Do not move here!!! Trust me, they will make your life hell. The office ladies are absolutely horrible, especially Myra, the assistant manager. My first day was infested with roaches over 27 in one day. The next day there was 13 the next day there was 7, it was never ending. The office called me a liar, There was mold in the apartment and the office made me pay for someone to test if there was mold. It took them three months to send me my security deposit back after I threaten them with lawyers . I called corporate over 25 times and they never answered or returned my calls . I got a new apartment and they sent rental verification, but Highland Park never responded to it which affected my new application. This property will ignore your emails when something is in need of being taken care of . Lazy careless Maintence. Look how disgusting this apartment is the first day that I move in . NEVER ONCE DID I GET AN APOLOGY FOR ANYTHING THEY HAVE put ME THRU.

Trash sitting out for 3 days in the breeze way!

If you want to pay $1600 (plus all of their fees and taxes) for a trap come on down! I won't start with the roaches but I will start with their "trash valet". They implemented a service to get trash picked up at your door. They charge you TWENTY FIVE dollars a month and you can't opt out! The even BIGGER problem with this service is that the trash will not get picked up every evening. You are also supposed to leave the trash in the bin you have to RENT. Right now our neighbors trash has been sitting out FOR THREE DAYS! Imagine coming home every time and trash has just been cooking in 100+ heat. Not for one day, not for two days, BUT THREE DAYS. IT SMELLS DISGUSTING! FOR $1,600 a month we shouldn't have to smell hot garbage! Now lets move on to the dog park. They were supposed to give this thing an overhaul. What they never fixed is the holes in the ground. So you have literal swamp holes WITH MOSS GROWING. No wonder dogs are getting sick around here! Also these are great for breeding mosquitos that we are having a problem with. Come get your west West Nile virus! Right now for the past TWO WEEKS the dog waste container is OVER FLOWING WITH DOG POOP. FOR TWO WEEKS! The office people are to high up in their ivory towers to come down and clean up this disgusting mess. How about the AC/Heating? These units are more than 30 years old. Full of dust. Ours needed to be serviced four times in a year. You're paying sixteen hundred a month for that1? I hope you are smarter. Also, if you look at the vents they just painted over them without cleaning them. So you will see what looks like black mold. It's disgusting. Lastly we will end with the re-pavement fiasco we had. Management sent out a printed piece of paper with the buildings and color coded areas. You were assigned a color and were to make sure your vehicle was moved. No problem right? Well for the second phase they sent out a new printout and changed all the colors around confusing people on what day they needed to move their car. For the final phase they sent out a notice that it would be delayed and to wait for further notice. Well about six days later they sent out a notice that cars had to be moved within 24 hours or they would get towed. They sent this letter out in the evening. Well the problem was this was A HOLIDAY WEEKEND! PEOPLE WERE OUT OF TOWN! About a half dozen cars got towed at the owners expense! RIDICULOUS! PS: Highland Park Apartments is owned by a multi-billion dollar GLOBAL company called Greystar. They have snatched up a lot of apartments here and jacked up the rates. These are the very people that are causing the housing crisis! Don't rent from them! You have been warned.

I currently reside here with that being said I am a first time apartment renter in may of 2022 we choose highland park as our first apartment i rented a 2 bed 2 bath and our first year here was amazing very little issues i loved the location of the apartment it was quiet. March 2023 we were looking for a upgrade meaning more space we wanted to stay with highland because it has been great so we transferred to a 3 bed 2 bath and let me say it has been a nightmare i truly think we got lucky with our last apartment because this one... READ THE NOTES and take a look at the pictures below. Yes it's now been almost 3 months and they have fixed almost everything but i think it wasn't fair to us to be moved in to apartment that was not ready.

We have lived here for a few years and love it. We have a big pool that is perfect for the summer days.. We have many restaurants and stores nearby and overall a decent area. Thankful for my home here at highland park.

