I've seen Jam Jam a lot on my socials, so I was excited to see I was near one. It's located in a plaza in Corporate Park, so a little tucked away. They had one self service iPad and then one register to order from. The logo is extremely cute and the inside is well designed, kind of reminds me of a brighter Omomo. I ordered the Tangy Fresh Peach Slush which is one of their summer seasonal drinks. It was SO good. I'm so sad it's only around for a bit, I'll definitely have to come again. It has clear jelly-like balls, fresh peach inside, and a great slush texture. It is reminiscent of Sunright frosties (which are my favorite). We also ordered the Brulee Thai Tea Slush, which didn't come with a topping but the flavor was spot on. Would definitely come here again!
Came here with a friend today! Jam Jam is located off of major streets by The District, so it's close to many shops, restaurants, etc. They have a parking lot that has a good amount of spots. I got the ube slush without boba. It came out to about $7.50 and was good. I was kind of surprised at the size to cost ratio, even without boba. The inside had some seating and a good sized lobby for those waiting to order drinks. When we came, it wasn't too busy and there were lots of staff working so my drink came out quickly. I was surprised at how dirty and unorganized the shop was for how staffed they were and how not busy it was. Chairs were all over the place, the floors were dirty, and the tables were dirty and wet with drinks. There was hair on the seats and the floor. We eventually stood up to wait for our drinks because of the mess. The drink was yummy but due to the price to size value and the uncleanliness of the place, i'll probably not return.
We stopped over at this location since we had to try a new boba stop before heading home. The location was fairly busy, parking wasn't too bad. The inside decor was super adorable. The store's logo is so cute! We toyed around getting 2 drinks since we aren't near this place and we can always save a drink for the next day. 1. Passion Fruit Smash & Tea Jelly- Pretty tasty drink, we do love tea jellies. I did not love all of the passion fruit seeds, but I guess that equates to freshness. Tea jellies were pretty good. 5/5 2. Green Grape Smash & Tea Jelly - my niece noted they liked this drink, they would get it again. 5/5 3. Thai Milk Tea - Brown Sugar boba - the tea was alright, it tasted like the standard Thai Tea to me, the color was uber orange, but I felt like the tea flavor was weak. The boba were soft and chewy. 3/5 4. Coconut Mango Pomelo & Tea Jelly- My niece got this drink and they said it was delicious. They would order it again. 5/5 5. Grapefruit smash with Tea jelly- My sister said this drink was yummy (very refreshing) and she was a fan of the tea jellies. 5/5 The staff were dressed so cute, we love the Jam Jam lab logo. Service: 5/5 Ambiance: 4/5 Food: 4/5
Very flavorful and fun drink. It was refreshing and sweet at the same time. I have to go back and try their other drinks! Service was quick and they were friendly with their recommendations
Highly recommended by my friend, got the green grape smash as I love tea based fruity drinks. It was very yummy but tasted a little watered down. Service was attentive and friendly and helped with their recommendation based on my preferences. Store is small, cute, and decorated very cute.
I finally got to try the coconut mango pomelo here! I got it with 25% sugar, and it was a good sweetness. I really liked the mango and pomelo in this drink, and it came with crystal boba that had a really satisfying chewy texture. I did think the coconut was a tad bit overpowering and didn't enjoy that part as much. I wish they had an option without the coconut, but it was still delicious and refreshing! You order on a kisok and it wasn't too busy on a Friday night, so drinks came out decently quickly :) They have tables inside too to enjoy your drink!
It's been a while since I've been here but was craving the coconut mango pomelo so decided to come back but was a bit disappointed It's been pretty hot so the drink sounded really refreshing. Came here around 8PM on a Friday night. It wasnt too crowded. The drink came out quick but it was very watery and not a slush at all.
Decided to stop by this tea shop after kicking it in Diamond Jamboree and they did not disappoint. I like how clean and new the shop feels. Their logo is cute and the color scheme is nice with that color green and beige. I made sure to grab a couple of those free stickers to add to my Hydroflask, lol. We ordered their specialty drinks which is the Brulee Brown Sugar Boba Milk Tea and the Cheese Barley Milk Tea. Both a 5/5. The Cheese barley is delicious and has enough sweetness to it. It's definitely my favorite from those two drinks. You can taste more Barley tea than milk! The Brulee is good, but too sweet for my palate. It's not often that we are in Irvine, but I gotta stop by again soon to try their other popular drinks. If you guys like good quality tea, you gotta come through!
I ordered the white peach milk tea here, very smooth really delicious, I will visit here quite often because it's next to my office.
solid choice if you're craving boba and in the area! I always love a fun drink and enjoyed the tangy peach slush and the coconut mango pomelo drinks. Boba had a nice texture and the drinks were sweet but didn't taste artificial. Service was quick and you order at the kiosk. Casual but clean interior, very on theme.
Stopped by around 4 PM on a Saturday. The plaza has a decently sized parking lot, so even though it was pretty busy, finding a spot was easy. There was a short line to order, and our drinks came out just a few minutes later. I ordered my usual, the Ube Cheese Foam Slush, and it was as good as always. It's smooth, creamy, and definitely on the sweeter side, so I usually come here to get it as a dessert or smoothie rather than a traditional tea. The cheese foam adds a slightly salty finish that balances the sweetness really well. We also tried the Peach Yogurt Yakult. The Yakult flavor came through nicely, and it wasn't overly sweet. The only complaint was the peach pieces. They settled at the bottom and didn't really blend with the drink, even after stirring. If I were to order it again, but I could do without the peach bits. The shop has a good amount of seating. Most people were chatting with friends, but there were also a few people working on laptops, so it's a place where you can either hang out or get some work done. Service was friendly, and one small detail is that I always appreciate their to-go bags. They're sturdy and insulated, making carrying multiple drinks much easier. Overall, it's one of my favorite boba spots, and I'd definitely keep coming back, especially for the Ube Cheese Foam Slush.
My family always recommends this place so I thought I'd give it a try. We got the green grape smash and the grapefruit one and I thought they were both really good! They were both very refreshing with bits of the fruits inside. There is one kiosk on the side when you enter the store but you can also order at the counter. The vibe of the store is not anything new but it's still very cute and a place I could see people going to study at. I would definitely want to come again to try their milk teas! I have a feeling it will be really good!
The tea was really fragrant and the sweetness was just right, even though I only chose 30% sugar. I randomly came across this place and decided to give it a try, and I'm so glad I did! I'll probably be coming back again. The shop is also really nicely decorated and has such a cute, cozy vibe. Definitely a nice little find

