I've been meaning to write a review for several weeks already. I really want to thank the maintenance staff for always taking care of my work orders for me. Most recently however, I needed a new fridge and Efrain and Miguel installed that for me. Efrain also fixed my washing machine recently. I would also like to shout out the leasing office for being so prompt to call me about a work order and to follow up with me when it is completed. Thank you to everyone for all your hard work! 26 year old property. Everything is breaking or old. Particularly windows. High AC bills. Institutionalized not a community setting. No wreaths on doors! Not allowed to make your own home. Office staff not friendly or accomodating. Document all move in maintenance issues! It will take forever to get fixed if it does at all. Keep for when you move out. Take pictures of issues. Huge move out costs. PARKING IS A HUGE PROBLEM! STAFF will say there is plenty not true ask a resident. They say they have reserved parking...however there r none available. This apartment complex was included in a class action lawsuit recently where they settled due to price fixing 5-10% above market rate 2017-2023. Now they are trying to charge me to replace their carpets and repaint after move out, even though we were offered the non renovated unit for 50 less dollars a month. Since it's already so expensive to live here (1850 for a 1 bedroom) we decided to save the monthly amount. Now after we leave they say we owe 722 dollars for carpet repairs which was already scheduled and delayed because we moved into the unit, 103 dollars to repaint which i always thought they did no matter what. and 98 dollars for a pet seal treatment? Nice never heard of that and neither had chat gpt in this context. Stay away from these scam artists. read more

I would do your research before signing a lease to live in this complex. They provide zero parking for guests. If you are planning on having someone over, they will have to park across the street at Lowe's. Constantly raising the rent. Several hidden fees for example; you are charged a trash pick up fee the dumpsters are always full. You will experience helicopters searching for criminals above you several times a month. Management is constantly changing every 2-4 weeks they have new staff running things and are very unhelpful. A week ago concerns were shared with the new manager in regards to the trash not being picked up because someone placed a couch in front of the dumpster making it in excess-able for the trash truck, her response was "what do you want us to do about that?" The regulations/rules are never consistent. I wish they would implement rules for the tenants that don't pick up their dog poop and throw trash on the ground in front of the dumpster. For over 2 grand a month I think you can do better Villas on Hampton! To the response from Vallas-Is this not one of your dumpsters? Do you think I would write a review and post a photo if I was not living in your down trodden complex? Instead of asking me to contact your office, you should address the issues! And for the record you were contacted about the trash issues and your manager said " what do you want us to do about it?" Several tenants have moved out this month......clearly the over $2200 a month is not worth it. read more

Management was willing to work with me with my initial move in day & costs, even after i took wayyy too long to actually move in due to money issues. The office girls and the maintence men i have met are very nice in my opinion and I have not had any major concerns that would make me put a negative review, our place is beautiful and was imaculate when I moved in. Never move into this place. My wife and just moved out on 8-15-23 after living there almost 12 years, we terminated our lease early due to the incompetence and lying and lack of responding to a year old complaint. They installed a place to pick up packages over a year ago and access to our own garage was blocked multiple times daily by USPS, UPS, Amazon drivers, Etc and of course some of lazy residents. My wife met with Kelly, the manager at the time and told her this Is a violation of our lease. My wife was also concerned about safety as well since the gate to the property breaks frequently and it had been broken for over a month around the time they installed the package kiosk. Kelly responded by saying that the gate will be fixed soon and we are in the process of moving the package kiosk. Still there today and nothing was ever done. They didn't even send a email out to the other residents to let them know that is not a parking spot. I just received my final bill after termination of lease early and they want to charge me over 8 grand and $22.00 to replace a toilet seat that wasn't broken. These people are horrible people, I think they have had 5 managers in just the last year. I'm seriously considering a counter lawsuit for negligence! read more

I currently live here at the Villas on Hampton Avenue and hate it here. I cannot wait to move out. The place is noisy and you cannot get sleep due to road traffic and the landscaping crews start the machines and make a lot of noise very early in the morning. There are so many restrictions and the management gouges you with fees if you are so much as one day late on your rent. OMG, you don't have to even be a whole month late on your rent and they start legal action against you to get you evicted. Please save yourself the grief that I have been through and look somewhere else. As soon as my lease is up, I am getting the fuck out of this place. Don't let the pretty grounds fool you. The apartment interiors are cheaply done and not worth the rent money. read more

I put in a service request for a non-working light. Maintenance came out within a couple of hours and fixed the problem.

