I've seen Jam Jam a lot on my socials, so I was excited to see I was near one. It's located in a plaza in Corporate Park, so a little tucked away. They had one self service iPad and then one register to order from. The logo is extremely cute and the inside is well designed, kind of reminds me of a brighter Omomo. I ordered the Tangy Fresh Peach Slush which is one of their summer seasonal drinks. It was SO good. I'm so sad it's only around for a bit, I'll definitely have to come again. It has clear jelly-like balls, fresh peach inside, and a great slush texture. It is reminiscent of Sunright frosties (which are my favorite). We also ordered the Brulee Thai Tea Slush, which didn't come with a topping but the flavor was spot on. Would definitely come here again!
Came here with a friend today! Jam Jam is located off of major streets by The District, so it's close to many shops, restaurants, etc. They have a parking lot that has a good amount of spots. I got the ube slush without boba. It came out to about $7.50 and was good. I was kind of surprised at the size to cost ratio, even without boba. The inside had some seating and a good sized lobby for those waiting to order drinks. When we came, it wasn't too busy and there were lots of staff working so my drink came out quickly. I was surprised at how dirty and unorganized the shop was for how staffed they were and how not busy it was. Chairs were all over the place, the floors were dirty, and the tables were dirty and wet with drinks. There was hair on the seats and the floor. We eventually stood up to wait for our drinks because of the mess. The drink was yummy but due to the price to size value and the uncleanliness of the place, i'll probably not return.
We stopped over at this location since we had to try a new boba stop before heading home. The location was fairly busy, parking wasn't too bad. The inside decor was super adorable. The store's logo is so cute! We toyed around getting 2 drinks since we aren't near this place and we can always save a drink for the next day. 1. Passion Fruit Smash & Tea Jelly- Pretty tasty drink, we do love tea jellies. I did not love all of the passion fruit seeds, but I guess that equates to freshness. Tea jellies were pretty good. 5/5 2. Green Grape Smash & Tea Jelly - my niece noted they liked this drink, they would get it again. 5/5 3. Thai Milk Tea - Brown Sugar boba - the tea was alright, it tasted like the standard Thai Tea to me, the color was uber orange, but I felt like the tea flavor was weak. The boba were soft and chewy. 3/5 4. Coconut Mango Pomelo & Tea Jelly- My niece got this drink and they said it was delicious. They would order it again. 5/5 5. Grapefruit smash with Tea jelly- My sister said this drink was yummy (very refreshing) and she was a fan of the tea jellies. 5/5 The staff were dressed so cute, we love the Jam Jam lab logo. We stopped by this boba shop as we were in the Irvine area and ordered the White Peach Milk Tea with brown sugar boba and the Green Grape Smash. We both enjoyed the Green Grape Smash, although we found it to be quite strong tea-forward. Personally, we preferred the White Peach Milk Tea! The White Peach Milk Tea was more milk-focused than tea-based, and the peach flavor wasn't particularly strong. I still enjoyed it, but if you prefer a more pronounced tea flavor or a stronger white peach flavor, this might not be the drink for you. I personally think Sunright does a better job with its White Peach Oolong Milk Tea because the white peach flavor is much more noticeable and comes through more strongly while balancing the oolong milk tea flavor. I'm usually not a huge fan of brown sugar boba because I find that it can overpower the rest of the drink (prefer honey boba), but I liked the boba here! The brown sugar flavor was balanced and didn't overwhelm the milk tea, which was a pleasant surprise. After trying our first two drinks, we decided to order a Jasmine Milk Tea to go as well since we were enjoying the drinks overall. My boyfriend also wants to try the Oreo Cream Fresh Milk Boba on our next visit because he's a huge Oreo fan. Personally, that one doesn't really appeal to me, but I can see why it would be tempting for Oreo lovers! As for the overall experience, parking was easy since the shop shares a parking lot with a plaza that has Peruvian and Thai restaurants. They also have a self-service kiosk, which makes ordering convenient, and the wait time for all three of our drinks was surprisingly quick. Another cute touch was that they were giving out one free sticker per person! Would we come back? I think if we're in the area, we'd still be more inclined to visit Omomo. We generally prefer Omomo's fruit teas, although we find their milk teas to be a little inconsistent. However, if we're specifically craving milk tea, this shop would definitely be worth another visit! Overall, a solid option for milk tea in the Irvine area, especially if you prefer creamy milky drinks and balanced brown sugar boba. Update: We had the Snow Blossom Jasmine Milk Tea it tastes only like sugary milk and no Jasmine tea flavor. I love my strong like molly tea so this was a huge disappointment. After trying this and giving it more thought I originally reviewed it a 4 star. I change my review to 3 stars as the milk teas are literally just milk sugary drinks. I saw other people saying this too and I agree this place doesn't really specialize in strong tea flavor or any tea flavor at all. I'm sad because I wanted to like this place after seeing so many reviews on here.
I finally got to try the coconut mango pomelo here! I got it with 25% sugar, and it was a good sweetness. I really liked the mango and pomelo in this drink, and it came with crystal boba that had a really satisfying chewy texture. I did think the coconut was a tad bit overpowering and didn't enjoy that part as much. I wish they had an option without the coconut, but it was still delicious and refreshing! You order on a kisok and it wasn't too busy on a Friday night, so drinks came out decently quickly :) They have tables inside too to enjoy your drink!
Highly recommended by my friend, got the green grape smash as I love tea based fruity drinks. It was very yummy but tasted a little watered down. Service was attentive and friendly and helped with their recommendation based on my preferences. Store is small, cute, and decorated very cute.
It's been a while since I've been here but was craving the coconut mango pomelo so decided to come back but was a bit disappointed It's been pretty hot so the drink sounded really refreshing. Came here around 8PM on a Friday night. It wasnt too crowded. The drink came out quick but it was very watery and not a slush at all.
Decided to stop by this tea shop after kicking it in Diamond Jamboree and they did not disappoint. I like how clean and new the shop feels. Their logo is cute and the color scheme is nice with that color green and beige. I made sure to grab a couple of those free stickers to add to my Hydroflask, lol. We ordered their specialty drinks which is the Brulee Brown Sugar Boba Milk Tea and the Cheese Barley Milk Tea. Both a 5/5. The Cheese barley is delicious and has enough sweetness to it. It's definitely my favorite from those two drinks. You can taste more Barley tea than milk! The Brulee is good, but too sweet for my palate. It's not often that we are in Irvine, but I gotta stop by again soon to try their other popular drinks. If you guys like good quality tea, you gotta come through!
Stopped by around 4 PM on a Saturday. The plaza has a decently sized parking lot, so even though it was pretty busy, finding a spot was easy. There was a short line to order, and our drinks came out just a few minutes later. I ordered my usual, the Ube Cheese Foam Slush, and it was as good as always. It's smooth, creamy, and definitely on the sweeter side, so I usually come here to get it as a dessert or smoothie rather than a traditional tea. The cheese foam adds a slightly salty finish that balances the sweetness really well. We also tried the Peach Yogurt Yakult. The Yakult flavor came through nicely, and it wasn't overly sweet. The only complaint was the peach pieces. They settled at the bottom and didn't really blend with the drink, even after stirring. If I were to order it again, but I could do without the peach bits. The shop has a good amount of seating. Most people were chatting with friends, but there were also a few people working on laptops, so it's a place where you can either hang out or get some work done. Service was friendly, and one small detail is that I always appreciate their to-go bags. They're sturdy and insulated, making carrying multiple drinks much easier. Overall, it's one of my favorite boba spots, and I'd definitely keep coming back, especially for the Ube Cheese Foam Slush.

