They will break Arizona tenant law just to keep some of your money! For 1.5yrs I had no issues with this apartment complex until they started overcharging me for utilities. These were fixed rate utilities in the lease that continued to be overcharged at variable rates month after month. I had to contact them constantly as emails were often ignored, and have them return overpaid money and fix the upcoming bill before I was actually overcharged. This went on for over 7 months, and if I didn't catch it myself, would have paid over $100 in overcharged utilities After move out, they did not provide an itemized list of deductions from my security deposit. I waited 18 business days (14 days is the legal AZ limit), and also 3 unanswered emails just to get a response. They ended up keeping $140 for "painting" a near spotless apartment... They also did not provide proof to this claim and painting cost, as which I have photos of the entire place at move-in and move-out that show it was left in the same condition. I know this charge was a money grab as we received an email a month before moving to expect a number of 'additional fees' at move out. No one had been in our apartment and knew the state it was in, they were just anticipating to charge us for items that weren't true. To be clear, NONE OF THIS IS AGREED UPON IN THE LEASE. If you can avoid this place, do it. The lack of transparency and shady business practices are not worth your time. read more

I am new to this apartment complex but the amount of responsiveness and care they have shown me already is amazing. Steven and Erika have been so caring through the application process and helpful. I want to give Steven a big shout out because even when I was locked out of my apartment, he didn't hesitate to climb a ladder to open my apartment for me. I've had crappy apartment management and I also had good ones. This is by far the best already. With the apartment itself, It's a plus when the amenities are everything I'm looking for. Well, for starters, my boyfriend and I love our apartment and it has become our beautiful home. Cadia is a stunning complex with food trucks that come once a week, wine and paint nights, yoga instructor etc. the community is fun and young and friendly. Staff is helpful and kind. I do have a few negatives to add. As to be expected (but did not anticipate to be as bad), the walls are very thin. We can hear our upstairs neighbors at 5am when they wake up and hear everything they do like go to the bathroom, shower and run across the floor and pound on the walls. Throughout our first year we've experienced an extreme amount of bugs. Parking kind of sucks, although it's all to be expected when living in a complex with 200+ more people in it. (Except the bugs) Now, we also experienced the Pandemic as everyone else. My biggest turn off about this complex is the fact that our amenities were shut down for 3 months (understandable) BUT we still have to pay for the amenity utilities, which adds up to about and extra $100 a month. My partner and I found this very unfortunate and un-accommodating. Other than small differences this complex is great but with the differences I will give it 3 stars. I definitely think some improvements can be made to better the community and reimbursement for amenity utilities while not being utilized could make the majority of us happier. Move in was great, for the first month or 2 things were great living here .nothing wild and crazy, everyone was respectful..following rules. I don't know now if it's new people moving in but there's often very loud obscene music after 10...smoking in common areas, esepcially near pool and hottub, when it's supposed to be prohibited, rules that everybody signs in their lease to be followed being violated. It's quickly souring my opinion of what could be great living. I know it happens after the workers leave but I don't know if they need more cameras to discourage the behavior, but something needs to he done...I feel im not getting what we signed many pages of lease for and to agree to. read more

We have lived here at Cadia crossing for almost 2 months and it has been great! The property and the apartment are absolutely stunning! The move in process was easy and Fallon in the office has and continues to be awesome to work with! The apartment is very updated and everything was SUPER clean when we moved in. We have had no issues since moving in. The community is great too! Everyone is very friendly and all our neighbors have been super nice. Another thing we love is how quiet it is! Everyone is respectful! They have valet trash service which is great also. The Only reason I wouldn't give them 5 stars is I wish they had an actual dog area/park. They have a small area fenced off very very small which in turn is gross since it's just a big pea pad. The community is super dog friendly with a ton of dogs and would be top notch if there was a place we could have our dogs play and hang out with neighbors. read more

