I've seen Jam Jam a lot on my socials, so I was excited to see I was near one. It's located in a plaza in Corporate Park, so a little tucked away. They had one self service iPad and then one register to order from. The logo is extremely cute and the inside is well designed, kind of reminds me of a brighter Omomo. I ordered the Tangy Fresh Peach Slush which is one of their summer seasonal drinks. It was SO good. I'm so sad it's only around for a bit, I'll definitely have to come again. It has clear jelly-like balls, fresh peach inside, and a great slush texture. It is reminiscent of Sunright frosties (which are my favorite). We also ordered the Brulee Thai Tea Slush, which didn't come with a topping but the flavor was spot on. Would definitely come here again!
Came here with a friend today! Jam Jam is located off of major streets by The District, so it's close to many shops, restaurants, etc. They have a parking lot that has a good amount of spots. I got the ube slush without boba. It came out to about $7.50 and was good. I was kind of surprised at the size to cost ratio, even without boba. The inside had some seating and a good sized lobby for those waiting to order drinks. When we came, it wasn't too busy and there were lots of staff working so my drink came out quickly. I was surprised at how dirty and unorganized the shop was for how staffed they were and how not busy it was. Chairs were all over the place, the floors were dirty, and the tables were dirty and wet with drinks. There was hair on the seats and the floor. We eventually stood up to wait for our drinks because of the mess. The drink was yummy but due to the price to size value and the uncleanliness of the place, i'll probably not return.
Highly recommended by my friend, got the green grape smash as I love tea based fruity drinks. It was very yummy but tasted a little watered down. Service was attentive and friendly and helped with their recommendation based on my preferences. Store is small, cute, and decorated very cute.
We stopped over at this location since we had to try a new boba stop before heading home. The location was fairly busy, parking wasn't too bad. The inside decor was super adorable. The store's logo is so cute! We toyed around getting 2 drinks since we aren't near this place and we can always save a drink for the next day. 1. Passion Fruit Smash & Tea Jelly- Pretty tasty drink, we do love tea jellies. I did not love all of the passion fruit seeds, but I guess that equates to freshness. Tea jellies were pretty good. 5/5 2. Green Grape Smash & Tea Jelly - my niece noted they liked this drink, they would get it again. 5/5 3. Thai Milk Tea - Brown Sugar boba - the tea was alright, it tasted like the standard Thai Tea to me, the color was uber orange, but I felt like the tea flavor was weak. The boba were soft and chewy. 3/5 4. Coconut Mango Pomelo & Tea Jelly- My niece got this drink and they said it was delicious. They would order it again. 5/5 5. Grapefruit smash with Tea jelly- My sister said this drink was yummy (very refreshing) and she was a fan of the tea jellies. 5/5 The staff were dressed so cute, we love the Jam Jam lab logo. I finally got to try the coconut mango pomelo here! I got it with 25% sugar, and it was a good sweetness. I really liked the mango and pomelo in this drink, and it came with crystal boba that had a really satisfying chewy texture. I did think the coconut was a tad bit overpowering and didn't enjoy that part as much. I wish they had an option without the coconut, but it was still delicious and refreshing! You order on a kisok and it wasn't too busy on a Friday night, so drinks came out decently quickly :) They have tables inside too to enjoy your drink!
The tea was really fragrant and the sweetness was just right, even though I only chose 30% sugar. I randomly came across this place and decided to give it a try, and I'm so glad I did! I'll probably be coming back again. The shop is also really nicely decorated and has such a cute, cozy vibe. Definitely a nice little find
It's been a while since I've been here but was craving the coconut mango pomelo so decided to come back but was a bit disappointed It's been pretty hot so the drink sounded really refreshing. Came here around 8PM on a Friday night. It wasnt too crowded. The drink came out quick but it was very watery and not a slush at all.
Decided to stop by this tea shop after kicking it in Diamond Jamboree and they did not disappoint. I like how clean and new the shop feels. Their logo is cute and the color scheme is nice with that color green and beige. I made sure to grab a couple of those free stickers to add to my Hydroflask, lol. We ordered their specialty drinks which is the Brulee Brown Sugar Boba Milk Tea and the Cheese Barley Milk Tea. Both a 5/5. The Cheese barley is delicious and has enough sweetness to it. It's definitely my favorite from those two drinks. You can taste more Barley tea than milk! The Brulee is good, but too sweet for my palate. It's not often that we are in Irvine, but I gotta stop by again soon to try their other popular drinks. If you guys like good quality tea, you gotta come through!

