Came by on a rainy day just after opening, and the place was so busy already! I've heard so many good things about Jam Jam I needed to pay them a visit. I ordered from the kiosk, a white peach milk tea with tea jelly 50% sweet and no ice. It was ready within minutes despite how busy they were, and the sweetness was perfect and tea jelly was a great texture with slight sweetness to it . I love that the subtle peach essence didn't overpower the tea flavor. Staff were friendly and clearly hard working. I'll definitely be back to try other drinks! read more

I finally made it to Jam Jam and all the drinks are surprisingly very good. I had the sweetness adjusted to 50% and it was just perfect. I got the peach yogurt drink and it was so refreshing read more

I never go out to the Irvine area even though they have so many good spots boba because it's so out of the way. The past two months, I've been making the trip out every week or two following my dog's surgery plus follow-up visits right by John Wayne Airport. Appointments were at 7 in the evening on Mondays so most boba spots in the area closed early but Jam Jam was open late enough to where I could stop by on the way home. Both evenings were packed with people so I knew it was a good spot. I usually opt out for a fruit tea and a milk tea when I try new boba spots to see what the vibe is but since this spot literally had tea in the name, I had to try their biggest hits. Got their Green Grape Smash 25% sweet, with less ice. The drink was so good that I got the same exact drink my second time around. Although I got less ice, they still filled the drink up to the brim. I loved the tart flavor from the lime slices and sliced up green grapes. It was a perfect balance of sweet and sour even at 25% sweet. Their tea base is fantastic and the fact that they use jam to flavor the tea is also awesome. You can order via person but there's a kiosk available that I used both times which was the fastest way to order. Even though it was busy both visits, my drink came out very swiftly. Everyone here works fast and the drinks were on point with consistency both times which is also a plus! I 100% recommend Jam Jam Tea Lab and if I'm in the area again, I will definitely pay another visit. I'm glad I don't live nearby because I'd go broke ordering their teas! read more

So cute! My bf and I went on a Friday night looking for boba near our hotel. We ordered at the Kiosk! I got the White Peach milk tea with 25% sugar and no toppings. It's pretty light when it comes to the peach flavor but I'm not too much of a sweet tooth and I like my drinks less sweet anyways so it was a nice balance. Atmosphere is kinda loud, similar to Caffe; In in the Bay-- if you know what I mean. Can't say much about service because we ordered through the Kiosk! But we didn't wait long! read more

We like ourselves some boba and yummy drinks, and that is what we found at Jam Jam. We got the mango pomelo and Thai tea with boba. We got both at 50% and less ice because we usually prefer things less sweet and it was the perfect sweetness. The Thai milk tea had the perfect amount of flavor and wasn't watered down. The mango pomelo is a slush but has all sorts of fun toppings in it. You order at a kiosk, so service is a bit removed but they were fast! Simple little shop with seating all along one wall. read more

#1 was my kids' favorite - they loved the bursting pomelo texture, and the mix of coconut + mango was super refreshing. A tropical dream in a cup! #10 felt perfect for peach season - a cool and icy slush that hit the spot on a hot day . We noticed there was quite a bit of konjac jelly inside - it definitely makes it more filling (and probably lower in calories), but next time we might ask for just a little less. Overall, loved the flavors and creativity in these drinks. Can't wait to come back and try more! read more

Love their selection of boba's! We had a fun time during our family Christmas this past year. We purchased 12 different boboas. We had them each put in its own bag and that was our fun "white elephant". I ended up with a Tropical Smash that was yummy, my son liked his brulee brown sugar and the coconut mango pomelo was good! They have great service here, you can't go wrong. Very helpful. Once again...I wish I had one in San Diego! Sorry, no pics because we were so into the game forgot to take pictures! read more

This is a spot with amazing workers they are always nice and welcoming. They are fast with the drinks and polite with your drinks while putting it inside the bags. The drink I recommend to order is the white peach milk tea with boba. The seating areas is nicely space out and one big table if you decide to stay to do some extra work. read more

