Opened May 2025! Who doesn't love visiting a hotel that's brand new in a great location...Right in Pioneer Square in downtown Seattle. This hotel is close to Lumen Stadium, Pikes Market and the Seattle Aquarium. Natural woods, plants everywhere, high ceilings, ceramic tiled showers, understated quality... my kind of comfortable oasis in the city. And....they have Aesop toiletries love! Love! Coffee or tea is provided every morning in the bar-cortada, expresso, latte...and the coffee is good. Prices in the $300 range per night. Workout facilities, a library, no pool. It feels like a place of heightened nature awareness and a tree is planted for every day of your stay! Bringing the beautiful green outdoors, inside. Valet parking available for $80 a day.

Marveling at large scale art, drinking Monorail Espresso coffee, and immersing oneself in foliage. This is what I experienced at this new boutique hotel in Pioneer Square. My coworker and I wanted to check this place out. Valet was friendly and they opened the first set of doors for us. The vestibule was beautifully designed with nature in mind, a precursor of what was to come. The touchless push plates near the second set of doors was a nice detail too. It helps when your hands are full with bags and luggage. It reminded me of the hotel entrances in Vegas. The foyer was next level. I reminisced about hiking along a trail along the I-90 corridor and hiking around the Olympics. It was definitely a change of environment, an escape from the blinding fluorescent lights and bland walls of my workplace. Even though we weren't overnight guests the front desk staff were warm and welcoming. They gave us directions to the cafe. The cafe is a welcoming space for travelers and locals. It caters to laptop-campers and small group gatherings. I like the interior design. The barista was friendly. I got my standard coffee choice. It was crafted well. Ngl, it was shockingly pricey but the cafe caters to hotel guests. They are up front with the 20% service charge. Even though they brew Monorail coffee it's not the same experience as their 5th & Pike location. Pastries are limited so you may have to venture out for snacks if it doesn't meet your needs. They don't accept American Express so make sure you have a backup payment source. This cafe will probably be a once-a-quarter visit for me. It's pretty convenient to get here since it's near many public transit options: The free Waterfront Shuttle, King Street Station (for Sounder and Amtrak), and the First Hill Streetcar. Buses and light rail are a couple blocks away too. Proximity to the stadiums and Chinatown-International District is a plus. They should host public tours if they haven't done so already. It's a treat for those in the artistic, environmental, engineering, and architectural fields. Whether you're a guest at the hotel or a local, it's worth checking out. Hospitality and tourism values are evolving. They've really tapped into their creative and innovative sides at Populus. I'll have to check out their restaurant and rooftop bar one of these days too.

Firn, rooftop bar.

The service was phenomenal! The staff were all very kind and pleasant! Special shoutout to the young lady at the front desk... I never got her name (young African American) she was very accommodating. The whole hotel has a very cozy vibe to it. Our room was very clean, and spacious. Plus lots of amenities included such as free wifi, tv streaming, complimentary coffee and water. I will definitely be considering booking a room at this hotel next time I am in Seattle.

The staff definitely leave something to be desired. I found them a mixture of condescending and rude. We requested early check in and where informed our room was not ready. Than watched them check in couple after couple. 2.5 hours later we got our early check in. A whole 15 minutes early. This was after it supposedly took them 45 minutes to clean the room. Now on to the room. The room was modestly sized with furniture shoved into every available space. The floors are plastic and cold. TV lost connection no less than 5 times forcing us to miss a few minutes of the show to reboot it. The best part was the bed. Very comfy bed. The comforters they provide are not designed for tall people though. The bathroom was not great. The shower is small with a temp control that sticks causing jumps in water temp. From luke warm to scalding quickly. For men beware the toilet. The water level is so high if you have to sit down to potty you will need to squat or parts might find themselves taking a swim in murky waters if you know what i mean. I would have normally told the staff all of this but the icy frosting on this stay was check out where the staff gave no greeting, didn't ask how the stay was or even express any positive sentiment towards us. In a city full of places to stay don't be fooled by there advertised low price. You end up with a low price experience for a high price in your check book.