I am a person that never leaves a review and also the person that has never had issues with an apartment complex. But these people are baffling... so here I am to warn everyone. I loved this place and was ready to recommend it to all my friends until I had to move out early for an emergency surgery. I've never worked with people that are so insensitive until the villas. I DO NOT RECOMMEND LIVING HERE. I was willing to work with them but they have constantly found a million reasons for me to pay. I left my apartment cleaner and more fixed than when I rented it out and somehow they are saying it's worse? I have photos and videos time stamped to show it wasn't livable when moved in. But they are saying now it's not...Management is awful. The workers are always knew and giving out information that is invalid. They gave me a violation for having a wreath on my door, tried to make me pay a pet fee because my garage smelled like cat litter FROM THE LAST RENTERS (I don't have pets), and the hot tub didn't work for half the year. I could go on for days but honestly these people could care less about anyone living comfortably they only care about money. read more

I used to love living here and now I can't wait for my lease to be up so I can move. Rents were raised 30%+ (nearly $400) in one pop, and yet services have been steadily declining for the last few years. I paid $158 to apply at this place. During the application process I left a few emails and left a couple phone messages with no response from anyone . They didn't call my employer to verify employment and income, no credit pull , zero communication. I received a email that I needed a co-signer so I called and emailed again to find out why a co-signer is required and with no surprise I haven't received any answers . Good credit , steady job of 13 years , rental history is good . Why did I pay $158? I feel as if they didn't even try to approve me . Very unprofessional on their part . We lived here for a year and did not have a good experience. The road noise on Higley Rd is excessive and non stop! The interiors are dated and not soundproof. The a/c unit was so loud it was like a freight train and would drain into the bathtub! The appliances are old and inefficient. They call it a gated community but the fire gate didn't close and people would just walk right through. They nickel and dime you for everything. The only good thing is the maintenance staff. While I leased here every manager was rude. They do not work with their residents. They REPLACED the entire units carpet when they did not need to. They left me a $1,700 tab. Took the $300 deposit and want $1,400 more. It took them a whole year to show me pictures after they already reported me to credit. DO NOT lease here. Mark Taylor properties have been much better to me. The unit now does not have carpet, it is now hardwood so they are trying to charge their residents to upgrade their unit! read more

Okay. So this just keeps getting better! Smh. Last week I went to the office to ask about my sixty day notice to leave the apartment since they don't let us do thirty day notices here. I spoke with Keisha, who is the only one that I want to deal with and I'm not the only one who feels that way. She was here when we moved in several years ago and is the only one left after all of the changes in staff and managers. When I went to ask about the notice she told me that she had given her 2 week notice with the apartments. I was so shocked!!! She said that she thinks it was finally time for a change and she got a new opportunity that she is going to go with. Even though I was happy for her I was upset to hear that she was leaving. I could only imagine that it has something to do with the management company or the constant change in managers and the other workers. She always worked so hard for us all when nobody else even cared. It sucks to see the good people leaving because of how things are ran. The owners need to start making sure they recognize their good workers and just quit bringing anybody in to run their businesses. Not everybody cares and not everybody is personable. I am going to miss Keisha so much but we won't be living here much longer anyway. By the time the holidays roll around my husband and I will be in a new place that is hopefully ran by a better management company! Good luck to everyone that decides to live here. We've lived here for over a year and we love it. We live in a building right by the pool, only our unit faces away from it. We never hear any pool noise! It's great. Every staff member is friendly, including the maintenance staff. The complex is quiet and in a nice location. The only reason we can't give it a 5 star rating? One day EVERY SINGLE WEEK for an entire day, they have landscapers come through with LOUD leaf blowers. And they don't just pass through once - they continuously go around the complex so it's never quiet. This is awful for us since we work nights. I get off work at 7am and the landscapers are just getting there, and stay until an hour or 2 before I have to wake up to go to work. If they had told us this when we first toured the property we may never have rented here. We like the cleanliness of the property but it REALLY does seem like these guys milk the clock and I think once a week is overkill. Every single Monday night I can barely function at work, but other than one 24 hour period of intense misery per week, we like it here. read more