First time here, ordered the green grape smash & osmanthus milk tea both at 75% sugar, both were great. If I had to choose between the fruit tea or milk tea though, I'd opt for the fruit tea, it's more refreshing with the fresh fruit flavor balanced with tea! You can order at the kiosk or up front, drinks came out quick with it being quite busy on a friday night read more

Came back for a third time because I wanted to try new drinks and also study here. It was pretty packed but I was able to get a seat. Got the creme brûlée brown sugar boba again and it was really good and creamy so the quality is really consistent! Wanted to try the mango pomelo and coconut drink and I was pretty disappointed because whenever I had pomelo at other stores it would be sweet but it was extremely bitter at this store. I'm pretty sure they used grapefruit instead of pomelo because it was red and I had asked the workers and turns out it is actually grapefruit so I probably won't get this drink again. Heads up if you're not a big fan of bitter taste in your drinks read more
Actually a pretty good spot for boba. Came here after seeing a few posts on instagram. What I ordered: -Classic Milk Tea (75% Sweet) w/Boba: I was first shocked at how affordable prices were now that I have seen many shops charge well over $8 for this same drink. The sweetness was perfect for me as the flavor was still maintained and not too diluted. I also feel like the sweetness levels in general are more tame here than other boba shops. As for the tea flavor, I felt like it was a bit more muted/leaves your tongue faster than the milk teas at Orobae but I still enjoyed my drink throughout. -Coconut Mango Pomelo (75% sweet): Came back to order this drink for myself and really enjoyed it! The coconut was pleasant but not overpowering at all and I loved that there were toppings already included. The mango and pomelo fruit bits were so refreshing and agar boba was perfect for texture. Would get this again. I believe they have one standard size for drinks and it seems like the fruit teas were most popular. The shop and parking: This place has such adorable but simple decor. We loved the aesthetic matcha-toned neutrals and the logo is SO ADORABLE and creative. The shop is fairly spacious and bathroom was clean. We waited no more than 3-4 minutes for our drink as there wasn't anyone in line ahead of us though many came in after. The parking lot is medium sized and shared amongst other restaurants and stores. We didn't have any issues finding a spot on a weekend at night. Overall: Worth checking out and I would revisit if I don't feel like braving the lines at the other popular boba spots in Irvine. read more

