I've seen Jam Jam a lot on my socials, so I was excited to see I was near one. It's located in a plaza in Corporate Park, so a little tucked away. They had one self service iPad and then one register to order from. The logo is extremely cute and the inside is well designed, kind of reminds me of a brighter Omomo. I ordered the Tangy Fresh Peach Slush which is one of their summer seasonal drinks. It was SO good. I'm so sad it's only around for a bit, I'll definitely have to come again. It has clear jelly-like balls, fresh peach inside, and a great slush texture. It is reminiscent of Sunright frosties (which are my favorite). We also ordered the Brulee Thai Tea Slush, which didn't come with a topping but the flavor was spot on. Would definitely come here again!
Came here with a friend today! Jam Jam is located off of major streets by The District, so it's close to many shops, restaurants, etc. They have a parking lot that has a good amount of spots. I got the ube slush without boba. It came out to about $7.50 and was good. I was kind of surprised at the size to cost ratio, even without boba. The inside had some seating and a good sized lobby for those waiting to order drinks. When we came, it wasn't too busy and there were lots of staff working so my drink came out quickly. I was surprised at how dirty and unorganized the shop was for how staffed they were and how not busy it was. Chairs were all over the place, the floors were dirty, and the tables were dirty and wet with drinks. There was hair on the seats and the floor. We eventually stood up to wait for our drinks because of the mess. The drink was yummy but due to the price to size value and the uncleanliness of the place, i'll probably not return.
We stopped over at this location since we had to try a new boba stop before heading home. The location was fairly busy, parking wasn't too bad. The inside decor was super adorable. The store's logo is so cute! We toyed around getting 2 drinks since we aren't near this place and we can always save a drink for the next day. 1. Passion Fruit Smash & Tea Jelly- Pretty tasty drink, we do love tea jellies. I did not love all of the passion fruit seeds, but I guess that equates to freshness. Tea jellies were pretty good. 5/5 2. Green Grape Smash & Tea Jelly - my niece noted they liked this drink, they would get it again. 5/5 3. Thai Milk Tea - Brown Sugar boba - the tea was alright, it tasted like the standard Thai Tea to me, the color was uber orange, but I felt like the tea flavor was weak. The boba were soft and chewy. 3/5 4. Coconut Mango Pomelo & Tea Jelly- My niece got this drink and they said it was delicious. They would order it again. 5/5 5. Grapefruit smash with Tea jelly- My sister said this drink was yummy (very refreshing) and she was a fan of the tea jellies. 5/5 The staff were dressed so cute, we love the Jam Jam lab logo. Service: 5/5 Ambiance: 4/5 Food: 4/5
Very flavorful and fun drink. It was refreshing and sweet at the same time. I have to go back and try their other drinks! Service was quick and they were friendly with their recommendations
Highly recommended by my friend, got the green grape smash as I love tea based fruity drinks. It was very yummy but tasted a little watered down. Service was attentive and friendly and helped with their recommendation based on my preferences. Store is small, cute, and decorated very cute.
I finally got to try the coconut mango pomelo here! I got it with 25% sugar, and it was a good sweetness. I really liked the mango and pomelo in this drink, and it came with crystal boba that had a really satisfying chewy texture. I did think the coconut was a tad bit overpowering and didn't enjoy that part as much. I wish they had an option without the coconut, but it was still delicious and refreshing! You order on a kisok and it wasn't too busy on a Friday night, so drinks came out decently quickly :) They have tables inside too to enjoy your drink!
It's been a while since I've been here but was craving the coconut mango pomelo so decided to come back but was a bit disappointed It's been pretty hot so the drink sounded really refreshing. Came here around 8PM on a Friday night. It wasnt too crowded. The drink came out quick but it was very watery and not a slush at all.
Decided to stop by this tea shop after kicking it in Diamond Jamboree and they did not disappoint. I like how clean and new the shop feels. Their logo is cute and the color scheme is nice with that color green and beige. I made sure to grab a couple of those free stickers to add to my Hydroflask, lol. We ordered their specialty drinks which is the Brulee Brown Sugar Boba Milk Tea and the Cheese Barley Milk Tea. Both a 5/5. The Cheese barley is delicious and has enough sweetness to it. It's definitely my favorite from those two drinks. You can taste more Barley tea than milk! The Brulee is good, but too sweet for my palate. It's not often that we are in Irvine, but I gotta stop by again soon to try their other popular drinks. If you guys like good quality tea, you gotta come through!
I ordered the white peach milk tea here, very smooth really delicious, I will visit here quite often because it's next to my office.
solid choice if you're craving boba and in the area! I always love a fun drink and enjoyed the tangy peach slush and the coconut mango pomelo drinks. Boba had a nice texture and the drinks were sweet but didn't taste artificial. Service was quick and you order at the kiosk. Casual but clean interior, very on theme.
Stopped by around 4 PM on a Saturday. The plaza has a decently sized parking lot, so even though it was pretty busy, finding a spot was easy. There was a short line to order, and our drinks came out just a few minutes later. I ordered my usual, the Ube Cheese Foam Slush, and it was as good as always. It's smooth, creamy, and definitely on the sweeter side, so I usually come here to get it as a dessert or smoothie rather than a traditional tea. The cheese foam adds a slightly salty finish that balances the sweetness really well. We also tried the Peach Yogurt Yakult. The Yakult flavor came through nicely, and it wasn't overly sweet. The only complaint was the peach pieces. They settled at the bottom and didn't really blend with the drink, even after stirring. If I were to order it again, but I could do without the peach bits. The shop has a good amount of seating. Most people were chatting with friends, but there were also a few people working on laptops, so it's a place where you can either hang out or get some work done. Service was friendly, and one small detail is that I always appreciate their to-go bags. They're sturdy and insulated, making carrying multiple drinks much easier. Overall, it's one of my favorite boba spots, and I'd definitely keep coming back, especially for the Ube Cheese Foam Slush.
My family always recommends this place so I thought I'd give it a try. We got the green grape smash and the grapefruit one and I thought they were both really good! They were both very refreshing with bits of the fruits inside. There is one kiosk on the side when you enter the store but you can also order at the counter. The vibe of the store is not anything new but it's still very cute and a place I could see people going to study at. I would definitely want to come again to try their milk teas! I have a feeling it will be really good!
The tea was really fragrant and the sweetness was just right, even though I only chose 30% sugar. I randomly came across this place and decided to give it a try, and I'm so glad I did! I'll probably be coming back again. The shop is also really nicely decorated and has such a cute, cozy vibe. Definitely a nice little find

