First time in today and thought I found the location nice and conveniently located in downtown San Leandro, the whole experience was not what I expected. First, no menus for other customers in line to look at which causes the hold up in lines. Also only one register. Second, there was a sign saying "happy hour 9pm-11pm for regular drinks/food $2.50" we asked for popcorn chicken and the cashier tells us the kitchen closes at 10pm and the drinks are regular priced. False advertisement! Third, the cashier (Asian female with grey contacts) isn't very helpful as to suggesting a good popular tea flavor. What the hell do you prefer? She always is rude. She stood there looking at us as if we were wasting her time. Forth, I specifically asked for agar in my cup and I didn't see any, so I asked and that same girl assured me there was agar in there and guess what? There was no agar! Ophelia rose royal tea! So good. I've been waiting to try this place, but I'm rarely in the area. My brother was nagging me to take him to a tea place around and I immediately remembered this place. Got there an hour before they closed and it was still relatively busy. Not in the best area at night, I guess. But, aside from that. My drink was really good and flavor was on point. The only thing I would say is that I asked for 80% sweet and it was really sweet. If only I had it regular 100% sweet! it would be like drinking sugar. I was out running errands this morning and made a special trip to T4 because of the reviews and the pictures posted here. Now I am angry at all of you, because I am going to want T4 all the time. While the San Leandro one is a bit far for my boba fix, thankfully there is one in Oakland. So while I agree with every last person that said the music is too loud, I have to say I had good service. Granted maybe it was that I was the third customer of the day. After only one, I am absolutely addicted to the Roasted Oolong Milk tea, with pearls, pudding, 50% sweetness and 30% ice. I could taste the roasty toastiness of the Oolong. It was yummy and creamy but not overly sweet. In fact the majority of the sweetness came from the pudding and the boba pearls. I can not wait to go back and try more things, hopefully Sunday I can try the Oakland one to see if it matches the San Leandro. read more

I just order their regular Pearl Milk Tea most times I'm here. I have been here twice. Both times have been medium-crowded, but not too bad. The music is nice, and I like the availability of tables. The ability to adjust your ice and sweetness is nice, especially as I do not like my drinks overly sweet. :) Suggestions: 1) Add a Roasted Milk Tea. They offer a Roasted Oolong tea, but when I asked them whether they had Roasted regular milk tea, they seemed to not even know what I was talking about? :( 2) Fix your Five Stars machine. The last time I went there was almost 2 weeks ago. At that time, I was told to write my phone number down on this sheet of paper and put how many points I was supposed to have. By my calculations, I am now supposed to have 4 points. They said they would add it "the next day, when the machine is fixed." I just called them to follow up, and after taking down my phone number again (meaning...did they lose the sheet that I and all the other customers had written their phone numbers on?)...he said "yeah, we can't add it for another couple days because the machine is broken"..... A drop by and grab a drink type of place with semi unique teas and alright snacks. I kept seeing the rose tea and was super intrigued. I got the Rose Tea large with aloe and I highly recommend getting 30-50% sweet. My drink is at 100% (forgot to customize) and jeez, overly sweet! I do love that there are Rose petals in the drink, nice touch. Our group got basil popcorn chicken and deep fried chicken all at level 2 spice (out of 3). Spice is at a great level but way too much batter and for a relatively small amount at the price we paid, not sure if I would do this again. Aside from this, it was super busy which is understandable but I couldn't help but notice I couldn't carry a conversation because the music was just terribly loud. I'm not too familiar with tea places. I stumbled upon this place after a walk back from my dentist and said "oh, thats new". The inside looked a lot fancier than the outside lets on. I'm not at all familiar with how this place does their whole 30%, 50% business. I ordered the Passion Fruit Royal Tea 30% ice, 50% sweet (or something). It wasn't bad at all. Actually, I thought it tasted pretty good, although I was surprised at how sweet 50% turned out to be. Perhaps I was supposed to go with 50% ice to dilute it a bit? i don't know. To be honest, it was a lot more thinking than I'd like to do when ordering a tasty beverage. My boyfriend and I have tried a bunch of their milk teas and have liked them all. Milk tea with the coffee jelly is our go-to drink but I also like the mango royal tea (50% sweetness and 30% ice). Its definitely better than Quikly and TapEx if you like a more prominent tea flavor in your drinks. I would put it at the same level as Chatime in Oakland if you've ever tried that. read more

