I've seen Jam Jam a lot on my socials, so I was excited to see I was near one. It's located in a plaza in Corporate Park, so a little tucked away. They had one self service iPad and then one register to order from. The logo is extremely cute and the inside is well designed, kind of reminds me of a brighter Omomo. I ordered the Tangy Fresh Peach Slush which is one of their summer seasonal drinks. It was SO good. I'm so sad it's only around for a bit, I'll definitely have to come again. It has clear jelly-like balls, fresh peach inside, and a great slush texture. It is reminiscent of Sunright frosties (which are my favorite). We also ordered the Brulee Thai Tea Slush, which didn't come with a topping but the flavor was spot on. Would definitely come here again!
Came here with a friend today! Jam Jam is located off of major streets by The District, so it's close to many shops, restaurants, etc. They have a parking lot that has a good amount of spots. I got the ube slush without boba. It came out to about $7.50 and was good. I was kind of surprised at the size to cost ratio, even without boba. The inside had some seating and a good sized lobby for those waiting to order drinks. When we came, it wasn't too busy and there were lots of staff working so my drink came out quickly. I was surprised at how dirty and unorganized the shop was for how staffed they were and how not busy it was. Chairs were all over the place, the floors were dirty, and the tables were dirty and wet with drinks. There was hair on the seats and the floor. We eventually stood up to wait for our drinks because of the mess. The drink was yummy but due to the price to size value and the uncleanliness of the place, i'll probably not return.
We stopped over at this location since we had to try a new boba stop before heading home. The location was fairly busy, parking wasn't too bad. The inside decor was super adorable. The store's logo is so cute! We toyed around getting 2 drinks since we aren't near this place and we can always save a drink for the next day. 1. Passion Fruit Smash & Tea Jelly- Pretty tasty drink, we do love tea jellies. I did not love all of the passion fruit seeds, but I guess that equates to freshness. Tea jellies were pretty good. 5/5 2. Green Grape Smash & Tea Jelly - my niece noted they liked this drink, they would get it again. 5/5 3. Thai Milk Tea - Brown Sugar boba - the tea was alright, it tasted like the standard Thai Tea to me, the color was uber orange, but I felt like the tea flavor was weak. The boba were soft and chewy. 3/5 4. Coconut Mango Pomelo & Tea Jelly- My niece got this drink and they said it was delicious. They would order it again. 5/5 5. Grapefruit smash with Tea jelly- My sister said this drink was yummy (very refreshing) and she was a fan of the tea jellies. 5/5 The staff were dressed so cute, we love the Jam Jam lab logo. Service: 5/5 Ambiance: 4/5 Food: 4/5
Very flavorful and fun drink. It was refreshing and sweet at the same time. I have to go back and try their other drinks! Service was quick and they were friendly with their recommendations
Highly recommended by my friend, got the green grape smash as I love tea based fruity drinks. It was very yummy but tasted a little watered down. Service was attentive and friendly and helped with their recommendation based on my preferences. Store is small, cute, and decorated very cute.
I finally got to try the coconut mango pomelo here! I got it with 25% sugar, and it was a good sweetness. I really liked the mango and pomelo in this drink, and it came with crystal boba that had a really satisfying chewy texture. I did think the coconut was a tad bit overpowering and didn't enjoy that part as much. I wish they had an option without the coconut, but it was still delicious and refreshing! You order on a kisok and it wasn't too busy on a Friday night, so drinks came out decently quickly :) They have tables inside too to enjoy your drink!
It's been a while since I've been here but was craving the coconut mango pomelo so decided to come back but was a bit disappointed It's been pretty hot so the drink sounded really refreshing. Came here around 8PM on a Friday night. It wasnt too crowded. The drink came out quick but it was very watery and not a slush at all.
