I've seen Jam Jam a lot on my socials, so I was excited to see I was near one. It's located in a plaza in Corporate Park, so a little tucked away. They had one self service iPad and then one register to order from. The logo is extremely cute and the inside is well designed, kind of reminds me of a brighter Omomo. I ordered the Tangy Fresh Peach Slush which is one of their summer seasonal drinks. It was SO good. I'm so sad it's only around for a bit, I'll definitely have to come again. It has clear jelly-like balls, fresh peach inside, and a great slush texture. It is reminiscent of Sunright frosties (which are my favorite). We also ordered the Brulee Thai Tea Slush, which didn't come with a topping but the flavor was spot on. Would definitely come here again!
Came here with a friend today! Jam Jam is located off of major streets by The District, so it's close to many shops, restaurants, etc. They have a parking lot that has a good amount of spots. I got the ube slush without boba. It came out to about $7.50 and was good. I was kind of surprised at the size to cost ratio, even without boba. The inside had some seating and a good sized lobby for those waiting to order drinks. When we came, it wasn't too busy and there were lots of staff working so my drink came out quickly. I was surprised at how dirty and unorganized the shop was for how staffed they were and how not busy it was. Chairs were all over the place, the floors were dirty, and the tables were dirty and wet with drinks. There was hair on the seats and the floor. We eventually stood up to wait for our drinks because of the mess. The drink was yummy but due to the price to size value and the uncleanliness of the place, i'll probably not return.
We stopped over at this location since we had to try a new boba stop before heading home. The location was fairly busy, parking wasn't too bad. The inside decor was super adorable. The store's logo is so cute! We toyed around getting 2 drinks since we aren't near this place and we can always save a drink for the next day. 1. Passion Fruit Smash & Tea Jelly- Pretty tasty drink, we do love tea jellies. I did not love all of the passion fruit seeds, but I guess that equates to freshness. Tea jellies were pretty good. 5/5 2. Green Grape Smash & Tea Jelly - my niece noted they liked this drink, they would get it again. 5/5 3. Thai Milk Tea - Brown Sugar boba - the tea was alright, it tasted like the standard Thai Tea to me, the color was uber orange, but I felt like the tea flavor was weak. The boba were soft and chewy. 3/5 4. Coconut Mango Pomelo & Tea Jelly- My niece got this drink and they said it was delicious. They would order it again. 5/5 5. Grapefruit smash with Tea jelly- My sister said this drink was yummy (very refreshing) and she was a fan of the tea jellies. 5/5 The staff were dressed so cute, we love the Jam Jam lab logo. Service: 5/5 Ambiance: 4/5 Food: 4/5
Very flavorful and fun drink. It was refreshing and sweet at the same time. I have to go back and try their other drinks! Service was quick and they were friendly with their recommendations
Highly recommended by my friend, got the green grape smash as I love tea based fruity drinks. It was very yummy but tasted a little watered down. Service was attentive and friendly and helped with their recommendation based on my preferences. Store is small, cute, and decorated very cute.
I finally got to try the coconut mango pomelo here! I got it with 25% sugar, and it was a good sweetness. I really liked the mango and pomelo in this drink, and it came with crystal boba that had a really satisfying chewy texture. I did think the coconut was a tad bit overpowering and didn't enjoy that part as much. I wish they had an option without the coconut, but it was still delicious and refreshing! You order on a kisok and it wasn't too busy on a Friday night, so drinks came out decently quickly :) They have tables inside too to enjoy your drink!
It's been a while since I've been here but was craving the coconut mango pomelo so decided to come back but was a bit disappointed It's been pretty hot so the drink sounded really refreshing. Came here around 8PM on a Friday night. It wasnt too crowded. The drink came out quick but it was very watery and not a slush at all.
Decided to stop by this tea shop after kicking it in Diamond Jamboree and they did not disappoint. I like how clean and new the shop feels. Their logo is cute and the color scheme is nice with that color green and beige. I made sure to grab a couple of those free stickers to add to my Hydroflask, lol. We ordered their specialty drinks which is the Brulee Brown Sugar Boba Milk Tea and the Cheese Barley Milk Tea. Both a 5/5. The Cheese barley is delicious and has enough sweetness to it. It's definitely my favorite from those two drinks. You can taste more Barley tea than milk! The Brulee is good, but too sweet for my palate. It's not often that we are in Irvine, but I gotta stop by again soon to try their other popular drinks. If you guys like good quality tea, you gotta come through!
I ordered the white peach milk tea here, very smooth really delicious, I will visit here quite often because it's next to my office.
solid choice if you're craving boba and in the area! I always love a fun drink and enjoyed the tangy peach slush and the coconut mango pomelo drinks. Boba had a nice texture and the drinks were sweet but didn't taste artificial. Service was quick and you order at the kiosk. Casual but clean interior, very on theme.
Stopped by around 4 PM on a Saturday. The plaza has a decently sized parking lot, so even though it was pretty busy, finding a spot was easy. There was a short line to order, and our drinks came out just a few minutes later. I ordered my usual, the Ube Cheese Foam Slush, and it was as good as always. It's smooth, creamy, and definitely on the sweeter side, so I usually come here to get it as a dessert or smoothie rather than a traditional tea. The cheese foam adds a slightly salty finish that balances the sweetness really well. We also tried the Peach Yogurt Yakult. The Yakult flavor came through nicely, and it wasn't overly sweet. The only complaint was the peach pieces. They settled at the bottom and didn't really blend with the drink, even after stirring. If I were to order it again, but I could do without the peach bits. The shop has a good amount of seating. Most people were chatting with friends, but there were also a few people working on laptops, so it's a place where you can either hang out or get some work done. Service was friendly, and one small detail is that I always appreciate their to-go bags. They're sturdy and insulated, making carrying multiple drinks much easier. Overall, it's one of my favorite boba spots, and I'd definitely keep coming back, especially for the Ube Cheese Foam Slush.
My family always recommends this place so I thought I'd give it a try. We got the green grape smash and the grapefruit one and I thought they were both really good! They were both very refreshing with bits of the fruits inside. There is one kiosk on the side when you enter the store but you can also order at the counter. The vibe of the store is not anything new but it's still very cute and a place I could see people going to study at. I would definitely want to come again to try their milk teas! I have a feeling it will be really good!
The tea was really fragrant and the sweetness was just right, even though I only chose 30% sugar. I randomly came across this place and decided to give it a try, and I'm so glad I did! I'll probably be coming back again. The shop is also really nicely decorated and has such a cute, cozy vibe. Definitely a nice little find
Everything is so CUTE! Since it was new and , we decided to go check it out. 25% off with Yelp check-in. Staff was friendly and cordial. The inside looks very clean and quiet - a good spot to enjoy a drink with friends. There are plenty of parking spaces. There was only a totally of 7 people including customer and staff during the time I was there. I ordered Cream Thai Clush and Oreo Cream Boba Fresh Milk. Cream Thai Clush was smooth and lightly sweet which was refreshing. Oreo Cream was VERY sweet so only order that if you're an Oreo fan - too sweet for me. I usually make my own smoothies at home so this was a treat. : ) I have not been to any smoothie boba places for so long. It was nice checking out this new place during the holiday and try different flavors. It is in the corner across from The District in Irvine (Costco, In-n-Out, TJ Maxx, Michaels, Lows etc.) read more
I've been awaiting Jam Jam's opening since I live down the street and was not let down! The inside is very clean, plenty of seating, and bright. Their menu is simple yet has a good variety of drinks you won't find at other boba shops. We ordered the Tropical Smash Fruit tea ($5.75) and the Coconut Mango pomelo ($6.75) with regular sweetness and and regular ice and both were 5/5 ! The coconut mango pomelo had chunks of mango and almost a coconut slushie mixture. The tropical smash had a mixture of different fruits and green tea and actual orange slices inside. It was more on the tart side but very good! If you can't decide, they have a TOP 10 menu of their popular drinks and that's how my bf and I decided. Their staff was very nice and willing to answer any questions! We can't wait to try everything else on the menu. read more