I've been wanting to try this place for awhile now after hearing there is a new boba tea place in San Leandro and I have to say it's pretty good!! I've already been back here 3 times this week. The place looks really nice and clean. I had jasmine milk green tea the first time I was here and it was actually not bad but it would have been better if the tea taste was stronger. But the second time they made it better than the first time I had it. Their grass jelly is also really good, very soft and smooth. I also tired their passion fruit royal tea, so far it is my favorite. My bf had passion ice smoothie? (I forgot what it's called) and lychee black tea. Both were also good. I would come back here again next time to try other drinks. Other than the drinks one thing that did kind of bothered me was how the girl worker was pretty mean and b****y to her other coworkers. Finally a hyped about boba place that truly deserves it. I think T4 really is "as good as it gets". That being said it's only good to you if you like actual tea, not 3/4 syrup and watered down green tea. I like tea places that let you choose how sweet you want your drink to be. What makes T4 my favorite is that not only can you choose how sweet your drink is but you can also choose how much ice is in it too, both percentage wise. I hate ho some places fill your cup up with ice and barley any drink or if you leave it out for too long your stuck with watered down tea. Since I have the option to get no ice I get a full cup of tea and I can buy an extra for the next day knowing its going to taste the same. The menu is simple but that's not something to complain about, T4 seems to have enough flavors to meet everyone's preference from earl grey to jasmine right down to fruity favorites like peach. Of their snacks I've had their popcorn chicken and fried tofu both of which were excellent in my taste Atmosphere wise I'd say T4's interior is a spot on definition of modern and sleek. The place isn't crowded with tables and it's so clean and bright. Forget Starbucks, I think this might become my new favorite homework spot, it's quiet and they offer free wifi as well. read more

Meh. Felt overhyped. Arrived in a very large group of asian teenagers. I was looking forward to T4. I heard a lot about it and they had grass jelly! I quickly got in front of the giant herd of asians so I could order first and get my drink faster. I got the roasted oolong milk tea with pearls and grass jelly. 30% sweetness and less ice. I got my drink and the first 3 to 4 sips was pretty good. The milk tea was rather mild in the beginning, but I could definitely taste the grass jelly when I ate it. The feeling of grass jelly shooting up that tube straw has to be one of the coolest feelings ever. Later on, I started to drink more, it started to taste more and more mild and I couldn't taste the boba or grass jelly anymore. I'm gonna be straight up with you, after those first couple of sips, if some how the tea changed in water, I wouldn't have noticed the difference. Luckily, T4 was able to salvage a couple more stars from their fried food. Whenever I'm around my boyfriend's place and I'm craving milk tea we go to this place. The drinks are actually better than what I expected. I would say it is comparable to Gong Cha. At this place you can choose your level of sweetness and ice for your drinks. The Grapefruit Royal Tea is really good! The Red Bean Milkshake was very disappointing. It lacked a red bean taste; all I could taste was just ice. The Basil Popcorn chicken is pretty good. The chicken is so soft! The Calamari is pretty good too. The tea here is very, very fresh. My mother normally hates these Tapioca venues because she can taste the blandness in the tea. But, when I got her a milk tea from this venue, she found the tea to be fresh and actually really good. You have an option of how much sweetness and ice they put in your venue too! After 9pm is happy hour and so you can pretty much expect the line to be out the door. As for service, I know if the girl with the thick-square glasses is working the cash register, I'll get to order my drink sooner, however my drink will take forever to be made. Their snacks are fresh, I especially like the fried calamari, it is crispy and portion is reasonable. My favorite is the ginger milk tea, which only comes in hot. There are bits of ginger in the milk tea, perfect for a chilly night! I have also tried their other milk tea drinks (Earl grey milk tea, thai tea, etc) and they are all decent. I love coming to T4 because their drinks and food are delicious. They ask how do u want your level or sweetness and ice and the foods are made fresh. However, the only thing I hate is waiting every time I order a snack here I would have to wait over 15 minutes which I think is ridiculous. The only downside I would say about this place is the service. Their not very attentive the guy ignored me when I asked for a stamp on my card and when I ask about the order of my food they don't give me a clear answer back. If they can fix the little things about their service I would definitely come back more often. read more

One of the reason that I am giving this place a star is the lack of common courtesy and respect. I try to make an order and I couldn't understand what lady is saying and I think she rolled her eyes. I know she has an accent but I wasn't being rude too. Being first time here in the neighborhood, hard of hearing, and a minority can be a challenge. Just happened to stumble upon this place. Their place is clean and new. We got the the Green milk tea with small boba, the milk tea with coffee jelly/boba, and the basil "popcon" chicken. (Some one should really change that on the menu). The green milk tea with mini boba was PERFECT, definitely would come back for that. The coffee jelly one isn't bad either but it's pretty sweet so I would recommend 1/2 sugar. The popcorn chicken was plentiful! and you could really taste the chicken unlike other places where its just batter on batter. My one complaint was that it was just SO SALTY. way too salty. We let them know and they really took the constructive criticism well. Overall, I have faith that this new little boba place, so I'll be back to see their improvements. read more
