I've lived in these apartments for 6 monthes now. I don't have many complaints. Haven't had a bug problem which was a fear of mine moving into an apartment. They've always completed maintenance requests within a few days. The leasing agents are super nice and helpful. I think the yard work could improve by my building and I wish there was more parking closer to my unit but that's really it. It's a quiet complex. I feel safe. Love the view of the lakes and all the birds. Just pay your rent on time and living here is a great place. read more

This place is HORRIBLE. My 3rd time updating my review to keep a paper trail and to WARN YOU TO NEVER COME HERE! There were nails sticking up in our carpet and it sliced a hole in the bottom of my foot!!! We found 3 nails back in November and now 4 more are sticking up! RIGHT AS MY DAUGHTER IS LEARNING TO WALK. Absolutely hate this place. It's ruined all my daughter's first moments and mine as a first time mom. Other tenants that left also warned me that they strip the carpet and try to CHARGE YOU for them removing the carpet. They will LIE and claim you damaged it, when they do a LAZY, LOUSY JOB ON PURPOSE just to charge you in a year. I stayed in an apartment for almost 20 years before this, and wasn't charged for carpet EVER. SCAM!!! AVOID!!! BEWARE !!!!!!!!!!! Well, here we go again with these Lakeview apts here off of baseline and by the 60. I've lived here for 7 mths and I love my view with the pond and the ducks, I love waking up to seeing this every morning and through out the day. Anyway I've found a house to purchase which was unexpected, it just happened, I wasn't even looking but I couldn't pass up this place where it has NO HOA. As I knew breaking a lease I would have to come up with I thought a couple months of rent which I was going to be fine with that, I called the office and spoke to Lydia in the office and behold I was told for me to break the lease I have to come up with around 3400 up front before I can even give them my 60 day notice and then I will still have to pay two months after that on the first of each month. This is ridiculous, so I called MG properties to see if I can get them to work with me on this amount. I was told straight out NO that what was written in stone they cannot and will not help me. I am furious, it's not like I'm just leaving because I don't want to be here and I know I will owe for breaking the lease but for them not even to work with me is and wanting 4 months of rent is outrageous. I do not recommend this place to anyone. All they are, are greedy, greedy people, they don't care one bit for anyone. As long as they can screw you over. There are many other apts out there that usually only charges you for the two mths, things happen in life and they don't give a crap. I love living at lakeview for several reasons , first being it is the cleanest and well maintained area thanks to mark and it is one of the best in the surroundings. Secondly the staff is very friendly and I have always got the answers for all my questions instantly. Thirdly the maintenance guys are very good, they have always resolved all our problems within stipulated time. I truly cannot express enough how heartless and money-hungry this property is. If you're even a minute late paying rent--literally at 12:01 a.m.--prepare to be hit with nearly $200 in late fees. We experienced personal financial hardships and instead of offering any understanding or support, they piled on late fees month after month. There were times we paid over $300 in fees alone. Over the course of our lease, they've easily taken thousands of dollars from us in extra charges--late fees, "miscellaneous" fees, "amenity" fees--many of which feel completely unjustified. The amenities are a joke. The clubhouse is only open during office hours, and twice I had events ruined because they randomly booked it without notifying us. They even changed the hours without warning and held meetings there with late notice. After being residents for two years, we were still treated like nothing. They filed for eviction just 8 days after rent was late, with a court date already set by the 14th. It was humiliating and disheartening. The playgrounds are unsafe and poorly maintained. Our child got injured on the large rocks that are literally on the playground. They also use what looks like dog bark instead of proper mulch--it gets stuck in kids' hair and clothing, and our child even got sick after playing there. At times, the playgrounds have been closed off with caution tape. Not exactly what you'd expect from a "family-friendly" community. The laundry facilities are awful--machines can't handle large loads, so forget about washing blankets or comforters unless you're going to a laundromat. On top of that, we saw mice in the area more than once. The overall maintenance of the community is poor. The lakes reek from all the duck waste, and the smell is unbearable at times. And to top it off, they charge you for having "unauthorized" items on your own patio or balcony, constantly nickel-and-diming residents with more fees. They even let go of great staff members under questionable circumstances that felt discriminatory. This place is draining--mentally, emotionally, and financially. I don't care what kind of move-in special they offer. It's not worth the stress, the surprise fees, or the lack of empathy. We are so glad to be leaving. read more