    Roaches bugs

A friend almost rented here and signed the lease but had to get the deposit back because it was so bad ROACH INFESTED!! save yourself some money and time and do not rent here, they didn't even get a chance to move in without roaches crawling on them and there stuff not even 2 day of moving in. I don't know how they rent apartments with bugs all in it . Save yourself time and money and DO NOT RENT HERE!!! L

Positives: Sierra (Leasing) and Javier and Jose (Maintenance) are great! We loved working with them. Our unit's interior was clean and ready for us on move-in. Neighbors are nice, we haven't had any issues. Amazon locker is nice to have. Gym is newly remodeled, not a lot of machines but what they do have works well. Office staff are very helpful and quick to pick up the phone and help with any issues. Negatives: Pictures speak louder than words, please see attached photos. In brief, we broke our lease here after only 5 months due to the amenities that we were paying a high rent for but did not get to use. The pools are closed more often than open because they are green and filled with algae. When a pool is open, the water is still filthy and filled with hair and floaters (I don't want to think about what it actually is...). I have personally seen food, diapers, food wrappers, and miscellaneous skin/hair/bodily scraps floating (both pools). Blinds were broken and patio covered in pigeon poo on move-in. Laundry machines ruined about $200 worth of clothes because of built up grease and oil. Pictures online need to be updated, there is no bocce court. The lease has a sneaky little catch in it too - utilities are all gathered on one meter, then split amongst residents based on how many people are on the lease, so if your neighbor is having lots of friends over or is too generous with their usage, you will pay for it. Our utility bill (previous was an apartment with the exact same layout just a few miles down the road) went from $50/month to $150/month just for WSG. Multiple sprinklers are broken and have been for weeks, so you pay for that too! Management sends out very passive aggressive emails regularly about things in windows, on patios, picking up after dogs, local laws, etc. Those really should be addressed with the person responsible - the entire community does not need a chewing out. During the record-breaking heat in July 2023, we were sent a warning letter for putting an extra screen in our bedroom window to try to block some heat. My dog got an infection from the dog park - the water there is stagnant and filled with green and brown algae. It pools in multiple locations. When I brought this up to management, they said they were "studying" the issue and would resolve it soon. That was 4 months ago. The valet trash that you pay $25/month for (cannot opt out) often does not actually pick up the trash. Pests everywhere - cockroaches, ants, rats, etc. Everywhere. Roof tiles randomly fall off, so watch your head! People leave trash in walkways, on grills, next to grills, next to the dumpsters, under the stairs, in the yards, and generally anywhere that is not a dumpster. There are bees living in building 11's walls. I am severely allergic to bees and requested that they be rehomed, and still nothing has been done. That was also 4 or 5 months ago. I have seen several homeless people sleeping on the couches that people leave next to the dumpsters. High crime location, I have personally seen 2 arrests and one high-speed chase that ended with an arrest (with a helicopter too!). My neighbor shot himself a few months ago. Overflowing dumpsters and doggy doo stations. Imagine that smell on a 100+ day.

My email from two days after we moved in on July 22nd, 2020.

Highland Park claims to have gotten better during the year 2021, but there are still terrible reviews from not even six months ago. They say they are sympathizing with me, and deal with experiences such as my own, with speed and professionalism when nothing was ever fixed, and it looks as if the other recent reviews back up my statements. Telling me that other residents won't have to endure what I did, but the management team is doing nothing for me or what I went through, I don't believe the realism that this company is doing better. I am sorry to hear Veronica is still a part of their team, that was the worst customer service I've ever had. Whether you've grown or not, doesn't change the fact they broke many Tenant and Housing Laws.

Isn't this a lovely view to wake up to each morning while drinking your coffee. This is the patio.

