Visited on 30 Dec 2022. My mother and I ordered the two French toast banana and strawberry stack with whip cream added. The French toast was perfect, bananas were fresh. Strawberries were rock solid frozen... rookie or lazy cook error. My daughter had waffles and chicken strips with a side of hash browns, she cleared the plate, so no problems there. My wife had the pancakes and was told the were great. My mom was visiting from Germany and simply adores IHOP, so I went out of my way to try to find a highly rated IHOP to spoil her. We drove 45 minutes to get to this location. The three stars are due to frozen strawberries and the length of time to get the order. We arrived purposely after lunch, 1500. For a quicker quieter experience, but from order to eat, was 45 minutes. Still looking for a consistently excellent IHOP experience. read more

So, I know IHOP is a chain restaurant but you can't beat their breakfast foods. They have the best specialty pancakes, and they do the best hashbrowns (shredded like they should be!). I think I fell in love with this place in college and I just can't kick the habit and I don't want to. They have a smoking section which is a big plus when you have lots of friends who smoke. The staff has always been nice here and although it's not grade-A food, it's definitely stop-worthy. I used to go here all the time with friends on the way back from the clubs in Dallas. FYI: This is a small IHOP off of 75 and it's open 24 hours, although I know that last year it caught fire and I know it took a long time to re-open. It is open again though! read more

This place is very very small and very old. Parking is a nightmare and you can expect park in the lot behind the restaurant. The wait is not fun on the weekends too. Once you get seated serves is super fast they take your order and the food comes out quickly. The lady checked in on us often but did not sound pushy. So glad we stopped here for a late night meal around 10:30 pm. My husband and I both had the build your own breakfast. I swear those were some of the best hash browns we have ever had! Super crispy outside with soft steamy center without being greasy (or tasting like old grease) at all. The over medium eggs were perfect, and the pancakes were yummy as always. The ultimate comfort food! The wait staff were all very friendly, and attentive too. This was one of the best IHOPs we have ever gone to. She made sure to ask did I want any extra condiments with my food . After receiving my food and driving 20 mins to work . My food was still hot and fresh . I absolutely had an amazing experience at this IHOP location! My family came in from out of town and wanted to stop by for breakfast so we choose this IHOP location. Although we anticipated it to be busy we stopped on in and was greeted with an amazing smile! The general manager was the hostess I believe. She took my name down and we waited not that long for a table. That's where the magic started. Our server Cici continued the amazing hospitality! She took our order and actually treated our family like her own. I haven't felt that much love from IHOP in quite some time! I was craving pancakes today with a side of butter pecan syrup. The only place I can think of that serves this combination is IHOP. When I arrived, there was a wait which I expected on Sunday morning. All of the staff seemed to be busy doing what needed to be done as it was hustle and bustle. Because I wanted butter pecan syrup pancakes, I was willing to wait. Even though the restaurant was packed with the line out the door waiting to get in, it was clean, things looked where they should have been, and the staff seemed intent on serving their customers. Kim was my server and she was very attentive in keeping me filled with tea which tasted really good and fresh today. This was looking like a good visit so far. When I placed my order I asked for one substitution in which Kim was very gracious to provide. Sometimes something as simple as swapping out bacon for him can be quite a production elsewhere AKA Denny's but that didn't happen today. I ordered the pancake combo with hash browns and swap the bacon sausage out with ham got hash browns with a side of gravy along with the two stack of buttermilk pancakes and scrambled egg whites. I was pleased to see I did not get charged extra for the meat substitution or for the egg whites. Thanks for not nickel-and-diming me. Less than 5 minutes after placing my order it was brought to my table. It was hot, fresh, and very tasty. The hash browns had a very good flavor to them and not greasy. The pancakes were fluffy and had a great vanilla flavor. I was able to cut them into halves to enjoy the blueberry and the butter pecan syrup. And as I'm eating, Kim is still keeping me refilled on tea. Mind you the place is packed with people and very busy and I'm getting excellent service. Near the end of my meal Kim brought me a unsweet tea to go because she said she could read my mind and she was right! Once I completed my amazing breakfast, Jesus was the cashier that checked me out. He was very professional, courteous and engaging. It's nice to not feel rushed in and out so I give him kudos for the great end of dining experience. I used my Android Pay watch to check out and it amazed Jesus to see that. Very glad that IHOP now takes tap-to-pay. Bottom Line: Chain restaurants are hard establishments to review because service and food can vary from location to location. This location scored really well with me today because of the excellent service, the great food, and the professional checkout service I received along with the cutting-edge technology tap-to-pay. Went to that location and they gave us a table like for one (we were two). After asking our waitress a bigger table, the manager came and asked us to leave the table becase they had other people waiting for the table. After we were seated and that the wait time for that type of table was 20 minutes. I repeat, seated there with coffee and water served already. So we had to stand up and get to the full waiting area and decided to get to the closest Denny's, it is near there in the same street like 1/2 mike away. read more