We got the matcha milk tea and it was veryyy sweet, definitely want to try this place again bc the matcha was good and the milk viscosity was thick, not sure how else to explain it. I want to try a new drink, will definitely be asking for less sweetness (%100 was too sweet) . Wait time was about 15-20 min. But they are trying to be as quick as possible (lots of ppl) they're pumping out milk teas as fast as they could!! 7.5/10 maybe higher if it was less sweet. Cuteeeeee logo! read more

So I first discovered this place on Instagram Reels, and it definitely does have the aesthetic vibes! It's very clean, logo is cute, and plenty of seating available. It was our first time here and I got the coconut mango pomelo drink. It seemed like the most popular drink to get here based on their top 10 and on Yelp, so I wanted to give that a try. It's a slush drink that comes with boba as well. Check in for 25% off for your first visit too! Once I got my drink, I didn't drink it immediately cause it was freezing cold outside, so I wanted the drink the simmer down a bit, but actually the slush dissolved so fast? I didn't mind it, but I was surprised how quickly it turned to liquid even when it was cold outside. Trying out the taste now, honestly it didn't give me a WOW impression, it was simply okay haha. The drink tasted like 80% coconut, 10% mango, and 10% pomelo. It looked like there was more of the fruit, but definitely tasted more like a coconut infused drink. I wish there were more bits of it because I definitely had drinks from China like this that were more fragrant and abundant with fruit! The agar boba was pretty decent, fun to chew. Everything about this place was pretty cute, but wish the drink could leave me with a more satisfying experience. read more
Another boba shop comes to Irvine! Irvine has so many boba shops so it can get saturated but I have hope for Jam Jam being successful. My first time here and I was actually thoroughly impressed. The aesthetic was on point too. FAVE ITEMS: - Green Grape Smash: good Kyoto grape flavor! This one was so refreshing. I usually get 25% sweet but they recommended slightly higher sweet due to limes making it more sour. This was spot on. -Tropical Smash: orange juice and passion fruit flavor. This one was really good too but I slightly prefer the Green Grape more! SERVICE: on point! I asked for some additional cups, and usually boba shops charge extra. They did not, which I appreciated since they are also brand new. PARKING: easy since it's located in a plaza with multiple stores. PRICE: reasonable. Around $5-6 per drink. Overall, I am definitely coming back here and I am so excited another amazing spot has come to town! read more

Stopped by due to a friend saying this place is new and had some good unique flavors. I haven't seen a grape option before in a boba shop and it piqued my interest. The drink had delicious bits of chopped grapes in it which was refreshing. read more

Was in the mood for a late night snack and decided to try Jam Jam since it's open until 10pm. The shop itself is so cute. I love the Jam Jam logo and their merchandise bags. Service is great. Drinks were served in a timely manner. We tried the brulee brown sugar boba milk tea. U can also make milk substitution which is great. I got 25% sweet and glad I did because it is very sweet. The drink itself was pretty good. It wasn't my favorite boba of all time but it was tasty. So 4/5 stars! read more

Been here many times Cozy interior with nice clean vibes I like to order at the kiosk and the wait time is normally very short. It's not as busy as places like Heytea but still tastes great. It's near the district and the jamboree plaza. In the same plaza is a nice popular Thai food place. The coconut mango pomelo is one of their most popular and rightfully so. They use very ripe mango similar to heytea. read more

