I have lived at Liv Avenida for five years, and I want to recognize our leasing consultant, Lane Farrell, for the wonderful job she does. Lane is always very nice, helpful, professional, and welcoming. Whenever I have a question or need assistance, Lane is always willing to go above and beyond to help without hesitation. She genuinely cares about the tenants and makes sure our needs are addressed. Her positive attitude and willingness to help are truly appreciated After living here for five years, I can honestly say that having someone like Lane in the leasing office makes a difference. Thank you, Lane, for all that you do for the residents at Liv Avenida. Your hard work does not go unnoticed! Tenant Sheila Pearson read more

I have called LIV home since 2015, so let me tell you why you want to make LIV your home, too!! The community's staff is so welcoming and helpful; absolutely top tier!!! You are not just an apartment number, you are a community resident and the staff truly wants to help you LIV your best life. Leasing Agent Lane Farrell is an absolute doll. She's always smiling and upbeat and genuinely takes interest in your life. She's always quick to lend a hand and goes out of her way to help you in any way she can. On numerous occasions she's assisted me with maintenance requests for filter changes and routine pest spraying, to personally delivering packages when I am unable to walk and get them! She really is what LIV is all about and makes it her mission to ensure LIV is a pleasant and desirable place to call home. In my almost 12 years at LIV, I have had very few maintenance issues, but when I have, the turn around time has been less than a day. You will be hard pressed to find another community that can match that!! The maintenance staff is very knowledgeable and fixes things right the first time. Of course the apartments and amenities speak for themselves. They don't skimp on providing the best appliances, stylish fixtures and state of the art technology for heating/cooling, easy entrance and excellent security. In the time I have lived here I have NEVER witnessed any questionable activities, felt threatened or scared, or had any safety issues. LIV is a nice mixture of families, seniors, students, and working professionals. The diversity is so enjoyable and makes community activities so much more fun. The activities are geared toward everyone. Happy Hour once a month, Yappy Hour for the furry residents, Kid's Club, and numerous fitness activities....these are just a few of what LIV offers to promote community! I don't have children, but if you do, LIV sits in the best school districts in the state; academically and athletically. That's a huge plus for families. LIV is also near many major employers in the Valley such as Intel, Northrop Grumman, and Wells Fargo. LIV is nestled amongst some of the best shopping and dining with new stores and restaurants opening monthly. You can shop at Chandler Fashion and the San Tan Outdoor shopping center and then grab a fabulous meal and catch a comedy show in downtown Historic Chandler. Or, if a quiet night in is what your prefer, LIV's beautiful heated pool and barbecue area located in the maticulously groomed grounds are just steps from your door. I hope this helps you as you look for a place to call home. LIV is a comfortable, caring community where you can feel safe, count on the staff to ensure your needs are met and exceeded, and be stone's throw from exceptional schools, shopping, employers, and terrific dining experiences. Come be my neighbor!! Lane is waiting to help you get moved in!!! read more

I absolutely love it here. It is worth every penny of the rent that is charged. It's always clean and my neighbors are very friendly. It seems to be quite organized in the office because the property is ran where it appears that things are done according to processes and schedules. I just moved from a place that was poorly managed. I lived there for three months and was able to get out of my lease because I received charges for amenities but was never provided access to them and the property manager didn't want to provide a credit. This is a clear breach of a rental lease, and the judge granted me the ability to move, and I am so glad that I did. I have only been here for a month, but it is so cozy. My floor plan is very versatile as it's a closed concept but where I would have others over, it's pretty open (kitchen, living room and dining room). I love everything about this place other than the fact that I live on the 3rd floor. That's not their fault, just my preference would have been to be on the second floor. They have internet that comes with your apartment, vivint and security alarms on the doors...the pool area is something out a resort magazine. It's so pretty and comfy. Definitely one of my favorites in good old Chandler, Arizona! read more

I used to lived here and sadly had to moved closer to work. This luxury apartment is surely missed with all the amenities they offer. I rented right across the pool where I can watch my kids from my patio if they were at the pool. It was very convenient for me with the location I picked. The office stuff are friendly, very welcoming and reliable. This location is in Chandler, Arizona Ave and Queen Creek nearby Hamilton High School. This apartment was worth every penny I paid for. 24/7 amenities and very luxury with community garden, pet park, fitness, activities and more. Liv like no other really stand for that! I love living there and I enjoyed all the fun things you can do. I highly recommend Liv for easier living. read more

