    I've been here several times and the drinks are consistently great, but the service at the front needs a little work. Every time I walk in, there's an awkward silence where nobody acknowledges you--even a simple 'be right with you' would go a long way. ​As for the drinks, the cheese cap is a must-try and truly makes the drink! However, I'd skip the banana pudding matcha. It tasted mostly like milk, lacked that matcha punch, and was missing the banana topping shown in the photo. Stick to their other smoothies and you'll be happy!

    This is a small local mom and pop shop. It came on a Sunday afternoon and it was run by two young women. I ordered the emerald pearl milk, tea and lychee lemon fruit tea. Both were ok. There were a few other teenage looking kids hanging out. No public restroom. Little no parking, so I suppose majority of their customers are from foot traffic in the neighborhoods. There's 2 small tables so I wouldn't recommend coming here with a large group to sit and chill.

    My sister and I ordered a brown sugar boba fresh milk tea and a rose oolong tea, both with boba, 50% sweetness, less ice. I'd say it's decent -- as a boba connoisseur, it's decent. Nothing to write home about necessarily. The shop itself is very cute, fresh, and trendy-looking both outside and inside, with pops of colorful pastels decorating the interior and a classic lighted neon sign for the shop on the outside (the sign caught my eye while we were driving by which is how we ended up stopping here!). I like that the tea menu has pictures of the toppings and some of the drinks. I do wish there was a full kiosk or menu board with photos of all the drinks since I really like taking my time deciding on what to order and pictures/visual guides help speed up that process. As for the drinks, the quality of the boba itself was okay, and the tea wasn't really standout (at least my sister's rose oolong). For the brown sugar boba with fresh milk, I kind of wish it had been roasted milk or something to add more complexity, but I mean -- I did order fresh milk, so that's that. Service was good! The employee at the register, who was also making the drinks, was very friendly, helpful, and informative when helping us decide on sweetness and ice levels for our drinks, which I appreciated. There are a few tables inside and outside, but seating is pretty limited.

    We came here for an avocado smoothie with boba last night. The boba pearls were very fresh and still warm in our drink. The drink itself, however, was not good. We asked for 25% sugar and so that meant that the smoothie tasted merely like milk. We didn't taste the avocado and also were disappointed that this probably means the sugar levels is the avocado syrup and that they don't use avocado or the typical condensed milk that I'm used to with these smoothies. Even if they don't use syrup, I don't think that it should have tasted only like milk -- maybe they can be transparent about what they put into the drink and ask the customer whether they even want whole milk and give options to the types of milk. We might come back to try the other drinks but we certainly would not get the avocado smoothie again. I also feel like the sole worker there making 10-15 smoothies in 15 minutes meant the wait was longer than it should be. I also witnessed a customer ahead of me complaining that the menu prices listed were different from what she was actually charged, so I would look at your receipts. In response to the comment posted: I have had plenty of avocado smoothies made of actual avocado and the smoothie I had simply lacked any texture of avocado. So if there was avocado, I didn't taste it and neither did I see it. To suggest I have not had an avocado smoothie before made of avocados is simply untrue. Maybe they put less avocado or use bland avocados?

    Service was quick. Staff was professional. The fresh milk boba was delicious. Milk tea was slightly too sweet, could have ordered less sweet. Parking was easy, small street mall. Will come again if in this vincinity.

    Refreshing drinks. I like how my golden jasmine wasn't too sweet. Service was good, worker was friendly. I love the exterior of the place, they've got the cutest outdoor area to sit and take pictures if you want.

    First time trying this spot after driving by so many times and it's a nice hole in the wall! + Matcha milk tea with boba = $6.19. + Boba is chewy + Drink is not too sweet, but also got 75% sweetness + Good service. Employee who helped with ordering was bubbly and quick. Also, informed me about the app for a stamp card.

    Wow! I'm so impressed by this place! There's only one worker and two others customers arrived after me and he was able to handle the line, order time, and drinks very quickly! Ordered 3 drinks Matcha milk tea $5.09, boba $0.50, oat Milk $0.62 Emerald pearl milk tea $5.59, boba $0.50 Viet milk coffee $6.59, boba $0.50 Drinks were so good! Boba was fresh and warm. Matcha taste perfect. Love their viet coffee 3 drinks with toppings for $21.55! Def affordable. Can't wait to try the other drinks here. I didn't get a photo of the drinks bc we were so excited.

    On my top 5 of favorite boba. I loved my matcha milk tea with honey boba. So delicious and fresh. Perfect sugar and ice level. I love that the menu is simple and straightforward. The service was fast and efficient. The young lady at the counter was very nice and friendly. Ambiance is such a cute shop in a hidden small plaza. Cute decor and seating outside.

    Saw this hidden gem while visiting my parents. I was about to hop in to my car and saw their very festive sign outside so decided to check them out So glad we did! We were greeted right away as we walked in. They have so many beverages options - decided to get their San San iced tea - oolong tea w some passion fruit and added popping boba. The drink was v delicious and refreshing. They also have sweet snack options. They have a cute seating set up outdoor. Will def comeback and try their other drinks and if you're in the area, go check them out!

    Found this new boba shop in San Leandro and decided to give it a try. My sister got the golden jasmine with cheese foam 50% sweet and I got the strawberry cheese cap 50% sweet. The strawberry cheese cap was very refreshing and the perfect amount of sweetness, but I do wish there was more cheese foam since it was a very thin layer. The golden jasmine with cheese foam was very mediocre and definitely not the best jasmine tea I've had. It tasted super watery and the cheese foam didn't help it either (which it usually does). There is also a 3% credit card surcharge that we didn't know about until after we paid and noticed they wrote a really small sign in faint black letters on the counter to "inform" customers of this. Overall it's a decent boba shop but not sure if I'll come back.

    San San Tea House opened where a clothing store was. Order & go. 2 tables outside for seating. Single associate on duty. Offerings: brewed tea, fruit tea, smoothies, milk teas, toppings. Milk tea, snacks. Sips: hot osmanthus oolong tea (5.59) 25% sweet -not watery. Nice, smooth, robust brewed tea. Sugar subtly noticeable. -brew came 7 minutes after ordering. 3.5 stars parking lot in front & in back *3% surchange for credit card usuage.

Good espresso should be balanced and coffee forward, and I didn't get that. Almond croissant was great, but I was a bit disappointed in their coffee. Ambience is great for studying or getting some work done.

I got a "spend $6, get $3 off" promo in my app since it had been a while, and it lured me right through the door. My goal was to stay as close to that $6 mark as possible to practically get a freebie. I originally ordered a large drink and a pastry, but when the total hit $12, I had the barista knock the drink down to a medium to save a few bucks. After the discount, I walked out spending $8. Sneaky marketing--they got me to spend money I hadn't planned on! For my order, I tried the Iced Lavender Vanilla Matcha. Unfortunately, it wasn't my favorite and didn't quite hit the spot, so I only drank about half of it. I also grabbed a Lemon Blueberry Danish. Now, I have a personal rule about "open-air" pastry cases--if food is sitting out all day, it's an open invitation for gnats or flies to dance all over it! Usually, I prefer when they pull a fresh one from the back wrap counter. When I noticed the barista pull mine straight from the display, I asked her about it. She was sweet and assured me everything was fresh and they didn't have a gnat problem right now, so I decided to take a chance since she was warming it up. I think that's the most I've ever paid for a matcha. They also have specialty drinks and snacks that looked intriguing. I'm glad I stop by to give it a try.