I was inclined to try this drink spot due to many highly acclaimed recommendations by my friends! I can say that I enjoyed the Mango Pomelo Coconut drink which is their #1 specialty drink. I ordered it as 50% sweetness and enjoyed it at that level. It tasted like a mango dessert! There are pomelo bits in the drink as well but it isn't sour at all. The service is good, despite the business the drinks come out at reasonable times. There's in person ordering as well as self serve kiosk. There's a line of chairs that go across the wall and about maybe 5-6 tables. This place gets loud and busy at some times due to large groups but it makes for a social setting and great atmosphere! Will definitely come back again soon to try the Ube Cheese Foam drink. read more

As with most Asian tea places, the drinks are pretty sweet but you can have them adjust the sweetness level. I've tried the brûlée brown sugar boba and it's super good. Definitely need to reduce the sweetness but it's one of the best boba teas I've had in a while. My favorite, however, is the coconut mango pomelo slush. It's so good. Great balance of sweet and tart. I crave them...seriously. The staff is very nice and they are pretty quick. read more

I was looking for a boba tea place near Tustin district and this pop up. The drink was good, and the bag to carry out was super cute. The parking can be a little tough as it has lots of other store in the area. Not too much selection, but enough to make it good. read more

We ordered the Green Grape Smash and the Mango. The Green Grape Smash surprised me a bit--it's actually more of a green grape jelly drink rather than freshly smashed grapes like the name suggests. Still refreshing and lightly sweet, just not what I expected from the description. The mango drink was good--bright, fruity, and similar to the fresh fruit mango drinks you can find at several other natural fruit boba spots around Irvine. Tasty, but it didn't necessarily stand out from the crowd. One small ding: service was pretty slow, especially considering it wasn't overly busy. That said, the drinks are fresh, the flavors are clean, and if you're in the mood for fruit-forward boba, this is still a very solid stop. Not wildly different from other natural fruit tea shops nearby, but definitely a reliable and refreshing option when the craving hits. read more

My favorite drink here is the coconut mango pomelo! Reminds me of a mango sticky rice. Rate that drink a 4/5. They also give you a nice cooler bag if you order more that 2. The ambiance is nice and bright and I enjoyed sitting in the lobby. 4/5 For service I would rate my experience a 1/5. I did come on a holiday but one thing I would note down is that I had a sense of worry for the team as a customer. They were getting slammed with both mobile orders and walk in orders that backed up the entire store. There was only minor communication from the staff because of this load and everyone waiting's experience suffered. I felt bad for the team and others waiting. Maybe next time I would suggest closing off mobile orders on holidays so that all the drinks would be called out more fluidly. I wouldn't mind waiting in line during a holiday like that to order if I didn't have to experience something like this again. read more

Great drink quality, perfect boba texture, and quick service nothing more I can ask for from a boba shop! Brûlée Brown Sugar Boba Milk Tea - can really taste the separate components of brown sugar, milk, and tea which is delicious. 75% is a good sweetness level and like I said boba texture is perfect, light chewiness and cooked all the way through Brûlée Thai Slush - distinct Thai tea flavor, slushie makes it a great drink on hot days if you're not craving fruit tea, also 75% not too sweet read more

First time here from a friends recommendation and I loved my drink. I got the grape smash which I thought was unique since I haven't seen it at many other shops. The drink was so refreshing and came with bits of grape chunks. I also added mango jelly which had the perfect texture I wanted. Not too sweet and did not taste like artificial flavoring. I liked it so much I got another one to go lol. Def would come back to try their other fruit drinks. The service was quick and you can also order from a kiosk if it's too busy. The shop had some seating so you can def use it as a place to catch up with friends. read more

