    DO NOT MOVE HERE! MUSHROOMS GROW INSIDE AND THEY HAVE ANTS AND THE OFFICE DOESN'T CARE ABOUT THIER TENANTS! Lived here for 12 months. Me and my boyfriend were frantically looking for a nice place to live when our prior living situation became undoable. We looked at a few places but one thing we could not have in our first apartment was bugs. So Gentry's seemed like a decent place to live. First when we asked for a tour they didn't show us the unit, only the sample which of course is in way better condition then the actual unit you will rent. When we saw the unit we would actually be renting after putting down the admin fee we were very discouraged. Old appliances, all wood everything no paint, a lot of improper sealing and dirt in the tub. But we tried to be optimistic and decided to stay... bad idea. The maintenance on the property is very poor they let mushrooms grow in the grass and don't have landscaping come very often. Nobody picks up the dog shit and they don't do anything about it but come after the people who actually clean after their dog. We have also had a mushroom grow in our apartment. Yes inside. Let me Just say I am very clean and bleach the bathroom weekly so this was a very disgusting surprise to me. When we called the office, Ashley Gibson the property manger, laughed and said "this is normal and happens all the time". Now I don't know where the hell mushrooms growing inside is "normal" but I don't EVER want them in my home. when coming to fix it, maintenance took their time to come and in stead of actually fixing the problem they just added more sloppy sealant to the bath tub... Another time we had ants take over our kitchen. Again we are very clean people. When we called the office on a Saturday they wouldn't come spray because they said they can only have the pest control spray on Friday's. So we had to try to clean up the ants as best we could while it slowly got worse over the course of a week. We couldn't use our kitchen that whole time, causing us to have to spend money to eat out. They single out certain people on what rules they want them to follow. There is a lot of dog owners who let their dogs off the leash and we did too occasionally. But we were the only ones who were threatened to have the police called and be evicted. Our sweet pup is very friendly and has never bitten anyone. But the other little dogs that their owners let them roam free have actually attacked and bitten my dog... When it came to moving out they really tried to play us. No where in the lease we signed does it say you must pay a fee for giving a late notice to vacate but they still tried to play us for fools and charge us anyway. They wanted us to pay $775 for only giving 30 days notice instead of the 60 days that was stated in the lease... so we went back and reread the lease and sure enough nothing is stated in the lease about a fee for giving a late notice. And when we turned in the Notice to Vacate they accepted it and we left on our original signed date. When we asked about where in the lease it states that we ahve to pay a fee for a late notice to vacant, Ashley and Monica quickly shut up and said to leave the office and talk to her lawyer. When we still questioned them they threatened to call security and the police if we didn't leave the office. Now we still lived here at this point so to ask us, very nice tenants who pay their rent to leave the office when just simply asking about why they want us to pay more money... RUDE. Please if you are reading this review do not move here. It's just overall over priced for the shitty property and apartments they provide. And the office staff is rude and definitely don't know how to speak to tenants about anything legally written in the lease you sign, seems like if your the property manger you should be able to talk to tenants about their lease without a lawyer.

    Our thermostat is set to 75 and left on all day just for it to be 93 degrees in here. It cools down to 85 at night and that's it.

    Just moved in, had 2 work orders fixed in under 24 hours, everyone has been so nice and helpful. Im super happy with the response times.

    very nice outgoing lady took us on a tour! great atmospher! Liked it a lot do have cool stoves though, and has a fire place.

The grounds are constantly dirty, with dog poop all over, and many units have serious water damage. The management is extremely unprofessional. Be very careful before signing anything--they'll talk about a 12-month lease during the application process but then slip in an 18-month term without clearly telling you. In my case, they had me sign a form stating the lease would end in 12 months, then moments later added an 18-month lease that I didn't notice right away. It felt deceptive and dishonest. To make matters worse, maintenance will just walk into your apartment without any notice. It's scary and a total violation of privacy. There's also a constant police presence here. While the place is advertised nicely online, actually living here is a totally different experience. I absolutely cannot wait to leave. Do your research and read every single word before committing to this place!!!

They are always doing really fun and engaging activities for the residents that are all free and they even have raffles to win really cool prizes. They have bbq's, pet parties and egg and elf hunts for the kiddos. I really appreciate the care they take in the outside conplex, the grass is always green and trees are trimmed. I love that there's a playground so the kids can stay active and have fun. The residents are friendly and it's always super quiet. I guess that's why I choose to keep renewing my lease here. The rent is affordable which is a huge plus too.

So you use no water for the whole month but Jimmy uses all the water your bill will be $40+ on top of the $85 for "common area clean up" (plot twist nothing is cleaned up in the common area) Bug infested: ants, cockroach's, mosquitoes! If you want a cheap place to live that will end up charging you $300+ every month over the price they told you about this is the place! Oh and double check your leases cause they will randomly add extra chargers on your lease so you think you're signing what yall talked about in person....

