They always pretend to show concern and tell us to reach out to the office, but they never do anything. Don't fall for their fake concerns

DO NOT RENT HERE. Exploitative, Dishonest, and Unethical Business Practices I lived in this apartment complex and experienced firsthand how predatory and dishonest their business practices are, especially when it comes to the return of security deposits. Upon move-out, I was initially charged my entire $900 deposit plus an additional $466 for a full carpet replacement. These charges were completely baseless and seemed to be part of an intentional effort to push renovation costs onto tenants. It wasn't until I began recording calls, compiling video and photo evidence, and asserting my legal rights that they conveniently "reconsidered" and removed the carpet charge, which should never have been there in the first place. Even then, they still kept half my deposit, allegedly for "paint," which I strongly suspect was just another way to squeeze money out of tenants. The apartment was given to me in a disgusting and unacceptable condition at move-in: * Hair in the freezer * Rusted dishwasher * Molded washing machine * Urine stains on the toilet * Bugs in the light fixtures and sink I have video documentation of all of this. There were ongoing maintenance issues throughout my lease. My A/C leaked for a full week before being fixed. The security gate was broken for over 75 percent of my stay with no compensation offered. The leasing office also underwent loud renovations despite being told there were "no plans for renovation" at lease signing, which I also have on video. When I attempted to dispute the false charges, the leasing office gave me the runaround. They referred me to property management numbers that went straight to voicemail, refused to provide anything in writing, and ignored every voicemail I left with no follow-up. Even their so-called "evidence" of the damage, which I requested, was low-quality, blurry, and clearly unreliable. This was a textbook case of malicious compliance. Once I made it clear that I had audio and video recordings of every interaction, including the condition of the unit before and after move-in and move-out, only then did they begin to backpedal. They did not do this out of fairness. They did it because they knew I had the evidence to win in court. They'll likely respond to this review with a PR-friendly line like, "We tried to resolve the issue and reached out to the tenant." This is a lie. I reached out multiple times, left voicemails, and was completely ignored. Now that I've received the partial deposit in the mail, I'm free to share my experience publicly without fear of retaliation. I strongly urge anyone considering moving in here to document everything and prepare to fight for your rights. Or better yet, don't sign here at all. This company preys on people who don't know tenant law and makes the deposit return process a nightmare. I stayed at San Palacio for a year and took great care of the unit. We maintained the carpet and walls well, cleaned everything before leaving, and left the apartment in excellent condition. Despite this, they charged us $900 for carpet replacement and $300 for painting, even though there was no damage beyond normal wear and tear. This is nothing but a scam to cheat tenants out of their security deposits. They find ways to charge excessive fees once you move out, even if you leave the place spotless. If you're considering living here, beware of their dishonest move-out practices! I highly DO NOT recommend this place unless you want to be overcharged for things that are the landlord's responsibility. What a place! It's like living on vacation. We've been here a year now and I have not had any complaints or issues with anything. Everything is kept so well maintained and clean, the staff are friendly and very responsive! The pool is a large heated resort style with 2 hot tubs at either end. There is a modern fitness center and 2 vollyball courts, ping pong table and large outdoor TV's for residents use. We have kids and they love playing in the park and children's slides and swings. Lots of parking, storage units on site if you need them. We love living here so far and would highly recommend! read more

Don't let mark Taylor fool you. I signed a lease for apartment 1136. Quality was no where near the model. Bathroom counter tops have fisheyes and pinholes from resurfacing along with strong chemical odor. Bathtub was just as bad, chunks of dirt and peeling. When I went to get more pictures I found maintenance spray painting the medicine cabinet and right over the dirt. There was runs in the paint since they were trying to cover so much dirt. Can't get ahold of corporate for 100% refund. Mark Taylor is a thief, promising you luxury above and beyond other luxury apartments and not delivering with no refunds. read more

These are definitely not luxury apartments. I'm sick here for now because moving is just not in the cards, but I've had my carpet replaced and they actually put down two different carpets in the bedroom. The bath tubs were both refinished just after we moved in and they're both peeling again and I'm order to get it fixed, we have to leave for 3 days. So we just put up with it. On Sundays, when the gates aren't locked, nobody is in the office, and security doesn't come to make sure is residents only, everybody in Chandler comes to party at the pool and let their kids climb on the waterfall. Not that sunday's are the only day that the office staff has no idea who's in the amenities since you never see them anyways, not even on the days they are in the office, because they don't ever leave the office. I do not even know who works here anymore. Last week I was checking my mail and two SUVs parked in front of the office and unloaded coolers, towels, food and went and stood at the gate until someone was leaving then went inside. read more

