I hate writing reviews, especially bad ones. But this has been our experience that has went from great to a gradual consistent decline. It started with a 5 star back in 2013. But in the past few years it's has really gone downhill. We moved out in May of this year 2025 after over 12yrs for few reasons: dog waste!!! Smell of marijuana!!! And MAINLY The Uncontrolled ONGOING NOISE at the pool at 1-3 am of drunk parties that was not addressed by management FOR YEARS!!! When you have a unit that overlooks the pool side and some of the amenities you're paying a premium for " the view" but this view comes with pain, sleepless nights with headaches that is ignored and overlooked. When we moved out, the management double charged us for the amount that was already paid and then dragged it for a month and a half telling me that I owed them money after which I sent them screenshots of bank statements that my part has been paid. At the end we were told we were still owing them money for things that should have been covered under deposit that has been made back in 2013 but wait, they couldn't find the original contract because of management and system changes and they could only go back so many years (how convenient) kept calling me and when I tried to talk to the management and the Mark Taylor representatives and it's as if they don't know each other yet they represent one company. Each side, making excuses that they can't open my account and view my transactions. Instead of resolving, they sent me to collection. Never thought that a "luxury" community wouldn't represent itself in the same manner of higher standard when it comes to management and taking care of the people. I'm sorry, Mark Taylor - San Capella but you need a radical change! read more

San Capella has been the best apartment I have ever been in. To say luxury is an understatement. With the use of their Henry app, residents can be more connected than ever. I am apart of running groups and sand volleyball groups all because of the features Mark Taylor uses. You come for the beautiful features and amenities, you stay for the community. When you call San Capella or any Mark Taylor property the first thing you hear is how great their service is. Total bullshit! I have to call numerous times before i can get ahold of anyone! It takes them over a week to respond to maintenance requests, and when they do finally show up they make an even bigger mess than what was there before. We recently moved out and we were extremely upset to find that we were being charged for items that we had reported prior to move in. Be very cautions when you move in and make your security deposit. We lived here for 4 years and we are being asked to dig through emails 4 years old to find proof of something we reported because their employees failed to notate it. What a scam! Overall, extremely disappointed with the quality of service considering that is what they praised themselves for. read more

Don't rent here. It's that simple. You can do a lot better with your money. When we moved here, it was just as the pandemic began, so everyone was locked down and frightened. Okay. However, things have not improved since then. Things really started going downhill when they insisted that we make an appointment if we wanted to see anyone in the office. Well, okay. But since then, the staff has moved offsite. Seriously? No one is in the rental office during business hours? This from the staff that emailed residents to report anyone they saw exceeding the speed limit in the complex or not picking up dog waste? Evidently, they were so busy that they couldn't be their own informers or do a walkaround to see how things were around the property. "Service Team" (maintenance) members remain onsite. That would seem to be a plus, but maintenance is generally surly and/or inept, so no gain there. No more emails alerting you to problems with the pool, gym, etc., or when they will be repaired. However, they're really quick to threaten to evict you if your rent payment is late. Around this time, they disabled functions in their website/app that allowed residents to chat with staff or each other, as well as the "marketplace" section that allowed residents to buy/sell items. Gotta eliminate any chance to criticize the community, It states in the lease that the staff is supposed to accept packages for residents. They have not and do not (obviously, since no one is there). We must pay for trash pickup that we never use. (If it's not gift-wrapped, apparently they don't pick it up. So. Many. Rules.) We chose to pay a premium to live at a Mark-Taylor property because our previous experience at one was fabulous. Now? This is a property on autopilot. Is there a better way to say "we don't care about anything but getting your rent" than moving staff offsite? I can't think of one. Please, cross this one off your list if you're looking for a new place. It's just not worth it. read more

It's been 4 days since I posed my last review, we still have no AC , we've been staying in a hotel, which is super expensive right now, spending money on eating out, which is starting to make our stomachs upset. Spending money on gas, missing work days it's been awful.. I call and again "let me transfer you" "I'll call you back" at this point I need to call my lawyer, or 3 tv news or something this is absolutely ridiculous!!! read more