So exciting to see a new boba shop in already competitive areas like Irvine and even more exciting that they're SO good! Our drinks: Green Grape Smash (50% sugar): 4.5/5 Grapefruit Aloe (50% sugar with WATER base!): 5/5 perfect. Honestly so tasty and with the water base it's now caffeine free for those sensitive. We came in about 20 minutes before closing on a Friday night during their soft opening and their manager, Ashe, was incredibly kind and patient in helping us order. She recommended me their top drink - the Green Grape smash. This was delicious at 50% sweet and juicy grape chunks inside the drink. A great balance of not too sweet with a slightly bitter tang. My husband was looking for something both dairy free and caffeine free, which is usually hard to come by and originally he asked for the Coconut Mango Pomelo which didn't have the dairy indicator, but the manager was sharp and told us it still had a bit of dairy mixed it. Instead - she helpfully suggested the Grapefruit Aloe with a water base instead of a tea base and it was AMAZING. So tasty and perfectly fruity with a caffeine free kick to boot! We're so impressed by their staff and cute, modern interior (sage green with ample seating). We'll definitely be back! read more

Love the aesthetics of this place! A neighbor recommended this boba shop and I had to try it. Stopped by on a Tuesday evening and it wasn't too busy. Lots of seating available. My husband got the coconut mango pomelo and I got the oolong milk tea with coffee jelly. The coconut mango pomelo is probably one of then best I've tried so far, even better than HLS. It was very refreshing! Their oolong milk tea was solid and had a good strong flavor/base. Definitely worth a try if you are in the area! read more
Yay new boba spot in Irvine! Yelp checkin brought us over. Tried the passion fruit smash and the mango coconut. Mango coconut was super refreshing and loved the combo of flavors and def recommend agar with it for a jelly texture that pairs well with the flavors. Passion fruit was not bad but not really much passion fruit flavor. Tastes more like lemon lime green tea and had limes seeds in it still. They need to de seed the limes before putting it in the drink :/ Hope to try some other drinks soon. read more
This place is SOOOO cute! I am so obsessed with the interior and how ample the seating is. Jam Jam soft opened yesterday and today is its first full day in swing. I came here at 1:45 and the line was nonexistent. Lots of people chatting and having a good time over boba, and super comfy stools and benches. The coconut mango pomelo does NOT disappoint! It's a slushy but doesn't feel heavy, and the flavors balance out really well. You can taste each flavor without one overpowering the other, which sometimes happens in coconut based drinks. The agar boba was nice and fresh and the texture was fantastic! Will definitely be returning here for the ambiance and good drinks :) read more

Located at the corner of Jamboree Road and Corporate Park, Jam Jam Tea Lab incorporates "top-tier jams from around the world" into their drinks. We ordered the Mango Slush and could taste the combination of high-quality ingredients...the slush was wintry yet so refreshing! I was searching for a boba establishment that offered gift cards and I found what I was looking for at Jam Jam. They don't just give you the gift card, but they actually enclose it inside of a cute holder. The establishment is brightly lit, the furniture is comfortable and the staff is friendly. Wins all around! read more
Jam Jam Tea Lab is easily one of the most unique boba spots in Irvine!! What sets them apart is their use of imported jams from around the WORLD, which adds such a cool twist to their drinks. Highly recommend the Green Grape Smash (just get it - trust me, I was weary too but it's now my favorite drink) and the Coconut Mango Pomelo... absolutely delicious You can adjust sweetness levels for every drink here and the workers are very accommodating. Parking is great which I also appreciate! Can't wait to come back and try more because we were extremely impressed and I love the fact that they're actually using fresh jams! read more