Super cute boba place! Love that they have a good variety of drinks, we got their green grape smash and their mother's day special which was the rose cream coconut jasmine! Both were very yum especially the green grape smash, super refreshing and loved the grape bits! Do recommend drinking it asap since the lime slices start making the drink bitter. Their rose cream coconut jasmine was also good, I could mostly taste the coconut with a very faint rose flavor. Service was friendly and love that you can order at the counter or their kiosk. Definitely recommend this place!! read more

I found Jam Jam from an event they had hosted last month. They were giving away white peach and gardenia milk tea - I did HAVE to get both because the white peach was delicious. The gardenia was EVEN BETTER! I've ordered the gardenia at least 2-3x after I first tried it. It's a limited edition drink, probably for the summer. I usually adjust the sweetness too and it's perfect. Dare I say, this has superseded Omomo. Lines are shorter, boba is just as great. Drink options are awesome. My current favorite is the Oreo cream milk tea and brûlée brown sugar. They are friendly and efficient. Parking IS crazy, good luck and enjoyyy read more

Jam Jam Tea Lab - My new fave boba spot!!! - Bubble Tea Near Me - Irvine, California

My favorite dessert is boba/bubble tea. And I'd consider jam jam as one of my top 3 boba spots! (The other two being HNTea and Fourtea.) I'm in Irvine every Sunday for church so I typically stop by here every Sunday afternoon before heading home. Looove the coconut mango pomelo drink here! I usually get it 75 or 100% sweet, if I'm feeling indulgent. For my kids, I'll get it 50% sweet - they still love it. I've also tried the green grape smash and found it too limey/bitter for me (especially if I don't finish it and try it the next day). I've seen a lot of reviews of the peachy slush - can't wait for it return this summer season! I'll be updating by review once I try that. read more

Solid fruit tea place but I wouldn't recommend their milk teas. The gardenia milk tea smelled good but didn't taste like much beyond milk. Staff was very fast and efficient. The green plum fruit tea was delicious while their green grape was okay even though they say its a bestseller. Tropical tea was solid. I haven't tried their smoothies but their flavors were more interesting than Omomo's and HeyTea's. Decent parking and seating. It's clean and cute inside. Lots of people getting their drinks to go. 50% sweetness was healthy tasting so I recommend 75% for that sweet kick. read more

Stopped by this milk tea spot in the McDonald's plaza on a Sunday afternoon--place was pretty busy. Ordering is done on a kiosk, and drinks were ready in about 5 minutes. Prices start at $5.50. I ordered the Jasmine milk tea with less ice and less sugar; it came in a tall cup. While they got the order right, the flavor wasn't great--tasted artificial like it was a drink mix or added jasmine flavor. Tried another drink as well and had the same impression. Glad I gave it a shot, but the taste just didn't do it for me. read more

I am obsessed with their green grape smash drink, and super sad they don't have a location in the la area. The closest one is in Burbank but that's this far out. Hoping that one day they open an La location so everyone can try this liquid gold! I could drink this everyday if I had the ability to, the best tea drink I ever had. Jam Jam has already opened several locations in LA, and this was actually my first time trying it! Their logo honestly kind of looks like me haha, same hairstyle and same round face . They specialize in creative fruit and tea drinks, so the flavors tend to be very refreshing. I mainly came because I saw their new drink, Tsubaki Oolong Milk Tea. Since it's camellia season (I even went to a camellia exhibition recently), this one really caught my attention. It features delicate camellia floral notes in oolong tea, paired with their house cream foam, making the whole drink feel very light and smooth. With the recent heat, this was especially refreshing and not heavy at all. Since we were there, we also tried: Green Grape Smash One of their signature fruit teas with real green grape pulp inside. Super refreshing in 30°C+ weather, and the fruit tasted very fresh. Brulee Brown Sugar Boba Milk Tea This one is more of a dessert style drink. The caramelized top layer is very fragrant, and surprisingly their boba is really good. White Peach Milk Tea No artificial flavor taste, just a nice floral and fruity peach aroma. A very gentle and balanced drink. Ube Cheese Foam Slush Do you have friends who only drink taro or purple yam milk tea? This would be perfect for them haha. It's more of a dessert type drink rather than super thirst quenching, but the ube slush with the salty cheese foam is very fragrant. I would recommend getting this at 25% sweetness. read more