My family always recommends this place so I thought I'd give it a try. We got the green grape smash and the grapefruit one and I thought they were both really good! They were both very refreshing with bits of the fruits inside. There is one kiosk on the side when you enter the store but you can also order at the counter. The vibe of the store is not anything new but it's still very cute and a place I could see people going to study at. I would definitely want to come again to try their milk teas! I have a feeling it will be really good!
solid choice if you're craving boba and in the area! I always love a fun drink and enjoyed the tangy peach slush and the coconut mango pomelo drinks. Boba had a nice texture and the drinks were sweet but didn't taste artificial. Service was quick and you order at the kiosk. Casual but clean interior, very on theme.
First time here. I was really excited to have something sweet after lunch with my coworkers. We had a long meeting ahead for the afternoon and we all needed a little pick me up. I ordered a Matcha green latte and had high hopes. Unfortunately, it didn't provide the caffeine that I needed for the afternoon. The tea was not strong at all and did not have a very good taste. It was rather bland. I requested it at 75% level of sweetness. I was pretty sad because I recently had Matcha tea at another location which I thoroughly enjoyed and was hoping for a similar outcome. The one redeeming quality was that the Boba was fresh and chewy and I liked that a lot. The service was OK and the staff was helpful and she was able to describe the drinks confidently. I will return to try out the fruit beverages since it seems like that's what other people like. We will stop by when the summer days are scorching hot. read more