Don't waste your time or.money on this place. As many people have already mentioned, cars get broken into here, including mine. The management doesn't enforce any restrictions on dogs (even though their lease outlines restrictions), they also don't enforce people picking up after their pets and there's dog waste EVERYWHERE. This not only disgusting, but can spread diseases to you and your pet. When walking my dog I was chased 5 separate times by off leash/out of control dogs. I still have panic and anxiety when I take my dog for a walk. My downstairs neighbor was attacked by a dog that jumped through the window screen while he was walking his dogs. I thought many times, why am I paying over $2,000 a month to live in fear and surrounded by literally dog waste. I made the mistake of putting down the full refundable deposit which they took almost every dollar of. They charged me to replace the carpet --that had no visible damage or stains-- because they said their were stains on that "underside of the carpet." Not only that, they charged me to re-carpet both rooms "so they wear evenly" and for the remaining life of the carpet which they claim is 60 months. I've seen several apartments get re-carpeted upon move out so I'm assuming they pull that stunt with everyone. In the 16 years I've been renting apartments, NEVER in my life have I even heard of an apartment complex 1) recarpet for "stains on the back side" and 2) charge for "the lifetime" of a carpet. Absolute insanity. Apartment complexes go up on every corner in Arizona, trust me when I say, you can find as nice of an apartment (for possibly cheaper) and with more to offer and avoid this catastrophe. read more

Well, at first I was incredibly impressed with this complex. It's beautiful, well maintained, and the staff are responsive to requests. However, this all changed last night. On 9/17/2020, my boyfriend's truck was broken into and well over $1000 worth of belongings were stolen. I emailed the complex and tried to post to the MyHenri concierge app and was abruptly shut down and told that it is not the complex's responsibility to let its community members know that someone, who has access to the complex, is breaking into cars. This is totally unacceptable as I would want to know if this was happening in my neighborhood. read more

On Thursday 08/03 they sent me a text message that it was the last day to pay rent, without late fees. I got paid on Friday 08/04 and went to pay rent online, but I was locked out of making online payments. They said that it's Mark Taylor policy to not allow online payments after the 3rd of the month. I was out-of-state at the time and they were aware of this, based on our text conversations. On the 4th, they left a notice on my door, threatening to file an eviction action against me if rent was not paid by the 9th. They didn't notify me by text or email about this notice, even though they knew I was out-of-state and I would not see the notice. I understand that by law they delivered the notice the way they were required to. But given that they knew I was out-of-state and I was not able to pay online, the least they could have done is inform me that they served the notice, so I could arrange for another person to deliver a money order. They said it's their practice to serve a 5 day eviction notice on the 4th of the month, to any resident who does not have rent paid. Also it's Mark Taylor policy to lock residents out of making online payments on the 4th. So if you're out-of-state, you're screwed, because you can't pay online and you won't have knowledge that they served you a 5 day notice for eviction. This is not the kind of resident experience I expect when I'm paying almost $2000 for a one-bedroom. When they send you a reminder message on the 3rd, they do not inform you that they will be taking legal action on the 4th. They only say that there will be late fees. Additionally, they will not notify you that they served a 5 day eviction notice to your door, even when they know you are out-of-state and do not have the ability to pay online. read more

I was impressed originally however that quickly changed: -charged tax on rent, water, sewer, and garbage (must be an Arizona thing) however I was not told there was tax on all charges when I asked about monthly charges. -the only internet service I can get is cox. Apparently all the other companies are at capacity in the area so cox is your only option. Monopoly? Basic cable and internet is $133 monthly. -they essentially charge you for the entire property water bill. Your "usage" is based on your meter however the formula they use charges you as much as $8 per 1000 gallons. (Compare that to $1+ for residential and $2+ for commercial if you paid the city directly). -utility smart charges you a $4.95 "admin fee" monthly not to mention a fee you are charged to set up your utility smart account which is a third party they use to asses your water sewer and garbage. -the barbecues use gas and we all split the cost whether you use them or not. -oh and the $9.95 "building and facilities" monthly charge was also not clearly spelled out. Can't my monthly rent cover that? Hmmmmm -the $35 valet waste is a joke. You don't have the option to pay. They rarely pick my garbage up and I've called to complain. It's ridiculous and not necessary. Example: February has 20 pick up days (sun-thurs minus holidays) = $1.75 per pick up. Again. Not optional. -the staff minus one person is condescending and rude. I think the managers job is to reply to the community Henri app and that's all she does. Bottom line is you will pay way too much for this property. read more

I recently renewed my 4th lease with San Capella. This is a great community to live. The staff has always been very approachable, thorough in their communications, and receptive to feedback. The maintenance/housekeeping team has always been very prompt to respond to requests, professional and proactive. I am a formal home owner and this is my first time in over 25 years that I have lived in a rental community so I was skeptical; however, San Capella has truly done their part to make me feel safe and provide a community that I am proud to call home. Very nice, well maintained apartment complex. I had pleasant time living here for 1.5 years. Pros: 1.Maintenance: the maintenance guy is doing an exceptional job(quick, responsive, professional). 2.Transparency: No hidden fees on lease. I got my cleaning fee waived through the ePremium insurance they requested to purchase. 3.Residential environment: the complex is very clean. The buildings are newly built. 4.Office crews: Their office staffs are professional, responsive, respectful. Best in Tempe. 5.Location: Best area in Tempe. Surrounded by Walmart, Costco, and lots of restaurants. 6.Convenience: Everything online/on mobile app: Rent payment, service request, etc. Cons: 1.Parking: their parking spots are very small. Some people get their car dented. I ended up being fine because of nice neighbors who park next to me. They periodically blow dust, I got my car fully covered by dust several times after fresh car wash. If you are driving an expensive car, make sure to rent a garage. 2.Fee: Lease breaking fee is very high(I paid $1500+ while my monthly rent is only $1100+), so plan ahead. 3.Noise: The complex is generally very quiet. There are bedrooms of different units that are adjacent to each other. So, you can hear things that you can imagine. What's more, I was living on the east side of the complex and I often hear machine/truck noise from another side of the wall. Other than that, it's wooden floor, so walking noise is very noticeable from upper stairs. read more

