Liv Ahwatukee is your next home! We started looking in the Summer and ended up becoming new residents in the Fall. We looked all over Ahwatukee, and although there were a few places that tied with Liv, if it wasn't for Alexis, we wouldn't have moved in. From the very beginning, the front staff, especially Alexis, was incredible. She kept us updated on specials, followed up consistently, and made the whole process smooth and enjoyable. Alexis truly went above and beyond! Now as residents, it's always a pleasure seeing her and catching up. Outside of a few minor things that needed fixing when we moved in, which is pretty typical, the maintenance staff handled them promptly and even left helpful notes for us afterward. The property is clean and well maintained. The location is fantastic - close to grocery stores, schools, and just a short drive to downtown Chandler. The community offers plenty of events hosted by Liv and sometimes by residents themselves, which makes it feel welcoming. The complex itself is beautiful, almost like living at a resort, and the added resident perks make it absolutely worth it. We're happy to call this place home! read more

Fantastic amenities, nice-looking neighborhood feel, friendly people, and convenient location. Unfortunately, Century Link is their internet provider, so do not come here if you work from home, have online classes, or enjoy online entertainment. Beautiful amenities and space but the office never took our noise complaints seriously. We were told our upstairs neighbor lived alone without pets, yet his girlfriend and dog were always there making constant stomping and running around noise. When asking them to be quiet on our own, it went downhill fast. I wish the office would have been helpful especially when paying a premium for the apartment. read more

My boyfriend and I lived here for 14 months and absolutely LOVED Liv. The front office staff was always so responsive and kind and maintenance requests were always handled within 24 hours. The only recurring issue we ever had was with our garbage disposal leaking and not being repaired correctly. That led to another maintenance request where they replaced the entire unit and all was resolved. I love the location and the amenities here. Our actual apartment was on the second floor but our building had no 3rd story so that meant there was no one above us. After living at another complex, I can truly say the insulation here is great - this can make a HUGE difference when it comes to comfortably in your home. We rarely heard our neighbors and when we did, it was muffled noise. The only reason we left was because our rent was a bit pricier than what we were comfortable spending. I felt very safe at Liv and can honestly say they do have "luxurious" perks. Just to name a few, the gate to enter can be accessed via an app on your phone, smart home systems in the apartments which can control the ac, lock/unlock the door and arm/disarm the alarm system. My wife, two dogs, cat, and I have called Liv Ahwatukee home for two years now. We have been thankful for how wonderful of a place this has been to live. We actually signed a lease without being able to tour the facility as we were living out of state and this was the only complex that allows three pets on the lease. We hoped for the best and found this place exceeded our expectations. Our dogs love the dog park and we love being so close to restaurants and stores. The complex brings in food trucks most Friday's and plans events for residents and their pets. I am a big fan of the secure package box out front as a past apartment I lived in had all boxes delivered to your door. Most of that stuff got stolen if you weren't home when it was delivered. I am glad to not worry about that here! The front desk staff has always been helpful and pleasant to work with and the maintenance people are prompt in the responses to requests. read more

We lived here for 3 years and only left after purchasing a house. We loved the property and the people who currently work in the office, especially Gabby and Monica. The pools are great and well kept, the gym is clean and actually decent for an apartment gym, the hub has lots of fun things to do AND free coffee/tea, and the common areas are almost always clean. Maintenance is always on top of requests and do their best to get things done quickly. They're very strict about being smoke-free which is great for children and non-smokers. They're also transparent and informative about when amenities will be closed for cleaning/improvements and about letting residents know of thefts and remind everyone to lock their car doors (because apparently that's not common sense). I've seen complaints that amenities were closed due to COVID-19 and while I disagree with it, it was something ordered by the governor so they needed to comply. Rent includes the apartment itself and services such as water/trash so it would not make sense for them to have reduced rent during the amenity closures. I think it's ridiculous for people to knock Liv for things that just come with apartment living such as loud neighbors or fees for early lease termination. I'm not sure why people are shocked at their rent costs or other costs when it is outlined very clearly in the lease they were supposed to read before they signed. I don't live at Liv, but I dropped by yesterday on a recommendation from ANOTHER apartment to check out a potential new home for my husband and I. When I arrived there was no one at the office, so I sat down outside, assuming they were showing someone else the property. A minute or two later, a woman walked up with two men who appeared to be potential tenants. I went to say hi, and the woman interrupted me, saying "it's gonna be a while.". Then she unlocked the dark office, went in, and locked the door behind her. The two men left, and after waiting about 10 minutes I left as well. I liked what I saw online about your property, but I've marked it off my list and will most likely be choosing a Mark Taylor property for our new home. What a horrible first impression! read more

