This is my third year here at the Maddox. I really enjoy living here. The front office staff are super helpful and friendly. They are always doing really fun and engaging activities for the residents that are all free and they even have raffles to win really cool prizes. They have bbq's, pet parties and egg and elf hunts for the kiddos. I really appreciate the care they take in the outside conplex, the grass is always green and trees are trimmed. I love that there's a playground so the kids can stay active and have fun. The residents are friendly and it's always super quiet. I guess that's why I choose to keep renewing my lease here. The rent is affordable which is a huge plus too. read more

I lived here for 2 years and here's the breakdown. This place is somewhat decent for being a single person living alone. Pros: trees, already dirty so don't got to worry about cleaning up, A+ maintenance, who actually is beyond sweet and helpful. Cons: Kids scream and destroying stuff on property's. Management caring more about residents smoking on property vs the crimes being committed. and don't even think about leaving your mop bucket out drying that'll be $50. You live by yourself and think oh i'm paying a bill of just one person... WRONG you pay for the entire building just divided up. So you use no water for the whole month but Jimmy uses all the water your bill will be $40+ on top of the $85 for "common area clean up" (plot twist nothing is cleaned up in the common area) Bug infested: ants, cockroach's, mosquitoes! If you want a cheap place to live that will end up charging you $300+ every month over the price they told you about this is the place! Oh and double check your leases cause they will randomly add extra chargers on your lease so you think you're signing what yall talked about in person.... read more

I lived there for one year, I did not like all the fees they tag on especially the parcel fee that I never used. my washer and dryer were so old my clothes were always soaked after the spin cycle, they offered to fix it, but never did. My carpet was so dirty and they said it was shampooed before I moved in but when I vacuumed it before setting up my bed there was so much dirt and other stuff that came out and the smell was also bad. I did mention it and showed them pictures of what came out but it was just ignored. They also kept most of my deposit for cleaning etc... Our family had to deal with the unimaginable tragedy of losing my brother-in-law while he was a resident at Maddox Apartments in Mesa. Unfortunately, the way we were treated during one of the worst moments of our lives made an already devastating situation even more painful. We repeatedly explained to the front office that we urgently needed my brother-in-law's Social Security number so we could complete his death certificate and transport his body to New York. We were told they did not have his Social Security card and were only provided the last four digits of his Social Security number. Because we did not have the complete number when it was needed, we were forced to have him transported as an unidentified individual. No family should ever have to endure that. While my husband and I were inside his apartment cleaning it out, an employee from the front office knocked on the door and said, "I forgot to give you this," and handed us my brother-in-law's wallet. His Social Security card was inside. About an hour later, the same employee returned and handed us his life insurance packet, explaining that it had been in the front office as well. This was incredibly upsetting because we had already told the office how urgently we needed both of those items. Having access to them sooner could have spared our family additional stress and hardship during an already heartbreaking time. While we were cleaning out the apartment, maintenance employees repeatedly drove by and watched us, making us feel uncomfortable. After we left and a tow truck arrived to pick up my brother-in-law's truck, we discovered that his large toolbox--something heavy enough that it would require at least two people to remove--was missing from the truck. I cannot say who removed it, but the timing and circumstances were deeply concerning. Our family deserved compassion, transparency, and respect while grieving. Instead, we were left feeling ignored, frustrated, and heartbroken. I sincerely hope no other family has to experience what we went through at Maddox Apartments. Do not move here... read more