Love the place, I would get it more if I live a bit closer. Drinks came out pretty fast and even has an extra kiosk to order. Green grape smash is pretty refreshing in this weather. Osmanthus milk tea is pretty balanced between the milk and tea. The boba is always in the best texture. Highly recommend read more
This may one of my new regular tea spots. Parking is easy and service is quick! They have a kiosk on the left hand side if you want to be anti-social and order on your own. We tried the Coconut Mango Pomelo and White Peach Milk Tea. The Coconut Mango Pomelo is refreshing and comes with crystal boba. Would be better if it came with sago too but not complaining. Got this 75% sweet and it was still pretty sweet. The Peach Milk Tea was pleasantly tasty. Their boba is nice and chewy. Get the Peach Milk Tea at 50%! It was perfect. There are cute little seats and the menu is big. Will definitely come back to try the other drinks! read more
Service was nice and quick. Although the drinks were not that great not something we'd particularly come back for - the boba itself was fresh and chewy when we came but the milk teas were a bit of a disappointment. They also had some very interesting options on the menu like the grape - kinda taste like Japanese grape candy and smashed grapes a little to sweet and tasted like a caprisun but was interesting. read more
Jam jam was my Jam. Ordered online and my drink was ready for pick up in just a few min . Got the jasmine latte tea with 75 percent sweetness. Lots of layers of flavors . Ordered their white grape smash 25% sugar less ice. It was very refreshing and the grapes were sweet. However I had some leftover tea for the next day and it kind of tasted bitter for some reason. Overall I would recommend this place for a refreshing drink! read more
I got their white peach milk tea and it was very good!! The drink itself to me wasn't as sweet and the boba was actually very chewy and sweet!! The peach flavor was more subtle and if you ever had the Yoplait peach yogurt, it reminded me of that!! I ordered from the kiosk but if the kiosk is busy, you can opt to order at the register!! The straw took a little bit of poking to get in but I was able to in the end! My drink came out fast and there was multiple tables for you to sit at! read more
Parking: 9/10. Decent, spacious in a large plaza. Drinks: Green grapes slush: 8/10. I got it 75% sweet and there are so many grape chonks! Could settle for less sweet if I'm feeling it but 75% is still good. White peach milk tea: 10/10. Delicious with strong white peach flavors without being overpowering. 50% sweet was perfect. Service: nice workers, decent seatings. I am in love with their mascot design because it's so cute! read more
RUN, don't walk to this newly opened boba shop in Irvine! I know that boba shops seem more than aplenty for this area, but I lowkey want to gatekeep this place before it blows up! The attention to detail is unparalleled here, and you can see it even in the hair of their mascot that spells out 'Jam' :) I'm so obsessed with their Coconut mango pomelo, and they have something called the Green grape smash which I haven't seen anywhere else make a drink from fresh grapes! Super refreshing, definitely try that one. And not to mention, your thoughts on citrus fruits with coffee?? They've got grapefruit, citrus, and passion fruit that you can pair with Americano, I personally tried the grapefruit one and it actually works pretty well together! Super cute decor inside, and the staff is awesome! Parking is shared amongst other businesses in a private lot. Thanks for reading! ^-^ read more