The towing of people's car that work perfectly fine. The car yes did have expired tags but that car was getting ready for emission to get new tags. The car was parked under my paid parking spot and it's gone . It's was very much an inconvenience coming back from vacation seeing my hard earned money gone. read more

Management has gotten worse. This place with evict for almost no cause. Hoping people will not fight their policies. I would not ever rent from this place or any place owned by MG properties. They lost the feral cats but any city or county inspector will see this place is not up to code. A quick walk around the property swing exposed wires and cones over wires. Wrong caps for outdoor lighting. You don't put an indoor switch plate on an outside light. They don't even have battery backups in their fire alarms. Avoid. They claim luxury. I couldn't even get a full sized couch in apartment as the entry on most upstairs apartment is too narrow. Look elsewhere read more

Lived here for over a year. Front office will ignore calls and maintenance requests. There were several tickets submitted regarding the mold in the unit over the entirety of the lease, and not once did someone come to check out the mold. Once we were moved out, both me and my toddler suddenly haven't been sick once. So if you have kids and value their health, run. They put false statements on our renters history and have refused to speak to us on it. The unit above us had a pipe burst, my child had to live in a home with a massive hole in the wall and ceiling for over a month, plus the water flooded his room so had to throw out most of his things, including sentimental pieces and no financial compensation was offered. The manager (at least during my stay, but it could've changed considering the turnover rate is so high) was clearly miserable and wanted to make the residents miserable too. There's constant drug addicts rummaging thru cars, my car was broken into several times so don't think the gate does anything. I have lived here for over a year and do not plan to move. The apartments are spacious and well maintained. One of the things I really appreciate is the onsite maintenance team--great group of guys who work their butts off- especially Jake who has helped me with a couple of requests. Worst complex ever. Gates don't work and half the time the lights on the property don't work. Definitely safety concerns due to this. Also good luck getting maintenance done on anything. I'm on week 2 of no dryer. No one answers the phone in the leasing office and they don't call back. Zero stars for this place. This place is okay. It's not worth how much you have to pay honestly. The worst thing is if you are a few hours late with paying rent you have late fees of $125+. They then proceed with putting an eviction notice on your door for everyone to see & have someone give you mail in person with a letter stating if you don't pay in 5 days you're evicted (even if you paid the next day)& that there's an additional charge every day you're late. That's so heartless! I never in my life had to deal with this. All these charges for being 1 day late? No grace period during inflation? We will not be staying here when our lease is up. The quality of the place is not worth what they charge anyway. Gym sucks, outdoor isn't very appealing, amenities aren't appealing, patios are small, issues with toilets,etc. The only good things are nice maintenance, some nice staff, location & quick move-in. read more

DO NOT RENT.... Don't say I didn't warn you. To get out of the lease they require 4 MONTHS RENT. They don't care about the tenants. They just want your money. On top of that my tour was of a fresh renovation but the apartment I got was very outdated. There were dents in the appliances and the washer/dryer looked older than me. The leasing office leadership was rude and had no empathy for anything. I wish I could give 0 stars because the 1 star is a stretch. read more

When I initially came here I had a very high regard for this place. The leasing staff was on point, the property looked great and the unit had everything I needed to feel comfortable. Unfortunately, during the one month I have been here my taste for this place has soured quite a bit. Upon touring the apartment I wanted to move into I brought up a few concerns to be addressed before my move-in date, the main of which being a very old and raggedy stove and lights out around my unit. I was assured that it would be looked into as it did not represent the quality of their product even for an unrenovated unit. Now, one month later I still have the stove of a one-star apartment, my bath sinks spray so hard the floor gets wet, the kitchen flooring could cut my foot and I'm concerned that the the tub faucets are leaking behind the wall. I even told them on move-in that my AC (which is a dinosaur) was going to go out and sure enough it did. I do not feel this is a failure on the maintenance staff as I am sure they are grossly understaffed. I always see the same two guys killing it all day on a 700-unit property. I personally believe the disconnect is with upper management cutting corners to save a penny. I recently had a quick meeting with the assistant manager here about my biggest concerns. When I stated that the stove was not up to the standard of quality they advertised she simply said "If it works they will not replace it". As far as the other issues she did offer to put in new work orders for me and fixed the mistakes on my rent. She also said that she would "speak" to Ada who leased me about dropping the ball on these issues. I in turn assured her that Ada and her staff had been nothing but great in every way. I'm even shouting out Michael from maintenance for making sure I had a good portable AC. But a team is only as strong as the leader driving the bus. To put it simply this place is giving broke and will do anything to save a penny. If you need my change Lakeview, just say that. read more