My Douther and her family lives here management is terrible. they don't care about there tenets. the swimming pools are dirty. The swimming pool in there are green and management reaction is "There are a little green , is not that bed " ,there are so so unprofessional I wish I can post pictures or the green pond they call a swimming pool. From the beginning of my stay at this apartment it did not go well. I called and emailed multiple times before my move in day to make sure they had everything they needed for my move in. They always said everything was complete. The day before move in, they then called asking for multiple things. When I showed up on my move in day, the apartment was not ready, and they asked me to come back later in the day. They also could not find any of my documents because the person I had been emailing with had quit, so they had no idea if all my stuff was in order, despite me calling many times before move in to make sure everything was taken care of. The apartment itself was in okay condition, spacious for a one bedroom. They did have a good deal for my move in, and it was the most affordable I could find at the time. Trying to get maintenance done at the apartment was very difficult. It would take multiple months and calls to the office to get some things fixed. Some of the things I requested never got fixed. They claimed at times they never received it, and I did do it online as they stated I should. I ended up leaving and breaking my lease. I signed the paperwork to say when I was leaving, and they did not say I needed to do anything else at the time. They then tried to charge me for another month rent past what my end date was because they made a mistake on their end getting a payment they needed from me because they did not inform me of this. I had to call corporate in order to challenge this, and the staff was unkind during the entire process. Trying to make a tenant pay more money because of their own mistake is wrong. I would not recommend living here mostly due to the unkind staff, manipulation financially of the tenant from the main staff, and lack of responsiveness regarding getting anything fixed at the apartment. read more

Again, I can't wait to get out of this apartment complex. Love my neighbors but the people that work here don't give a fuck about your livelihood or good communication. We just got a $55 fine for having outdoor furniture just cause it "didn't look enough like outdoor furniture". And since I got it a long time ago I couldn't find the receipt or picture of it online for "proof". I removed it the day we got the notice ant the beginning of this month and after talking to Bri the manager because I was confused as to why we got a notice. They gave us a notice that had a 10 day warning on it, apparently everyone gets an immediate fine when you receive that paper which they were very vague about in their texts, and the 10 day warning actually means that they can take you to court if you don't remove it after 10 days. Evil, ass backwards shit. Shame on them for bullying people at the place where they LIVE and find comfort. It really is just a job for them. Soulless, corporate rats. read more

Our manager reached out to me regarding the review. Of course upset and in much less kind tone than here on public site ( understandingly nobody likes a bad review) she claimed that the photos I posted were old and they fixed the items in the photos. Please see photos attached with today's date. I painted the wall myself as they deem such things cosmetic and will not do it. The only thing fixed is the ceiling. Like I mentioned it took a lawyer and scheduling city of Mesa inspector to fix the ceiling. They didn't care about a certified letter demanding repairs but they sure fixed it fast when we mentioned city of Mesa inspection date. It shouldn't be this way. The rent here is high enough to hire few guys who know what they're doing and give them proper budget to fix things. Huge companies like AMC ( from our experience) don't care about the residents at all. They have a big law firm behind them, 100 page lease filled with difficult to decode, law language and they feel all powerful. A tenant shouldn't have to be a lawyer, a plumber, an accountant, AC technician, pool guy, electrician etc etc in order to rent a home or an apartment and be treated fairly. read more