Made a quick stop here for some boba, and it did not disappoint. I feel like there are just so many boba spots that I can't keep up these days, but love the drink and customization options here! I feel like they have something for everyone given the amount of non-dairy and caffeine-free drinks. We came here on a Saturday afternoon and while there was a little bit of a line, it went quite fast and seats opened up here and there. I'm not the best with dairy or caffeine so I opted for the Tangy Peach Slush which was delicious and came with crystal boba. Definitely want to come back to try more of their drinks. read more

I definitely found my new favorite boba place beside from Orobae and Omomo! I got the cheese foam milk tea and it was great tea flavor, just the right amount of sweetness I requested for, and the boba was soft which I liked! We also got one of their fruit teas and it was super refreshing! You can checkout by yourself and it's prepared fairly quick. Cute interior as well, would definitely return!!! read more

So good! This place has so many options of boba and they are all so flavorful. I used to hate boba but my cousin said this was her favorite place and I love it too. I got the brown sugar boba and it was the best boba I've ever had. So delicious with the crème brûlée on top. One of my favorites. The service is good too. They ask how much sweetener you want and if you want ice or not. So you won't have to ask a manager of something isn't right. The ambiance of the place is cozy and relaxing with a smell of fresh boba when you go to Jam Jam. With lots of tables for you to comfortably enjoy your boba. It even has small cups of you don't want a lot. You just gotta ask. Will come again! The picture is the Brûlée Brown Sugar Boba Tea. I drank some because it's sooo good. It's my favorite. read more

Jam Jam Tea Lab opened up recently and I've been meaning to try it and see what the cute cartoon girl logo is all about. When walking in, you can either order on the kiosk or the workers can take your order too. I got their green grape smash at 75% and it was great! I also tried their boba in my friend's drink. It was a little too soft for my liking, but the sweetness was perfect! read more

