The last 6 months have been tough for highland Park with a primary maintenance man out for major surgery and taking a major direct storm hit this winter that destroyed several apartments. But the staff is almost like a family and has now returned to what it should be. Worst apartment complex ever. The amenities suck moved in with a broken heater during winter took a month to fix. The washer broke then it took them 2 months to come fix then when they did fix it they made it worse after when i used it the pipe came out and flooded my apartment not only did the have broken stuff but when it came to fixing it they made it worse. Now here's the worst part. My apartment gets destroyed during a micro burst and the try to send me to a Red Cross bc they have no openings. So i get another place and it has now been over a month since I should've gotten my security deposit back but all they say is wait longer. I had a very disappointing experience. I stopped by as a walk-in, eager to learn more about these apartments because they seemed so cute. When I walked in, I was quickly asked, "Can I help you?" and immediately told that the agent was the only one in the office and needed to do a tour with other guests. I understand she needed to lock up, so I was told I couldn't stay inside, which made sense. However, when I was told to sit in the cute orange chair outside, it was done in a rushed and not-so-polite manner. It would have been much better if she had offered to schedule a tour for me quickly and with a more considerate attitude. To top it off, as soon as I walked in, the agent immediately stopped her conversation with the other guests to ask what I needed -- I guess I don't look like the typical prospective tenant. You don't want to live here. It is impossible to get maintenance to come out and when you try to ask the office they make you feel like an inconvenience. We did not have power in half of our apartment for the first month we lived here. Our ac unit was leaking for 2 days before someone could be bothered to show up. My first day was infested with roaches over 27 in one day. The next day there was 13 the next day there was 7, it was never ending. The office called me a liar, There was mold in the apartment and the office made me pay for someone to test if there was mold. It took them three months to send me my security deposit back after I threaten them with lawyers . I called corporate over 25 times and they never answered or returned my calls . I got a new apartment and they sent rental verification, but Highland Park never responded to it which affected my new application. This property will ignore your emails when something is in need of being taken care of . Lazy careless Maintence. Look how disgusting this apartment is the first day that I move in . If you want to pay $1600 (plus all of their fees and taxes) for a trap come on down! I won't start with the roaches but I will start with their "trash valet". They implemented a service to get trash picked up at your door. They charge you TWENTY FIVE dollars a month and you can't opt out! The even BIGGER problem with this service is that the trash will not get picked up every evening. You are also supposed to leave the trash in the bin you have to RENT. Right now our neighbors trash has been sitting out FOR THREE DAYS! Imagine coming home every time and trash has just been cooking in 100+ heat. Not for one day, not for two days, BUT THREE DAYS. IT SMELLS DISGUSTING! FOR $1,600 a month we shouldn't have to smell hot garbage! Now lets move on to the dog park. They were supposed to give this thing an overhaul. What they never fixed is the holes in the ground. So you have literal swamp holes WITH MOSS GROWING. No wonder dogs are getting sick around here! Also these are great for breeding mosquitos that we are having a problem with. Come get your west West Nile virus! Right now for the past TWO WEEKS the dog waste container is OVER FLOWING WITH DOG POOP. FOR TWO WEEKS! The office people are to high up in their ivory towers to come down and clean up this disgusting mess. How about the AC/Heating? These units are more than 30 years old. Full of dust. Ours needed to be serviced four times in a year. You're paying sixteen hundred a month for that1? I hope you are smarter. Also, if you look at the vents they just painted over them without cleaning them. So you will see what looks like black mold. It's disgusting. Lastly we will end with the re-pavement fiasco we had. Management sent out a printed piece of paper with the buildings and color coded areas. You were assigned a color and were to make sure your vehicle was moved. No problem right? Well for the second phase they sent out a new printout and changed all the colors around confusing people on what day they needed to move their car. For the final phase they sent out a notice that it would be delayed and to wait for further notice. Well about six days later they sent out a notice that cars had to be moved within 24 hours or they would get towed. They sent this letter out in the evening. Well the problem was this was A HOLIDAY WEEKEND! PEOPLE WERE OUT OF TOWN! About a half dozen cars got towed at the owners expense! RIDICULOUS! PS: Highland Park Apartments is owned by a multi-billion dollar GLOBAL company called Greystar. They have snatched up a lot of apartments here and jacked up the rates. Positives: Sierra (Leasing) and Javier and Jose (Maintenance) are great! We loved working with them. Our unit's interior was clean and ready for us on move-in. Neighbors are nice, we haven't had any issues. Amazon locker is nice to have. Gym is newly remodeled, not a lot of machines but what they do have works well. Office staff are very helpful and quick to pick up the phone and help with any issues. Negatives: Pictures speak louder than words, please see attached photos. In brief, we broke our lease here after only 5 months due to the amenities that we were paying a high rent for but did not get to use. The pools are closed more often than open because they are green and filled with algae. When a pool is open, the water is still filthy and filled with hair and floaters (I don't want to think about what it actually is...). I have personally seen food, diapers, food wrappers, and miscellaneous skin/hair/bodily scraps floating (both pools). Blinds were broken and patio covered in pigeon poo on move-in. Laundry machines ruined about $200 worth of clothes because of built up grease and oil. Pictures online need to be updated, there is no bocce court. The lease has a sneaky little catch in it too - utilities are all gathered on one meter, then split amongst residents based on how many people are on the lease, so if your neighbor is having lots of friends over or is too generous with their usage, you will pay for it. Our utility bill (previous was an apartment with the exact same layout just a few miles down the road) went from $50/month to $150/month just for WSG. Multiple sprinklers are broken and have been for weeks, so you pay for that too! Management sends out very passive aggressive emails regularly about things in windows, on patios, picking up after dogs, local laws, etc. Those really should be addressed with the person responsible - the entire community does not need a chewing out. During the record-breaking heat in July 2023, we were sent a warning letter for putting an extra screen in our bedroom window to try to block some heat. My dog got an infection from the dog park - the water there is stagnant and filled with green and brown algae. It pools in multiple locations. When I brought this up to management, they said they were "studying" the issue and would resolve it soon. That was 4 months ago. The valet trash that you pay $25/month for (cannot opt out) often does not actually pick up the trash. Pests everywhere - cockroaches, ants, rats, etc. Everywhere. Roof tiles randomly fall off, so watch your head! People leave trash in walkways, on grills, next to grills, next to the dumpsters, under the stairs, in the yards, and generally anywhere that is not a dumpster. There are bees living in building 11's walls. I am severely allergic to bees and requested that they be rehomed, and still nothing has been done. That was also 4 or 5 months ago. I have seen several homeless people sleeping on the couches that people leave next to the dumpsters. High crime location, I have personally seen 2 arrests and one high-speed chase that ended with an arrest (with a helicopter too!). My neighbor shot himself a few months ago. Overflowing dumpsters and doggy doo stations. Imagine that smell on a 100+ day. read more