It was about 3:15 pm. He had to check with housekeeping to see if the room was ready. No joke.....almost 45 minutes went by and housekeeping had not replied. Meanwhile, a half dozen people were greeted and given their room keys. I tried not to get upset and I said to the young man, I don't mean to sound rude but this is really disappointing. He wasn't phased. He had the personality to a wet sock. The manager was running in and out behind the counter. Nothing was happening or being communicated to me. Finally, after a very long wait we were given keys to our room. I asked about any type of breakfast or happy hour. They don't offer any of that. The room has no little refrigerator other than a cooler drawer filled with outrageously priced snacks and alcohol. Good thing we didn't have medications that needed refrigeration. There's no microwave. There's no condiments for coffee or tea. There's a Nespresso maker for those people who enjoy Nespresso. I'm not one who particularly enjoys Nespresso. There were no pods anywhere. I asked for some at the front desk and I was told that it's hidden in the room somewhere. It's Christmas not Easter and I'm not going to play hide and seek for the crappy coffee. The furnishings were modern and cold. The lack of the little niceties that are standard everywhere else aren't here. The least they could have done was provide quality customer service and not by someone who seems like they would be better off employed in a funeral home. Pros, view and location Cons, pretty much everything else.

It is a very convenient location, just minutes away from the Seattle Farmer's Market and near to Chinatown. While we had access to early check in with our credit card, our room type (suite) was not ready yet and actually ended up not being ready until around 4:00 P.M. (regular check in time) so we did have to drop off our luggage and decided to walk around. When we came back and our room was ready, my husband did call down and mentioned it was our anniversary since they had confirmed in previously but we didn't see anything in the room, and they were very kind to bring up a little treat for us including some delicious chocolate covered strawberries. The room itself was spacious and clean with a great view of the city (we had a corner view). The bath tub had a fun feature (water to fill the tub came from a ceiling faucet rather than attached to the tub. The towels were large and fluffy and overall ambience was relaxing with a couch in the room. Check out was smooth and they had our bill ready and everything was easy/correct so we did not have to worry. We also did have late check out, which was pleasant as we could have a leisurely morning. We did try the restaurant (All Water) both for dinner and brunch the next day. Service was very slow unfortunately for the restaurant (it took 1.5 hours while the restaurant wasn't busy, and they did forget our side of grilled broccolini until after we finished our meals/reminded them). We tried the tuna hamachi crudo, clams and mussels, roasted hen of the woods and grilled broccolini. The tuna hamachi crudo was good, though I was hoping for more brightness in the flavor. I enjoyed the clams and mussels as well as the roasted hen of the woods overall, but felt the grilled broccolini was a little too dry (seemed grilled without any oil or seasoning). We did also try a few seasonal mocktails which were delicious and the highlight of the meal. Brunch the next day was take out and we went with a steak and eggs and a caesar salad. Both were solid, but note that the caesar salad came with actual little sardines, so for those picky eaters, this may be a bit much.