Last few weeks, until today some problems showed up in our unit. Freezer can't be closed tight, water boiler not hot, dishwasher can not drain well and lucky me their change to the brand new one. After living here for almost 2 years, I'll surely miss many great things about this community. The layout and interior of the apartments are wonderful. Guests always especially complimented the large kitchen. The grounds are clean, with a beautiful resort style pool and awesome gym onsite - both sometimes busy, but never too packed. Convenient location close enough to the I-10, but also quiet and safe with the ability to call security if anything seemed off. And a bonus: great neighbors. My boyfriend and I have lived at San Capella for about 13 months now. I am always reading YELP reviews to help me make choices about businesses and wanted to write a review that I hope will help others when looking at San Capella. We have thoroughly enjoyed our living experience at San Capella and are only moving this spring due to job location. Here are the Pros and Cons Pros: The Grounds are Resort style and always well maintained. The pool is very large and beautiful. They have a playground, large pet area, VB Court, a nice gym, fireplace outdoors, several grills, hot tub, and the pool is heated so even swimming in the winter months is enjoyable! The apartments are large with plenty of storage and priced very reasonable and in-line with the area. Stainless steel appliances, granite counter tops, large closets, and laminate flooring. The staff is WONDERFUL!! Melissa, the manager, has always been so helpful in addressing any issues we have had in a very professional manner. Maintenance has always responded quickly and even gone out of their way to help with things in the apartment. The other office staff - Amber, Lauren, Stella, all of the them are always friendly and very helpful. The apartment complex itself is very quiet - even walking around the complex in the evening, it is very quiet and peaceful Cons: Location - San Capella is a great complex, but the location for us is not that desirable. You can't really walk to many restaurants, bars, or other businesses except Walmart or the gas station. Residents need to SLOW DOWN!! Residents tend to drive a little fast through the parking lot and don't always pay attention. Management is wonderful about sending reminders and addressing residents when it is brought up however. Overall, San Capella and Melissa and her team are wonderful and definitely a 5-star operation. We will be sad to leave in March! I highly recommend San Capella for people looking for a new residence in this area!! read more

Visitors to our home feel like they are coming to a resort and that is how we feel coming home from work each night. The only thing convenient about this property is the built in alarm systems in the units. Other than that, pricing is extremely inflated; compared to surrounding properties. I had a mold issue (water heater leaking into my bedroom), was told this was not a issue and wasn't going to do anything until I threatened the safety of myself and the patients I work with if it was indeed black mold. Also; was on the third floor and CONSTANTLY had issues with COCKROACHES. I am very OCD and there was never a crumb leftover for dinner, dirty laundry lingering in my bedroom/bathroom, but for whatever reason I would wake up to roaches either a. In my bed or around it and b. In my bathroom. Doesn't make any sense and the office staff doesn't do anything other than suggest the "pest control". My $8 roach motel from Walmart worked better than the person that comes to spray(which by the way is included in your rent). read more