Decided to stop by this tea shop after kicking it in Diamond Jamboree and they did not disappoint. I like how clean and new the shop feels. Their logo is cute and the color scheme is nice with that color green and beige. I made sure to grab a couple of those free stickers to add to my Hydroflask, lol. We ordered their specialty drinks which is the Brulee Brown Sugar Boba Milk Tea and the Cheese Barley Milk Tea. Both a 5/5. The Cheese barley is delicious and has enough sweetness to it. It's definitely my favorite from those two drinks. You can taste more Barley tea than milk! The Brulee is good, but too sweet for my palate. It's not often that we are in Irvine, but I gotta stop by again soon to try their other popular drinks. If you guys like good quality tea, you gotta come through!
I ordered the white peach milk tea here, very smooth really delicious, I will visit here quite often because it's next to my office.
solid choice if you're craving boba and in the area! I always love a fun drink and enjoyed the tangy peach slush and the coconut mango pomelo drinks. Boba had a nice texture and the drinks were sweet but didn't taste artificial. Service was quick and you order at the kiosk. Casual but clean interior, very on theme.
Stopped by around 4 PM on a Saturday. The plaza has a decently sized parking lot, so even though it was pretty busy, finding a spot was easy. There was a short line to order, and our drinks came out just a few minutes later. I ordered my usual, the Ube Cheese Foam Slush, and it was as good as always. It's smooth, creamy, and definitely on the sweeter side, so I usually come here to get it as a dessert or smoothie rather than a traditional tea. The cheese foam adds a slightly salty finish that balances the sweetness really well. We also tried the Peach Yogurt Yakult. The Yakult flavor came through nicely, and it wasn't overly sweet. The only complaint was the peach pieces. They settled at the bottom and didn't really blend with the drink, even after stirring. If I were to order it again, but I could do without the peach bits. The shop has a good amount of seating. Most people were chatting with friends, but there were also a few people working on laptops, so it's a place where you can either hang out or get some work done. Service was friendly, and one small detail is that I always appreciate their to-go bags. They're sturdy and insulated, making carrying multiple drinks much easier. Overall, it's one of my favorite boba spots, and I'd definitely keep coming back, especially for the Ube Cheese Foam Slush.
My family always recommends this place so I thought I'd give it a try. We got the green grape smash and the grapefruit one and I thought they were both really good! They were both very refreshing with bits of the fruits inside. There is one kiosk on the side when you enter the store but you can also order at the counter. The vibe of the store is not anything new but it's still very cute and a place I could see people going to study at. I would definitely want to come again to try their milk teas! I have a feeling it will be really good!
The tea was really fragrant and the sweetness was just right, even though I only chose 30% sugar. I randomly came across this place and decided to give it a try, and I'm so glad I did! I'll probably be coming back again. The shop is also really nicely decorated and has such a cute, cozy vibe. Definitely a nice little find
First time here, and I loved it! The shop is super cute with plenty of seating, and the service was great! I decided to try the White Peach Milk Tea after hearing so many good things, and it did not disappoint. It was refreshing, the white peach flavor was subtle, and even at 100% sweetness, it wasn't too sweet. The brown sugar boba was perfectly chewy, and I like that you can order either at the kiosk or with the cashier. Definitely a spot I'd come back to! read more

I preordered my drink for pickup, I tried the Passion Fruit Smash and added Brown Sugar Boba and Lychee Jelly! You can adjust your sweetness level and ice levels when ordering as well! It's a small shop in a busy shopping center, but there is plenty of parking. The boba was super soft and fresh, and I really liked the fresh passion fruit in the drink with the crunchy seeds in the bottom. The staff was friendly and efficient and the seating area was cute and well lit! Their menu looks really extensive and has lots of really cool options I haven't necessarily seen at other places, so I am definitely interested in going back and trying more of the menu the next time I'm nearby. read more