solid choice if you're craving boba and in the area! I always love a fun drink and enjoyed the tangy peach slush and the coconut mango pomelo drinks. Boba had a nice texture and the drinks were sweet but didn't taste artificial. Service was quick and you order at the kiosk. Casual but clean interior, very on theme.
Stopped by around 4 PM on a Saturday. The plaza has a decently sized parking lot, so even though it was pretty busy, finding a spot was easy. There was a short line to order, and our drinks came out just a few minutes later. I ordered my usual, the Ube Cheese Foam Slush, and it was as good as always. It's smooth, creamy, and definitely on the sweeter side, so I usually come here to get it as a dessert or smoothie rather than a traditional tea. The cheese foam adds a slightly salty finish that balances the sweetness really well. We also tried the Peach Yogurt Yakult. The Yakult flavor came through nicely, and it wasn't overly sweet. The only complaint was the peach pieces. They settled at the bottom and didn't really blend with the drink, even after stirring. If I were to order it again, but I could do without the peach bits. The shop has a good amount of seating. Most people were chatting with friends, but there were also a few people working on laptops, so it's a place where you can either hang out or get some work done. Service was friendly, and one small detail is that I always appreciate their to-go bags. They're sturdy and insulated, making carrying multiple drinks much easier. Overall, it's one of my favorite boba spots, and I'd definitely keep coming back, especially for the Ube Cheese Foam Slush.
My family always recommends this place so I thought I'd give it a try. We got the green grape smash and the grapefruit one and I thought they were both really good! They were both very refreshing with bits of the fruits inside. There is one kiosk on the side when you enter the store but you can also order at the counter. The vibe of the store is not anything new but it's still very cute and a place I could see people going to study at. I would definitely want to come again to try their milk teas! I have a feeling it will be really good!
Grapefruit Smash, Oolong Tea, Mango Matcha Latte, and Mango Coconut Pomelo--and overall, everything was really good. Each drink had a refreshing taste that made it perfect for a warm day. The flavors were well-balanced, not overly sweet, and you can really taste the quality of the ingredients. The Mango Matcha Latte stood out with its creamy texture and rich matcha flavor, paired nicely with the mango. The Grapefruit Smash was especially refreshing, with a nice citrusy kick that wasn't too sour. The Oolong Tea was smooth and light, and the Mango Coconut Pomelo had a unique combination of flavors that worked really well together. Was craving a cold sweet treat so we decided to stop by Jam Jam Tea Lab since we were in the area. The store is located in a plaza with other restaurants and there's a decent amount of parking. There's a kiosk where you can order from or you can order at the cashier. There's a good amount of tables inside which is perfect for studying or just hanging out with friends. We ordered in the kiosk and got the ube slush and peach oolong milk tea. Our drinks came out within a couple of minutes. They were good, but could use a little more flavor. They definitely hit the spot for our cravings though! read more
Stopped by Jam Jam and tried the Oreo Cream Boba Fresh Milk (100% sweet) and the Brûlée Brown Sugar Boba Milk Tea (75% sweet). Both drinks were really good! The boba was warm, fresh, and perfectly chewy, which made a big difference. You can tell the drinks are made to order because everything tasted fresh and well balanced. The Oreo cream drink was creamy and dessert-like, while the brown sugar milk tea had a nice caramelized flavor from the brûlée topping. Sweetness levels were spot on for both. The inside had a few tables and bar top like seating. Would be a great place to study or get work done! Was recommend by a friend, so the gf and I went here for a quick pick me up! We got in right before the rush, which was amazing!! Got the White Peach Milk tea with coffee jelly and my gf got the Green Grape fruit tea with tea jelly. Both were really good, I'd recommend the green grape if you like a more mellow fruity taste vs something really tart. The white peach is a favorite, and I can see why! Loved the balance of flavor, and the coffee jelly really compliments it as well :) Smaller indoor space, but would be great for getting worked done if you're quick enough to get some seating! read more
I feel like this place gets better and better every time I visit, which makes me happy to have solid milk tea options in Irvine. Their slogan is cute, too. You can order at the kiosk or with someone at the register. Inside is super bright, modern, and peppy, and the staff are moving fast when it's busy but aren't rude. Nowadays lots of young people flock here to hangout, so it does get loud and crowded. Fortunately, parking hasn't been an issue for me since there are always spots available throughout the plaza lot. My most recent drink was the seasonal Snow Blossom Jasmine Milk Tea with seasonal tea jelly, less sweet and less ice - delicious! It was a creamy, lightly floral tea with pleasantly sweetened jelly cubes. I'd totally get this again; hopefully both the milk tea and tea jelly become permanent menu items at Jam Jam Tea Lab. read more