Maintenance was extremely infrequent for me, but when I needed any, I received it same day and sometimes same hour. Maybe the best part of the standard is its location. One block from the start of old town Scottsdale makes it an easy walk to the many shops, art exhibits, and great food options. The apartment is in a great location and close to airport, shopping, movie theaters, restaurants and anything else you could imagine by stepping outside your front door. The apartment is well maintained and love the interior hallways and security access as well as the many amenities such as the pool, outdoor grills and fire pit area, gym, pool table, movie theater, conference room and so much more. This is by far one of the most well kept properties and very attentive to all of the tenants needs in a timely manner when a work order is placed. I give all the credit to the management team as they are by far one of the most friendliest and professional apartment staff I have dealt with and that goes for the manager Danielle all the way down to the cleaning crew, maintenance crew and the security staff who are always doing a great job of making the place a wonderful and safe place to live. The apartment layouts are spacious and well designed and wouldn't want to live anywhere else but Emerson as I haven't found anything that compares to what Emerson can provide and they have proven that over time. What makes this place so great besides the apartment being well kept, the great amenities, and not feeling like there are a bunch of crazy college kids running around everywhere is the personal relationships built with the management team. They truly care about the place and it's tenants and it shows! Five stars and highly recommend Emerson on Mill to those looking for a great place to live and to make some new friends as well. It wasn't at all what I expected. It was so much more. Paradise, if I may. The staff, top to bottom, have been extremely courteous, friendly, funny, helpful, giving and real. I have only encountered a cheerful and willing-to-help group here. To say they've truly made me feel at home and ease is an understatement. While I've only lived here a couple of days, my life has drastically improved. I love my apartment and my view of the mountains, Salt River and North Valley. It's truly breathtaking. VERY high ceilings with HUGE doors - so tall, this 6'1" dude can't reach the tops. It even came with speakers to Bluetooth my music to - which I didn't find out until I moved in. Special shout out to Shirae Pryor who originally gave me a tour and months later remembered me without having to reintroduce myself. She is extremely professional, helpful, goes out of her way, funny and put up with my enormous enthusiasm during my first few days of excitement to live here. The place is gorgeous, VERY well kept up, modern, with a lot of space/storage - like SOOO much storage space/cabinets/closets, even in my studio and the management team hosts parties, it seems like 2x a month free for residents that includes food, music and even alcoholic beverages, if you drink. Additionally, they gave me an extremely nice welcome package that included a cute little bottle of wine, two glasses and a bag of wonderful snacks. (Pictured.) Heck, even the lobby rivals many Las Vegas resorts I've stayed at. It's the definition of luxury. As you can tell, I cannot recommend this place enough. You're a 3-5 minutes' WALK to a ginormous outdoor mall including many bars, restaurants, entertainment, movies, Target, Ross, etc. Plus, a Sam's Club is coming very soon and just as close. Not to mention, you're a quick Lyft/Waymo ride to many, many more attractions, beach, restaurants and entertainment down/around Mill Ave. Even the Cubs Spring training games are an all-but a short walk. If you decide to make the right move and become a resident here, might I suggest three places you should try out: 1. Spinato's Pizzeria and Family Kitchens - about a 6-7-minute walk. Being obsessed with pizza since I was a kid, and while only eating here 3x now, I'm absolutely convinced it's in my top 5 favorite pizza joints of all-time. 2. RoadHouse Cinemas. I'm also a movie-lover and this is, BY FAR, my favorite cinema. It's just a quick drive up Loop 101. Make sure you try out their Screening Rooms theatres. They make the experience the best you can have. 3. The Arena Poker Room at Talking Stick Casino, which, coincidentally, is less than a mile from RoadHouse. It also rivals any/all Las Vegas poker rooms. Great games there. So, what are you waiting for? Move here as soon as you can.

Since the new management took over, this place has gone downhill fast. They increased amenities and trash fees while amenities were closed and trash pickup was inconsistent. They also misrepresented our lease terms and told us a deposit premium would drop off after we renewed our lease. Later they said we would be paying it indefinitely. On top of that, they started charging me $20 a month for renters insurance even though I already had coverage, with no communication about needing to resend documentation. Utility charges for shared amenities have also somehow doubled since new management took over. Parking is poorly managed, gates constantly malfunction, and residents have even been towed from spots they pay for monthly with no accountability. The maintenance team is great, but the front office staff is disorganized and rarely resolves problems. The most concerning issue happened when my husband broke his foot in March of 2025. The elevator in Building B repeatedly broke, forcing him to use crutches down three flights of stairs to get to doctor appointments. For a luxury apartment charging over $2,000 a month, having a working elevator should not be optional. Management also made excuses for themselves and were told they were only then made aware that elevators need routine maintenance and not just maintenance when it broke. We were also displaced for over a week after an upstairs neighbor flooded their apartment and had to fight management just to be reimbursed for the hotel. When we returned, our unit was dirty and damaged, even though we left it spotless. (pictures included) Between the constant fees, poor communication, cleanliness issues, and declining management, this place is not the luxury community it advertises itself to be. It feels more like a money grab. Don't just take my word for it. Look at the reviews from the last few years and you will see the same pattern. I hope management actually addresses these issues instead of continuing to ignore residents' concerns