Lived here for about 13 months. At first it was good. Rent isn't what they tell it will be. Lots of fees and miscellaneous add ons so expect rent to be $100-$150 more then they tell you. Parking was ok when we first moved in but then they put up signs for people who pay extra for a spot. It left no where for visitors to park. Place is old and we had backups in out kitchen sink at least once a month, had to have our washer and dryer fixed multiple times (even maintenance mentioned they are tired of fixing things over and over, place old and they are not putting money into it) Took about 2 hours to dry a load of towels. Front gate was broken and left open numerous times. Mail boxes falling apart. Old and needs a lot of work. They get people in with the garages. That's why we went. read more

I am a current resident at the villas I have been here almost three years. This specific review is for "maintenance". There was a whole different crew a few months ago and I know I wouldn't even be saying what I'm about to say if they were still here. I had called on a Saturday to get some things in my apartment fixed while I was outta town, I had a knocking on my ac, a kitchen drawer had broken and my bathroom sink was leaking. Well I had turned my water off to my sink, so I wasn't waisting water. The super unhelpful "maintenance" came didn't actually do anything he just turns my water back on and it wasn't leaking but instead of actually turning the handle to let water out and turn it back off to MAKE SURE it wasn't leaking he didn't he decided to leave a note saying water was all the way off turned back on and it was fine.. guess what I wasn't making shit up my sinks still dripping!!! Lazy ass people he didn't even check the AC said it was blowing cold air it was good. He also fix/replaced the draw but couldn't even do that right the drawer was put together upside down and it opens the Cabinet with the drawer every time! These guys just don't wanna work. And the office doesn't even care. The new crew isn't doing to good. read more

I've lived at the Villas for a few months now but have loved everything about it from day one. The grounds are clean and well-maintained, the sparkling pool makes you feel like you're in a tropical oasis, the apartment itself is fabulous, and the front desk is very hands on and caring. Our garage broke late last night and Sonia called us first thing in the morning saying she would send someone over to fix it. Less than 10 minutes later a man showed up and our garage door was completely repaired in under 30 minutes and we didn't even need to reach out! That really shows how much the staff cares and how committed they are to our safety and satisfaction. Thanks Sonia! Overall I couldn't recommend living here enough. I look forward to coming home to my beautiful apartment, swimming in the clean pool, or working out in the state of the art fitness studio. read more

I have been living at the Villas for a little over a year now and I love it here. All the girls in the office are so friendly and they really do care about their tenants. The maintenance crew are great and they make sure the grounds are looking top notch and the pool is sparkling. Joel in maintenance is the man! He is so courteous and nice and always willing to help. I've had issues with my garage door opening and closing on its own and it was on a Sunday and someone from maintenance came right out to fix it. Then my garage door decided it didn't want to open by using the remote, and Joel replaced the remote immediately and reprogrammed it. Then my A/C wasn't cooling on a Saturday night after office hours and I called and left a message. Joel called me back in 5 minutes and was at my apartment in 20 minutes! I couldn't believe the quick response and how he fixed the problem right away! He ordered a new unit and it was installed a few days ago and it is working so much better. I can feel the difference in the apartment and hopefully it will be better with the electric bills. All of these things happened in a week and it's all fixed thanks to the amazing staff! read more

I currently live at this property. The outside looks very nice, however its like lipstick on a pig. The interiors of the apartments are so bad. The cleaners do not clean at all except surface cleaning when you move in, the appliances are cheap and the windows, well they are the worst. Instead of spending all the money on landscaping, how about putting in new windows? They are plastic framed and the sun rots them so they just crumble and break all the time. I agree with one other person on here about gouging with fees. It seems in the last few years they just figure out ways to make extra money. Like if your rent is due on the first, there is no grace period. There is only 1 reason they do this: to get more money out of people. and on top of this, the lease is so long so that they can put ridiculous rules in there like "tenant will not install their own shower heads" well I'm sorry but I pay my own water bill, so it shouldn't be up to them. Anyway, rant over because I could on and on. I just can't understand why apartment leasing is the one service industry where people complain and yet really and truly, the management companies don't care to improve things. read more

My air went out and it was going to be 114 degrees. The maintenance staff providing me with a portable AC unit that worked great. Most apt complex wouldn't be that accommodating, and the office staff was very helpful and were concerned of my problem an had it fixed very fast!