Such a cute business with a variety of options that I don't usually see! I was interested in their Fruit Smash drinks, and as I don't usually see Green Grape on the menu, I was intrigued. We ordered online and the drinks were made extremely fast! Green Grape Smash (4/5): If you're one of those people who really enjoy the green grape flavor, like in those drinks at Korean supermarkets, you would like this. The taste of green grape was a little more artificial than I thought it would be, but overall, the tea was high quality and I thought the smashed grape pulp was a good addition! Mango Pomelo with Coconut (5/5): I don't think I would usually go for pomelo, but this drink was soooo delicious, it blew me away! I really liked the agar boba they had in the drink too, the coconut and mango slush was amazing. Overall, the packaging and aesthetic of this brand is excellent, as well as the range of drinks they're offering. I would come back for sure! read more
Can be pretty busy, but for good reason! I've only ordered fruit teas both times I came and I loved them. I recommend trying the tropical smash + boba + lychee jelly if you're looking for a refreshing drink. There is limited seating, but the store itself is nicely decorated. They have kiosks for ordering so the line usually moves fast, and it's easy to customize drinks. read more

Ordered the Mango Matcha Latte on 04/06/25 at 11:30 am. It was busy inside, but nice that they have a kiosk to order or you can order in the front with the cashier. Parking: Plenty of parking, it wasn't too full. Drink: It looks really cool with the layering. When we mixed everything together, the drink tasted great! You can taste the mango chunks with the matcha. I am surprised everything mixed well and one part of the drink wasn't overpowering the other. It wasn't overly sweet too. One of my favorite boba shops lately! If you usually get drinks at 70-80% sweetness at other shops, I think that this shop's 100% sweetness is perfect. I love their fruity drinks best. Got their Coconut Mango Pomelo, Tropical Smash, Green Grape Smash, and White Peach Milk Tea (not pictured)! - Coconut Mango Pomelo: One of my go-to's here! Refreshing, sweet, and delicious! On par with HeyTea 's version without the long wait, but less sweet than HeyTea's. A solid choice here! - Tropical Smash: Another one of my go-to's! Very refreshing but it is more like juice than tea at 100% sweetness. This drink I think is less tea forward compared to Green Grape Smash. Nice to drink on a sunny day! - Green Grape Smash: This is one of the popular drinks here, but I'm not convinced yet perhaps because I tried it at 75% sweetness or that I don't prefer grape drinks. At 75% sweetness, it's more tea forward, and I barely taste the green grape. - White Peach Milk Tea: Yum! Subtle white peach flavor but still fragrant! Tried it recently, and I think that it will become another go-to of mine when I want milk tea. 100% sweetness is perfect for me! Overall, this is a great boba shop, especially when it comes to fresh fruit drinks! Price is pretty average for most boba shop nowadays, so for quality and price, I say that here is definitely worth the stop! read more

It seems like a lot of people might have ordered on the app because we had a lot of orders ahead of us and people coming in and out. Drink: Got the specialty drink, coconut mango pomelo with agar boba, 50 percent sweet. The drink was so refreshing, without overpowering flavors. The balance of creamy, sweet, some tangy, slight bitterness was in harmony. I enjoyed the texture of the agar boba with the bits of pomelo through. It was so hard not drinking the entire thing fast. Came on 4/6/25 Sunday afternoon. Modern, clean, and pretty busy with a steady stream of people coming in to get drinks of this hot day. Standard prices. We ordered a mango matcha latte through the kiosk where you can customize your drink. I liked it as it was a well balanced drink, but I prefer my matcha a little stronger. This didn't take long. However, the drinks took a bit longer to come out than normal, but since it was busy, I should've expected this. They have a points system too where you can earn points to eventually get freebies if you go often. Parking lot available with not people coming in and out pretty steadily so it didn't take long to snag a spot. Friendly advice to Jam Jam: I noticed as we were waiting for our drinks that folks trickling in waited for us thinking we were in line to order at the kiosk so it would be best if you designated areas for ordering and pick up somehow. read more