I had the brulee brown sugar milk tea. I asked for 50% sweetness and less ice. The combo worked beautifully for me as my drink was perfect. The boba inside was also good. One of my coworkers' exact words to describe her rating of the place was, "I would drive out of my way to get it." read more
One of our favorite new boba shops! :) I am so glad that we got to try this place. The menu has a decent variety of drinks that are all super tasty. I highly recommend getting the Coconut Mango Pomelo! It is definitely one of their most popular ones and for good reason. * Coconut Mango Pomelo: 10/10 - subtle coconut flavor and sweet * Passionfruit Smash: 8/10 - good but passionfruit seeds made it difficult to enjoy * Tropical Smash: 7/10 - basically an orange green tea * Boba (Topping): 9/10 - soft and chewy It was our first time there so we had a couple of questions, but the worker was really nice and didn't mind answering them. They were also extremely accommodating by removing the fruit slices from our drinks and allowing us to substitute toppings. We also wanted them to remove the passionfruit seeds because they get in the way of the drink, but they said they couldn't which we were kind of bummed about. The shop itself is rather spacious and has a good number of tables and chairs. It's located in a plaza with plenty of parking so finding a spot was easy. Highly recommend stopping by! read more
Service: Came with a party of 3 around 8PM on a Sunday. It was pretty packed. Lots of people here. The cashier was very nice in providing reccomendations. The drinks: The mango pomelo is soooo good! 100% reccomend. The taro slush was also delicious. Would come back! read more
We got the matcha latte (unsweetened) and green grape smash (also unsweetened). I generally like my teas to be less sweet/unsweetened and am used to getting them this way. So let me emphasize that I am not new to getting drinks with 0% sweetener added. My green grape smash here was the most bitter green tea I've possibly ever had. I can't pinpoint the exact cause; whether it was the infusion of the lime with the rind that had sat in the tea too long, whether the tea itself was brewed too long, or whether it was the tannins in the grape skin, or a combination of all 3, I'm not entirely sure. But it was so bitter and had that tannin mouth-coating feeling that made it hard to drink. I was looking forward to trying this popular spot, but my tea was unenjoyable to drink and I felt that I couldn't taste the fragrance or quality of the tea at all due to all the competing bitterness. Maybe I wouldn't have noticed it as much if I had ordered the tea sweetened, but it's disappointing if you have to rely on sweetening up a drink to make it more palatable. On the plus side, the matcha latte was good (also unsweetened). read more
honestly this has become one of my top choices for boba spots in irvine! The drinks were super good due to them using jam instead of artificial syrups, and the tea was not watered down! It is also super cute inside with a bunch of thoughtful decorations. There is also a good amount of seating however when I went at around 9pm on a weekday it was very crowded so my friend and I just grabbed our drinks and left. The drinks did take a while to come out due to it being quite busy, but the self ordering kiosk was convenient and quick. read more
LOCATION: Jamboree/Barranca PARKING: Lots of parking WHAT WE ORDERED: * Mango Fresh Milk ($5.50) - loved the mango bits * Coconut Mango Pomelo ($6.75) - fantastic combination of ingredients; probably my favorite of the ones we ordered * Brulee Thai Slush ($6.25) - is what you expect! thai tea but as a slush. the brulee top is delicious * Ube Cheese Foam Slush ($6.25) - a bit too sweet for my liking. unable to adjust sweetness levels with slushes I had to visit Jam Jam Tea Lab for their cute shop and delicious fruit drinks. We were all in the mood for something milky AND fruity, and this seemed like the most suitable place. I came during the Grand Opening weekend, and it wasn't packed at all, which was surprising. The line moved relatively quickly, and the drinks were prepared within a reasonable time. All of their drinks were super tasty and refreshing! The only downside is that some of the drinks could be more customizable, especially those with fresh fruit, as those were pre-pureed to their ideal recipe. Some of the drinks were on the sweeter end because of it. Nonetheless, I appreciated the unique drink combinations and am itching to return to try more of the menu. read more
