxurious living, activities monthly and much more! The guaranteed stainless steel appliances never happened, the counter top was disgusting, we wanted carpet up and because we wanted thAt improvement it cost an additional $75 /month that I spotted in Home Depot for $.99 a plank - and it is impossible to clean! The management team on site lost two of the better ones and hopefully the Asst does not buy into how to be rude to tenants!. Seems as if an employee becomes likes they get transferred! I am on my third stint here since 2013 and even though the manager just left for another MT property this is the best office staff in the past 5 years. They do their absolute best to make you feel at home; food trucks, resident parties, giveaways, etc. Maintenance does a fantastic job with work orders and turn around time is usually 48 hours. Like any complex there are bad apples but the staff does their absolute best to accommodate everyone and make it a good experience. Grounds are kept and tidy, amenities are clean and working, I don't use the pools but they are nice and always clean. There are a few gas bbqs, outside TVs, pool table, ping pong, volleyball court and don't forget valet trash for us lazy people. Detached garages are HAY-UGE! Covered parking. In-unit washer and dryer. I leave and for some reason I keep coming back...maybe that's because it's a great place to call home. read more

Our son was in an accident this month and we were going to be late on our rent due to medical bills. Gracie, the assistant office manager contacted us to make paying our rent an easy process with no extra fees. All of the office staff led by Rica office manager are wonderful!! Avoid at all costs! I lived here for almost 2 years and had nothing but problem after problem. Maintenance was at my apartment on almost a biweekly basis. The grounds were unkept and the apartments were outdated. On one occasion I had a landscaper get in my face and try to start a fight with me over me asking him to cut a tree down over my car without me moving it first. Speaking of parking, it's an absolute nightmare! If I came home after 8pm I could never find a spot. It doesn't matter what size apartment you have, you only get 1 spot. I had to park a half mile away some days! During "final inspection" they failed to show up after I waited 3 hours. 6 MONTHS after moving out I am getting collection calls from some agency saying that I owe them $1000 for carpet replacement! I had the carpet cleaned before I moved out and after 2 years obviously cheap carpet wears down some. Now I am being constantly harassed by a rude collection agency for money that I do not owe! I have lived at Stone Oaks for just over a year, and could not have found a better place to live. It is absolutely amazing - from my apartment to the location to the grounds to the staff. The floorplan I chose was amazing and provides a lot of space with a lot of light. Even a garage, which I was not looking for, but am thrilled to have. Location wise, this is perfect. The street that it is on seems very secluded and private, and quiet, but just a mile or two down the road and you can have anything you would want. Places to eat, places to shop, and especially the Chandler Fashion Center. The grounds are well kept and very beautiful. The pool is fantastic and always well maintained. I was amazed with the grills and how clean they are. You know that not only are your fellow residents considerate with them, but that the staff also makes sure that they are ready for use. There is also a pool table, ping pong table and Giant Jenga if you want to play, and you just need to go to the office in order to get the balls/paddles/cues. And it's nice that you have the option of having a glass of wine in front of a firepit. As for the staff, I cannot rave more. Mike and Juan are great maintenance guys, always willing to help and go the extra mile. Extremely friendly and very efficient. And in the office there is Ebony, who is amazing. We love going to the office to see her and the rest of the staff. Ebony is always there to take care of an issue, get us a package, or even just spend some time chatting, which is awesome to have. There is a also a cookie in her hand for our dog whenever we have her with us. I am so happy that I moved to this location, as it is the perfect place to live. And I have been saying that I could never live anywhere else unless it a Mark Taylor Property. However, I do not think I could live anywhere other thank Stone Oaks, as I could not find a better community. I stayed at Stone Oaks for 8 months. Everything was wonderful. My only gripe is about breaking the lease early. I bought a home and had to get out 2 months early. So here is what I found out as fine prints: - You lose about a full months of rent if you leave. - If you sublease they don't refund your deposit. The deposit stays with the Apartment. Your responsibility to arrange something with the new tenant to get your deposit back. - AND WORST OF ALL, I got a discount of $300 for my Military service. I had to pay that amount back too! So yeah, if you plan to rent there, don't break lease early! read more