update: took over 3 weeks to fix the ac (had to pay for a hotel during this time). Management is shockingly rude and unhelpful. They only took $80 off of rent even though they acknowledged the place was unlivable during the time (IT REACHED 99 DEGREES). I genuinely feel like the pathetic people running this place are just trying to scam vulnerable people into signing a lease at this piece of sh*t apartment. Like what does management gain from being so condescending and disrespectful towards people? I get you hate your lives but you don't need to make it everyone else's problem. tldr: I am BEGGING you to keep looking for other places to live if the maddox caught your eye. Really disappointed i didnt have more time to look for another place before signing my name on a year lease just to move into an apartment completely unable to stay here for the first 2 weeks. Carpets were disgusting had to pay to have them cleaned, then I had to hire someone to clean the ducts in my apartment due to a horrible cigarette and cat urine smell I still cannot seem to fully get rid of. I have had numerous times when I go to the office to request air filters and im met with a closed office and no one in sight with a now open sign still on the front door at 11:44 am and forget calling to get any answers for things such as a modem that was advertised to be in the apartment for the first months internet on them which I was informed by not 1 manager but 2 managers that I have to go to the cox store myself to obtain 1. I have no reason to refer anyone to rent here. In fact I think that cities should have a number to call to inform them of any slumlord tendencies. This place is a joke. The only thing im looking forward to is my lease end! BTW if you have a payday that lands a day after rent is due because you literally live paycheck to paycheck be ready to have a $ 300+ added to your already ridiculous 1200 a month rent. Lives there two years. Within my second year I missed a payment, February. I have been on a medical leave of absence due to my high risk pregnancy. Rightfully I was evicted. They had the constable come on march 1st to evict myself and my 14year old son. Today is the 12th. I have family that lives on the property. They would not allow me to stay with her and gave her a ten day notice when I was only there for a couple days. While there I witnessed her staff going in and out of my apartment taking cabinet doors and drawers apparently to fix other apartments. My items are still in my apartment by the way and I have not had any sort of notification that this is occurring. Only my neighbors and I witnessing it do we see it occurring. Today we went to pick up my items with the missionaries of my church and the manager would not allow her staff to open the door even with the police that I called there to do a civil stand by. Mind you I only have until Monday, the 14th. The managers name is Renee and the nastiness she exudes is reminiscent of someone that must have something in her personal life that is going very badly that while going through my own struggles I'm sad for her. When she caught my son and I staying with the neighbor she personally called the police. I do not know what she said to the police but when the officer showed up he said he was fully prepared to arrest someone for unruly behavior but commented how docile and kind we were. His words exactly before leaving us to enjoy our day were "I'm sorry to say this but it really sounds like she has a vendetta against you" I wouldn't want to say those words myself because it sounds paranoid and victim like but to hear it from an officer is pretty jarring. I have lived here for 5 years now, and have always had my patio furniture on my patio, today I was fined 55 dollars because they randomly deemed my patio furniture "not outside furniture" Other grievances: Screaming kids constantly who deface property, and leave trash everywhere, break our community lights, draw on the walls with markers. (I don't mind chalk on sidewalk but I mean come on) Bird poop EVERYWHERE, and when I mean everywhere, I mean it is CAKED on the stairs at least an inch thick, and sidewalk making it very slippery to walk when the sprinklers hit it. The hot tub has been broken for 2 years. Someone stole one of the yoga balls in the gym and broke 2 of the weights. They removed the hammocks that were initially placed to replace our fountain, because The kids immediately broke them. They haven't replaced the lights that go over our "hammock" area they're just random poles in the ground now. Our outdoor fire pit has been broken since we moved in. They charge us to pay rent 7+ dollars. We have to pay for parcel lockers. read more

Fees they don't tell you about, maintenance takes forever and if you give permission they won't tell you when they're going to enter, even if you request to be notified. If you pay late they charge you a late fee and then another fee to inform you of the late fee. They get you at every turn and then the office won't have many answers or explanations for you. So I've lived at The Maddox for two years and some change. It's reasonably priced for market value. I have a 1 bedroom apt, rent is 1200ish. As far as pros go, there is a washer dryer in unit, all my appliances are new (minus the washer/dryer), there's a pool and a gym and a lockbox for packages. It's also right off the US 60 so commuting couldn't be easier. The cons are weighing me down lately though. The worst part of this place is managements disregard for your privacy. I've lived in three apartment complexes and this is the only one that's done a bi-annual unit inspection. They give you three days notice, however the time window is from 8am to 4pm. I was in the shower last time and I heard them walking around, which is fairly unsettling. they also left dirt from their shoes all over my floors. The latest irritation is the lake that's formed in the grass outside my unit. They must've drained the pool or something because it's been full of water the past week. It wasn't a big deal at first, but now the entire block smells like a manure pit at the zoo. They just started pumping out the water today with a little garden hose and a pump. Other than that there's been a few minor things that I don't like (example: I don't have any ceiling fans, there's some preexisting damage that could've easily been fixed before move in, and my unit smells faintly of mildew since I've moved in). Otherwise it's a fairly standard apartment complex. The staff is polite but otherwise seems understaffed. My AC did go out last year but they fixed it fairly quickly. I wouldn't really recommend it to anyone, but it is fairly priced and conveniently located. read more

I've been a resident of this apartment complex for a few months now and my entire living experience has been, well, miserable. Rent here is pretty high and a bit unreasonable for a unit here, in my opinion if you're willing to shell out money to stay here, just go somewhere else for the same pricing with probably way better management, and better units. I'm already planning on either ending the leasing here or letting my lease end so i can leave. The property manager always has a weird attitude towards people. I've put in 2 maintenance requests now and absolutely nothing has happened. My car was broken into while staying on property, and where was the courtesy patrol at? As I said, you're better off going somewhere else for the same pricing and a way safer area, especially if you live by yourself. read more