They have online order for pick up via Toast Tab! We went during their soft opening. Our drinks were ready by the time we got there and the service was very friendly. The café has plenty of seating and looks like a great place to catch up with friends or get some work done. The aesthetic and theming are very cute and vibrant with neutral colors in the wood and the green. I liked that their mascot/logo has the word "Jam" in their hair! A+ for design. We got the: 1) Coffee Coconut: -We got this at less ice and 0% sugar -This is coconut mixed with espresso -The "bitterness" of the coffee taste was sweetened with the natural taste of the coconut. -Good pick me up! 2) Crispy Green Plum Slush: -We got this at less sweet (75%). I think if I were to order this again, I'd get this slightly even more less sweet as I am a fan of the natural tartness of fruits. -This is made with green plum jam and real fruit. Very refreshing and yummy! I really liked the variety of fruit drinks and teas that they have here and I really do like that they use real fruits in their drink too. Would stop by again! read more

A new boba shop just opened in Orange County. Super fresh tastes and I love it! Have you tried? Highlights of the menu: 1. Coconut coffee 2. Brulee brown sugar boba milk tea 3. Green grape smash 4. Mango fresh milk 5. Coconut mango sago 6. Ube cheese foam slush read more
Super cute shop, limited seating inside but some bar seating. Ordered at the kiosk where they sold out of boba QxQ but got our drinks relative fast. Price is like mid normal boba $6-7 Tea wise, the normal teas can be a bit astringent so recommend sugar level on the sweeter side. I got the matcha latte which didn't taste very matchay, not too heavy milk flavor (like basic boba). The mango jam was yummy. Overall, I liked it better than high tea and as their name, they specialize in fruitier drinks. read more
New boba shop that overtook what was previously Ding Tea in this plaza. Place is very modern and spacious inside. Staff is friendly and wasn't busy at all when I came on a Saturday night. Their menu is definitely more towards those who like sweet drinks at boba shops - I don't think I saw much of JUST teas? I could be wrong though. Ended up ordering a Jasmine tea latte at 50% sweet with boba and enjoyed it! I'm very particular with my milkteas because I prefer the tea taste over creamer...and I'd say this place didn't disappoint. You could still taste the jasmine tea and it wasn't too sweet at 50% level. Boba was pretty good too! Very well sweetened and texture of chewiness was just right. Not bad for a new boba shop; but there's so many in OC it's hard for this place to stand out for me (especially comparing to popular spots like Orobae and Omomo). This is close to my apartment so if I'm not craving 7leaves or Sunright, I may stop by here for a nice pick me up. read more
Jam Jam -- another boba joint among the sea of boba shops across OC. There's nothing extraordinary about this place but boba tea is really worth it. Customer service is great. The decor is simple no nonsense and atmosphere is very linear with seatings lining one side of the wall. Jam Jam does a good job blending a tea base with milk, fruit and adding their twist of "jam" (fruit syrups). It's perfect choice for both those who like traditional milk tea flavors and for those who have a taste for fruits. In my case, mango purée (part of specialty Mango Fresh Milk) with mini tapioca pearls. The only disappointment is although "sugar level" is not really adjustable for fruit drinks those purées cannot be are premade. My mango fresh milk was very sugary and diluted with milk was the only way to lessen the sugar level. read more
New boba shop in Irvine with a good selection of unique and fun drinks. Their coconut mango pomelo was refreshing and flavorful. The peach milk tea was good as well and you can really taste the peach. I also enjoyed their classic milk tea with boba although their brown sugar boba could be a bit softer. Overall, I'd give their drinks 4 stars however as for their service, I give it 5 stars since they were really accommodating and friendly. I had forgotten about the Yelp promotion but they were so sweet to give me a refund for that discount. I liked the set up of this boba shop since there's a good amount of seating which makes it a good place to catch up with friends. The parking lot is about medium size and can get packed during peak times. read more