Do not move to Highland Park Apartments. If you choose to, Goodluck! There is nothing luxury about it. Although the location is nice, it's close to schools, shopping and has easy access to the US 60 and I10. Management is poor, they will blame their mistakes on the computer systems and some cases the residence. They are quick to overcharge and extremely slow to make corrections and submit refunds. Communication is also difficult, whether it be in person, writing, or email. Speaking to other tenants will confirm this. Rent at your own risk. read more

Recently toured here with my sister and we loved community. After reading the previous reviews I was looking for all the negitives and found none. The pool was crystal clear and grounds looks clean. Looks like new grass is being added so that was nice to see. Sierra was great and told us all about the area and shopping. Also wanted to mention they are apart of an Urban Bee Project which is so unique and awesome. Sierra showed us the jars of honey thier bees made this year. Maintenance has no idea what they are doing. To be honest, they make matters worst. They have clear plumbing issues and all maintenance knows how to do is attempt to plunge a toilet. When actual plumbers have came I have heard them tell the maintenance supervisor there are clearly multiple issues but they continue to put band-aids on the issues. Do not waste your money with this complex. The only helpful person is Veronica in front office. The previous manager was terrible and had left about 2 months ago. My 1 bed room/1bath has flooded, had septic issues, and been inhabitable more than once (Feb. 2021 & just today, June 29th, 2021). I'm not surprised this issue arose again just within days of moving out. Plumber did say it will continue to happen until they fix the root of the issue, which is dig up and clear sewage line. I honestly don't think the complex will do this. Crazy thing is, the complex has someone moving into this exact apartment July 31st. I don't know how and why they feel it is safe for someone to move in. Please learn from my experience and do not live here. read more

Veronica is the sweetest and was such a huge help. She made the leasing process easy breezy. We love living here. The apartments are affordable for being newly renovated. I was a little concerned about the parking situation considering we only we 1 assigned space but finding additional parking hasn't been an issue no matter the time of day. The back of the apartment complex is FILTHY and dark! The landscapers go to the front every week to make the complex look. I've by the leasing office, but the back is NEVER attended to. The dog waste containers are overflowing, garbage and animal waste everywhere, smells awful and UNSAFE to walk your pet at night! DO NOT rent here! Embarrassed to have company visit it is so nasty! Absolute worst choice of apartments, I regret the money I ever spent. They have a gate system that rarely ever closes at night for safety like it's supposed to, maintenance never does their jobs, the office acts oblivious to maintenance requests, and the price of a 1 bedroom 1 bath is about $1000 which is absolutely ridiculous. Not to mentioned that they patch the apartment up before you move in but once you're in the place begins falling apart! Had maintenance come out multiple times to fix the kitchen sink and would say "we just fixed this with the last tenant before you, it's fine" and the problem never went away, the bathroom tub patched up before move in but shortly after the walls peeled from whatever poor patch job was done. Walls are so thin you can hear the neighbor in the bathroom. The AC sucks, like cmon we live in AZ! I shouldn't have to use box fans to cool down a one bedroom apartment that I pay about $1K for. My carpet started coming up on the sides of the living room with nails sticking out. Had a maintenance emergency once and was told they'd be out and then never came when they said they would and the office was completely oblivious to it. I have lived here for 6 months now and I really like it. I've only had to contact the office on a couple of occasions for some A/C repairs. Maintenance came out within a couple of hours. I even had to call on a holiday, the 4th of July and they came out immediately and repaired my A/C. The people in the office have always been nice and polite whenever I've gone in. My building is quiet, great neighbors. And maintenance is very good. I would recommend living here. read more

If I could leave negative stars I would. This place is absolutely horrendous. The only people in this community that deserve any stars are the maintenance workers. The gym has broken equipment, parents let their kids go in there and tear the place up top to bottom and disturb anyone who is using the equipment properly(an amenity we pay to use).VERY FEW people clean up after their dogs inside and outside of the dog park.There have been people sleeping in the laundry rooms. The property manager is the WORST, UNPLEASANT, and UNPROFESSIONAL human being I've ever encountered working in a leasing office (you know you are supposed to care about your residents). Since moving here we have had the police outside of our building with the swat team twice for issues in the building across from ours.To top all of this off there is a unstable resident who has come at my family with a deadly weapon TWICE. And NOTHING has been done about it. The response is oh well you should've ran away and taken a recording or called the cops. When someone is lunging at you with a deadly weapon running away isn't always an option but defending yourself is and who has the time to get your phone out to record someone when your fearing for your life?