Management is awful. If you care about having working items in your home, don't move here. The staff that help the facility are nice, but it seems work is minimally completed. Trash cans are always overflowing as well as the large dumpsters, light fixtures are broken, and the pops have been useless the past couple of months. Pool was closed even before COVID hit. I would give them a zero star if so because the don't deserve it let me start off first with all the young kids they have working for these apartments there a fucken joke, basically my partner got these apartments she paid full price they told her she wouldn't be able get her deposit back or anything but she was supposed to move in they told her she had wait her apartment wasn't ready she paid full agree to everything they said and they couldn't even give a 1 bed room 1 bathroom apartment in time, then let me not start you off with the 60 days notice of not re doing the lease she went up there finally after she kept calling them they wouldn't answer the phone like isn't that there job to assist us? But basically the guy who works up there told her he never sent it to her it was due LAST WEEK they try fighting with us blaming us they are supposed to email that to her they didn't even have the right email or phone number like how? She pays 2000 something for something so small we don't even have a patio. Everything was supposed to be new in this apartment well guess what it's NOT. Then let me tell you how one of the girls try scaring us by charging us 700 more just because my partner got mad at that guy who was helping her and made him look dumb for not sending the email for the 60 days. No one rent from these apartments they are horrible dog shit everywhere they tell you ur apartment is new it's not everything is just painted white and moved around or covered with stuff they even have roaches everywhere mostly at night. This place is absolutely awful!!!! I lived here for 3 years and that was way too long!! I just moved out on the 1st and they changed me for rent again.. They did this to a friend of mine so I tried to make sure I took all the right steps so this wouldn't happen!! They NEVER get anything fixed! They have sewer roaches and won't do anything about it! I would give zero stars if given the opportunity. They are terrible communicators, didn't have any of our legal documents saved/recorded when we asked for them, and are rude. We continuously tried contacting them about breaking our lease and giving back the keys, but the office is never open and they don't respond to email. They even tried to blame us for not having the right contact information even though we've responded to their emails. After these attempts, we did however get a voicemail asking if we wanted to RENEW our lease with a discounted rate, but the girl on the phone had no idea what she was saying, as if being told prompts while recording the message (she even sounded like she had a stroke and stopped talking for 24 seconds of the voicemail). Very unprofessional and it doesn't seem as if any of the office staff communicate to each other about resident information. read more

Whatever you do, don't rent here. They will lie to your face just to get you to sign a lease. Lots of hidden charges if you read the fine print. In addition, constant freeway noise and broken glass in the parking lot. For basically the same money, you can't rent a bigger, quieter place in a better area like Gilbert or Chandler. DO NOT RENT HERE!!!! If I could give -5 stars I would.THERES A COCKROACH PROBLEM!! They will not do anything about it when told about it they just responded with oh we sprayed in January. They also do not care about safety. We had several problems with our fire alarm and had put in several work requests and all of them I had to call back days later to see when they were coming out To fix it. One time we had to call the fire department and the fire department informed us that they are BREAKING FIRE CODE BY ONLY HAVE ONE FIRE ALARM IN THE HOUSE WHEN THERE SUPPOSED TO BE TWO!!!! When we informed them of this they just brushed it off like it was nothing and they never came back to fix it. Along with that good luck with getting maintenance to come fix something. I've put in several work orders for different things and it either took them 6 months to fix or they just never came out. It took them 6 months to fix and replace our dishwasher. I was told it was fix 4 different times that it was fix but it never actually was. Then they ordered a new one and it took over a month to get delievered when I was told it would be in within the week. Also told it would be installed on a certain day and it didn't get installed for another two days after that. They do not care to communicate with you on important stuff or anything for that matter. They also locked us out of our apartment. There is two locks on the door but the key that was given to us from them doesn't work on one of the locks and they locked the bottom lock so we could not get into the apartment so we had to go down to the office to get the bottom key to unlock our door and get into our own apartment!! read more

You can leave 4+ messages without ever getting a call back.