The model apartment at this place smells like mildew and is very humid. The amount of complaints I read about the office not communicating well was confirmed in just trying to schedule a time to view the model. The guy who showed us the model was very nice but overall I would not recommend living here. Also look at previous reviews from tenants regarding scorpions, mice and cockroaches. read more

I moved in feb. I dealt with Jesse who is amazing and always answers my issues within a timely manager. However Desiree who I am assuming is the manager has such horrible customer service skills. (Not to mention they never answer the phone) I have never had a leasing agent intentionally hang up on me mid conversation. It's not like I was upset or even yelling but she already had her mind made up about me. I'm hoping I'm wrong about her being the manager because that would mean she sets the bar for customer service very low. I love this place but if this is what I have to look forward to dealing with for a year I wouldn't be surprised if I end my lease here. read more

Ada in the leasing office and Richard with the maintenance team are outstanding. Recently we had an issue with our AC unit I reported it to Ada and she sent Richard over right away. Although it was late in the day and outside of office hours, he was able to assess the unit and make the necessary repairs very quickly and we were back to a comfortable temperature in no time. Today and past issues are always handled quickly and professioally and Richard is always friendly and kind. His concern always makes us feel as if we are his top priority. Where do I start. My family and I had to find a place last minute. The house we were renting was sold and left us no choice to move asap. This apartment complex in view site is not bad. Inside are dirty and roach invested. I have never experienced this before it is so depressing I even had the place bomed and they still came back. it is a problem for a lot of renters here. On top of that you are paying so much money. they tax you for everything. Don't ever be One day late they charge you 125 plus 51 on the second no grace period. Everything here is old with the AC to the carpets. Also just got an email about towing vehicles if you have expired tags even if they just expired. Management is horrible. they think you are personally attacking them if you have a problem... stay away from this place. please read more

I've lived her for about 3-4 months now and overall am okay with the place. When we first moved in, our neighbors warned us that there were mice and scorpion infestations and to not move in. We were a little scared. I haven't seen one mouse since living here, although our place is newly renovated. We've seen a few scorpions, very very small. I think living in the desert, scorpions are going to be around and it's hard to prevent them. I know of other apartments that have no scorpion problems so I think it's a matter of preventative maintenance personally. I think they could spend more to get better exterminator services. Besides that, the apartment is great. The pool is great, very hot but it's expected. And the overall atmosphere is fine here. I wouldn't rate it 5 stars but it does the trick. read more

If you are thinking about moving here, DONT! The office staff is HORRIBLE. They have absolutely no idea what they are doing, and they all tell you something different. Seems to always be something wrong with our unit, and have had over 30+ work orders from anything from leaking/damaged roofs, to a broken oven(that wasn't fixed for weeks). It's a mess here. Our unit didn't have a WiFi router when we moved in and they said it was our responsibility, after we called Cox we learned they are supposed to have them at their office for these situations. We also sadly referred our two really good friends here, and still have NEVER seen the 200$ off we were promised for rent. The place is a mess, duck poop EVERYWHERE. I would give this place a -10 but I had to give a one star just to leave a comment. They will take your entire deposit so if you have a tiny chip in your bathtub sink, microwave dishwasher, whatever it may be even in the inside, report it because they will charge you everything that doesn't have a picture. I didn't know we would have to take pictures of every square inch of this place. Roaches reeks of smoke From all other units. They will tow your vehicle. Don't park wrong, $400 later my vehicle was towed $900 deposit and got 150 of it back and I never even hung a picture in this place. Natalie in the office is super sweet she's , too good for this place! The maintenance guys are nice but roaches were an ongoing problem. The washer stunk like mildew, and it almost appeared to me as section 8, they told me this was updated. When I moved out, they used my money to update it. Stay away from this place! The ones that are giving it good stars are probably friends or relatives that work here! Trust me, you'll hate it! The roaches are huge! read more