New boba spot in OC!! I decided to come here for something sweet after dinner and it did not disappoint. I tried the coconut mango pomelo drink, one of their top 10 drinks. The drink was very refreshing and tasted like a dessert. The coconut added a nice flavor and balanced well with the other flavors. The drink also comes with agar boba, but you can swap it out for a different topping if you want. I don't like my drinks super sweet so the 50% sweetness level was perfect for me. I came on a weekend and there was no line. The drinks also came out pretty quickly. This spot has a cute and clean interior with seating along the wall to hangout! Don't forget to check in on Yelp for a discount! read more
After errands or an appointment nearby, I can count on Jam Jam for a solid 75% sweet white peach milk tea. Tried some of their other drinks but white peach always pulls me back. Dragonfruit fruit tea was BLAND and the only thing that made it taste like anything was the lime slice. Heard their blended drinks are yummy but have yet to betray my usual choice. Also love the Smiskis they have throughout the store! read more

Decided to check out this newly opened boba shop! I really like the interior and how they have Smiskis all around the place - so cute!! I got to try two of their drinks: Coconut Mango Pomelo and Tropical Smash. Coconut Mango Pomelo: As someone who enjoys drinking mango pomelo drinks, I found this one to be very refreshing! Definitely would get this drink again. Tropical Smash: Very good, got 75% sweetness and it was the perfect level of sweetness for the drink. There's also a parking lot so you don't have worry about the parking situation here. Will definitely come back again to study and get work done here :) read more

ORDER green grape smash (3.5/5) this drink was super refreshing! grape fruit tea isn't offered at many places, so id recommend trying it here. lacking grape flavor tho. dragon fruit smash (3/5) this drink tasted a little perfume-y and had no dragonfruit flavor. overall, still very refreshing and paired perfectly with the lychee jelly. it wasn't too sweet either. classic milk tea (3.5/5) you can't go wrong with a classic milk tea! my friend added tiramisu foam, which was super yummy. mango fresh milk (4/5) my favorite out of all the drinks i tried! it paired perfectly with the agar boba and was the perfect sweetness. cheese jasmine (3/5) there was really no jasmine flavor, just tasted perfume-y... i personally wouldn't recommend. SERVICE (5/5) the cashier was able to answer all of our questions and service was quick. there's also a 25% off check in for your first visit ;)!! AMBIANCE super cute interior with plenty of seats. they have little smiskis around the counter.. soso cute! read more

Been craving a solid fruit tea with agar boba and I think I've found a new go to spot for it. The green grape smash has a great balance between the fruit and tea flavor. The service was great about asking for adjustments to the sweetness and ice level. Store itself was clean with relaxing music in the background. read more
My first time here! I got the Tropical Smash that is made of passion fruit, pineapple, apple juice, and green tea. It's very yummy and refreshing but the sugar coats my teeth which is why I knocked off a star I'll be back to try the other drinks and get 50% sugar next time since I got 75% sugar this first time. The workers are very kind and call out the drinks very fast as well. The inside of the store isn't too loud and is a good place to socialize and it's not good for working. read more

A solid spot for bubble tea with unique boba options! I visited this bubble tea shop located in the Corporate Plaza in Barranca. The ambiance is pretty much what you'd expect from a typical bubble tea spot--cozy and casual. The staff were friendly, and orders are placed via a kiosk, making the process quick and efficient. They offer a variety of tea flavors and boba options, which is great for customization. This place tends to get packed on weekends, but their service is fast. Seating is limited inside, but since it's in a plaza, you can usually find parking--though it can be tricky during peak hours due to the nearby restaurants and shops. I tried their matcha green tea with barley boba, which caught my eye since not many places offer barley boba. It turned out to be a great addition, complementing the matcha's earthy flavors perfectly. This has quickly become my go-to order, and I'd highly recommend it for matcha lovers looking for something different! read more
Another boba shop in Irvine! Wifey and I have been making it our mission to try new boba spots in the community. This spot is located in a plaza with other food places and there is a decent amount of parking spots. There's a good amount of seating inside with a very clean and modern interior. Wifey got the coconut mango pomelo and I got the tropical smash. Both drinks were very refreshing and hit the spot after a long day. The staff here are also very friendly and welcoming. Overall, we enjoyed our drinks and the ambiance of the shop. We will definitely be back to try some of their other menu items! read more

This is my second visit to this boba place. I was really impressed with the drinks the first time, but this time the grape smash was just okay, not as good as before. I still really like the boba here--I even asked for double boba! I'll definitely come back to try other drinks. read more