Came here to try it out since so many people have been raving about it! I got their #1 drink, which was the Mango Pomelo w 75% sweet. I felt that this drink was good...I was told it would be better w 100% sweetness, which I will try the next time I come back and see if my opinions change. I usually don't opt for a mango sago type of drink and that's what this reminded me of, so that also might contribute to my predisposed opinion of this drink. The next time I come back, I do want to try a different type of drink and see how it is. The white peach milk tea and ube cheese foam drinks sound yummy, so I'm looking forward to trying it again! Staff is very nice and attentive. They get busy but they get through the line fairly quickly. Ambiance is fresh and clean, a good amount of seating available for those wanting to sit and talk for a bit. read more

My current most favorite tea lab in Irvine -- and the prices are very reasonable. Most of their drinks let you customize the sugar level and ice level as well, which is perfect for someone like me who's trying not to drink overly sweet drinks and gain weight. Today I had the osmanthus milk tea and I absolutely loved it. The floral osmanthus aroma makes the whole drink taste unique. I also really love the atmosphere inside the shop. Love the drinks here! Got the coconut mango pomelo and it was delicious. I usually don't even like coconut, but the drink paired the flavors of coconut, mango, and pomelo very well together. I also loved the chewy sago balls which still had a bite to them. It was perfect in the drink! Please note that pomelo does have a bitter flavor to it, so if you don't like that then you may not like the drink. But I enjoy pomelo/grapefruit, so I loved the drink! Besides the ultra cute logo that looks like my niece, the drinks here are on point and fulfills whatever I am craving at the moment. I love cheese foam on my milk teas and their cheese foam barley tea is soooooo good. It's like the perfect combination and that popping barley is so satisfying. Ohh it doesn't stop there, that Mochigome Milk Tea is oolong tea base with a sweet corn flavor and that is also a very addictive mouth feel and I love it! They have a Mango Coconut Pomelo is a burst of sunshine. As always, you can't go wrong with a Brulee Thai Blend or a simple Passion Fruit Tea. They're located where the old.sunright used to be! Parking was easy to find! They're on door dash, which is really convenient! Tea boutique is clean, bright and aesthetically pleasing! The workers are polite and professional! She even checked the bags before she handed me the drinks. The insulated bags are Velcro vs sticky tape! I am huge a fan of the grapefruit green tea! I got it without additional sugar and aloe vera. I love the fresh slices of grapefruit and pulp! They use syrup as well. The peach milk tea is perfection! You get the essence of the peach, which I'm sure is syrup. I got it without additional sugar. I'll definitely be back! read more

