The grounds are constantly dirty, with dog poop all over, and many units have serious water damage. The management is extremely unprofessional. Be very careful before signing anything--they'll talk about a 12-month lease during the application process but then slip in an 18-month term without clearly telling you. In my case, they had me sign a form stating the lease would end in 12 months, then moments later added an 18-month lease that I didn't notice right away. It felt deceptive and dishonest. To make matters worse, maintenance will just walk into your apartment without any notice. It's scary and a total violation of privacy. There's also a constant police presence here. While the place is advertised nicely online, actually living here is a totally different experience. I absolutely cannot wait to leave. Do your research and read every single word before committing to this place!!!

We have lived at Mark-Taylor San Posada since they opened in 2016. We are finally moving in 2…read moreweeks. We intended to only stay here for 3 years at best, but then Covid hit, and with it the housing crunch. So, we were kind of stuck with apartment living. Apartment living will always be just what it is. You pray that the residents you wind up sharing walls with our classy and considerate. So, as you can imagine over eight years, we have had a variety of residents we have had to share walls with. Unfortunately, most were very bad. We were told by management to call security and document so that they could build a file to evict. That never happened. So, besides the usual slamming doors and cabinets, we also had to endure loud music during the wee hours of the morning. Then when Arizona passed the marijuana act back in 2017-2018 and gave the green light for people to light up, we had users who shared vents with us, and you can figure out that the smoke was indeed entering our apartment. Nothing was ever done. I must say that the complex was pristine during the first 4 years. But, after that I believe there was a combination of an influx of residents who apparently did not appreciate nice things which was evident by the noise disturbances they caused, the trash and litter they tossed, or failed to dispose of in the waste containers, along with irresponsible dog owners who habitually leave their dog's waste for someone else to dispose of. According to our lease rules for waste and recyclables, all residents are required to place their waste and recyclables outside their doors from Sunday to Thursday no sooner than 6 pm. For many residents that rule was another one they chose to disregard. That is especially problematic here in the "Valley of the Sun" where more than have of the year is "HOT". Just imagine what happens to garbage when it has been baking in the sun for hours, and often over the weekends. The Maintenance crew kept the grounds free of litter first thing every morning. The last 3 years I have seen the same trash for several days. Then you have another rule that many residents choose to ignore, which is storing all manner of items right outside their doors and on their patios. Let's just say it looks very "ghetto'. On to the pool. After, the first 3 years my wife and just stopped going to the pool on weekends unless we got out there before Noon. Many residents took advantage of Guest privileges and as one can imagine, you only need a few who triple and quadruple their maximum number of (2) and now you find yourself trying to share the pool with too many guests who have brought oversize inflatables, boom boxes and the like. The pool and jacuzzi were amenities that in the earlier years were always kept clean. No more. I would say the last 3 years there has been a greyish build-up of sludge and dirt on the tile walls completely around the pool. The jacuzzi is even worse since more dirt will build up with heated water. This summer before I left town I reported it to the office. They did respond back and thanked me for alerting them. When I returned a month and a half later it was as dirty as it had been. As a senior citizen I just don't feel comfortable anymore getting into pools and Jacuzzi's that have filthy walls. Just recently they closed the pool for a couple of days for required maintenance. I thought for sure they would clean the walls. So much so that I went out late the night they reopened to take a swim and relax in the jacuzzi. But, to my disappointment it was very obvious that the walls had not been cleaned whatsoever. Given the fact that this large complex only has one pool and a tiny jacuzzi, coupled with the heavy usage it gets during hot months, it should be a given that the walls should be wiped down each morning, especially the jacuzzi. My final complaint is the "Fetch" delivery service Corporate Office imposed on us without any more than a "Sales Pitch' meeting they invited residents to attend. They did not ask what we thought-it was more of "We are adding this new service (whether you approve of it or not) and "Oh" by the way $30 will be added to your monthly rent". (As if we didn't have enough fees already) I might add that I have never used this service, yet I, and whoever else did not use it was forced to pay for a service we never received. For 3 years that totals up to roughly $1000.00 per resident. So, for any potential and/or future tenants; just remember that "Everything that glitters is not gold". The apartments themselves in comparison to other complexes I've visited ranks high. However, I personally believe because Mark-Taylor have so many properties in several states, they are all well-cared for the first few years but then, at least in the case of this property, the attention apparently diminishes over . For a Complex of this size, there is no excuse for Corporate Office to not invest in hiring personnel to monitor and enforce rules and policies as stated in our signed lease