Unfortunately I can't give 0 stars. But this apartment is a joke.. I constantly have to email management about noise and no one acknowledges you. The management also sent out an email to get people to give good reviews with a bribe of $250 dollars. That should tell you right there that this place is no good if they have to try and get people to give good reviews with bribes. I don't have any good things to say about the apartment. Parking is a joke, and they don't do anything about it. Noise is a joke, and they don't do anything about it. You have maintenance requests for bugs and it doesn't get taken care of, so you have to buy your own stuff to get rid of them. Do not move here. Also, they keep posing on here that they want to talk in person. But I don't know how many times I have to say this but I literally leave for work before they're open and come home after they're gone. I work on the weekends too. Having lived here after downsizing from Scottsdale close to 2 years ago has been the best move EVER! The employees at Cadia are friendly and make all the difference. They listen to the activities you want and keep everything running smoothly. My friends cannot believe how lucky I have it! A gorgeous pool with Cabanas and TV's, outdoor fireplaces, a beautiful Clubhouse with a pool table, and a double-decker workout center with an attached Yoga and Spin area. (Helllooooo - amazing!) Weekly and monthly events like, Free Beer Fridays, Karaoke, Pool Parties featuring a DJ, free food, and alcohol! Where do you sign up right? Positives: layout of unit and nice appliances, great amenities: pool and gym are luxurious, convenient location near Lifetime Fitness Issues: -no WiFi or business center -upstairs insulation is very poor (noise levels are similar to what you would hear living in the same 2-story home with your neighbors--minor sounds from upstairs neighbors are daily disturbances (footsteps, furniture moving, drawers opening) so imagine how disturbing the loud sounds are (piano playing, fast footsteps, walking in heels, dropping things, kids jumping, running). Noise is extremely excessive: when my neighbor gets up out of bed at 5am, the drag from the bed wakes me up (even with a white noise machine on), and thumps above are heard even over my loud vacuum. Upstairs neighbor noise has taken away the enjoyment we thought we would have when we chose this home over some very nice, private, house rentals with 2car garages and big yards that were similarly priced -major parking issues (disorganized , not enough spaces, a few units have 2 free spaces, and some, like my 3bedroom, have zero free spaces). If your household has more than one car, there will be problems parking on a daily basis -Cadia Crossing took over months ago and promised a great new attitude. In reality, that has proven untrue. Lack of follow through, disorganization, and an unprofessional demeanor when discussing tenant issues were not anticipated when this takeover occurred. -My monthly rent bill has increased (since Cadia took over) by up to $100 for no apparent reason. Something in their system caused this during the takeover as it has happened to many residents, but Cadia has not offered to reimburse the overages or given an explanation for the additional charges. -Since Cadia took over, grassy areas are unsightly since they were dug up and been left that way for a long time. Also, seeing maintenance men smoking, chatting and hanging out by the dog run/rear entrance in the morning reduces the quality. If they do have a break at 7-7:30 in the morning, a break area should be provided as this is not a good look for the company and complex. -If you choose a unit that faces a main road, you will hear loud road noise clearly (windows are thin). Parking spaces are about 15ft. from bedroom windows so you will hear your neighbors come and go throughout the night if they have very loud vehicles as a few of our neighbors do. -Needless to say, this has been an upsetting and disappointing rental experience and I hope to save others from going through the same thing. read more