It's one of our new favorite drinks shop. We have been recommended jam jam by many friends and finally got around to trying some of their drinks. We got the current seasonal drink; which was a white peach drink and the mango sago drink. Both were really good but the white peach drink was definitely a standout. It was really refreshing and had bits of peach in it. Such a great drink for these hot summer days. The mango sago was also quite good. It had a strong mango taste and was not overly sweet. Most of the drinks we have tried have been refreshing. It's definitely a welcome addition to the area. read more

Tried the Coconut Mango Pomelo and the Coconut coffee! The pomelo drink was really good and bonus stars for creativity! I was surprised this combination is really good together. The coconut coffee was pretty okay, it didn't have a strong coconut flavor and tasted just like an iced coffee. For it being one of their top 10's, we expected a bit more. Seating area is really nice though, very clean. We went right after they opened and the line was already building! read more

I get boba weekly but I'll be the first to say that most places have very standard drinks that don't feel unique in any way. Jam Jam's drinks surprised me by being exceptionally delicious. I ordered the green grape drink, which was highly refreshing from the lime slices. I added mango jelly as the topping and they didn't overpower the flavor of grape with a hint of lime. My friend got the brûlée milk tea with boba which had the perfect consistency of boba--it was soft and chewy. I rarely get boba nowadays as I can't find many places with this texture of boba. I would definitely recommend this spot, from the delicious drinks to the cute decor. It seems like it would be the perfect spot to study at and the staff were welcoming as well. read more

My bf was nice enough to grab me one to bring to work, and I thought it was pretty good! He got me a brulee brown sugar boba milk tea 75% sweet with aloe. Not exactly sure why the aloe, but it was an interesting touch. The milk tea itself was really well balanced. I actually really liked the brulee and thought it was a nice added sweetness. I might actually be able to get away wiht 50% sweet with the brulee. I'm looking forward to going myself to try something from their menu! We love new boba places! read more
Clean and spacious boba tea shop! What caught my eye was the Green Grape Smash, which is one of their top favs. It's such a nice and refreshing drink! I got 75% sweet, which was okay, but it's better when you taste the grapes cuz they're really sweet! Next time, I'll probably get it at 100%. I don't know any other places that have green grape/muscat drinks. Glad this place does because it's unique! read more
LOVE! i got the mango fresh milk, such a refreshing drink and mangos are in season! the interior is so cute with smiskis around the counter!! i would say you can study here but there are limited seating :( i'd say only 4 groups can sit inside read more