Seems like a relatively new boba spot in OC. Everything was fresh and clean (including the drinks)! The best part was that it was under $6 (with toppings included too)! I thought that the brown sugar boba didn't mix too well with the tea taste, but it isn't a deal breaker. It'd be nice if they offer honey boba as well. One thing that stood out is how they use foil (instead of plastic) for the cup lid. Anyway, I'd recommend the place if you're around the area and love drinks with a strong tea taste. read more
Any place that serves jasmine tea that actually tastes like jasmine tea has my vote! I've heard great things about this place and saw them on my social media here and there. After coming from the spot next door, we decided to stop by here for some boba. My go-to order is usually a jasmine tea with cheese foam. When I tell you that this jasmine tea tasted like a freshly-brewed batch of tea, I mean it! That, combined with the cheese foam is *chef's kiss*. They have the kiosks here so you can self-order or you can head up to their counter to order. The drinks came out fairly quick and if you wanted to stick around, they have seating inside and outside. The place is brightly lit and you could study/work here, but keep in mind that it's a bit loud. Really glad I got to experience this boba shop. read more
I've been to Jam jam several times since we have the VIP card. As always the store is always clean and nicely lit. Also the workers are always willing to answer any questions customers may have. For today's drinks we got the Crumble Slush, which has like a cookie/pastry type topping and the tangy strawberry slush. I think this drink order has been the best one yet. All their drinks are pretty solid and consistent. But I loved the flavor of the tangy strawberry slush. It was just enough sweetness and tartness. I also loved how they paired it with agar boba. read more

Friends recommended this spot after they had it and liked it. This place took over Ding tea that was previously in the plaza. Inside is very cute, simple but modern. Staff was pretty friendly and looked willing to answer your questions if you had any. Ended up with the brulee brown sugar boba milk tea with no adjustments. Was wanting something sweet and this definitely hit the spot. At full sweetness it is definitely pretty sweet - especially since the boba is also sweetened well. The drink itself was nice! Brulee was a nice touch but probably not necessary for me normally haha. Boba had a good texture - nice chew and very well sweetened with brown sugar. The boba was NOT bland at all which was nice!! Milk tea itself reminds me of Hong Kong style milk tea. My girlfriend got their jasmine tea latte at 50% sweet and she enjoyed it! She loves boba and is always looking for the best jasmine milk tea, and I think she was surprised with how the tea flavor was prominent in her drink since most places make it creamy. I think it's a pretty decent boba spot. They're currently in soft opening still when we went (in February 2024) so yelp check-in gave you 25% off your drink! So don't forget to check in on yelp!! read more

Clean and cute little place where the old Ding Tea was. Plenty of parking and no line when we got there but it got packed shortly around 6:30 pm on a Saturday. Coconut Mango Pomelo was what I had my eye on, and it didn't disappoint. Refreshing and just the right amount of sweetness for me at 75%. Would go back again to try the other flavors. read more

Jam Jam is becoming my jam!! I've been here two days in a row and still haven't tried everything I want. I must say the fruit teas are their specialty! The green grape smash, coconut mango pomelo, and aloe grapefruit slush were so refreshing! -green grape tea: ive never had grape tea before but I appreciate the subtle grape flavor with grape bits. Quite interesting. -Coconut mango pomelo: ive had mango pomelo but the coconut was a nice add to the flavor. It's tropical and refreshing like hawaii in a cup! -Aloe grapefruit slush: grapefruit anything is good especially when it's not too sweet and not bitter. The aloe jelly and grapefruit smash have nice textures! -Jasmine tea latte: didn't taste much of the tea so I'd say this is average. Also, if you're lactose intolerant you better sub with either soy or oat milk for an additional $0.50. The staff here are all very friendly! You are greeted immediately when you enter. They have no problem explaining the menu or answering any questions. The drinks come out fairly quickly too- a plus! Decor of the shop is bright and clean. There are tables for you to sit and enjoy your drinks. Bonus: Yelp check-in gets 25% off! Enjoy, friends! read more