Once in a while, a particular unit in a restaurant chain gives you faith in the chain again. For many restaurant chains, the experience is usually uneven - some places are better than others. The IHOP at Spring Valley and 75 in Richardson is arguably one of the best I've ever eaten at. I was greeted by a nice waitress named Kim who got my order to their kitchen and had it out on my table in (couldn't have been more than) 5 minutes. The place was doing fair business, too - probably about half busy (3pm Sunday time frame) - so that was even more impressive. Wow, this place is soooo dependable. The food is great, the selection is fresh, but it's the service that keeps us coming back. We are treated like Royalty when we're here. Our favorite waitress is KIM. She is tiny, strong, memorable, sweet, courteous, attentive, friendly... and the list goes on and on. After combing our neighborhood several times over for breakfast, this has become our weekend staple. I have tried their entire breakfast menu and every time, I find one substitution or another to make and they're always accommodating, with no UP-CHARGE. I'm don't ask for the moon, it's more like Marbled-Rye for toast, or Red Potatoes instead of Hash Browns. Whether I get steak, Chicken fried steak, a Breakfast Sampler or whatever.. they've always hit the mark with a dead on bulls-eye. Catering to me is easy, but to cater to my wife is divine. She has hot tea, which to me seems like a real PITA but Kim is all over it... sugar, lemon, creamer, tea bags in the wing and she keeps an eye AT ALL TIMES on the whole refill process. We have had a few dishes that weren't our favorites and the mgr simply removed them from the bill. We love coming here as the food and Service are exactly what we look for in our early morning weekends. I'm kind of put off from IHOP now. I'd rather make breakfast at home or I'll probably just go there if I'm really craving pancakes. I wouldn't go there for anything else, not even their French toast which I had really good expectations for. Their staff is unpredictable. Some are really nice and some are just not even worthy of tipping because they're so rude, some are literally high too. I've ordered a couple of things with strawberries and I've always asked if I can get fresh strawberries instead of the ones that come in a can with that nasty jam sauce that tastes like robitussin. They never give fresh strawberries. They always give you the canned ones even if you ask for for fresh ones. They will soak your pancakes or French toast with that nasty sauce that comes in the canned fruit. The canned ones have so much more sugar in it and other additives. If I do come here, I won't order anything with fruit. That jam sauce taste stays in your mouth after you've eaten it and it's so gross. I don't want to taste robitussin in my mouth for an hour after I've eaten one of IHOP's strawberry pancakes. read more

I brought my dad here for lunch and the food was great. I will admit I was a little bit weary when we walked in (location). We had to wait about 10 minutes. The server was great and took extra time with my 80+ year old dad. If they can take time to be helpful, friendly and respectful, then I don't mind the wait. This IHOP is the closest one to my house. I've been coming here for years and I still wish the same thing--I wish this location had more parking. IHOP is a chain restaurant and I tend to rate it the same across the board (except for the one by Lovefield Airport--that one was terrible). The food here is decent. Normally I have better service with my Hispanic friend Grize Martinez. But this time I was alone. First they gave me 1 egg over easy broken egg juice running on plate. Communication?? Customer service??? It was suppose to be two eggs and the ONE egg was broken (pancake combo replaced pancakes with biscuits & gravy). Requested extra crispy hash browns. Then the hash browns were not crispy as requested but mushy. I asked to return the dish because it was incorrect, please. Well, I got the biscuits but had to ask two people for the gravy. Next while waiting for my order replacement, I ask for coffee, while waiting I decided to get it my self. Then another person brings me coffee. Ask another waiter for coffee again after I drinked the last cup, he says "ask your waiter". I get my order , no apologies. I get ONE egg. I said the menu says Two eggs. They return with a mucus looking egg. I got grossed out. They must have new cooks. I did get my coffee. The waiter acted inconvenienced. Poor customer service. I hope no one else gets this experience. Oh I ask another waiter after the last cup of coffee and a customer in the booth, nice lady asks the same waiter. "YOU NEED TO ASK YOUR WAITER"! REALLY!!! Was the reply. My waiter comes drops the coffee in my cup & leaves. WOW WOW WOW what needed customer etiquette. Should have taken a picture of the first plate I received!!! They did reduce the price to $6.59 instead of $8.99. Oh, I did give him a .50 cent tip. For two cups of coffee he was asked by another waiter and customer to fill my cup. I love going to ihop but I do hate the Morning wait. This location was fantastic. We got seated right when we got there. Our waiter was very friendly, fast, and accurate. Our food was on our table (with a full restaurant) within 5-10 minutes. I highly recommend them and will stay in this part of Dallas when I come back just so I can come back to this facility. Great food and great service always. Kim and Jarrell are who I see majority days I come. They have both served my tables on many occasions and they are very polite. The other servers are great also! The food is always good and never takes too long to come out. This location is top of my list because everyone is always kind and very attentive. Parking sucks! And on weekends it gets very busy because the location is very small, but other than that I have nothing bad to say about this ihop. My son loves the french toast here and I love just about all the breakfast offerings. The omelets are my favorite. So I ordered their healthy selection...whole wheat pancakes, egg substitute, and turkey bacon. I requested not to put any blueberries and to ensure my eggs were cooked well done not runny. Got the pancakes right but my dang eggs!!!! Runny! it is very small like a waffle house.