I'm little reluctant to leave a review right now since I've only been living in this apartment complex for 2 months. I figured that I can always leave an updated review if things drastically change. Off the bat, I was impressed with the level of communication when I was considering this complex for my new home. The amenities, floor plan, location and the value were also key factors that won me over as well. You really do get a sense of community living here. The staff is extremely friendly and I'm impressed that they even remember me. There are regularly schedule community events for everyone to participate in. The communication, even after my move-in, is still very good. I've only had a couple major issues so far. Within the first month, my dryer needed to be replaced because it was making a horrible noise. Standing in the shower created a very loud creaking noise. They sent out a crew to address it by drilling a hole, injecting foam under the tub for support and sound deadening and then resurfaced it all. I wish I could tell you that this fixed the problem, but it didn't. It's just not as loud now. The maintenance team are very professional and are on top of their game. Very responsive and efficient. The sad thing about apartment living is that you can't pick your neighbors. There are a couple tenants that drive huge dually Ford F-350s that block the sidewalk when they back all the way in. I can't really ding Liv for that. I do wonder about how closely they monitor or enforce community guidelines though. Liv offers valet trash pickup and my neighbor leaves their trash can out all day, every day. Another tenant has stuff stored on their patio, which can be rather unsightly. I probably wouldn't really care if it weren't for the fact that these rules were pointed out to me when I was considering living there. It's not my job to police the community, so I'm not going to say anything. I don't want to be "one of those people." Nitpicking aside, I really do enjoy living here thus far. Living in any apartment community is rarely ever perfect. So far, Liv Avenida comes pretty close! read more

I've been a resident here since 2015 and I absolutely love living here. It's such a wonderful community, think asking your neighbor for sugar type of community. I actually asked her for a plunger but that's a story for another day! =P I love all the events that Liv continuously hosts, from Happy Hours, to pool parties, to yappy hours for the dogs, painting parties, weekly pizza from Papa Johns, the food trucks, the on site grooming and hair cuts, to our wonderful yoga teacher and personal trainer Steve. Maintenance is awesome too, they are always a delight to deal with. Ariel and Jeff are always smiling and so pleasant! The leasing office is like family now, Katie, Crystal, Sue, and Abner are such a wonderful team and seriously the nicest people! Sue was my leasing agent and she is an absolute sweetheart, our business relationship was immaculate from start to finish and now I'm happy to call her my friend. She's literally amazing to deal with and answers all your questions even before you thought you had a question to ask! I can't recommend this place enough, as a single gal who moved here alone 2500 miles away from friends and family, I have new friends and new family here at Liv! #LivLikeNoOther read more

My wife and I moved into Liv Avenida many moons ago, back in October of 2014, before I called her my wife and I her husband. I remember driving past Liv when we were looking at apartments and thinking they looked too expensive for us. After stopping in, getting a tour and pricing, we knew it was the apartment complex for us. We stayed at Liv for 2.5 years, almost to the day. We (just today) moved out and into a home we've been building for the past 7 months. When we left Liv today, I did feel a slight sadness as I was going to miss it (for the most part). We love the location, and spent most weekends at the pool which is incredible. Even at night, with the torches on, you feel like you're at a resort. The pricing for our 2 bedroom, 2 bathroom apartment was about 1300.00 a month, before utilities etc. We thought this was fair. (When we did get ready to move, we went month to month for about one month, and our rent shot up to 1700.00). We enjoyed our time at Liv. Great amenities, clean complex, maintenance was kept up, etc. I would say that some of the amenities were never used by us though....the lounge, the citrus grove, etc. They started having food truck Thursday's and have a full calendar of events. They really do try to create a wonderful community and succeed. My only cons are that if you are not on a top level unit (we were not) you can hear your neighbors above you quite easily, but I guess that's the case for all apartments. I developed a habit of wearing earplugs to bed because of this. Maybe I'm just a light sleeper. It seemed our neighbors never really went to sleep. We had two different neighbors; the first which were there when we moved in were pretty much a nightmare. Up at all hours, and we couldn't ever figure out who lived there. At one point, I went up to ask if they had a small animal running around, but was told by them that it was a 4 year old. To this day, I've never seen a child leave or enter that unit. Weird. The second neighbor we had after the first moved was much better. Quiet, normal. Towards the end of our stay we did feel a bit cramped due to living in a smaller space. Again, that's with any apartment. I would recommend Liv to anyone in the Chandler Area looking for a nice apartment. You get what you pay for, and we were happy and felt that we were paying for a lifestyle, not just an apartment. read more