I'm living here for almost 10 months now. I must say it is one of the best communities in Tempe and Chandler area. I'm impressed with apartment layout and large kitchen with a big island. All the maintenance requests were completed in a day or two without having any follow up. Office staff is friendly and helpful for any issues we've had. They also pickup packages for us. I just recently moved into San Capella in October. since the first day I came in to look at the place, I knew I would be happy here. the entire staff have been wonderful, answering all my emails and concerns in a timely manner. This so you will know what you are getting your self into. Almost everything looked great at first, but later beginning of summer 2022 when I started living there everything changed to literally the worst time of my life. Loud NOISE can be your worst nightmare. First I thought that was only me, the longer I live here, the more I find out that so many tenants complaining regard the same thing and management is aware of the issue, but they DON'T tell you that when you first sign up. Even though You didn't do anything wrong, you either have to live with it or pay lease break penalty. I was clear on what I'm looking for, normal not so loud spot, very simple right?! had they been HONEST with me since beginning and telling me the truth, I would haven't rented there and wouldn't be stuck living somewhere where I can't get any Rest. Its the worse place I have ever lived in. Please ask all questions and make sure you can survive there before signing the lease. Almost every week something is broke, super loud noise coming from everywhere, no consideration what so ever. And whats up with charging for trash Valet service? charging regardless whether you want to use the service or not, its mandatory and you have no choice..really ?! I've really enjoyed my time here. The places are very contemporary. The pool is really clean and the staff is very helpful. (I had some neighbor issues and they were really attentive.) I love the email notifications for packages and the online site/app. Nothing but good experiences here. I absolutely loved living here! My boyfriend and I enjoyed a luxury styled apartment with beautiful grounds, a luxurious pool, hot tub, fitness center, club room, swings, grills, and and open grassy field for our pup. I wish they had one of these complexes in Nashville, TN. I would move in, in a heart beat ....but we would probably get a townhome if the price was right. The only complaint I have is the people they started to let in and actual quiet hours. We were on the second floor and we could always hear the people above us, it sounded like a herd running throughout the night. Then again, it is an apartment complex, it's always a give and take here or there. Overall I enjoyed our time at San Capella and I wouldn't mind living in another Mark Taylor property if the management watched who they let in. read more

I have lived in this complex for almost 2 years now. It's kept clean, the staff are always very professional and polite, and the management company actually knows what they're doing. Everything is automated and futuristic which makes it easy. The pool is amazing and always kept nice. They are great towards my Great Dane and all of my neighbors have been great. read more

I had the opportunity to visit San Capella yesterday while in town for the weekend. I was extremely impressed, not only with the property and wonderful amenities, but with Amber in the leasing office. She is outstanding! I had communicated with Amber earlier this year, but unfortunately had to change my plans to relocate at that time. I set up an appointment with her and she spent a couple of hours with me. She is very detailed and has an awesome personality! She told me she has worked with several potential residents who were relocating to the Tempe area. While in town for a job interview I stopped to look at these apartments. First of all, they are on the pricey side but I think they're worth it. They look like miniature homes with beautiful new appliances and heavy-duty (not cheap) granite countertops. The kitchen in both 1 and 2 beds is huge with a very nice island. All the amenities are gorgeous, and they even have valet trash! Amber in the leasing office went above and beyond while taking me on a tour. She notated every cost/fee and explained what they were, even showed me a water bill to help me get an idea of an average monthly budget. She spent so much time with me, really selling the property well without being pushy or overbearing, just very informative. This community might be a touch out of my budget but it's still in the running all thanks to Amber and her amazing customer service skills. Just A+++ service all around, very impressed with the community and it's property managers so far. If you got the dough, go for it! read more

Mark Taylor's San Capella in Tempe AZ is beautiful. The grounds are lush and immaculate. All of the amenities are exceptional from the business center with computers, printer and fax machine, to the Pool, Cabana with TV and Volleyball Court to the Fitness Center which is very well done. It's resort style living. The staff are welcoming, thoughtful and attentive. I can't say enough for the team that works at San Capella. It's located on Elliot between Kyrene and Priest which is next to restaurants and shopping ( Costco / Walmart, etc ), close to the I-10 Freeway and Airport which makes the location ideal. I lived here for approximately 15 months and have nothing but great comments especially the Management team which makes the difference. read more

We were impressed by San Capella in the beginning. Little did we know the longer we stayed, the worse it would be. We were residents from the very beginning. (We were in one of the first few apartments that were leased.) That didn't change from the leases increasing each renewal and also losing the insurance that you pay for on your first lease. Not only did we have mixed up mail almost daily, but we also had lost mail - not completely San Capella's fault, but it still sucked. The pool rules were hardly ever implemented. Residents and/or guests were constantly out in the pool late being loud, leaving beer cans, trash and cigarettes everywhere. Some residents and friends even decided to play some music with extremely fowl language. Drunk people walking around the apartments often during the night time. People not cleaning up after their own dogs and apparently no one else can clean it up, so there were constantly piles of poop on the sidewalks and in the grass. And to top it off, you should probably park your car elsewhere. The car break-ins were handled extremely POORLY by some of their staff. We pay extra for security, that they change and then don't notify you of, only to have at least 8 car break-ins. Oh and don't forget the exit process. Apparently if you have any stains or spills on your "custom" (subpar quality) carpet, good luck! I read another review where they ranted about $300. We've got a $700 bill. read more

I have been living here for 8 months! It is a nice complex and has a great pool, however the place is way over priced! The front gate has been broken for over a month and they make it difficult to get into my own home! The cabinets in the kitchen are always falling apart. The staff is also rude and it takes forever to get someone to come help you when you walk into the main office! Will definitely think twice about living here or referring anyone to mark Taylor homes again! read more