My boyfriend and I have lived here for a few weeks now and we absolutely love it. Before moving, we did quite a search for apartments and narrowed it down to San Palacio and a few others. But overall, San Palacio won. The grounds are always clean, the pool is huge and extremely nice, they have a nice gym and the maintenance people are always extremely responsive and quick. We had a few issues moving in with little things like the lights and water (which happens with any apartment) and the office workers + maintenance were right on top of it to get it fixed the same day. We are extremely glad we chose San Palacio and feel extremely safe here as well. Also, it's in a great part of Chandler and close to the 101. I highly recommend this complex. read more

Our BBQ grill is spotless and she maintains the front island so it is always pleasing to see when you come home. If you are looking for a 3 BR apartment looking over the pool, mine will be available on August 18th for $2300. For me and my family this place is "No Place like Home". What a joke how this place is Managed. They charged me $500 to move to that Unit after I was here 3 months from a different Unit that was on the Perimeter of the property. The Unit then had multiple problems that didn't get resolved for a couple of months. The wood floor that was put in looked as though first time carpenters got their hands on it. Bad water heater, loud dishwasher, freezer didn't work right...Took weeks to get things in order yet Corporate seemed to think it was done in a timely manner. There Marketing Piece says they take Pride in having the apartment "move in ready" Then when my year lease was up I got noticed they were raising my rent $200 a month. ($2400 a year) That is after they turned the pool heater off in April to save money. It cooled off so fast that after I called them out on it ( they made it seem like I was the ONLY one that had a problem with it, night temps were still in the 50's ) I was told by the Big Corporate Office that it would cost $1200 to turn it back on and the woman over seeing the property told me "too bad" it is Not getting turned back on. Well weeks later when the pool was 70 degrees it was turned back on. That's when the $2400 increase to my rent came along. I also missed a month of using the pool during the amazing time of year here...remember when I said they also charged me $500 to move closer to the pool as I like using pools? Yes $2400 for one year! They justified it in the Beautiful Ways Corporations do as it is All about the Money. Btw, their annual Revenue is $438 Million Dollars. If that doesn't stink of Corporate bully ness, I don't know what does. The Place is Beautiful on the Outside yet the guts of this property are rotting fast. ( With the exception of their 2 stand out employees who are in the office, Jami and Angel, no they are not the property Manager) I was told to use the Jacuzzi when the water got too cold in the pool by the Property Manager. Their policies also help create a sterile environment as 95% of the Balconies don't even look lived in and when you add a little color with some plants, out come The Corporate Zombies. They did make a "slight" concession, nice effort at the time yet far short of "home" I had a completely different perception of Mark-Taylor prior to this experience because of their Charming Facade and having worked in the Industry at a different level. Once again "Don't judge a book by its cover" the inside usually doesn't match up. I would "steer" clear of Mark-Taylor and their Bully Corporate Mentality. This world is full of greed and their excuse is, "it's Business." Well there are "Business Practices" and IMHO, Mark-Taylor does not care about making you feel at Home as their Marketing indicates and are good at "Poor Business Practices" Home it is not! I also had to call the Police on my lower neighbor because he Frightened the Hell out of my kids pounding on our door and ringing the bell at 9:00 at night. Disorderly