**Update in response to Cadia Crossing's reply to my review because they are lying about the scenario. They have made us out to be disgruntled tenants and that is not true. We have lived in other apartments for 10+ years with absolutely no issues and this was a terrible experience. They are not taking accountability for anything they've done wrong - nothing in our lease states that we are responsible for a previous tenants utilities, if pest control comes every Thursday that does not mean there still are not tons of bugs in the pool area, and Cadia didn't send us our deposit itemization until YESTERDAY, 2 months after we moved out which is against Arizona law (ARS-33-1321). So while they did send the remainder of our deposit back after I posted about it publicly, they still owe us DOUBLE the deposit for wrongfully holding our money and not providing an itemization of the charges for this long. If we were in fact responsible for a previous tenants utilities then why is that not written anywhere in our lease or any other documents? Why did the Cadia team not respond to my 2 or 3 emails inquiring about it? That's a customer service problem in itself. Please be wary of moving into this community. This was not a customer service effort on their part because they still fail to acknowledge any wrongdoing and did not provide us with the full amount they owe us per Arizona law. I posted this review so that prospective tenants could be aware of these issues before signing a lease, and so that Cadia would acknowledge and try to do better next time but it seems they are just going to continue defending their stance, rather than work to fix issues and provide good customer service to the people who live there. It's too bad Rita and Cadia crossing won't look into this further and seek to understand, because if they tried, they would see all of this email correspondence and the MANY areas they missed in both customer service and legalities. We had a terrible experience at Cadia Crossing. The apartments are nice, but the property management company was terrible. They didn't upkeep the property well and there were constantly overgrown trees blocking the walkways, the hottub was broken for over 2 months without repair, and there were loads of cockroaches and ants in the pool area. When we submitted a service request for pest control no one from the property management office even acknowledged it and a pest control person showed up at our door without advance notice over a week after we made the request. We also had quite a few issues with them overcharging us and wrongfully withholding our deposit when we moved out. Cadia Crossing charged us for several months of the previous tenant's utility bills and stated that we were responsible for them. It has now been almost two months since we moved out and they are still withholding part of our deposit for "cleaning fees" even though we left the place spotless and there is nothing in the lease that says they will withhold a mandatory cleaning fee. We should have know the property management was terrible when it took them 5 drafts to correctly write up our lease when we moved in. They are almost completely unresponsive after you sign the lease - do not sign a lease at Cadia Crossing. read more

I've lived here since September 2018. Initially it was managed my Broadstone. The only issue I had at that time was the parking. Broadstone really did try to rectify the issue by having "reserved" painted into the pavement of the uncovered spaces. They also gave me orange traffic cones with a sign that said no parking. Finally they gave me a coveted space. Since then, I've had no issues. When Cadia too over, I'll agree it was rough. The quality of the landscaping went down drastically, maintenance requests took longer and it was difficult to get a call back from the office staff. As for the noise, it is loud. Neighbors above are loud. Front doors are weighted so they slam shut and often shake your apartment. The noise from the parking lots, trash etc, is also an issue. However when you live in an apartment, those things are expected to some degree. Dog waste has been a huge issue. In an attempt to resolve this, they are collecting samples for DNA. Whether that's true, I'm not sure or the practicality of that testing is another thing. Getting deliveries at the office is an issue. I had a package mailed to me. My brother inadvertently left off my unit number. My package was going to be sent back because they didn't know what unit it belonged to. They should've looked up my name and notified me my package was there. As of today, the maintenance has gotten better. The landscaping is also looking much better. My son recently left his wallet in the gym. The office staff sent out a resident text and email regarding the wallet. In addition, they have recorded video that I was offered access to. Within minutes, a resident responded that they had the wallet. I thought that was amazing, great customer service and probably went above and beyond. The office staff has also worked diligently in providing different events at the complex, from wine/painting, karaoke to pool parties. Lastly, my rent was not increased this year, which was the first time in years. Thank you. Overall, I think it's a good safe place to live. It's not perfect, there's always going to be "things". You just have to weigh if it's the right fit for you and your family and if it's something you can ki ***noise from neighbors*** Horrible! Again loud walking, loud parties on balconies, loud music, loud noises from dropping heavy items, loud doors and loud very loud to the point you're woken up by loud intimate encounters from neighbors above you! I would've given this complex 4 stars had their staff members and property management not been so terrible . Our apartment itself was nice and updated and no complaints there but if you're looking at this rental as temporary to move on to your new home leaving this complex was the absolute worse . We were on time paying tenants even during Covid never missed a payment and always questioned if it looked less than usual to ensure we owed no money . We departed in 2022 and everything was signed paid off and confirmed all okay , forwarding address and emails were given in the event we were charged additional fees after inspecting apartment. A year in a half later we get a call from collections that we owe this complex and not one of the property agents called us , or sought ANY additional payment . And when I called to ask why they said their accounting made an error and misallocated some of our funds and after correcting we now owe . Called Leanne who is the property manager and her solution was to pay half for their mishap to which THEY NEVER REACHED OUT TO US DIRECTLY and went straight to collections now impacting us and we've never had this issue in any other complex . HORRIBLE move out process. read more