Everyone who comes to visit us compliments the beautiful large kitchen and abundant storage space. It definitely is a LUXURY apartment! The complex is beautifully maintained, the amenities are incredible and the staff is extremely responsive and helpful 100% of the time. I love that everything is accessible via the Henri app which makes paying rent, maintenance requests and updates to the community easy to access at all hours of the day. The maintenance team is tremendously helpful as well and fixes any issues the same day or early the next day after submitting via the app. I also feel very safe here as it is gated and there is security at night that patrols . You are able to message them directly via the app as well. There are resident appreciation parties put together by the staff, amazing food trucks scheduled weekly, fun contests and an overall wonderful community dynamic! When you live at an apartment community you know that you will come across problems here and there but having an efficient staff that is able to handle those issues in a timely manner and with good communication is really what's important. This is the worst experience we've ever had nobody ever knows anything or can give you an actual answer. I sent in a work order June 9th for an electrical issue the bedroom light won't stay on longer than a couple minutes at a time they keep closing the work orders without fixing anything or just let them sit weeks at a time. 5 weeks later and it's still not done. (Note on first closed work order was "done." It was not done. Last time was "I went and knocked on the door resident said we already came but maybe it wasn't the resident I don't know I can go back and check") what? lol and then proceeded to never come back again after I told them they actually never came. Whenever you finally get a hold of someone and explain they say they will handle it and then nothing, every single time. Last week I sent in another work order because our cabinets are infested with hundreds of ants I've had to throw away all kinds of food and huge live roaches have started coming out of the drains and bathtubs. I asked for new weather stripping on the door because you can see outside with the door closed there's a huge gap where all the ants are coming in and for it to be sprayed. I asked for it to be taken care of that day or the next at the latest but they didn't send anybody for 5 days, finally they sent someone to spray (still no weather strip) but they once again dropped the ball and didn't give him keys or permission to enter even though I approved entry. When you tell them they're wrong they just ignore you. I called after I found out he didn't spray and told them they need to have him come right back and I've still received no response so once again we're sleeping with roaches but paying over $2500 a month? I'm still unable to buy new groceries until we get the infestation taken care of. They work remote you can't actually go to the office and talk to someone we've been here 6 months and I've never once met anyone it's horribly mismanaged and instead of holding themselves and their co workers accountable and trying to do a better job they just don't do anything at all it's been extremely frustrating. Seems as though all the other real reviews have the same complaints about staff I added them to the pictures as well as my own.

The pool is huge and wonderfully up-kept, and the outdoor grills, seats, and rooftop area are beautiful. The manager Glenn runs the property very well, he hosts events frequently to get the community together with themed events, and everyone is very friendly there. Maintenance was extremely infrequent for me, but when I needed any, I received it same day and sometimes same hour. Maybe the best part of the standard is its location. One block from the start of old town Scottsdale makes it an easy walk to the many shops, art exhibits, and great food options. He thoroughly toured us through the community and is the reason I went through with it. I live in a corner unit by the dog park which gets a bit noisy with the yappy dogs and the dumpster in the morning from the fast food restaurants. Other then those little things I have no complaints. They do small events for the tenants like breakfast the second weekend of every month and other holiday gatherings and giveaways. Maintenance is very reliable, they care of projects in a timely manner. Definitely recommend if you are looking for a place in Gilbert.