Jam jam tea lab has such a cute inviting space. I love the space they created. There's WiFi and about 3 small tables and a large communal space. I was able to find plenty of empty spots to start working on my laptop. I ordered the green grape smash with less ice and 100% sweet. The drink was served with slices of lime, fresh smashed grapes, grape syrup and jasmine tea. I couldn't really taste the tea but I could taste the grape flavor, overall I thought this drink was okay(4/5). I would come back to try their other drinks that I know how fresh everything is There were employees actively cleaning the spaces near me. My cashier knew everything that was in the drinks. OVERALL : I tried Jam Jam before once a long time ago and for some reason didn't visit again until recently -- but now that I did, I've already been back 2x! I mainly get their fruit based drinks. They use fresh fruits / "jams", combined with different teas to create super refreshing drinks. Sweetness adjustments are available, and a good variety of toppings too. They can get busy (line out the door sometimes) but I like placing an online order and just picking up. It's super fast this way + you can get rewards points still. The store is clean, bright, and has seating -- I saw lots of ppl hanging out here and enjoying their drinks! PARKING : Shared parking lot w/ the other stores in the plaza. I usually only visit at night and while it can be pretty crowded here, I don't end up having issues with finding a spot to park near the storefront. FOOD/DRINKS : Tangy Strawberry Slush - Fresh strawberries blended with strawberry jam, agar boba included -- still good and not too sour even at 75% sweet. Super refreshing and great for a hot day or after a meal! The agar boba goes well with the drink. I did end up getting their brown sugar boba added this time too bc I forgot it came with agar boba, but I'd prob stick to just the default agar next time! read more
Jam Jam is classic Taiwanese milk tea. What makes it stand out from other milk tea places in OC is that they focus on real fruit jams and stronger tea flavor rather than on a long list or toppings, sugary flavors, or trendy foam experiences. Their white peach milk tea and coconut mango pomelo are some of my favorites. Many boba tea shops are either good at being a fruit teas specialty shop or a premium milk tea shop. Jam Jam is good at being both and I think that is why they remain popular. read more
I like this place a lot, I come multiple times a week normally, they have ONE flavor I find exceptional so it's the only thing I order here, but it's so good I keep coming back! I'm an addict! It's the grapefruit smash. The service is super nice consistently. The people here are really good, and relatively quick despite being busy sometimes. Ambiance is really what makes it though. They have plenty of seating and it's beautifully designed! However, my biggest gripe is that their wifi is not functional at all, and it's needed because the cell service inside is also nonexistent. Sometimes I want to spend time enjoying my drink and the ambiance. Wifi would be very helpful because I often spend part of my lunch break in here and being able to multitask would make it so much more enjoyable. Please fix it! Thanks read more

I recently tried the new Rose Cream Coconut Jasmine drink at Jam Jam Tea Lab and it was honestly so refreshing. It tastes like smooth jasmine tea blended with light coconut juice and a soft rose flavor that's floral without being too strong. I also highly recommend the Coconut Mango Pomelo because it has real fruit chunks, fresh pomelo, and perfectly balanced sweetness. Fun fact about boba : Boba gained mass popularity by transforming traditional tea into a highly customizable, texture-driven experience. Jam Jam is located in Irvine, which is a perfect treat for after my cousin's math class. Although the place was noisy and very busy, we got our drinks within 5 minutes, as there were at least 5 staff members working. I love the whole design and ambiance of this boba place. White peach milk tea- (8/10) subtle peach taste, normal ice is way too much for me- ice took up half the cup!?! I will get less ice next time. Not too sweet (perfect sweetness) at 100% sweetness, perfect consistency, creamy. Overall, Jam Jam is my new go-to boba spot, as it has some of the best high quality drinks with great staff! read more

Located in a popular strip mall "The Lab" created fresh innovative concoctions and the staff delivered the pretty hand crafted creations quickly and efficiently. We tried the Crumble Coconut Slush w Brown Sugar Boba featuring crumbled coxonut cookies and the unique Grapefruit Americano (yes, a great bold combo) w Brown Sugar Boba. However, next time I want to try more of their refreshing drinks since it seems they specialize in their jam. I recently tried a variety of drinks here and was blown away by the unique flavor profiles. If you're looking for something beyond basic milk tea, this is the spot. This place also has free wifi to do work or is a great place to talk to friends and grab a sweet treat! The employees were super helpful with helping us order drinks and were super sweet! Coconut Mango Pomelo: Incredibly refreshing and authentic. The citrus from the pomelo balances the creamy coconut perfectly. It is on the sweeter side. Mango Matcha Latte: A beautiful layers-to-flavor transition. The earthy matcha and sweet mango work so well together, i especially loved the mango chunks! Green Grape Smash: Real grape bits and not too sweet! It had a tartness to it and went perfect with their tea jelly topping! Mochigome Milk Tea: The milk tea itself was perfect, and the layer of foam made it taste amazing! Brown Sugar Boba: A classic done right. The pearls were perfectly chewy, and the syrup wasn't overly sweet. High-quality ingredients and great presentation. Will definitely be back! read more
I ordered the Thai milk tea with boba and found it to be pretty overly sweet, even at 50% sweetness. Once some of the ice melted and diluted the drink, the sweetness became more manageable, but it still wasn't quite where I'd want it. The tea itself wasn't very impressive and didn't taste particularly fresh. The boba was semi-sweet but the texture was just okay and didn't really stand out compared to other spots. I was excited to try Jam Jam in Pasadena, but the experience was disappointing. Their ordering system seems poorly organized--there's no one managing the front, and everything is handled through kiosks. Orders were piling up without names being called, and at one point there were around 15 drinks sitting on the counter waiting to be picked up. The blonde employee working that day appeared overwhelmed, which made the situation even more chaotic. We ordered the Ube Cheese Foam Slush and the Coconut Mango Paloma. Both drinks tasted good, but they were definitely not worth the nearly 50-minute wait. The overall aesthetic of the shop was good. The drinks have potential, but the ordering and pickup process needs significant improvement to match the demand and provide a better customer experience. read more