I am a current resident and plan on moving out soon. I just wanted to give feedback to potential residents. Pros: - The staff here are very good to work with. When you meet them, they are friendly and very helpful. - The amenities are very good. The pools, game area, and gym are all pretty awesome. They offer free coffee as well, which is a nice perk. Unfortunately, this is the end of the good stuff. Cons: - They spared every expense when building this place. If you have a noisy neighbor; which is likely, get ready for constant banging, dragging, galloping of feet etc. We have a two year old and you can imagine how naps worked out. This was the worst for us! If you like quiet, don't move here. - Noisy pipes, when we first moved in there would be this random gurgling sound coming from our kitchen sink. We put up with that for about 3 months before it disappeared. - We had a bug issues as well that took about two months to be taken care of. - If you live on the ground floor, the dryer vents dump onto your outside deck. So, be prepared to vacuum or sweep up the lint every couple of weeks. - The doors like to warp all by themselves. One day the door will open and close smoothly; the next, they will get stuck in the door frame. Like I said, spared EVERY expense. If you don't mind those things, then everything should be good. read more

STAY AWAY!!! I signed a one year lease because I was in awe of the brand new apartments and amenities, that quickly left! They also had a bunch of fake 5 star reviews on Yelp that influenced that decision. I later found out they were written by employees. In 10 years of living in different apartment communities across the country I have never had the issues that I had living in this hell! I received 10+ lawyer letters for various things and accusing me of anything you can imagine! When I talked to other resident they had the same issues. I spent a lot of time and money just responding to false accusations. In the first month of moving in my new apartment I had to have my dryer replaced, my sink support fixed, and hot water heater replaced. The first month my ceiling leaked the first time it rained damaging the ceiling (more on that later). The management here is horrendous! The leasing employees are completely clueless! They have cameras throughout the property, not for safety like they claim, but to spy on residents. One of my many letters accused me of having someone else living in my apartment that was not on the lease because they had her on camera taking my dogs out due to me working a double shift. When I received the letter and went to the office to dispute the claim I told them that she didn't live with me and was just there to walk my dogs. Their response was "we have her on camera at 6pm and you got home at 10pm" scary!! Terrifying to know that I'm being watched the entire time I'm there. Back to the water damage.. Instead of trying to work out a time wit me to repair it, I received a lawyer letter and note from the office saying that they are entering in 48 hours and will be there from 8am to 8pm for 7 days to repair it and at that time I would have limited access and regress from my residence! So no taking the dogs out or walking in or out of my front door since it would be blocked. I contacted the Fire Marshall that day and made him aware. I was told it is illegal to block the only exit. I wrote another response letter informing them of this issue and the day the repairs were supposed to start I had the Fire Marshall show up to enforce the law. This just shows the people you are dealing with here... Once I escaped (moved out) I received a bill for almost $600 for carpet where they did the ceiling repair. That's right, they wanted me to pay for the damaged carpet from the construction of replacing a ceiling! I asked for pictures and they conveniently "forgot" to take them and said the debt was still owed. Prior to that I was present of the final move-out inspection and was given documentation showing that I had a zero balance and there was no damage. When I brought that in I was told that their inspector was not authorized to do move-out inspections so it's not valid! Now I am in collections and fighting a debt collector. We were very hopeful and excited when we found the place. The community was under construction as we were one of the early residents to move in during phase 1. The property and amenities were all so new and the property itself was well kept. However, as people started moving in that went downhill. Seemed as if they were approving just about everyone. We were up for paying $1800 in rent in hopes to weed out "riff raff" but this slowly wasn't the case. $1900+ if you wanted to rent the detached garage. Even with "Big Brother" watching you every second with cameras all over the place, people were trashing the property and amenities. The pool is 24 hours but there were many nights it was very loud very late at night. So they DNA test your pets in case the pet owners don't clean up after their pets. Weird but kind of cool. In hopes that there isn't poop left everywhere. However, I got scolded for having my daughter's dog come visit me as you're not allowed to have visiting pets. And I reported dog poop on the pool chair and was told that if it's dry they can't test it. Now yes you read that correct. On the pool lounge chair and I though DNA was DNA - dry or not. So that was worthless. I mean, how frequent do you think the staff will find fresh poop to test? The management and staff were ok at the beginning but seemed to lose their enthusiasm as time went on. Although Carissa (the property manager) was always very nice. Liv seemed to "nickel and dime" you for everything! Want to have more than 2 guests over at any given time? Get ready to pay. Yes, pay to have your guests over for volleyball, swimming, in the game room, etc. Oh and trust me, they'll notice. Remember, Big Brother has cameras everywhere! (And not for safety purposes I found out when I had to report to the office that one of the groundskeepers were following women very suspiciously around and was told the camera doesn't point out so they wouldn't catch the camera I walked by when he was following me so aggressively.) Want to rent the community room so you can have friends over or a dinner party? If I remember correctly it was $100 per hour, yes HOUR to rent. The room is supposed to be "closed" to all other guests during your rental time however we rented fairly frequent and almost every time we had unwelcome guests coming in and out. When you're paying $100 an hour to rent the room you expect to have it without issues. Oh, And if you want guests to swim with you (more than 2) you will need to pay and get them a wristband from the office. So let's talk about the structure. The walls and floors are so thin that I could literally hear my neighbor going pee every morning! Disgusting. You could hear every footstep as if the ceiling was going to come caving in. Our electric bills were outrageous (during summer months - easily $200+ for a 1300 sq. ft apartment keeping our air at 78 degrees or higher). Needless to say, we moved out as soon as our lease was up. Many of our original neighbors did as well. And if you had a conversation with them, they'd all state the same. The place went downhill very quickly and all of my factual complaints listed were all the same throughout the community residents. Rent had gone down when it was time to renew or leave and they were giving a month free. I think that eludes to suggesting people were leaving much faster than they could fill occupancy. Oh, and they'll get you for your carpeting! We took our shoes off in our home and our pets weren't typically allowed in the bedrooms. However they were house trained. I had asked to be a part of the walk through when I moved out. I didn't get a call or a heads up. However what I did get was a letter 31 days after I had moved out saying we owed $600 for carpeting!! Claiming pet stains. The letter was also back dated by several weeks. My guess is that they knew they only had a certain amount of time to issue a letter based on the rental laws in Arizona. I refuse to pay it. I know we kept that place very clean and in very good condition. We also cleaned it before leaving. For "upscale" apartment living that they claim, I wouldn't recommend this place. It's got an appealing look to the place but the reality is very different. I will comment that the things we did appreciate while we lived here were the amenities - 2 pools, the cabanas, the game room and the gym. They also held a happy hour from time to time and breakfast each month which was nice. Hence our 2 stars. read more