They're new, and they maintain the cleanliness well. The neighbors are respectful and peaceful. Prices are on the higher end for a one bedroom. However considering it was for a shorter lease (I rented for 6 mos and then month to month) and it really was a luxurious aparment experience for me, I found it to be fair. Occasionally there was dog poop by my unit. San Posada provides bags so they are not at fault with that. Parts of the laminate flooring by the kitchen sink started rising. The maintenance guys said it was a common occurrence in the community. They were quick to respond and I was never charged fixing fees so this did not bother me. Everyone at the front desk was helpful and kind, except one. I called today and asked to speak with a Sandra from collections to clarify my move out charges. She was frustrated from the second she started speaking with me. "Who gave you my name?" "Where did you get this number from?" "Why did you call that number for billing?". If you can stop cutting me off and let me speak I can tell you. It was around 0930 when I called, 30 minutes from the office opening. Not a very pleasant way to start both our days. She then continues to tell me she had already spoke with me about my charges and my account is closed. Now that I recall, this was months ago and I don't remember her to be this disrespectful then when I was still in process of paying my fees at the time. As a travel nurse I meet lots of people over the course of months, so if you are irrelevant I will not remember our exact interaction. Anyway, the others (especially Nadia and Gina) have always been amazing, understanding and they gladly assisted me throughout months of me living there. Stores such as Winco, Costco, Walmart and Fry's are all conveniently down the street. There's even a Popeye's in front of the community. My guests never had a problem finding parking. The gym offers weekly classes which I thought was nice. I did not receive any unnecessary move out charges. My jeep was never broken into, and I received all of my packages without damage. I never felt unsafe living there. I would consider living at San Posada again if it wasn't for the negative interaction today.

It's never been as close to as BAD as it is right now with Kyndell and co. (aka the clowns) in charge. This place has gone seriously downhill with them and downhill fast!! They focus on the petty things, instead of things that matter to the residents. The apts are nice. But the property isn't well maintained. Dog poop everywhere! Dog pee all over the stairs and landings of stairwells. Newer tenants loud during quiet hours, dogs constantly barking. They'll tell you the train isn't that bad. lol ya ok. ITS A TRAIN!! Not only can you hear it, YOU CAN FEEL IT! Shakes the entire apt. It's bad. Quiet time til 8 am but they have landscapers mowing every Friday at 630am, sometimes earlier sometimes later. If you face the courtyard, every conversation echos, along with kids screaming and dogs barking but it's amplified. Happens at all hours, so you better be a deep sleeper. Parking is an absolute joke. They send Richard the special maint guy to ask for good reviews after he does his job fixing something. That shows you how desperate they are to fix their google rating. Pawning your helper to solicit good reviews? After doing his job, and poorly at that. Pathetic. You will have your package stolen at some point. Probably other tenants. Way overpriced for the crap you have to deal with. It was tolerable before Kyndell, but now it's time to move on. Save yourself the hassle and look elsewhere. I promise you that. We had our apt tested for mold and it came back positive. They send Richard in with a moisture monitor he doesn't know how to use. Guy says he's never seen mold either! What is he don't making these decisions for such a large company. Everything about this place is now a joke.

The amenity spaces have been nice and the neighbors have been pleasant. No noise issues at night even on weekends which is nice. Would certainly recommend!

This is the BEST apartment complex in Mesa/Gilbert you could possibly find. The apartment itself is gorgeous! Everyone who comes to visit us compliments the beautiful large kitchen and abundant storage space. It definitely is a LUXURY apartment! The complex is beautifully maintained, the amenities are incredible and the staff is extremely responsive and helpful 100% of the time. I love that everything is accessible via the Henri app which makes paying rent, maintenance requests and updates to the community easy to access at all hours of the day. The maintenance team is tremendously helpful as well and fixes any issues the same day or early the next day after submitting via the app. I also feel very safe here as it is gated and there is security at night that patrols . You are able to message them directly via the app as well. There are resident appreciation parties put together by the staff, amazing food trucks scheduled weekly, fun contests and an overall wonderful community dynamic! If you have the opportunity to live here you won't regret it!

It is a resort style apartment which is obvious when you see the outdoor amenities. The pool is huge and wonderfully up-kept, and the outdoor grills, seats, and rooftop area are beautiful. The manager Glenn runs the property very well, he hosts events frequently to get the community together with themed events, and everyone is very friendly there. Maintenance was extremely infrequent for me, but when I needed any, I received it same day and sometimes same hour. Maybe the best part of the standard is its location. One block from the start of old town Scottsdale makes it an easy walk to the many shops, art exhibits, and great food options. I would highly recommend anyone wanting to live in old town to take a look at the standard!!

Ewelina is the leasing agent and she's super approachable. I think I'm getting spoiled here idk if I could ever stand another complex like the others I've lived in
