I lived at The Joshua Apartments and experienced serious issues with water leaks and suspected mold exposure. I submitted multiple maintenance requests starting in June regarding an A/C leak that caused moisture buildup in the carpets and hallway.
Despite repeated follow-ups, management ignored me for 7 weeks and only responded after I withheld rent for August. By then, my daughter and I had already developed symptoms consistent with mold exposure, which we've documented. When I inspected the A/C myself, I discovered visible mold growing on the filters.
Management later admitted in writing that there had been a roof leak -- not an A/C issue -- but they still refused to offer any rent relief. Their first action was to schedule a carpet cleaning after I began legal steps. Meanwhile, we were forced to leave the unit, cover relocation costs, and consult a mold attorney.
Due to the conditions and our symptoms, I've chosen to report this to the local health department for further investigation.
I'm sharing this so others are aware. I have photos, videos, and medical documentation of everything. If you value your health or expect your concerns to be taken seriously, I strongly urge caution before moving in.

As of last night 8/5, the AC started leaking again. It was never the roof, always the AC like I said. They're supposed to come clean the carpet today.. but still hasn't fixed the leak.

Tests have confirmed there is mold in the carpet, filter, and air in the apartment. They will be sent out for further identification of mold species.
Update 8/7
My renter's insurance adjuster conducted an official inspection and found unreadably high moisture levels in the hallway carpet. They determined that all carpeting, padding, and base will need to be removed, and the subfloor must be aired out to address the severe water damage.
Despite these serious habitability issues, Renata -- the property manager -- served me with a 5-day notice including full rent plus late fees while the unit remained completely uninhabitable and had not been professionally cleaned or remediated when it was served.
This is not only unprofessional and unethical, but also illegal under Arizona law. According to A.R.S. § 33-1364, landlords are required to maintain fit and habitable premises, and tenants may not be penalized or retaliated against for asserting their rights under the law.
I will be filing formal complaints with both the Arizona Department of Housing and HUD for multiple violations of tenant rights, including:
* Failure to remediate hazardous conditions (potential mold, water damage)
* Attempted collection of full rent on an unsafe unit
* Retaliatory behavior following maintenance requests and legal communication
This has been an ongoing health and safety risk, and I will continue to pursue legal action to seek restitution for the damages and disruption this has caused me and my family.
In response to the owners comment, I have reached out the management on many occasions. I have no interest in going into the office and discussing this issue caused by Renata, with Renata. She is the most unethical, unprofessional property manager I have ever had the displeasure of dealing with and asking me to go into to office and speak to her is the most tone deaf comment ownership could've left.
8-9 After managements reply, I emailed management directly and received no response. Their public comment is misleading -- they have ignored months of documented requests and still have not addressed the unsafe conditions.
8/12 corporate has responded by saying everything was handled "appropriately" and in a "timely manner". They will not offer any restitution and believe there was no reason for me to vacate the apartment. My preteen daughter and I now face homelessness in a matter of days due to Greystar's negligence. read more