I'm in love with this kind of living. Resort style apartment homes (that doesn't cost an arm and a leg -- as far as CA prices go) in a convenient location to the freeways, stores, schools, restaurants and a 20 minute drive to/from PHX airport. The property is well taken care of and is evident from the common use areas. It offers so much in terms of amenities as part of the monthly cost of living here. Although, I need to take into account what pros and cons I face when comparing California to Arizona living. It would be difficult to find a property in CA that offers all that this location does for under $1500/month for a modern 2bd/2ba first floor unit. There were a few hiccups that needed addressing. However, minor as far as property management goes. From what I saw, the move in process is fairly effortless. It would benefit the (new) residents to have an office open longer than what is posted. There were some issues with the unit as far as basic versus upgrade amenities that should have been dealt with prior to moving in but not a deal breaker. The key fob/gate key is poorly designed and seems to be intermittent in its ability to function. That needs to be fixed, like yesterday. Overall, nothing that would deter from making an informed decision about moving in. If I didn't feel like I was going to melt into the ground from the unforgiving Arizona sun, I'd move in without any hesitation. For now, I'll just admire from a distance and visit when it doesn't feel like an outdoor oven. read more

We're a family of four & we absolutely love our home. Maintenance, security, office staff, all absolutely professional & responsive. The amenities are top notch, and everything is so well cared for. Walls are a tad on the thin side, so it has taken some doing learning to be quiet with two boys, BUT, we're trying. We have lived in homes for our entire married life so this was a journey, but one we are glad we took a chance on. We made a great choice, location is terrific, our kids are so happy and I believe we'll call Liv "home" for many years to come! read more

Just went to beautiful location for just a tour and it's either the girl didn't want to work today or she didn't think we could afford it. We asked for a tour and she showed us two properties. Didn't care to explain the amenities they had or show us. If it wasn't for our clients telling us what liv had to offer, we wouldn't have known anything nor would we have wanted even purchase anything. I've rented for a very long time and have to say that they have the BEST customer service out of any apartment I've lived at so far, the staff were always very personable. I lived @ Liv for 2 years and the community was filled with very friendly and sociable neighbors. I even Loved the gym & classes-especially yoga (included in rent!) They were typically responsive and prompt with any needs or concerns throughout the 2 years I lived there. If you're new to AZ I highly recommend Liv - as you'll easily get to know your neighbors especially with all their social events throughout the year. read more