I've lived here for 9 months as a broadstone resident and out of no where "Cadia Crossing" bought my complex out. They have not done anything to get us warmed up to all these changes. All of the previous employees are gone and now all new people are at the front office. I normally lounge in the pods on the grass with my dog who sits on my lap. Never been a problem before until today a lady walks up to me and says " can you like leave with your dog" making shooing motions with her hands. Granted she didn't want my dog there but probably One million other ways to use your words. So I go back to my apt just for someone to knock on my door and give me an eviction notice! I go to the office and say I have questions about this Notice. I take a seat in the waiting are and a lady walks up to me and says "that means you didn't pay your rent" Standing there not even taking a seat next to me or inviting me into the office to talk just spouts Out loud in front of everyone in the waiting area to hear. I simply replied I payed my rent. Not even considering a mistake could've made she says " no you didn't it's the fifth rent is due by the third" turns around And walks away. (Still not inviting me into the office to discuss this) comes back to hand me a paper stating my rent isn't paid. I said I wrote the check inside the office the morning of the second. She walks away again not suggesting anything could've gone wrong or acknowledging what I said. Comes back with a stack of papers Finds my check within them and says disregard the notice. All while looking down in her stack of papers. Not one apology not one look in my eye to tell me there was a mistake. No words to excuse their behavior and mishap. I felt like I was treated like anything but a human being. If any ownership could have taken place of this mistake I would feel completely different. I hope they can all learn to treat people as nice as the apts look. read more

We have lived in Cadia Crossing since June of 2018. This apartment community is honestly the best place that we have ever lived in. My husband and I have 2 young daughters and have had zero issues with any noise bothering them. Fallon, Erika (Kika) & Heather have been the most amazing and welcoming office personnel that I have ever encountered. They were able to help us seamlessly transition from a 2 bedroom into a 3 bedroom while I had just gotten out of the hospital with our newborn. Dave, our maintenance guy, has been one of the most attentive and welcoming people when he comes by to check on the apartment for small things such as a light bulb out. He ensures that he checks every little thing and will even help fix things that we was not originally called out for! The community itself is beautiful. Parking is always an issue when you live in an apartment complex, however the girls in the office were able to help us rectify our situation into a very comfortable overall situation for us. These girls go above and beyond for their residents. From food truck Thursdays to paint and wine classes, they are always there when you need them the most! I highly recommend this community to anymore whether they are single, roommates or families! read more

Love this complex!! I moved here from Scottsdale in August 2019. I'm obsessed with my new apartment. The apartment was new, bright, spacious and has great amenities. Two times a week they have a personal trainer come in to give free fitness classes, weekly happy hours in the office and the pool looks like a resort. It's also minutes from downtown Gilbert! The office staff are amazing and always willing to help with anything. Fallon was the best when I moved in. Would highly recommend this complex to anyone! read more

Ok so where do i begin well I'm coming from Los Angeles where u pay a ridiculous amount of rent and live in a crappy area. I explained my situation to Fallon and she made me feel at ease. Fallon ,Erika and I talked about 4 months before I moved making sure everything was gonna be in order for me and my family. We love the property pool and hot tub they are amazing ,I love that i can whip up some hot dogs or burgers while my family takes a swim with the convenience of the grills. The new management is very uncaring and not helpful. Once this new property management took over, rent payments have increased without reason and trying to get answers from staff is like pulling teeth. Rent is most likely everybody's largest payment they need to budget and the management seems to have no sense of urgency to correct this issue. Cadia Crossing continues, for yet another month, to not post accurate rent/utility charges on the resident portal and EVEN INCREASED THE AMOUNT CHARGED for my roommate and I by over $50! After having one conversation with a member of staff on this issue, they stated it was being looked into and a manager would be in contact with us to let us know the solution. Nearly 2 weeks has passed and there's been no follow-up, not a phone call or even an email. I proceeded to go into the office again, reiterating my concerns over the inaccurate rent and utility charges. The manager I spoke with during this second follow-up was very unpleasant. She showed no signs of professionalism and essentially told me to not worry about it. However, this is definitely something I am going to worry about because finances are extremely important. I won't say Cadia Crossing is all bad. The apartments are very stylish and nice. Location is great, too. However, the management is lacking in customer service and is making living here quite annoying. The management is making the decision to not renew our lease easier. read more