I had this place saved for a while because I spotted the White Peach Milk Tea here! I was told that the Honey Boba option ran out at around 4:30 pm when I came in so I was pretty bummed about that. I got their #5 White Peach Milk Tea and noticed that the milk overpowered the flavor of the white peach tea and also fluctuated at times. My friend had warned me that their fruit teas were better than milk and I should've listened. I tried my friend's fruit tea and it was refreshing! If I came back, I'd definitely have to get their fruit tea options. Also, a nice staff member gave me an insulated bag when I asked about it. Thank you!!! read more

Overall their drinks are good and I would come back to try some of their ones. I tried their mochigome milk tea with barley boba. The mochigome flavor sounded interesting in that it has a mixture of sweet corn and rice. The drink itself is pretty light in flavor. The sweet corn is very subtle but overall the milk tea is enjoyable. I tried the barley boba because it sounded unique and interesting, and I thought it was like a barley flavored boba. However, it wasn't really that. The texture is almost more like a mung bean - the outer shell is quite tough and the inside is grainy, though some parts of it are more gel like ? Honestly, it's a very strange experience. At first I didn't like it, but after I got used to the texture I thought it wasn't so bad. I probably would not get it again though as I thought it would be more bouncy and chewy. I also tried the passion fruit smash. At less sweetness this was still quite sweet. The agar boba here was good, and overall the flavor was good and refreshing. Ordering is easy and done on a tablet, and they're quite fast with their service. read more

One of my go-to boba spots in the area. Their signature house milk tea- a ceylon based drink- is my favourite. Most of Jam Jam's drinks are good, though I often dislike the extra toppings or "particles" that are added to some drinks, such as flower petals and parts for I believe their osmanthus milk tea and pieces of glutenous rice(?) in their cheese barley milk tea. To be clear, these teas are good, but the forced extra toppings are only a distracting and negative experience for me. Their drinks are highly customizable, offering 8 toppings, 2 foam types, and 3 types of milk, in addition to typical sugar and ice levels. Though it is mainly a to-go/pickup product, the interior of the store is clean, large, with plenty of seating for chatting and lounging. The seating is nice for when you're waiting for your drink, though service is very quick, so you won't typically be sitting for long. read more

First time here. I was really excited to have something sweet after lunch with my coworkers. We had a long meeting ahead for the afternoon and we all needed a little pick me up. I ordered a Matcha green latte and had high hopes. Unfortunately, it didn't provide the caffeine that I needed for the afternoon. The tea was not strong at all and did not have a very good taste. It was rather bland. I requested it at 75% level of sweetness. I was pretty sad because I recently had Matcha tea at another location which I thoroughly enjoyed and was hoping for a similar outcome. The one redeeming quality was that the Boba was fresh and chewy and I liked that a lot. The service was OK and the staff was helpful and she was able to describe the drinks confidently. I will return to try out the fruit beverages since it seems like that's what other people like. We will stop by when the summer days are scorching hot. read more

Such a cute business with a variety of options that I don't usually see! I was interested in their Fruit Smash drinks, and as I don't usually see Green Grape on the menu, I was intrigued. We ordered online and the drinks were made extremely fast! Green Grape Smash (4/5): If you're one of those people who really enjoy the green grape flavor, like in those drinks at Korean supermarkets, you would like this. The taste of green grape was a little more artificial than I thought it would be, but overall, the tea was high quality and I thought the smashed grape pulp was a good addition! Mango Pomelo with Coconut (5/5): I don't think I would usually go for pomelo, but this drink was soooo delicious, it blew me away! I really liked the agar boba they had in the drink too, the coconut and mango slush was amazing. Overall, the packaging and aesthetic of this brand is excellent, as well as the range of drinks they're offering. I would come back for sure! read more