To put it simply, don't move here. If you want incompetent, money hungry staff members this is your place. I'm a federal agent, and my job required me to move from AZ to FL. First they charged me $2,000+ to break my lease when they could have taken care of it, stating they didn't have to let me out of the lease because I'm not in the military. Then they incorrectly charged me. I sent multiple emails attempting to get it corrected, and they drug their feet on trying to get it corrected and at the end of the day it was still wrong. So then after trying to get it corrected, for the second time, they just plain out started ignoring my emails. Now I'm getting a warning email from them stating they are going to send it to collections after they have been ignoring me for months. I don't think I've ever dealt with a place with worse communication or care for their residents. P.S. The walls are paper thin so you can EVERYTHING outside your apartment. The AC ventilation is terrible so the living room will be freezing and the rooms are hot. Also, the water is always lukewarm, you will never get cold water and hot water is rare. I was told the water didn't get cold because it's hot in AZ and the pipes heat up, but even in winter during extended periods of cold weather the water still never got cold. read more

Believe the bad reviews. I live in a loft and I'm paying approximately $1500 a month-it's actually way more now, which is insane because I'm moving into a 3 bedroom house in the same area for less. The apartments aren't even that special. They milk you for money just like all the reviews suggest. After complaining about lease break habitability issues as neighbors smoking and weed smell---which the head maintenance guy has even confirmed the present smell of cigarette smoke in my place and outside my place on two separate occasions--as well as bass and subwoofer assault playing against my bedroom walls--all I've gotten is avoidance-I come into the office and got ignored because they do that if they don't personally like you--and responded to officially in emails late at night as I was the last person gotten to in the line up of priorities. Then after getting tired of having to prove I can't live there anymore, I got my first shock at learning that unlike every other place where I've had issues with habitability and been let out mutually, I would have to pay two months rent as a break free notice even though I want to leave now. Then I got my second shock when - thankfully I actually asked because I'm not sure anyone would have communicated this to me had I not--I was told I had to pay rent for two more months. So actually, I have to pay four months rent at the overpriced complex when they can't provide a liveable apartment for me and I'm leaving for health and safety. I had to then ask very carefully about the process and how to proceed and I had to ask them to send that to me as an email breakdown. They don't do a good job disclosing and providing that info up front unless you ask so ask. There were a lot of good things about this place and I was ready to just leave and be done but after getting shocked at having to pay to leave an unhabitable apartment I've complained about--and gotten the bare minimum response and elaborate worst emails suggesting they've done more for me than they really have--I would be stupid not to leave a terrible review and really tell people to listen up to the other reviews about move out and money fees. Like I said, never usually had issues with that before. Only complex where money was an additional super issue. Edit to business owner: the smells are not coming from outside the gate. They can only be smelt in my bedroom and bathroom but not in my living rooms and it is sometimes occurring in the day when no one is outside. It is also coming in through the vents and pipes based on closing my doors and running my water. In fact I go to my porch to escape it sometimes but it's way too hot to keep it open all the time. If it was coming from outside I wouldn't need to go outside occasionally. I can sometimes smell smoke outside but it's way too strong for someone to be on the walkway alone with one bud. The smells I have smelt from outside can only be coming from a habitual smoker hiding in the dark on the other balcony, from my only neighbor. It seems to actually go away when I go out further increasing suspect it is him. I have also checked the outside areas and gate to see if anyone is there when it smells outside and I see no one. I have discussed this with you as well, but I see once again you are making excuses. It also has nothing to do with fairness when you charge someone 4 times the rent after their living space becomes inhospitable read more

Pet friendly and safety will depend on your views about toxic chemicals known to cause cancer being used during the landscaping process. There are many truly safe ways to rid a landscape of weeds - vinegar and salt water for example, but LIV has chosen to use a landscape company spraying Roundup all over the grounds. There is no notification of when it is used, where it has been sprayed, or warnings to keep yourself, your children, or your pets off of the grounds. Not only did my dog becoming violently ill, other pet owners have mentioned their pets suffering the exact same poisoning symptoms - its well documented what effects Roundup has on pets and humans. My review is simply a warning that if you choose to sign a lease at this complex that promotes healthy living, you will have no other recourse other than to ask management to please help with a change in methods of killing weeds and hope they will. I have been trying but still have received no response...of course I will continue to try to get through to someone who will actually respond. read more