It seemed nice when we moved in. Everything looked great, there were a few minor issues when we moved in that maintenance came to take care of right away. An ongoing issue was a sink in the master bath always being clogged, not sure what it was but they always came when needed. Washer flooded a couple times, kitchen drawers would fall and tracks would break off the screws. Maintenance crew always came in with a smile and worked to fix the issue. Getting pest control to come in was a bit of a hassle, especially when they came out of nowhere in the bedroom or the termites in the kitchen. There were times management was amazing to work with as well. My main issue comes with move out. I did not take photos of the carpet before moving in or at move out, my mistake. Due to my work schedule, I was unable to do the final walk through. I do not disagree with a cleaning fee but I do disagree with being told the carpet was damaged and needs to be replaced. According to the company, there was discolored/bleached spots that were beyond repair and it was my responsibility to have it replaced financially. I asked for pictures as I knew it was not damaged in any way only to be told they are not required to show me any photos. I reached out to the management company through email and called MULTIPLE times to no avail. The first time, the called my ex husband, not sure how they got his information, advised they would call the complex and we never heard from them again. I have since emailed and called 5 times, leaving a voicemail each time with MY phone number and email. Very disappointing. read more

I don't even know where to start. Personally no one should live here, if you are college student, DO NOT LIVE HERE. This apartment complex loves to prey on micro charging you for everything, even when they have no legal standing to do so. First, we signed our lease two years ago and on the day of move in, they informed us that the apartment was infested with insects and was destroyed. They acted like they didn't know what to do even though we needed a place to live for college. This was after we payed n signed legal documents to rent. Some of us were out of state. After them trying to get out of the responsibility, I reminded that they are required to give us housingZ We were moved into a small temporary apartment for about a month until a larger one opened up. They miss communicated so many things, that the day of the move in, we had to run around for paperwork they told us day of. Not a single person within the management company can tell you an exact answer for any question. I have called there offices about various things over the two years and every single employee with give me different answer. I would then do what they told me to do, and would be informed later that was wrong. Even tho that is what they told me to do. Next, they have overcharged us for pet rent (they charges us for two pets when we only had one). I had to call them multiple times a week without getting a answer or reply. When they finally answered they said that they would fix it. It took 5 months for them to fix. During the 5 months, they kept overcharging me. They did this with renters insurance as well. We had proof of renters insurance that they had an email of, but they didn't look at their email and started charging us. They at least refunded us that little but didn't refund the animal charges. It took them about 3 months to fix the renters insurance charges. The company also has In very small text that the lease needs a 60 day notice to end your lease. EVEN THO YOUR LEASE ENDS ON A CERTAIN DAY. Our lease was planned to end within the end of May per the agreement but we were then told that we were not allowed to move out due to the 60 day notice. We were used to 30 day notice and no one informed us. I tried calling multiple times asking about move out requirements but no one answered or called back so we were passed the deadline. We tried to resolve the issue but they decided to threaten us with legal action and charge us with $4000 month rent for a small crappy apartment. We were 3 college kids during finals, trying to cooperate and fix the issue. We were met with rudeness from the employees many times. The manager tried to gaslight us multiple times to say that 60 day notice is normal in Arizona (that everyone does it) and we were the dumb ones. We researched that wasn't true. Finally, we moved out of the apartment in good condition other than normal wear n tare of the carpet (from living there for 2 years with 4 people). We asked if we should clean the carpet before move out, they told us no that we would get a small charge for carpet clean. After we moved out, we got a bill for almost $2500 to replace all the carpet. They did not explain or communicate us. We went down the legal route due to them not responding to anyones emails to discuss the charges. They were dropped down to a certain amount, but due to them pushing the charges onto our deposit, we were not able to lessen the payment fully. The only good thing about this apartment are the cute little ducks n the maintenance staff. The apartments are small and are not air- conditioned well. They aren't worth the price. They are definitely not worth the price with the type of management that they have. I say with 100% certainty: DO NOT LIVE HERE We discussed n showed proof to other renter managers from other companies and they are absolutely disgusted how they handle that apartment. read more