conduct charges were filed against the neighbor by the Officers. The "Big C" made No Effort to follow up with the situation at All and I did Not hear from the on site management office either. Does that sound like they care about You or Money? I think I Have said enough to give you a clearer picture to what Mark-Taylor is All about. What is Super Entertaining to me is The VP of the Company didn't even make an effort to follow up after he was copied on All the Shenanigans. As they say, things rot from the Head Down, so cut off the Head! Beware! Mark-Taylor does Not Care about you Personally, it is All Business to them and like Most Corporations, the "Bottom Line" for the Investors and owners. Great example of "The Corporate America" we live in today. World Pandemic, let's Raise rents quickly to make up for lost time and for the Screw Ups they make on a Management Level. I have officially been living here for a year and renewed my lease for another :) I love it here! I moved here from Illinois by only trusting a virtual tour and Angel from the office - best decision I've made on housing! I'm not a huge apartment fan, but that's what was affordable to me right now, and it's safe to say I love it. I feel like I live in a resort. Maintenance always has everything looking beautiful, the staff is always helpful and very friendly, and it's a very quiet and safe community to be apart of. I've only been at San Palacio for a few months but I LOVE IT!! First of all, the staff is fantastic. Peggy and her team are responsive and helpful for anything the residents need. I love that they have weekly food trucks out too! They use an online portal that basically does everything - you can pay rent, check announcements, post things in the marketplace, setup pet play dates, etc. The floorplans are super spacious and in fantastic condition. The grounds always look great too. Now that the amenities are back open I've been able to take full advantage of them! You won't find a better pool in any apartment community. I do not recommend this termite infested not so luxury apartments. Beware of their fees even moving out they'll charge unexplainable fees. Worse customer service!! Has been the worse experience since day one. Moved in with an apartment not cleaned, termites all over the pantry and kitchen drawers. Garage as well was not cleaned covered in spiders! Yes, i did get bit by a few spiders that fell when opening the garage. When I called to see why, their response "whoops it was supposed to be cleaned before you moved in." Not once did they send someone to clean the mess so i had to out of pocket hire a cleaning company to be able to move in. Yes, i do have picture of the termite nest that was never looked at until 2 months after they've been discovered. Along with videos that unfortunately it's to long to post. Did attach what was able to. Why we stayed you may ask, well we refuse to pay double what we paid for to move in to be able to move out, so dealt with this horrible place. I've lived at Mark Taylor properties for about five or six years now and I have to say, they have declined greatly in the last few years. When I first started living at my first MT property, the front office staff took the time to get to know you, knew you by name, kept abreast of any ongoing issues and were proactive about things. Now, they really seem to be nothing more than shills for what Mark Taylor has become, reacting to issues only when implored to do so. Rent constantly goes up, even for those of us that have shown property loyalty years over. Additional "fees" are even being added on for services that you may or may not even use -- either way you have to pay. The only reason that I didn't give them one star is because of the maintenance staff. They are what the front office staff used to be. Friendly, polite and very responsive to your problems. They, in fact, have a pretty similar opinion of the "front office" folks as I do. That is pretty telling. read more

