Love the aesthetics of this place! A neighbor recommended this boba shop and I had to try it. Stopped by on a Tuesday evening and it wasn't too busy. Lots of seating available. My husband got the coconut mango pomelo and I got the oolong milk tea with coffee jelly. The coconut mango pomelo is probably one of then best I've tried so far, even better than HLS. It was very refreshing! Their oolong milk tea was solid and had a good strong flavor/base. Definitely worth a try if you are in the area! read more

Yay new boba spot in Irvine! Yelp checkin brought us over. Tried the passion fruit smash and the mango coconut. Mango coconut was super refreshing and loved the combo of flavors and def recommend agar with it for a jelly texture that pairs well with the flavors. Passion fruit was not bad but not really much passion fruit flavor. Tastes more like lemon lime green tea and had limes seeds in it still. They need to de seed the limes before putting it in the drink :/ Hope to try some other drinks soon. read more

This place is SOOOO cute! I am so obsessed with the interior and how ample the seating is. Jam Jam soft opened yesterday and today is its first full day in swing. I came here at 1:45 and the line was nonexistent. Lots of people chatting and having a good time over boba, and super comfy stools and benches. The coconut mango pomelo does NOT disappoint! It's a slushy but doesn't feel heavy, and the flavors balance out really well. You can taste each flavor without one overpowering the other, which sometimes happens in coconut based drinks. The agar boba was nice and fresh and the texture was fantastic! Will definitely be returning here for the ambiance and good drinks :) read more

Awesome drinks and convenient location right by Costco at District. Favorites were the Osmanthus Milk Tea with Cheese Foam and Oreo drink! Adjust it to 50% sweet and you have the perfect drinks to savor the flavor. Coconut coffee wasn't as good since the coconut flavor wasn't present. Mango Matcha and Mango Slushi both also had a good flavor that complimented each other. read more

One of my favorite boba spots! I love their osmanthus milk tea with agar boba. It has sweet tea leaf bits mixed in which isn't something other shops offer. Also the mango pomelo is really good! My friends have tried their other teas and have been equally pleased with the flavor. read more

Jam Jam has become one of my favorite boba and tea spots here in OC! Their fruit teas are very fresh and delicious, and all of the workers here are very fast at getting all orders out on a timely manner and are very kind and attentive! I would highly recommend their green grape smash (I add lychee jelly), coconut mango pomelo, or mango matcha with boba. 10/10! Finally got to try this place and we will definitely come back! There were so many things I would like you try. You can order at the kiosk or up at the counter. Drinks came out relatively fast. Tables and chairs were filled with people. Local food spots nearby too! I got mango coconut pomelo at 75% sweet and thought it was the perfect amount of sweetness. New boba spot in OC!! I decided to come here for something sweet after dinner and it did not disappoint. I tried the coconut mango pomelo drink, one of their top 10 drinks. The drink was very refreshing and tasted like a dessert. The coconut added a nice flavor and balanced well with the other flavors. The drink also comes with agar boba, but you can swap it out for a different topping if you want. I don't like my drinks super sweet so the 50% sweetness level was perfect for me. The drinks here are amazing! I usually get the Coconut Mango Pomelo with boba and it tastes perfect. 75% sweet is perfect for me but 50% should also be sweet enough. I typically order through the Toast app and my order is usually always out within 5 minutes. The store itself is really nice and they have tables too. One thing is that their slushes do tend to melt a little fast compared to other stores I've tried but it's not the biggest issue. read more

Decided to check out this newly opened boba shop! I really like the interior and how they have Smiskis all around the place - so cute!! I got to try two of their drinks: Coconut Mango Pomelo and Tropical Smash. Coconut Mango Pomelo: As someone who enjoys drinking mango pomelo drinks, I found this one to be very refreshing! Definitely would get this drink again. Tropical Smash: Very good, got 75% sweetness and it was the perfect level of sweetness for the drink. My first time here! I got the Tropical Smash that is made of passion fruit, pineapple, apple juice, and green tea. It's very yummy and refreshing but the sugar coats my teeth which is why I knocked off a star I'll be back to try the other drinks and get 50% sugar next time since I got 75% sugar this first time. The workers are very kind and call out the drinks very fast as well. The inside of the store isn't too loud and is a good place to socialize and it's not good for working. read more

Another boba shop in Irvine! Wifey and I have been making it our mission to try new boba spots in the community. This spot is located in a plaza with other food places and there is a decent amount of parking spots. There's a good amount of seating inside with a very clean and modern interior. Wifey got the coconut mango pomelo and I got the tropical smash. Both drinks were very refreshing and hit the spot after a long day. The staff here are also very friendly and welcoming. Overall, we enjoyed our drinks and the ambiance of the shop. We will definitely be back to try some of their other menu items! read more

Gardenia milk tea with cheese foam was very aromatic, very refreshing and nice to drink. Would 100%get it again. I like my drinks sweet and I would say 100% sweet want that sweet. The cheese foam was not the strong but i liked that Thai milk tea with caramel brulee was unique in that it had nutty tones which I was surprised by. It was pretty busy and had spacious seating area. Super cute spot! They have limited seating so I'd grab your drink and head to your car. It does get busy during lunch time so keep that in mind if you are going during your lunch break. They have a ton of drink options for both milk tea and regular tea lovers. It is the typical price for boba $6+ without add ons. The inside looks very clean and quiet - a good spot to enjoy a drink with friends. There are plenty of parking spaces. There was only a totally of 7 people including customer and staff during the time I was there. I ordered Cream Thai Clush and Oreo Cream Boba Fresh Milk. Cream Thai Clush was smooth and lightly sweet which was refreshing. Oreo Cream was VERY sweet so only order that if you're an Oreo fan - too sweet for me. Five star boba with some innovative drinks I haven't seen elsewhere. The boba is soft, chewy and perfectly sweet. This place can get pretty busy, so probably don't go if you're in a rush around lunch time, wait times can be 15-20 minutes. The boba is tasty and the decor is fun so I'll likely be back in the off peak hours. Nice to escape for a treat. read more

