    This oldie but goodie relocated from Marina Grocery / 168 Market at Warm Springs Fremont. It was the first boba shop that served their milk tea using fresh tea leaves before it became popular. Tea Island has always been the affordable and steady boba shop for me. While other stores are charging at least $7 per beverage, Tea Island stays budget friendly. This location is nestled inside Ranch 99. Grab and go, not a place to hang out or get work done.

    I saw this newer spot on Yelp and decided to give it a try! I knew from other reviews it's located inside the 99 Ranch so that was helpful to know before-hand as it might have been a bit tricky to find otherwise. The stall itself is a bit barren and looks like they could still be moving in fully, but it was clean and works for the purpose so practicality-wise it was perfect. There was just one person working, I assume the owner, but it wasn't busy so it worked out fine and she was very nice, recommended drinks when I asked and was efficient making them. The drinks themselves were good, a nice clean and true flavor. The boba/tapioca pearls were not bad but not amazing. I will definitely come back though if I want simple, clean milk tea flavors!

    My favorite boba place that I drive to Pleasanton for! It used to be in the Marina/168 Market in Fremont, but reopened in Pleasanton. I've been going to Tea Island since I was a kid. Yue is the nicest and super fast at making all drinks. She brews actual tea leaves for the milk tea. which gives it an authentic tea flavor. My favorites are the Jasmine Milk Tea and Lychee Green Tea. Tea Island is a grab and go boba shop located in 99 Ranch. It's in the corner near the bakery. She takes Venmo/Cash. Highly recommend stopping here for a quick refresher! :)

    Again this is the best boba place ever. I've been coming here for over 14+ years. I've had boba from my homeland Taiwan, and I can say without a doubt this is better if not the best boba and tea I've ever had. Yue is the best! Keep in mind it's only her working so if she's on break just ring her or come back in a couple of minutes because obviously some people are on a break if they aren't there. She is amazing, best service ever. I recommend getting jasmine milk tea or peach oolong milk tea or any of the fruit teas, 50-75% sugar is actually not that sweet (I get 25-30% usually all other boba places) and no where can compare to the authentic tea she makes and she makes the boba everyday!

    They moved to pleasonton ranch 99!!! Still the same great quality and taste, and same owner as well. I'm so glad she opened back up again, tea island was the go to boba place in Fremont that was affordable and delicious

    Uses FRESH tea leaves per tea order and does not have that stringent taste. Love this place because it's fresh and I can taste the tea. This is the place I compare all other tea places to and I try milk tea in every city/country I visit (if possible). Fresh tea drinks for $5.25 (without boba). Yes, this is the place that used to be in Fremont. This is inside the Ranch99 bldg. I used to go to this place when it was in Fremont, the service is excellent, she's fast and has never messed up my drinks no matter how busy it is.

    The drinks here are great and pretty cheap for such an large drink. the staff made the drinks super fast, too!

    This boba shop caught our attention because its so convenient in 99 Ranch AND the prices are great! We did some shopping, had dinner then came back for our boba fix. The service was quick, the drinks were really good and you can't beat the prices. We had a variety from a frapucccino icy drink, warm tea with boba, taro and lychee. They were all good sized and so yummy. We will definitely be back to this gem!

    Wow, what a hidden gem, within the 99 Ranch Market. My oolong tea was fantastic. Prices are the lowest you will find anywhere in the Bay

Located in the business plaza with a lot of other Asian restaurants. A lot of parking spaces. Pricing is pretty standard. They have a self service kiosk and they can take your order. Nice industrial modern interior. The wait for drinks is on the slower side. A pass for me.

It was the typical Dublin Summer temperature of 100+ degrees, so I got my favorite Q-Tea drink: matcha red bean slushie (50% sweetness). My son tried a new flavor, which he loved: passion fruit slushie (80% sweetness, I think?) with boba. The owner was, and has always been, so friendly and sweet. I always remember her! We love coming here. I've also thrown "boba parties" for my children's birthdays before, so Q-Tea was my go-to place, even when new boba stores opened up who fried their bobas, offered snazzy weird popping flavored bobas, etc. Q-Tea makes classic boba drinks, is always consistently good, and has great customer care because it is run by the owner who is a kind lady. The tower included from bottom to top Cucumber sandwich, egg sandwich and chicken sandwich Meatball with mash and a cranberry topping, shrimp and steak, onion cheese pastry Chocolate macaron, cherry cupcake, chocolate mousse, fruit tartlet and fresh fruit I may have mixed up a few items because there was so much to eat and I didn't have a menu to take a photo of. I enjoyed each layer of food offerings we had but my favorites were the simple cucumber sandwich and the chocolate mousse. When we first got the tower I thought to myself that it wasn't going to be enough food but let me tell you it was! Of course you're paying a lot for the experience but I didn't need to go eat after we left so overall it was a great experience so it was a nice surprise.

Passed on tea. Didn't know i would manage tea to go. Bites: Jerk Chicken sandwich. Upgraded potato chips to bowl of fruit. Discovered later they rang up wrong item. I still got Jerk chicken sandwich. The atmosphere on a Sunday at 11am was peaceful and quiet. The decor and table settings are beautiful. By noon, a couple of other parties arrived. I appreciated the extensive tea menu and ended up choosing the cherry marzipan which was delightful. The scone had a nice, balanced texture. I enjoyed the curried chicken tea sandwich and the tomato soup of the day. I forgot about the dessert portion by the end and was comfortably full by the time it arrived. The dessert portion was a nice way to end a fun tea service as it was light and just the right amount of sweet. I'm looking forward to coming back and trying out the Caribbean lunch plates!

They sell a ham & cheese croissant, coffees, teas, lattes, and four flavors of Japanese shaved ice called kakigori, which is the star of the show. The texture of this shaved ice is like fluffy cool softness that melts in your mouth. It is different than the traditional shaved ice and it is far from a snow cone. We ordered mango and kinako (a roasted soybean flour commonly mixed with sugar). These are large desserts! It takes time to make them since there are fresh ingredients inside. The mango was superb with little bits of fresh mango buried inside the ice. Not sickeningly sweet like the syrups most places use. My husband's had little mochi pieces mixed inside. It is common to add kinako to mochi so this was a bonus and a nice surprise. The kinako dessert was sweeter than the mango. Please know that there seems to be no a/c in this little shop but she has fans going. We went in the late afternoon so it was really uncomfortable inside. I had to leave and wait outside until the dessert was ready. It's hard to take these home as it melts fast so we sat inside to enjoy them. It was like heaven in my mouth and it cooled me down instantly. You must be patient as it takes at least 10-15 minutes for her to prepare the desserts but it is worth the wait! There is a small parking lot right in front shared with other businesses. Located right off the freeway behind Burger King.