My husband and I lived here from 2009-2010 so this may be a little dated. However, I can say with confidence that during this time period, this was a very nice apartment complex and we enjoyed living here. Rent was very reasonable for such a nice area (hop, skip and a jump from Ocotillo.) Our apartment itself was lovely with upgraded appliances and a great kitchen. The two bedroom we were in was spacious, had great natural lighting and was overall very nice. I wasn't a huge fan of their parking policy. We had one covered space and the other was a first come first serve. We didn't take advantage of the amenities as often as we should have but when we did they were a reminder of the spoils of apartment living. San Palacio has a great pool with cabanas and tons of space in the immediate area. I enjoyed our time at this apartment complex and would recommend it to anyone looking for an apartment in Chandler. read more

Hands down the best complex I've ever lived in. The management was very polite and professional. The best part was how helpful and willing they were to help me take care of transitioning in and out of the complex. While it might be considered on the pricier side it's definitely worth the money. The complex is very clean and well kept, the gym is well stocked and maintained (saved me from having to get a gym membership), the pool/common areas are very pleasant and well maintained. The area is also great, right down the street from the highway, only a couple miles from the grocery store but still away from the hustle and bustle of Phoenix. read more

I have no bad things to say about San Palacio. I moved here from Maryland about 4 months ago for my job and was sent on an apartment hunting trip in January. I met Brianna (moved to a different property) and Mary when checking out the property and fell in love instantly. My friend also lives in the complex and gave it rave reviews. Mary and Brianna were both very helpful with making the process simple and easy. I lived at home with my parents before moving out here (other than college for 4 yrs in VA) and they made sure I understood anything and everything about the policies and contract. Now, to actually living here. When I showed up to move in, Brianna and Mary made sure everything was in line in the apartment and answered any questions I had. The apartment did not have lights on the ceiling fans and I was told there would be a charge to add them, but this fee was waived after a conversation or two! Also, the light was out in my fridge and balcony closet, but they had both fixed within 24 hrs...great start by the maintenance crew proving their reliability! My a/c went out one day and I was unaware that this was an emergency service request that would have been fixed in hours. Mary sent me a follow up email first thing Sunday morning that someone would be out to fix it right away. They had someone there within 20 mins and my a/c was back on in an hour. He also took the time to look at the fridge to make sure there were no leaks (previously had a problem with the ice machine) and fixed my screen door (had a slit in the corner that bugs would come through), all in one service request. Truly went above and beyond. The complex as a whole? This apartment complex is truly a resort and not just an apartment complex. The grounds are very well taken care of, the gym is always kept clean and nice, the pool (although I have not used it, not a huge fan of swimming) is always busy and is in pristine condition. I have never once seen an apartment complex look like the photos put on their website. I had gone to other complexes in the area on my apartment hunting trip and found dirty pools, leaves everywhere, broken doors to amenities, etc. I have never once seen any of these issues with this apartment complex. Any family or friends that have visited have also noticed how well kept the complex is, friendly the staff is, and say how it looks more like a resort than anything. The staff is AMAZING. I can't stress that enough. Mary, Melissa, Tarin, and Ashley do an incredible job and have honestly become good friends. They always ask how I'm doing and I'll occasionally go in asking about favorite restaurants and things to do and they're always eager to give recommendations and chat. One last thing, that I have not utilized because I prefer to go in and chat with the staff, is that they have just added an Amazon locker at the backside of the leasing office (outside of it) with 24 hr access to packages from Amazon! I'm pretty sure not many apartment complexes around have one of these. So anyways, nothing but rave reviews from me about this apartment complex and I think I'll be a little sad to move out in December when I purchase my 1st house. The ladies in the office at San Palacio were very friendly and helpful while i was looking at apartments in the area. They were the only group that called me back with answers to questions I had. Non of the other 6 or 7 complexes I looked at called me to give me an update. After most of the day looking at places I returned to San Palacio and finalized my apartment renting. I moved across country and all was ready for me when I arrived. Since I have been living here the office personnel have been very helpful when I need help or answers. It's a beautiful facility, the staff is friendly and helpful, and the apartment me and my roommate had is gorgeous. The payment works by adding your utility bill to your base rent (that is a fixed number, but they use active building which gives a weird number you basically ignore. But you pay through active building, just a different amount than what's actually posted on active building). It's annoying that out of all my fiends living in apartment complexes nearby, we are the only ones who have to figure out our own rent month to month instead of just getting a bill. That's really my only complaint. The staff is friendly, maintenance is quick and the facility is beautiful. I just wish they would get their billing system fixed. Still, billing aside its a pretty great place. Quiet and friendly residents, security on site to make sure nothing insane goes down in the wee hours of the morning at the pool, pretty and well maintained place, friendly and helpful staff, quick fixes for any problems you may have, and a safe location :) read more

Definitely a great place to call home. The apartments themselves are on par with the other complexes in the area offering "luxury apartments" which basically means faux this and faux that. However, the apartments are well maintained, energy efficient and the appliances are in good to excellent condition. What sets San Palacio above the rest, in my opinion, is the service and the grounds. They pay for an amazon locker which we use quite frequently. The dog park is amazing well maintained for an apartment dog park and has plenty of room to run around. The eco friendly lights within the grounds means no blinding light coming through the windows at night. The landscaping is beautiful with lush green green grass year round. There are plenty of cabanas with grills and we have never had to wait when we wanted to use one. Ample parking for guests! The community feels very cozy and we have never had an uneasy or unsafe feeling walking the grounds at night. The majority of the office staff is friendly and helpful on the off chance that you need something. The Henri app will change your life if you are like me and love paying your bills from your phone! read more