I don't know why but I've been on a milk tea kick lately hahaha. Anyway, from the few that I've tried recently Jam Jam is definitely one of my top of the lists! I think it's the texture of the mango that adds to the quality of the drink. I like that it's shakable too with the top (some other places serve with lid that's open) The taste is perfect (a tad bit sweet but very delicious). The only knock is this parking lot is pretty busy so for me that's something I consider when picking places and since it's a smaller place it can definitely get loud so it's not a place you can count on to sit a while. Other than that, decor is so cute, it's easy to order (kiosk or counter) and pretty quick to get your drink. Mano milk is my go-to and I highly recommend. read more
NEW TEA SPOT ALERT!! i finally got the chance to try jam jam tea lab this week and was so excited to try something new. service was great! i was torn between the coconut mango pomelo and the ube cream foam slush, and they were able to help me choose a drink to go for based on my preference (e.g. less sweeter side, etc). i went for the popular coconut mango pomelo drink at 50% sugar since they recommended to lower the sweetness! i thought it was at a perfect level so i was happy i got half sugar. the drink was very refreshing and dessert-like for me -- i enjoyed the blend of mango, coconut, and grapefruit. the crystal boba also matched with the drink perfectly. i think this place is also cute; not sure if i would study or work here but definitely would be a good area to get a drink and catch up with friends. would come back again to try the other drinks! read more
I ordered the Green Grape Smash regular sweetness and the Brulee Thai Slush 75% sweetness with Coffee Jelly. The green grape smash reminded me of the fruit jelly drinks I would drink as a kid but with a refreshing twist. I really enjoyed their slush because it tasted so airy and not so chunky/icy, and i'm glad I got 75% sweetness because the sweetness wasn't overpowering. We went an hour before closing so it wasn't too busy. Drinks came out super quick and the barista's were friendly as well. The layout was spacious with lots of comfortable seating. My favorite part was seeing all the little smiski's around the bar and cashier area. I enjoyed both of my drinks and the atmosphere. I'm happy I decided to check this new boba shop out. I'll definitely be back the next time I visit california. read more

The white peach milk tea is AMAZING! I've been here a handful of times already and am confident when I say, this my favorite boba spot in Irvine. This place is pretty new meaning it can get busy aka there's a line sometimes to the door or out of it. The key is going on those off hours ( weekdays, before or after meal times) or just hoping you get lucky. Walk in to see a brightly lit shop with tables along one side and the boba bar on the other. Staff is super helpful and kind. Parking is a little tough since it's a smaller lot but I have always been able to find some. I've tried their green grape smash which personally wasn't my favorite BUT the white peach milk tea, all i can say is wow! I love boba and there's not too many places with a peach flavor. This drink is refreshing and not too sweet. I also like their ceylon milk tea, brown sugar brûlée, and mango milk tea. ( i've been here quite a bit to try their menu ) Definitely recommend checking it out and finding your perfect boba drink! read more

New boba store in Irvine! Super cute interior decor with a nice jade green color, wood accents and hidden Smiski figurines near the counter. Love the design of the logo with the "Jam" lettering hidden in the girls bangs. We were greeted by very friendly employees. Most of the top 10 drinks were not milk teas and more specialty like drinks. We ended up ordering: Thai slush (4/5): pretty good, more subtle flavor but fun swirl. Good to try but probably isn't a re-order. Ube crème slush (4.5/5): tastes a little more like taro than ube. Not that sweet but good flavor and has a creamy consistency. Both drinks kind of felt like eating liquid-versions of small Asian cakes ! Note: there weren't any outlets near the sitting area, so probably won't be able to do work for long periods of time. read more

Honestly, came here for the aesthetics. The store was so pretty and the color palette was my favorite. The girl on the pic is so cute and her hair spells out JAM. I wanna live here lol. Drinks were good and fluffy and creamy. Ube slush at 25% was a good sweetness for dessert but a little sweeter than my expectations for 25%. Creme Thai slush was also very fluffy with crème Thai tea vibes. Service was great. I'd be back to try the mango coconut pomelo next timeeeeee read more