Fast forward to November 2025 and we're back. Love the soaking bath tub with the water out the ceiling. The large window and view of Seattle waterfront- breathtaking. We even requested it get fixed while our. 2. Carpet and baseboard had lots of preexisting damages- maybe water damage? Lastly, the service when using guest service to virtual golf downstairs was not personable and felt rather 'cold', lacking in customer service experience. The provided shampoo, conditioner, soap, and lotion worked well and had a nice light citrusy scent. There was a Keurig machine in the room; not my jam but helpful in a pinch. We always got stocked with dark roast coffee pods, which is my preference, whoo. Also an empty mini fridge which we were able to use for beverages and leftovers. The 7th floor has a nice little seating area outside the bar where I was able to get some quiet work done one weekday, and the outdoor terrace offers a mountain view on clear days. The fitness center is small: just two treadmills, one recumbent bike, an elliptical, a peloton, and many dumbbells, but I had no problem getting a treadmill run in each morning before 9 am. Water bottle fillers on floors 1 and 4 were super convenient, too. The valet parking is very convenient but pricy. You might want to check Spot Hero or similar to see if you can get a better deal on parking nearby. The main issues I had were as follows: - A lot of the "extra perks" disappeared. When I checked in last time, I was greeted warmly and gifted a glass of champagne. I don't expect that exact thing every time, but when staying at a premium hotel like this, little things really make the experience a lot more enjoyable. It felt starkly different this time in terms of the service and generosity -- much more generic. - My room was far noisier than my previous visit. I'm not sure what changed, but I could hear noises from other units and from the street much more loudly this time. - On noise, the AC unit in my room this time was much noisier as well. Our last two nights of our journey were spent in Seattle at the Shafer Baillie mansion. I would highly recommend staying here. The location was great for getting to downtown and all around. It is close to the Cap Hill neighborhood with shops and restaurants. There is plenty of street parking in the vicinity. The mansion itself is part of what was known as Millionaire's Row. It was built in 1914 and has been well cared for over the years. When we came back from one evening out, we all gathered in the Library and set up some charcuterie and wine to share from our travels. It was so cozy sitting all together and chatting about our adventures. The rooms are historic with modern conveniences. Our room was the Queen Ann Hill. We slept soundly in our comfortable 4 poster bed. There was a helpful step stool for me to climb up as I am vertically challenged. It has original pushbotton light switches. It had a beautiful full length mirror. There was a flatscreen TV, but we had so many wonderful activities we did not use it. The bathroom was updated but still fit with the historic look. There were two showerheads in the tiled shower. Breakfast was lovely. I, personally, have a great deal of food allergies. There was ample selection that I was able to enjoy just as much as anyone else. There were breads and pastries, jams and spreads, yogurt and fresh berries, and a hot breakfast dish. Hard boiled eggs were available as well as cheeses and meats. There was a coffee bar that was available all day that also had tea and cocoa. We sat at the long dining table enjoying each others company and conversation. We got to meet some of the other guests which added to the experience. The greeters always opened the door for me, the check-in desk staff were courteous and always had a smile, and the checkout process was also quick and ended with an invitation to return to the property the next time I'm in Seattle. As soon as I stepped out of my Uber upon initial arrival, a staff member walked up to open my door and asked if I needed help with my bags. My room was comfortable in every aspect. The temperature controls worked great, the bed was very comfortable and had an adequate number of pillows, the bathroom was well-appointed, and everything was very clean. The bath towels were large, soft, and plush. The frosted door to the water closet was a nice touch for the sake of privacy if you were sharing the space with someone. The shower was not huge but it was more than adequately spacious for me. There were 2 robes hung in the bathroom (though I didn't use them). The small table and chairs near the window were convenient and comfortable to work from. The view from my room was very nice, especially during clear days when you can see the water and the mountains in the distance. The room was always well maintained after the typical morning cleaning as well as during turn down service. I appreciated the staff placing slippers by the bed and how they always nicely arranged my toiletries in the bathroom, replaced used towels with fresh ones, and even placed things on the table in the bedroom (like my charger, earbud case, eyeglass case, and so on) neatly for when I returned. The bar area at the back of the restaurant was a nice little area and had a table large enough for our group of around 8-10 to comfortably sit at while enjoying a nightcap. My breakfast the day I checked out was also high quality and my server Nathan was pleasant, timely, and honest about prep time of some items I wanted to order but was constricted due to a time crunch. In general, every staff member I encountered was pleasant, eager to help, and always smiled and made eye contact when speaking with me. All in all, I had a wonderful experience and have no complaints. This property is one of the top 2-3 Four Seasons hotels I have stayed at over the past several years.