JamJam Tea is easily one of my favorite milk tea spots. The tea flavor is strong and fragrant, and the milk is rich and creamy -- you can really taste the quality in every sip. It's not watered down at all, just very well balanced and super satisfying. What really impressed me, though, was the amazing service. I accidentally spilled my drink, and the girl at the counter immediately ran out to help clean the floor. She then went back inside and made me a new drink without hesitation. I was honestly so touched and grateful for her kindness. Great drinks and even better service. Experiences like this make you want to come back again and again. Highly recommend JamJam Tea to anyone who loves good milk tea and genuinely caring staff. read more

Their coconut mango pomelo and green grape smash are their most popular drinks and you can really taste the freshness of the ingredients. They offer multiple flavors of teas, milk, and drinks with variety of sweetness, ice, and milk alternatives. There's seating options inside and outside, with light music and soft lighting indoors. Super delicious and refreshing drinks in a cute shop! Ordering is easy through a kiosk or at the register. We dropped by at noon and were in and out within five minutes with our drinks. We got the Coconut Mango Pomelo and the Tangy Strawberry Slush. HIGHLY recommend them both. So punched with delightful flavor and textures, the portions are just right, and even better--the drinks aren't too sweet. Definitely coming back here again! read more

Refreshing spot to get a boba drink! This place has been all over my TikTok so of course I had to check it out. I ordered the White Peach Oolong Milk Tea with Brown Sugar Boba and it was pretty good. The peach flavor is very distinct. The boba was a bit too soft but overall still tasted good. The drink itself was rich and a good amount of sweetness. Stopped by Jam Jam on my way North from San Diego. Was craving a good mango pomelo and a friend recommended we try it. I wasn't disappointed. A small shop in a strip mall with plenty of parking, service was friendly and fast and my coconut mango pomelo was out of this world good. Lots of fruit bits and the coconut was not overpowering or aggressively sweet. read more

Sis and I driving down to OC from NorCal to meet with some fam buuut had to make a pit stop here first. :p Highly-rated boba shop *with* cute branding = a must-try for me. So glad the drinks didn't disappoint. Passion fruit smash was refreshing and was accurately at 25% sweetness as requested. Pretty tasty cheese barley milk tea too with real barley pieces acting as boba pearls with them having a soft chew and all (neat concept!). Also appreciated that the "cheese" part wasn't overly salty at all and instead more straightforward-cream-like. Overall it had a nice subtle roast-y flavor to it. Arrived before they opened. Customer service was great. Very cute inside and cute branding. Very clean also with ample seating. We ordered the mango sago pomelo and it was delicious, perfectly sweet with agar agar boba. 5/5. We also got a peach milk tea with boba. It was not too sweet and great flavor. Great drinks, drinks are around $6 ish which is standard these days. Really happy with my experience here and definitely would be back! read more

I was really excited to try this place. Their drink menu sounded creative and promising on paper, but the real thing fell short. The flavors were underwhelming and lacked depth. What should have been bright, punchy, and rich came across as muted and flat. The idea is great -- fresh jams, bold blends -- but they didn't deliver in execution. That said, the staff was polite, the vibe was clean and cute, and there's potential here. If they dialed in their flavor profiles (stronger jams, better balance, more punch) this place could shine. For now though, it was disappointing given the hype. I hope they improve, because I want to love this spot. read more

Jam jam is always good, however it is pretty busy at different times of the day and week. Kind of hard to find space to wait. Bathroom is clean! We love the coconut mango pomelo drink and the cheese white peach drink. read more

Today my husband and I stopped by Jam Jam and decided to share a Thai tea. We ordered it with regular sugar, light ice, and boba the consistency here is always on point! I love coming to this spot. We also got another drink for my sister-in-law the mango blended (or slush) without boba. It comes with real mango pieces at the bottom, and after tasting hers, I have to say it was absolutely delicious and super refreshing! It had just the right amount of sweetness. I'll definitely be coming back to get my own next time and can't wait to try more flavors. The atmosphere is chill, clean, and welcoming. Ordering is quick and easy you can use the self-register or order directly with a staff member. read more
Great customer service. Everyone was really friendly and it was easy to order. Clean interior with minimalist style. Drinks were on point and came out fast. The packaging was especially cute and simple. The location was hidden in a plaza near The District and parking was manageable. Just be careful backing out because there is a McDonalds and an El Pollo Loco drive-thru close in the same plaza. Got the green grape smash and it was great with 75% sweetness. My son got the kids strawberry fresh milk and he said it was quite delicious. I appreciate that there are kids drinks esp for the sizing. Would def come back to try more drinks. read more