Love the place, I would get it more if I live a bit closer. Drinks came out pretty fast and even has an extra kiosk to order. Green grape smash is pretty refreshing in this weather. This may one of my new regular tea spots. Parking is easy and service is quick! They have a kiosk on the left hand side if you want to be anti-social and order on your own. We tried the Coconut Mango Pomelo and White Peach Milk Tea. The Coconut Mango Pomelo is refreshing and comes with crystal boba. Would be better if it came with sago too but not complaining. Got this 75% sweet and it was still pretty sweet. The Peach Milk Tea was pleasantly tasty. Their boba is nice and chewy. Get the Peach Milk Tea at 50%! It was perfect. Have tried about 6 different drinks. Only the coconut mango pomelo gets a 7/10 for me. Most other drinks I've gotten average a 5/10. You can either order with a person or order on a tablet. Glad they don't charge extra for a drink carrier. Store has an okay amount of seating but definitely not enough for double digit groups. read more

It's Boba Time? No it's Jam Jam Time! This bubble tea shop used to be inside the leasing office of a nearby apartment complex. Which I thought was pretty strange! They now have their own retail space inside Corporate Park Plaza near Jamboree and Barranca. Parking is rarely a problem. The interior is nice. Wood slat ceiling with oblate lighting fixtures, fluted tables, cushioned seats, and gray floor tiles. It was pretty crowded on a Sunday evening after dinner. Online ordering is available here: https://order.toasttab.com/online/jamjam Just like the name implies, their specialty is fruit tea made with jams. But you'll also find milk teas, slushes (they call it "Breeze" here), foam tea, pure teas, and coffee. Sugar level (0% to 125%) and ice level are both customizable. Most toppings start at 65¢. Dairy alternatives (oat/soy) are an additional 50¢. They excel when it comes to sweetness adjustments. Thai Milk Tea at 50%, White Peach Milk Tea at 75%, and Classic Milk Tea at 75% were all perfect. The flavor was prominent for the Thai and the White Peach. Classic was on the more subtle side, I tasted more milk than tea. The boba had a good chewy consistency, but could have been sweeter in my opinion. Will have to come back for the fruit teas! read more

After waiting a few minutes, looking at the bowl, it didn't look like much and sadly it didn't taste like much either. The almond butter was globed on top and made it really difficult to eat. After bypassing the almond butter I was able to get into the açai which was way too sweet. I'm not sure what type of açai they use, but it did not taste like a freshly prepared açai it tasted more artificial and overly sweet. It may have also been sweet because of the honey I believe they put on top of it. The combination of the açai with the honey and then almond butter was way too sweet. The mango was OK not as firm as I would want it to be and the granola was at the bottom at the bowl and also sprinkled on top, but unfortunately it was the worst acai bowl I've ever had. Parking is free and they do offer a few seats inside. The staff was also really nice but unfortunately, if I do decide to come back maybe I'll try a smoothie instead.

Jam Jam has already opened several locations in LA, and this was actually my first time trying it! Their logo honestly kind of looks like me haha, same hairstyle and same round face . They specialize in creative fruit and tea drinks, so the flavors tend to be very refreshing. I mainly came because I saw their new drink, Tsubaki Oolong Milk Tea. Since it's camellia season (I even went to a camellia exhibition recently), this one really caught my attention. It features delicate camellia floral notes in oolong tea, paired with their house cream foam, making the whole drink feel very light and smooth. With the recent heat, this was especially refreshing and not heavy at all. Since we were there, we also tried: Green Grape Smash One of their signature fruit teas with real green grape pulp inside. Super refreshing in 30°C+ weather, and the fruit tasted very fresh. Brulee Brown Sugar Boba Milk Tea This one is more of a dessert style drink. The caramelized top layer is very fragrant, and surprisingly their boba is really good. White Peach Milk Tea No artificial flavor taste, just a nice floral and fruity peach aroma. A very gentle and balanced drink. Ube Cheese Foam Slush Do you have friends who only drink taro or purple yam milk tea? This would be perfect for them haha. The shop has a clean, modern, and elegant design--simple but very well put together, and a comfortable place to spend time. The staff truly stood out. Everyone greeted us with warm smiles and was incredibly helpful from start to finish. Their tea is excellent. I ordered a cheese foam tea, my wife got the Oreo drink, and our friend tried the mango pomelo sago. Every drink was fresh, well-balanced, and full of flavor. What really impressed me was the service. I accidentally dropped one of the drinks and spilled it on the floor. My personal favorite though has to be the Brown Sugar Brûlée milk tea. The quality, flavor, and attention to detail easily compete with top-tier shops in Taiwan and even surpass well-known chains like Yi Fang and Gong Cha. Their jasmine green tea and grapefruit green tea are unmatched, with the perfect balance of citrusy brightness and refreshing tea notes. Every drink here is crafted with precision, from the tea base to the boba texture, ensuring a consistently excellent experience. The interior is charming and aesthetically pleasing, but it's not the most ideal spot for studying due to limited seating and a more social atmosphere. However, that's a small tradeoff for the caliber of drinks they offer. If I said I moved to Irvine just for Jam Jam's boba, it wouldn't be much of a stretch.