Jam Jam has become one of my favorite boba and tea spots here in OC! Their fruit teas are very fresh and delicious, and all of the workers here are very fast at getting all orders out on a timely manner and are very kind and attentive! I would highly recommend their green grape smash (I add lychee jelly), coconut mango pomelo, or mango matcha with boba. 10/10! PS: they are currently giving our cute limited edition keychains with the purchase of 2 drinks on the same card!!! read more
This has quickly become one of my go-to places for milk tea! The interior is really cute and spacious. They have multiple tables and free wifi. I got their green grape smash with 75% sugar but would maybe get like 50% sugar next time as it was pretty sweet. The drink came out pretty fast and was really refreshing. The grape pieces at the bottom are so good I would even consider adding extra next time! It's kind of similar to Hey Tea's grape drink except this one's more refreshing. I also got the coconut mango pomelo with 75% sugar. The drink does not contain sago and is not blended thickly like some other places. It's more on the thinner side, making it really refreshing. They also have a rewards system and free stickers next to the cashier! read more

I have been disappointed in the last two visits Thai tea bruleee isn't as thick they always make it more on the watery side. And when they do make it thicker they add more ice it just doesn't have the same consistency. The OG workers made it perfect but the newer ones seem to not be able to measure out the correct ratio. It went from a 5 star to now a 3 for me read more

Hi Dung,…
It's Boba Time? No it's Jam Jam Time! This bubble tea shop used to be inside the leasing office of a nearby apartment complex. Which I thought was pretty strange! They now have their own retail space inside Corporate Park Plaza near Jamboree and Barranca. Parking is rarely a problem. The interior is nice. Wood slat ceiling with oblate lighting fixtures, fluted tables, cushioned seats, and gray floor tiles. It was pretty crowded on a Sunday evening after dinner. Online ordering is available here: https://order.toasttab.com/online/jamjam Just like the name implies, their specialty is fruit tea made with jams. But you'll also find milk teas, slushes (they call it "Breeze" here), foam tea, pure teas, and coffee. Sugar level (0% to 125%) and ice level are both customizable. Most toppings start at 65¢. Dairy alternatives (oat/soy) are an additional 50¢. They excel when it comes to sweetness adjustments. Thai Milk Tea at 50%, White Peach Milk Tea at 75%, and Classic Milk Tea at 75% were all perfect. The flavor was prominent for the Thai and the White Peach. Classic was on the more subtle side, I tasted more milk than tea. The boba had a good chewy consistency, but could have been sweeter in my opinion. Will have to come back for the fruit teas! read more

Finally got to try this place and we will definitely come back! There were so many things I would like you try. You can order at the kiosk or up at the counter. Drinks came out relatively fast. Tables and chairs were filled with people. Local food spots nearby too! I got mango coconut pomelo at 75% sweet and thought it was the perfect amount of sweetness. The hubby got some brûlée milk tea. read more

One of my favorite boba spots! I love their osmanthus milk tea with agar boba. It has sweet tea leaf bits mixed in which isn't something other shops offer. Also the mango pomelo is really good! My friends have tried their other teas and have been equally pleased with the flavor. read more

I believe this place has recently opened and it was a nice surprise being it's a very nice place with good seating and ambiance. They have a good selection of speciality drinks and more here but the first thing that caught my eye was the Coconut Mango Pomelo. It must be their best seller as I noticed almost every one had one so I had to try it out. I was more than happy with my choice as it was a very nice and refreshing drink that went down very very easy. The flavor of coconut is subtle and the texture with the mini white boba really went well. Along with that their tea drinks were very good too. Got to have a few sips of their Thai Tea and it was bold and creamy with a nice strong after taste of tea. Definitely a very nice place to enjoy your drink in a nice environment. read more

this boba shop is so cute! the inside gives a warm and cozy vibe through a green and beige color scheme. Hands down one of the best / cleanest boba spots in OC. You've gotta get the tangy fresh peach slush with 25% sweetness in this weather Super proud of how far they've come from a small joint in the Main Street Village apartment lobby but kinda sad my drink had no branding on it bc the graphic designer of this place deserves a raise read more

Super cute spot! They have limited seating so I'd grab your drink and head to your car. It does get busy during lunch time so keep that in mind if you are going during your lunch break. They have a ton of drink options for both milk tea and regular tea lovers. It is the typical price for boba $6+ without add ons. I got the mango pomelo drink based on other Yelp recommendations. read more

Jam jam has great boba tea. I loved how they give you a choice of sweetness. I normally go for 25% sweet. That's enough for you to taste the sweetness but not enough to be super unhealthy. The service is great too. You can order at the counter with staff or you can order at a kiosk. The employees are very helpful and nice. The sitting area was pretty chill to sit in. It gets filled fast though. But a lot of people take it to go read more
Gardenia milk tea with cheese foam was very aromatic, very refreshing and nice to drink. Would 100%get it again. I like my drinks sweet and I would say 100% sweet want that sweet. The cheese foam was not the strong but i liked that Thai milk tea with caramel brulee was unique in that it had nutty tones which I was surprised by. It was pretty busy and had spacious seating area. Would go back to try the other drinks. You order thru their ipad tablet as well read more