Going on our 3rd year here and absolutely love it! We have NEVER had ONE problem living here. The outside is beautiful, always quiet, and kid friendly! The insides of the apartment couldn't be more beautiful as well. I love that this complex comes together as a community for get togethers, holiday parties, Summer gathering, and food trucks. I also love that because we do that, we know who our neighbors are! Maintenance is always one call away. If it's an emergency they will be there ASAP. They have maintenance that even lives on the property. Non emergency maintenance, it will be fixed within the same day or a few days later. Stone Oaks is a great apartment community. We were really sold on the place the day we decided to move there because, in particular, one of the members of staff, Angel, is extremely competent but also a really nice guy. We felt that if we had a problem, he would be able to handle it and after living here for 9 months, this has remained true. The rest of the office staff have also been excellent. They are always very helpful, friendly and willing to face problems head on. The maintenance staff are extremely on the ball. Anything that has broken down in a serious way has been fixed within hours and anything more minor within a day or two. They also take excellent care of the pool, gym and grounds and are the kind of people I feel comfortable letting into my apartment. In particular, José is simply the world's best handy man. We feel really lucky to have him. Other residents have commented to us that they really value his work, too. The pool and gym have recently been redone and they are just fantastic. The brand new gas grills are also superb. We've used them to make everything from the usual burgers to more exotic things like pizzas and fajitas and they work very well. As for the apartments themselves, ours has a great floor plan and the appliances are of a good quality. The whole property is very tastefully decorated, as are the apartments themselves. The location being very near Chandler Fashion Center has been very convenient. I highly recommend this community. read more

I would give this place 4.5 stars, but it won't let me so 5 it is! PROS: 1.) Maintenance: Just like Karrie said below, there are quick and do things right the first time. I think they even clean up the excess dog poop that certain owners don't do for themselves. 2.) Pet-Friendly: I disagree with the post below, it is very dog friendly here. My dog is off-leash from time to time, but I don't walk around the complex without one. If you want a place to let your dog off-leash there are a half-dozen good dog parks within 15 minutes. 3.) Staff: Always pleasant with me. Very informative and helpful when we ask for it. 4.) Pool: Always clean and taken care of. 5.) Location: 2 minute drive to grocery store, 4 min from major highways. As long as you don't work in downtown Phoenix or the west valley, this is a good place to live. CONS: 1.) Parking: Only 1 assigned spot per apartment, not terrible. Really tho, what apartment doesn't have parking issues? 2.) Thin Walls: The neighbor above us is loud when he brings home a lady friend at 2am from the bar. But that is the only time I hear anyone. Apartments are never going to be as good as living in your own home, but this is as good of a complex as there is around here. Pay your rent on time and clean up your dog poop and you won't have an issue here. read more

Beware of this complex!!! They charge a fortune to live in the worst place you'll ever find. The management is terrible, and they definitely will not do right by you. Expect to get 10 day notices for every single thing under the sun including if you are really upset and put a single curse word in an email to them. They do nothing about noise problems, they do not address any concerns and then when you move out expect insane charges and for them to pull illegal things off as well. You do not ever hear back from corporate either. I have left messages and asked the property manager several times to have corporate call me, and they NEVER do. Maintenance will lie to your face as well no matter how nice you are to them. Also, you gotta love when THEY mix things up and there was NO call for anything to be done at my apartment and someone from maintenance comes in while I'm still asleep WITHOUT permission and starts putting in an air filter before I could even get dressed!!! Jake is no longer there, but expect them to not care when you complain about anything like that as well. I NON RENEWED them because of how awful they have treated myself, and my friends that also moved out due to being treated horribly, and then they sent me a NON renewal. Peggy is a liar, and in the wrong business. She should be in politics only! We had an AGREED date on when I was moving out and she tried to say it was a courtesy months later! HAHA she is a joke!!! This place went down hill when she took over. It is FAR from resort style, it's dirty and the pools are constantly closed. Oh and then you have a $600 deposit that they won't refund but they say is for damages to the apartment, yet instead of using the deposit they file through your renters insurance for damages that aren't even there. They replace the carpet no matter what! I have watched people come and go since I have been there. The hot water heater leaked in my unit, and caused a ton of damage to the carpet and they are trying to charge me for pet damage under their own issues. ERIK the maintenance supervisor did a move out inspection and CONFIRMED there were no damages. Expect massive charges, 10 day notices for things that are completely ludicrous and untrue, and do not complain about anything or they will find a way to get you kicked out. They are rude, unprofessional and only want your money. BEWARE!! I Have rented my entire life, and have never ever written a bad review about a complex before. This is my first one in 25 years, and hopefully my last. I could not get out of that hell hole fast enough. They will comment on this and try to cover up, trust me they will but this is all true. I have emails, and photos and so much evidence against them it's not even funny. DO not waste your money it's a terrible terrible place to live. It's incredibly overpriced as well. They charged me 20% over my rent to stay month to month which is absolutely insane. Then they said they can increase it any time they want. BEWARE BEWARE BEWARE!! Stone Oaks is the worst complex you'll ever live at. Until they get professionals in there, expect the worst. They also claim to have night patrol which doesn't exist either. This one particularly stands out to me because of the genuine staff and over all quaint and comfort level of the living/ lifestyle. I am about to move out of Stone Oaks in a little over a month, but only because I am moving in to a house. From the time I showed up and spoke to Angel about the property I have been treated with respect and received amazing service from everyone i dealt with in the office. As a disabled Veteran I have an emotional service dog, Nadia helped walk me through getting my paper work in place to get him in the apartment. Also there were Vet programs Mark Taylor had at the time for move in specials. Awesome that Mark Taylor looks out for Veterans. I have lived in two different apartments on this property and have only had to deal with maintenance twice, and both times they were efficient, clean and always very polite. The construction has caused some headaches as far as water being turned off, but how can you fault a property for doing improvements, and they always let us know ahead of time so we could prepare. If I had to come up with a negative it would be the small amount of guest parking, but I have dealt with that at every complex I have ever lived at and this property was better than most in that aspect also. I have lived here through some staff changes in the office, a couple new community web portals, and at the end of my stay here the construction. All of which have and are making this a better place. read more