Please stay away, this property is overrated. San Palacio is overrated. I do not understand why it is 4 stars while it should be no more then 3. In order to fix common rating I'm giving it 1 star. People who gives 5 stars, what the heck? Are you insane or blind? Management is very incompetent. In fact girls and guys in the office change every month. Employee turnover is huge! They are only interested in renting an apartment to you, after that forget all promises. They never trying to help, don't return calls, pretend like they do not understand what is the problem and so on. Manager Ingrid is major b. I'm not kidding. I asked her to help with several minor issues and got turned down in the meanest way. I have not seen her for a while, hope she was fired.. but I don't care I'm moving out when my lease is up, and will avoid renting from Mark Taylor in future. The rent is too high. In the past two years they increased my rent two times, approximately for $100 each time. In addition to rent, there are hidden fees. For example they charge everybody for 5 days per week "trash pick up service" $25 per month in addition to standard trash & water bill. It's not optional. Now it is one of the most expensive apartment complexes in this area. Two bedroom rent is more then renting four bedroom house nearby! If you want to move out earlier, or even move into different apartment in the same complex then you can't. You have to pay gigantic fees: early closing fee, moving fee etc. I'm talking about hundreds and hundreds or dollars here. They claim the pool is heated. It's not. the pool and pool area are often times not clean. Lights in pool and area always broken, and they don't fix them. A lot of scorpions in pool and children area, I was personally sting one time. Location: on the west side of the apt there is long term major constriction with heavy machinery. I asked workers, they sad it will last at least until 2013. It's loud and dusty. On the east side there is the church with loud daycare (I personally don't care about loudness but anyway). On the north is very busy Germann Rd. Apartment salesperson will say "it's very calm". Don't believe in that. It's very busy and loud especially on working days. Pool/volleyball/children area in the middle is loud with drunk parties too. On the south side is the nice view of the parking lot and field behind it, and it's very dusty. People coming in and out in complex 24 hours, so don't rent near the gates. They claim place to be safe. But drunk parties in the pool area invite a lot of strange people. I often see new places, ask them "Do you live here?" and get answer similar "No, we are friends of Jose.." In fact I see every weekend as cars coming over, gang of children in swimsuits with towel getting out and get straight to the pool, while their parents carry coolers fool of booze and small children in diapers. Maintenance is an issue. Well guys who do the job are pretty good. But cheap design of small water drains in the bathroom, in the kitchen that make them clogged will annoy you for sure. read more

I am a current resident at San Palacio and this has been one of the most awesome places I have ever been fortunate enough to live at. The staff is always ready to go above and beyond to make sure all my needs are taken care of. If I ever have any questions or problems they make sure to work with me all the way through until the issue is taken care of Follow Through to the Max!! The maintenance team team work quickly to resolve any problems with the upmost professionalism. The amenities are top notch, always clean and the pool and gym are open 24 hrs a day which works great with my busy schedule. I'm so glad I have the good fortune to live at a place where the staff treat me as if I'm family. Other apartments just don't compare, believe me I've looked! It's very hard for me to give anything a 5 star review because I am very picky but the San Palacio team has definitely earned it. When I moved to AZ from TX I did not have time to come and view the property and Tarin was kind enough to spend time talking to me and sent me lots of pictures. When I arrived to the property I felt like I was pulling up to a resort. The pictures definitely do not lie. The pool is better than some swanky hotels that I have stayed at and even my out of town guests marvel at how this is the place that I get to call home. The grounds are maintained well and I always see our maintenance team on site, which is very nice. The amenities are great! I have never lived in a place with such a well equipped fitness area and a sauna, so that is a nice bonus. Most people that live in AZ, well at least the PHX area, know that the water is gross, but this property has a filtered water machine on site where you can get a gallon of water for 25 cents. Yay!. Lastly, they offer fully equipped guests suites for your friends/family to stay in when they come to visit. All of these things alone would have made me give the property 4 stars, but where the 5th comes from is this absolutely incredible staff. The team in the office has taken the time to know my name and honestly have become friends. They all sign birthday cards for EACH resident. Not many employers do that, let alone an apartment complex. But they have worked hard for this to not be just any ol' apartment complex and it shows. The team organizes events to bring the residents together, holds yoga classes, and so much more. From Tarin working extra hours to help me decide on this place to call home to Melissa and Mary always being in the office with such cheerful smiles and greetings to Nick and Gabriel, on the maintenance team, for taking care of any minor issues that I have had and asking if there was anything else they could assist me with. Being a customer service professional I expect a very high level of service anywhere I go and this team has not only delivered but they consistently go above and beyond the standard call of duty. The old saying is "You get what you pay for" and this is very true. Sure you could go to any Mark Taylor property or any other community and reside there, but you will not have the pleasure of knowing this team and living at this wonderful community. I'm a Minnesota ""Snowbird" who enjoys spending Winters in Arizona at excellent apartments like San Palacio which is a Mark-Taylor property. I value the quality, the amenities, the location, the beauty, and the cleanliness of San Palacio. But most important to me is "Management". It's because of Manager Tina Nerland who I've known for almost 10 years, and her very able Assistant Manager Tarin Feinstein who I have known for 3 years that keeps me coming back.