Their drink has a strong powdery taste. Doesn't taste like natural fruits. can be very sugary and it makes you thirsty after drinking it. The interior design is nice and lights are all very bright which is very attractive at night. read more
Cool little boba place with interesting drinks. Got the green grape smash and loved it! Super refreshing and perfect sweetness! Place was super clean and the staff were super friendly and inviting. the tea at jam jam is super flavorful! i got the brulee brown sugar boba drink at 75% sweet and usually at most places this type of drink just tastes sweet with no other flavor profile but this drink had a rly nice floral/earthy taste from the tea. the boba was also nice and soft. my friend got the brulee thai slush and her drink also had a good prominent taste of the thai tea itself. there is a lot of seating inside and our order were prepared super fast. would definitely come again (especially for the peach drink which i have heard is really good)! love the cute logo too !! read more
this is a newly opened tea place. I was surprised that they have grapefruit americano. I liked my drink and the store is pretty big. I also tried the green grape smash and it was pretty refreshing as well. A great place for boba since lots of boba places in Irvine closed. read more
Ooh definitely my new favorite spot for a sweet pick me up! Their green grape smash is to die for, and I always ask for extra of the grape jam. If I order 75% sweet on the tea itself, the ratio is perfect. Hidden gem honestly and I need them to go viral so their business booms and they can stick around for a long time-- at least until the day I die because I would be absolutely devasted if they ever go out of businesses. Come try it out! They have ample seating indoors and friendly staff. read more
Jam Jam Tea Lab took over the space where Ding Tea used to be. I like the new aesthetics that Jam Jam Tea Lab brought to this space! I ordered the Coconut Mango Pomelo ($6.75), Classic Milk Tea ($5), and Tropical Smash ($5.75). They all tasted great! I compared the Coconut Mango Pomelo to the Pomelo Mango Sago at Yifang. It is noticeably different since there is coconut in the Jam Jam Tea Lab version. The coconut is a good combo, but I wouldn't necessarily say it's better or worse compared to Yifang. What I do like is that the Coconut Mango Pomelo at Jam Jam is cheaper compared to the one from Yifang. I do recommend trying this drink out if you're curious! The Classic Milk Tea was good - it had a noticeable tea flavor and doesn't take like powder tea. I liked it! Tropical Smash reminded me of the Sunright Fruit Tea and the Yifang House Fruit Tea. I liked it! At the time of this posting, Jam Jam Tea Lab is still offering 25% off with Yelp check-in so I'd recommend checking them out to see if you will be adding them to your regular boba/tea shop list! read more

I think this is now one of my favorite boba spots in OC! The interior is simple and cute. There's a lot of smiskis displayed near the cash register which I love. There's a few tables but the space isn't very big so it might be hard to find a seat if you happen to go during a busy time. I usually don't like getting fruit teas since other places make it too sweet or it tastes artificial but Jam Jam Tea Lab makes great fruit teas. I think I will go here for now on if I'm craving a good fruit tea. read more
New boba spot in Irvine! This spot is definitely a hit! They offer fruit drinks, milk teas, and more! I really liked the mango pomelo drink and the Oreo brown sugar boba! The dragonfruit drink was also very refreshing! The quality of the drinks is very good and I'm excited to come back to try more! read more

Super cute new boba spot! It's near Diamond Jamboree but in a different plaza that has much easier parking. Very aesthetic, and there's a decent amount of seating that would be great for studying or hanging out. There was a short line when we came on Saturday afternoon, but our drink came out very fast. Lots of speciality drinks, including coffee-based drinks and slushies. A bit more expensive than other boba stores, but on par with places like Omomo. I got the Brûlée Thai Tea which was very airy and refreshing -- a great sweet treat! read more
Went during grand opening weekend for the bogo deal, and it was jammin! There was a bit of a line out the door but that's to be expected. We ordered a green grape smash, which is one of their top drinks, and a green plum smash. We got our drinks and thought that they looked the same but weren't sure which one was which. After a group taste test, we realized both seemed to be the green grape smash with grape pieces. Went to ask the girl at the counter and after looking at both drinks, she confirmed that they were the same and had the green plum smash remade. This time around there was plum flavor, and it was okay - the tea itself in both drinks was slightly bitter. Overall, I've had better tea places in Irvine, but for a bogo price, this place was alright. read more