It's a very spacious place and our drinks were prepared very quickly! You can order your drinks on a kiosk or in person and I got the Oreo cream boba fresh milk and my friend got their coconut mango pomelo. My drink was super sweet but that's only because I kept it at 100% sweetness (you can adjust the sweetness, ice, toppings). The boba tasted good and would go back to try their fruity drinks. read more

Nice clean boba shop with indoor seating, quick service & yummy drinks. I enjoyed the brown sugar boba fresh milk & my husband enjoyed his grapefruit smash with grapefruit chunks. Both drinks were refreshing and the boba was really good, it was soft & sweet. Will definitely return to try more drinks next time we're in the area. read more

Jam Jam is the jam... I know that is not an original tagline for this amazing tea shop. It may be the jammiest of tea shops in this area of Irvine. They offer an extensive menu of different teas and beverages. I'm the type of person who likes a deep tea taste if I get a pure tea. I like a creamy top if I'm getting cheese foam. I like a balanced milk tea when I go that direction. Jam Jam hits all those marks. On this occasion, I saw a sign for barley boba milk tea! Absolutely love that drink and have only seen it at 3Cat. I ordered Jam Jam's version and it is very good. I may have a new favorite drink here. Their coconut mango pomelo is also very good... so good that one of my co-workers was double fisting two at the same time. Orders via kiosk. I feel that is typical now at most boba shops. They do take their time to make the drinks, but I get it as some of the drinks look complicated to make. I've been here on the weekends also and they are busy!! The location is in a small center with a McDonald's, El Pollo Loco and many small local shops and restaurants. That being said, parking can get very tricky during peak times. We usually go when the shop is open at 11:00am to avoid the congestion. The indoor seating area is limited, but very comfortable to hang out. I'm a huge fan of Jam Jam Tea Lab. All their drinks are made with fresh fruit purées or jams and it really does make a difference in the taste. My go to is the green grape smash its super refreshing and has a great balance of sweetness, acidity, and tea taste. We also got the mango matcha and it's definitely one of the best we have had. Bold matcha taste with refreshing mango that isn't too sweet. We also enjoy the variety of milk options and ability to customize sweetness. I've been a couple times now and the wait times vary based on peak times. The shortest I've waited is 5 minutes and the longest I've waited is 40 minutes. I would say if you're aiming to get a drink on a weekend or the evening definitely look into online ordering. They also have a good amount of seating and the space is super cute and comfortable to be in but during busy times it can be very hard to find a table with people studying/hanging out. Parking can be hectic but it's a big lot so you will be able to find a spot just might have to walk a tiny bit to get to the storefront. Overall Jam Jam Tea Lab is a boba shop I can go to over and over again. Their extensive menu makes sure that I can get a comforting go to or go out of my comfort zone to try something new. I think this is one of the best boba shops in Irvine and arguably the best place to get fruit teas. read more

Previously have also ordered their coconut mango pomelo drink and loved that, however since it was later in the night, I wanted something lighter and decide to try their green grape smash. I added aloe vera and it was pretty refreshing. Despite it being busy, the drinks came out fairly quick and I'd definitely go back to try their other smash drinks! read more
This is such a cute boba shop. I love how open and bright this place is . A perfect spot to hang out with friends and enjoy some boba tea. They have an ordering kiosk that you can use to order your boba or you can order at the cash register with a cashier. The person that was helping us made it quick and simple to order our tea . I got the dragon fruit tea and the Thai Brulee ( this one is my favorite ) I love how the Thai brûlée tasted ! It tasted like a very sweet Thai tea amazing . The dragon fruit one wasn't my favorite I guess cause the tea wasn't sweet enough for me but it was refreshing . The drinks my husband I don't remember what he got but he enjoyed both of em .. JamJam is my perfect drink spot. The only downside is that they're always so busy... the line to order is almost always long. But the good thing is the drinks come out really fast after you order. I got mine within 10 minutes, and the quality is always very consistent. Perfect. read more