We love our home here!! (Just a note: remember the golden rule: If you want excellent customer service, which Stone Oaks definitely has, all you have to do is be kind. That's pretty easy, don't you think?) We happily renewed our lease a few months ago (we've been here just over a year). Before we signed our initial lease last year the staff was completely upfront about community construction and how long they expected everything to take. The leasing office/workout and business rooms/social areas and main pool look awesome and I can't wait to use them. All of the buildings were recently painted. The apartments are all being updated between tenants. And if you have a concern the staff is always there to help out. Last summer, when I was very giant and pregnant, I went to the office to get a package that was delivered. It was a port-a-crib and kind of heavy. Instead of just giving me my package Angel picked it up and carried it all the way to my apartment for me without me even asking for help. And it was the middle of summer and he was wearing his business clothes. I actually like going to the front office because the staff treat me like their BFF. (Who'd have thought being friendly and treating others with respect would pay off?) They make sure to keep the community informed on everything that's going on, from maintenance and construction to sponsored resident activities. Jose (Maintenance) is one of my favorite people. He's very nice, trustworthy, fixes things properly (not the case in any of the past communities I've lived in), and always asks if there's anything else he can help with when he's there. Don't be afraid to ask questions! He will always help! I recently needed my stove fixed, and within a couple of days not only were the stove parts replaced (he had to order the parts and it was a holiday weekend), But he had installed a new microwave and the dishwasher racks were replaced. Oh, and he replaced our air filter again, just because. If that's not going above and beyond, then my life is a lie. All in all, I would totally recommend Stone Oaks (and I have, a few times). If you need something or have a question, all you need to do is ask (nicely) and the staff will do what they can to hook you up. I could honestly go on forever about the things I like about these apartments. I've even cut a bunch of things out of this review because it's getting too long. The only thing I don't like is that you can't "opt out" of trash valet. It seems kind of silly to me to pay someone to take your trash to the dumpster for you. I was debating on moving just to get a change of scenery and I didn't think twice about where I wanted to move because I can honestly say the level of customer service and level of professionalism I have gotten and continue to receive from both Angel and Nadia is A++, so I am now debating on either staying in my current apartment or moving to another one within Stone Oaks. Angel gave me the best and honest advice on which ones I would like best and he was more than willing to show me all of them and let me just say I am the most indecisive person on the planet which irritates most, but he was totally patient with me and helped me in pointing out the positives of the two apartments I was torn between. I actually enjoyed checking out my options and going over the numbers with him we shared some good laughs. I haven't known him for long but I feel like I've known him forever. Awesome guy! He even gave me pointers on what I can do to help with my knee exercises in the gym because I have a bad knee and he gave me great advice on that too! I usually go in the office to grab a package and be on my way but I always end up spending at least 20 minutes with Nadia and the others having a great conversation, it's like I'm talking to my best friends. They want to hear about my day and ask about things we've talked about in the past that I can't believe they remembered being that they deal with many people throughout the day. For them to show an interest in me and my life is one thing, but to remember it and followup about it to see how things went or how i'm doing with it, really shows me how genuine they are. I truly can call them my friends without feeling that they are being fake or just doing it because it's their job. Angel, Nadia, all of them, are the friendliest bunch of people I've ever dealt with in a professional setting. Hector and Jose have been the best maintenance guys I've ever dealt with by far. I have no doubts when I need something done that it will be done quick, and fixed as promised. Which, I rarely need anything