I have had minor issues that needed to be fixed but maintenance has taken care of them quickly. I love the amenities here and it's always so quiet and the people in the office are very friendly. Lived there for over a year and it was one of the worst apartment complexes I've ever lived in. First off all the amenities that they offer, well their are closed almost every other month for "renovation" but nothing ever seems to be different once reopened. Have a noise complaint? They don't care..i emailed 3 times, went into the office and complained, called "24 hour" security..nope nothing, than had to get into contact with the property manger because nobody else seemed to care. She was appalled at how the business was being ran due to the amount of complaints that had been sitting in the employees emails and nobody did anything about it, which ended up in some of them being fired..for the better, they didn't know what they were doing in the first place. Need maintenance? Well you have to wait like a month for them to come and even look at it because they have a "waitlist" so they say. Packages stole outside your front door? They don't help with that nor will they even look at the security footage to help you. I highly recommend not living here, what you pay for this apartment is not worth it at all. It takes the leasing employees almost 3 months to process your paperwork to even move in or they forgot to file it...which is what they did in my case. Look elsewhere for apartments. Also they have a lot of scorpions, even on the third floor. read more

Very unhappy with pest control. When we first moved in we were assured everything was under control. Clearly not. First week we moved in, we found a scorpion in the living room. For 3 days now we are dealing with earwigs, dozens of them and we found another scorpion. We will not be renewing the lease here. read more

I am so disgusted with the fact that this apartment complex leisurely discloses personal resident information, to other residents. I find this incredibly unprofessional, and very unsettling. My leasing consultant is extremely untrustworthy, and should not have access to residents' personal information. Based on my experience, I will never lease at a Liv property again!!! read more

Outright terrible. Not only was office staff rude, but when I asked if the community was quiet, they said yes. I immediately heard people partying and screaming and loud music. I get that you want to appeal to everyone, but don't just outright lie. Apartments seem cramped, and everything's awkwardly placed. They'll try and sell you on the amenities, but they don't do anything for me. read more

I've only lived here for about 2 weeks and I have had nothing but positive experiences! The office staff have been kind and helpful ever since my first visit. There is always something to do and always some sort of community event going on. Just last weekend there was a pancake breakfast and this weekend is happy hour! Free coffee, 24 hour amenities that I actually want to use, and an onsite personal trainer... what more could you ask for? Not to mention the Liv Rewards program where you earn points to use towards shopping :) So awesome! To top it off, the apartment itself is gorgeous with top of the line appliances and I have a HUGE patio. I see myself living here for a long time. read more

Hoestly... It's just OK. The main reason is the floors. This property is very dog friendly. The sound of the dogs running around in the apartment is terrible. The floor in general is a faux wood floor. Recycled tile basically but it looks really nice. YOU CAN HEAR EVERYTHING! Trust me if you are a courteous neighbor you will feel bad if you ever drop anything, like the remote, or a shoe, anything! I can't complain, because I too have a dog so its kind of "even Steven" as I am on the 2nd floor. The footsteps... all I can say is you will feel like Fred Flinstone. Fred Flinstone is your neighbor too. Oh and tighten the rails too the stairs, they rattle against the building. The puppy park.... that is awesome but it needs more general attention. The complex like I said is very puppy friendly so it gets a ton of public use. They should of planned and built 2 of them to be honest. The smell can be a bit much too. I would recommend someone take the trash out of the puppy poo trash cans more frequently and perhaps some more frequent times to run the sprinklers. Next... the trash butler. Its nice to have the trash taken out to the dumpster for you, but lets just say its more than apparent some of the residents don't spend as much on quality trash bags that don't leak. So you have some residual trails in the hallways. These are all petty gripes in comparission to the many pro's this property has. However these are complaints that should not have to be voiced when you pay as much as you do for rent. read more

I definitely LOVE living at Liv. I moved into a one bedroom here in February 2015 and when I needed a bigger place I just upgraded into one of their two bedrooms. The amenities are beautiful ( 4 pools, spa, splash pad, multiple bbqs--both gas and charcoal, giant chess, ping pong, table soccer, misters and wifi throughout common areas, video games, corn hole, fire pits, outdoor tvs and sitting areas, sand volleyball, exercise mile, gym, pool tables, poker table, community garden, dog park, dog wash area, basketball court, movie style sitting with big screen, cabanas, shuffleboard, car wash area, and a playground) and open24 hours. I thought that there would be a problem with noise because of this but it is the quietest complex I have ever lived in. The grounds are kept immaculate and the office is incredibly helpful and friendly. Whenever I put in a service request they show up that same day or the next to complete it. I am trying to rack my brain on constructure criticism to give but can't think of a single thing. IPA management has done an AMAZING job at making it feel like a resort and not just your typical complex. They even have trash butlers 5 nights a week come and collect your trash. If you want your life to feel like one big vacation, (who doesn't?!?) this is the place for you!! read more

From the amenities - Pools, Fitness center, and Dog park (great for socializing a young pup!) to the friends we've made while living there it was all worth it.