I have lived here over a month before waiting to write a review in case things came up that I didn't like. I am thankful every day I live here. I LOVE the complex. It caters to a a type of person- friendly, considerate, and social people of all ages. I have never lived in a place with a better sense of community. I love the on site yoga, the community events, BBQ by the pool, and I hate to sound cliche- the staff. In addition, when I moved in, the apartment was in pristine condition. It looked like it had never been lived in- with the exception of a small spot of rust on the stainless steel sink. A spot. That is all the negative I have. Nice appliances, super quiet washer. I have put in one work order to get copies of my key. Next morning I had them. I live on the third floor, so I hear my neighbors never. If this sounds like you, come on over. read more

My husband and I have been here for 2 years and have nothing but nice things to say. The staff, all of them including the managers are friendly and helpful and very welcoming. Maintenance always gets done in a timely manor and even though I haven't signed up for a big spray in a couple of months we NEVER have a bug problem. All of our neighbors are great and also respectful. The community is up keepers at every moment and it feels safe to live here. If it wasn't for us having a baby and getting a home we would be staying here another year. Totally worth the money you pay. Plus they have great resident perks like their Liv points. I can't help but to rave about this place considering we came from a mile down the road and were treated so poorly. This place is a happy safe and beautiful place to live. I have lived at LIV Avenida for close to two years and have been very impressed. We lived at this complex for over 2 yrs. We were quiet tenants who always paid our rent on time, if not early. My roommate and I decided to get our own places. We went in and asked the leasing agent if a tenant wanted our unit and wanted to move in earlier than the end of our lease, could we end our lease a few weeks early (this was how we could got unit 2 yrs ago in the timeframe we did). The agent told us we'd have to sublease if we wanted to do that yet our lease states that's not allowed. I asked about moving into a one bedroom and what my options could be. Again, this was several months before our lease was up. The leasing agent told me they had one unit for $1400 but said nothing else. I attempted to ask about other options/prices and she just said, "this is all we have right now" It seemed that after two years, they could care less if we stayed. We also shared concerns about young children being at the gym and pools without supervision as well as people leaving trash, pool toys etc. She responded "I've noticed that" but nothing else was done or said about our concern. A month or so prior to moving out, I saw a woman sleeping in an open garage while walking the dog. I informed the office and was told to make sure to notify security if I saw her again. I saw a security patrol once in the 26 months we lived there. When it came time to move out, they asked if we wanted to do a walk through. My roommate asked if there was anyway we would be charged for anything. She was told no, so we declined. The next day we were informed we needed to pay $360 for the remainder of the "life expectancy" of the carpet which we were told was 5 yrs. We did have a dog but also paid a $400 pet fee which we completely understood. Dogs can do damage. I asked why we paid a $400 pet deposit if we were then going to be charged for something related to owning a dog. I was told it was a non-refundable fee not a despot but given no further explanation. Our lease had statements about possible move out fees for "beyond normal wear or excessive cleaning." No where was there a statement about life expectancy of carpet, what the cost of the carpet nor were we given anything documenting the price of the carpet other than their move out statement. We enjoyed living at Liv for the majority of the time but were very disappointed about how our complaints were handled towards the end as well as the move out process. read more

BUYER BEWARE. Our experience at Liv Avenida was quite disappointing and unfortunate, given the circumstances of how excited we were to move here. The grounds and apartments are spectacular and the pools are always refreshing... But that is the only reason this review received AT LEAST one star. Let's start with the front office. We felt like no more than a number to them. Our neighbor played loud levels of music throughout the late night and early mornings, and management played an extremely lackluster role in trying to regulate that action. Our adjoining neighbors also complained just as frequently as we did regarding the noise... On-site security even told us that our loud neighbor had a huge file of complaints from other neighbors around us as well! Yet, nothing was done immediately to take care of the issue. It's as though Liv Avenida thinks they run such a perfect community that they don't have to worry about these issues. After disappointment time and time again with how security handled these issues, we decided to send e-mails on FOUR different occasions to the property manager on site. We never received a single response back from her during our entire year-long stay. At the end of our lease, we were charged with a $250 carpet replacement fee. Our apartment had never been lived in before our move-in date, and we only stayed at Liv Avenida for one year. However, they deemed that our ONE year old carpet had depreciated four years and needed to be replaced. We were not pet owners. There were no stains beyond "normal wear and tear", and there were absolutely no holes or rips on our carpet. Bottom line, if you want REAL LUXURY and desire a community that actually has concern and appreciation for you, then move right across the street from Liv Avenida to Camden Chandler. read more