fixed but to use an example; my water heater was leaking one night in the closet out front, and the alarm was sounding. At first I had no idea what the alarm could be, but when I did find it, It was around 8pm at the time which the office had closed already. I called the service line and Jose came out within 20 minutes(it was a slow leak and he was coming from his home so I expected him to come within an hour or two). When he arrived, he replaced my water heater all within 30 minutes. I can honestly say I've never had such hot water from a water heater. Hot enough to almost be too hot, and I don't have to wait for it to heat up. I wasn't complaining about the hot water prior to this leak that occurred, but just the fact that it had happened, was a win win. He came out after hours, replaced it in no time, made sure it worked in all faucets, and I had even hotter water than before. He has gone above and beyond for me and my roommate anytime we need anything done. They ask me if they have permission to enter and in the past few apartments I've lived at, I've always preferred being there at the time they come to repair/replace anything, but at Stone Oaks, I tell them that I prefer Jose, or Hector, and I always give them permission to enter because they too, are like friends to me. Hardworking, genuine and caring! Long story short, when I thought I wanted to leave Stone Oaks, I was reminded not only how beautiful the floor plan, amenities, and environment is here but the people operating it day in and day out. I've lived in a few apartments now, and none have even come close to what I experience living here. These are the reasons I keep resigning my lease every year and each year gets better and better. I have lived here for going on three years now and have no complaints about Stone Oaks apartments. We have a large dog that other apartments were not willing to allow us to bring on premises if we rented from them, so that is a big plus. Whenever we have had any issues that needed maintenance, including after hours maintenance, we have received prompt responses and everything has been taken care of on the first call. There have been a couple of instances where the neighbor behind us had loud music, but we put a call in to the courtesy patrol after the quiet hours began and we couldn't hear it within 30 minutes. The office staff is nice and attentive and always know our names when we go in. I have had to walk my dog at midnight and 2am before and never feel unsafe or concerned about being out on the premises. In the earlier evening hours, I see the courtesy patrol, which also puts me at ease. In response to another reviewer, I can just give my own reaction to those experiences. We use the gym and have had no instances of them being too crowded or not having equipment to work on. If there was a trainer in there when I went, I think I would either join in or take notes and benefit from their expertise on the dime of my neighbor :). I have an electronic gate opener and a keycode. Don't have any trouble with either one and the cost for the remote is a deposit in case I lose it while I have it. I'll get the money back when I move out. The parking can be an issue. In my case, with just one car, I had the annoyance of families with more than one car using more than one covered space so that I would be stuck in uncovered parking if I got home after everyone else. Now that the parking is assigned - one space per unit - it has been nice to know I'll have some shade especially with the summer coming. Unless something else comes up, I'll likely be renewing my lease when the time comes. I have been nothing but happy here! read more

Moving from out of state, we lived in Stone Oaks from 9/2015 to 12/2015. Bernadette, Angel, and Madison were all very helpful getting us into the apartment, answering our many questions, and responding to maintenance requests quickly. The apartment itself was clean and functional. The neighbors were good, we didn't have too many incidents where the people surrounding us were too noisy or disruptive. I don't agree with the mandatory $25 valet trash removal--walking it to the dumpster myself is easy enough. Before signing the lease, I read several reviews about Stone Oaks and complaints about insufficient parking, but that was never the case for us. The amenities (gym, pool, movie rentals, etc) were great and convenient. read more

Had an amazing experience at Stone Oaks. The staff is unbelievably sweet and always on top of everything. Bernadette was a wonderful help. Highly suggest for anyone looking for a great apartment. read more