I am moving into these apartments Sept. 2019, this will be my first time living life on my own. I toured several different complex's in the area and I genuinely feel you get the most bang for your buck here, especially with inflation on apartment rent right now. With that being said, the office staff and management have done everything possible to ensure that I feel safe and comfortable moving here and are working with me in every way so that I get the best experience. This includes THREE different tours, multiple phone calls, and several emails all of which was handled very professionally. During my tours, the grounds were always well maintained, the residents were utilizing the amenities as well as being greeted by name and a smile by the office staff member giving the tour, and the apartments were beautiful. I never leased from this place so this review is merely my experience trying to lease from them. Firstly, we didn't need to tour, we had already toured a bunch of apartments and they all look pretty much the same. We found one we liked and applied for it, very fast application approval but that's when things kind of went downhill. We had applied for several different places to pick from but this was our favorite choice. But it is like as soon as we got approved, they didn't care anymore. I reached out multiple times to have my questions answered, got one call back and they rushed me off the phone. There was no communication from when we were supposed to get a lease to when we actually got it 4 days later. You leave a prospective resident looking for a place to live in limbo for 4 days? Never heard of such a thing. Needless to say we took the direction of a place that actually cared if we decided to live there or not. Erika was really nice but this place needs to do better. read more

I'll preface this by saying we are just now coming in, but so far our experience at Cadia has been very positive. When we took possession of the apartment, it was detailed and very clean, move-in ready. We actually started the process when it was Broadstone and had a few tech hiccups and have actually been a little more impressed with Olympus' handling and hand off. Fallon has been excellent to work with. She worked very hard to accommodate a last minute change on our part to push our move up and made it happen. A few weeks ago, she even took us around to show different unit options and made the change for us. The manager Kimberly has also been responsive. As a new property manager coming in I can appreciate the hurdles they and current residences would have to deal with with that change. When we first visited the property a few months ago we were very impressed with the cleanliness of the grounds, amenities, quietness etc. Attentiveness to residence issues or inquires, response time and upkeep of community are key to a nice place. We are hopeful Olympus and Cadia Crossing will continue that vibe and are encouraged by our experience so far. read more

Don't waste your breathe on this complex. When it was Broadstone Gilbert Heritage, it was an amazing complex with the sweetest management team. One day, I come home to a notice on my door that this is now Cadia Crossing and it's been a nightmare ever since. First we were told our rent was going up almost $2k for a 2 bedroom apartment and we had 2 weeks to figure out if we wanted to renew or not. The new management team never knows what is going on and constantly acts like a dog with their tail caught between their legs. The staff is always disrespectful and can't come to an agreement on anything. The property manager decides to up and WALK OUT out of nowhere. My roommate and I have asked on FIVE separate occasions (in a 2 month span) to fix our rent, utilities, etc. and every time, it's wrong and we're left waiting weeks on end to get things addressed. I promise you when I say this place isn't worth the headache and we cannot wait until our lease is up read more

The best complex I've lived at in ten years! My boyfriend and I moved in this past July and feel this complex alone has been the catalyst to our increased growth and happiness in general! We both are "workout junkies" and the machines/free weights in the gym have been more than everything we've needed to complete our workouts. Come to think of it, I have actually never even been in the gym at the same time as another person so that alone is a real change as far as apartment complexes go. We also love going in the pool or laying out outside in one of the cabanas while we grill. The pool is always temperature gauged so it never gets too warm in the summer. We also have had a great experience with Fallon at the front desk! She has put up with my oh so tangential emails regarding everything from a spider I didn't want to kill to leaving my water jug at the pool. We also just really love the style of the inside of the apartment, for example, we share only one wall with a neighbor which makes for little to no noise issues. Overall, I feel safe, motivated, and aesthetically pleased by just living here and I intend to renew for longer! read more