I am a travel nurse and have lived and worked in a multitude of apartments and rentals. I have had multiple problems with Liv. They messed up my rent on at least 6 occasions, over charged me, lost a check and charged me a late fee, and the latest is the $50 fob "deposit" per my lease is now a fee. It's amazing how the wording changes and they can continue to screw me over even though I do not live there any more. Liv Avenida is 1st class all the way! Recently relocated here from the Los Angeles area - paying a few hundred dollars less per month for a first class, amazing pad; this is truly Resort living at its best, friendly neighbors, awesome staff, pristine grounds laden with palm trees, well manicured grass, unrivaled amenities. A beautiful place to live. Sue is a super sweetheart, Jeff, Ricardo & Katie rock! The whole office staff has been amazing so far. You can choose accent wall colors for a small fee, which is awesome, and the talented maintenance staff will hook it up for you. Mine were even done prior to my move in date. Each apartment comes with gourmet kitchens w/ granite countertops, stainless steel appliances, trendy wood floors, pre wired for DirecTV, salt water pools, spas, the best gym you'll ever see in an apartment or condo community (even has a friggin protein shake machine inside), outdoor living rooms poolside with huge HDTV's and adjacent BBQ grills, round the clock amenities, blu-ray & dvd rentals in the office, an awesome Hub with pool table, computers, free coffee, an 80 inch TV with video games hooked up to it, community events...I am telling you, this place is cutting edge, sleek & amazing. I even had a nice gift bag with goodies awaiting me upon my arrival from Cali. I've lived here almost a year, and I love it. Honestly, there are probably any number of complexes that could match it physically. BUT what makes this place amazing is the office staff! Sarah, Sue, and Abner are so easy-going and welcoming, yet always professional and attentive to needs. Any time I call or email with even the smallest issue (literally: getting some bird poop cleaned up!) they are on it. Chargepoint has two Level 2 charging stations on-site (one within the complex and one by the front office). They are easy to use with the keychain card and/or app and will typically charge a car at a rate of 22mi/hr. Liv Avenida team worked swiftly to combat this problem with clear reserved spaces marked - definitely a plus for any current or prospective resident choosing a greener way of life. The leasing staff is so wonderful. So helpful and kind. The property is beautiful and well kept. However, the noise level is THE WORST! Unless you want to hear conversations and every footstep of your upstairs neighbor, or maybe live on the 3rd floor. It's so frustrating when you work long hours and the one day you get to sleep in you are awaken by the thunderous noise upstairs. We have also have a terrible scorpion problem. Other small bugs too, but they have a pest service that will come spray for you once a week...but if you have a dog they won't come in unless you are home or have them kenneled. That's difficult for people who work and can't be home on a Friday from 11-3. Aside from the noise and bugs this is a great place to live. read more

I spent the day searching for apartments 6 months ago, and found a lot that were just fine for our budget, they would have been suitable places to live. I went to Liv, and was convinced immediately that it was out of our budget, and therefore not going to work for us....Then I saw everything. The apartments are big. We have a 2 bed, 2 bath model. Each bedroom has a walk-in closet, and the master has an additional closet. There's a closet in the master bath. There's a closet off of the kitchen. There's a front closet. There's a closet on the balcony. Moving from a house, this was great- no paying for a storage unit! We love the floor plan, and the size of the kitchen. I love to cook, so I spend a lot of time in the kitchen. I don't want it to be a tiny little area where I can't move. All of our appliances are stainless steel, and the counter tops are granite. The light fixtures in the kitchen are very modern. I love that we have ceiling fans WITH light fixtures. This is very uncommon in apartments. Most have a ceiling fan in the living room, and hopefully the master. Liv puts one in both bedrooms and the living room, with lights. We have had maintenance at our apartment for minor things 3 times. Each time has been very prompt, and they have resolved the issues. Listening to these guys talk is comforting, they know their stuff. Staff is great as well. I have never lived in an apartment where the office staff knows me (and my dog) by name. The amenities here are great. We use the gym 4-5 times a week, and use the trainer staffed by Liv. It's great seeing a personal trainer 30 seconds from home. We use the hot tub/pool frequently as well. It's awesome that we can go swimming in January,as the pool is heated. The Hub is great, and we make coffee there in the mornings sometimes. Community get-togethers are offered several times a month, and always lots of fun (I wish I could go to more of them!). We take our dog to the dog park at least once a day, and she loves to play in the greenbelt as well. Downsides? Yes, we hear our upstairs neighbors walking around, but they aren't loud or disrespectful. It's something that goes with the territory in an apartment. We also find that we have to rinse our dishes before putting them in the dishwasher, as it is a high-efficiency appliance. Very small sacrifices, I would say, for everything else we get. I'm perfectly happy with Liv Avenida. Yes it costs more than some apartments, but it's worth every penny. read more

Liv Avenida has lost its value and the company's reputation has gone downhill significantly, especially since the new manager and maintenance crew came aboard.