My mistake was that I forgot to shake it before poking it with the straw, so it was a little hard to mix, so don't forget to do that! I ordered it at 75% sweetness, which felt just right. The Oreo cream boba with oat milk had a nice hint of brown sugar without being overly sweet, and the boba itself was perfectly chewy. There are many boba spots around Irvine, and this is one that my friend recommended. They're known for some of the fruit drinks and milk teas, and since I had caffeine earlier, I opted to get one of their signature fruit drinks, the coconut mango pomelo. It has nice layers of fruit and sago, with just the right amount of sweetness when set to 50%. I also sampled my friend's green grape smash and it was also pretty good. read more

My Sister in Christ ordered me a drink from here a #7 Ube Cheese foam slush with barley boba which was so bomb had to come order it on my own. If you haven't tried the barley Boba it's so yummy I think it's healthier and better than regular Boba. The service was quick and the location was easy to find. It wasn't loud but it wasn't quiet either. Will definitely come back and recommend for sure! read more

I've stopped by here a couple times now since a friend told me about their fruit teas. So far, I've tried both the green grape smash and the white peach milk tea. Both had a strong fruity flavor especially the white peach milk tea. Even at 25% sweetness, I could still taste a strong white peach flavor without the drink being overly sweet. If you're a fan of fruitier teas, Jam Jam might be the place for you. The store itself is modern and clean, moderately sized, with a few tables inside for you to sit and enjoy your drink. You order off the kiosk and your drink comes relatively quick. read more
Been my favorite boba spot, which is saying sumn with there being sooo many options in oc. Every drink I have tried has been a hit. My favorite go-tos are the ube cheese foam slush (I've only tried it at 50% sweetness and it's so good, saying as someone who enjoys sweetness but doesn't want to be overwhelmed by it) and crumble coconut slush. I always try to try their limited time specials and I've enjoyed all of them as well. Rn, they have the peach specials, I've only tried the tangy peach slush so far but it's so good and rly just tastes like fresh, ripe peaches. read more

Love their fruit drinks! I got their mango pomelo drink and I am still thinking about it. The drink is really similar to Heytea but cheaper. They also have a seating area for you to chill and catch up with friends. Their service was fast and quick and I got my drink in no time. Ordered through the kiosk on a weekday afternoon. I was surprised at how busy they were, but it was mainly because of a large group of maybe a club or meetup? My order took some time and the worker apologized, which wasn't necessary but was a nice gesture that I appreciated! Tried the cheese barley milk tea and I loved it! Was a but confusing at first since the cheese foam was at the top and the barley boba was at the bottom, but the drink didn't have a sipping lid so I opted for a straw. The milk tea reminded me of a different boba shop's popcorn milk tea; it was caramel-y and toasty, and the barley boba was a great addition. Would definitely get this drink again! read more
Love it when summer comes because I can get the Tangy Fresh Peach Slush at Jam Jam Tea Lab! I took my car in to get an oil change and walked over to Jam Jam to get a refreshing drink while I waited. Once you order, your beverage is ready pretty quickly. At 50% sweet, the slush is perfect and has lots of agar balls to chew, but not so much that there's not enough liquid. The interior is really nice but there's no air conditioning (or at least it's not on very high, so it can get a bit stuffy inside). The spots inside were taken so I sat outside on a free table in front of Siam Station (which closes between lunch and dinner). You can order at the counter or on their pad. I had high expectations because of the review but was disappointed for what I got. I got the green grape smash and boy was it terrible. The "jasmine tea" they used was either cheap or stale cause I didn't taste jasmine or grape. It just tasted like bitter black tea with some whatever fruit that was purely for decoration. For something that's $7+, it's annoying that I got some nasty tea. I had to throw it out after 3 sips. No from me. read more
