After time trendy businesses start to fade .... but 20+ years since opening, Clinton Street is as popular as ever. Waits could be long, reservations sometimes hard to get, but my favorite person in the world -- my daughter! -- used a connection to book a last-minute primetime table. I arrived early to see a throng of people waiting outside and every table filled with folks eating, laughing, enjoying their Saturday. S and I started with cocktails, me a bloody Mary (spicy and delish, made as requested with minimal ice.) S some kind of bellini. We decided to share entrees. Clinton Street is known for their blueberry pancakes -- three big ones to an order. We added eggs benedict and a side of sugar-cured bacon, also apparently something Clinton St. is known for. We left full and happy, kissed good-bye outside, with S heading to Williamsburg and me going uptown to Yorkville.
Lucky to get a table for 2 with no wait, but this in demand breakfast spot was packed on a Tuesday morning. Pancakes look like the go to breakfast (almost on every table) so we went with eggs!! Traditional dishes, scrambled and omelets with hash browns and Toast (disappointing for a bakery) and biscuit (good). Tables are squeezed together and seating is snug (chairs back to back). How was it, it was just ok. Would have been just as happy with nice NYC diner.
I don't think the pancakes are anything out of the ordinary. The maple butter however definitely elevates the pancakes. Without the butter I would just say go anywhere else. Everything else was good. Good and fast service. Drinks were good and vibes inside were good. We tried all three pancake flavors, they were all equal in my opinion, good portions.
I cannot count the number of times I've been to Clinton St. Baking; let's just say 'a lot'. I'm finally posting a review of this wildly popular, iconic restaurant on the corner of Houston and Clinton Streets. If you live anywhere south of NoHo, chances are you've heard of Clinton St. Baking. It's ALWAYS busy and reservations go very quickly. I've never been there when there wasn't a line of people waiting outside. We were able to get the last brunch reservation the day before. When we arrived, we were seated within 10 minutes. I ordered my favorite brunch dish - Fried Chicken and Waffle! My partner ordered the Maine Blueberry pancakes. I love fried chicken and waffles, and Clinton St. ranks among the highest on my list! The Belgian vanilla buttermilk waffle is light and crisp with a great texture. The chicken, which is soaked in buttermilk overnight, is juicy and tender. The boneless skinless chicken breast is coated with flour and cornmeal which gives a great crisply coating when fried! I drenched it in honey and it was excellent! We were actually supposed to be in Maine, and those blueberry pancakes, which we shared, took us there!! They were so delicious and fluffy, with a light crunchy exterior.....but the 'piece de resistance' were the BLUEBERRIES! The berries were not only layered in a heavenly compote on top of the pancakes, but they're also layered inside! They're in a class by themselves and a must order. It's a bit challenging getting a reservation but well worth it!! It's one of the best breakfast-brunch spots in the city!
Nice little diner-esque brunch spot on Houston. My gf has been living here for a while but there's always a line. It seems like a nice place to hang. Lots of windows and kinda picturesque at the right table. I like the groovy lighting. Kinda reminiscent of fibbage. Always getting refills on water and coffee. Excellent service. The food was good. I personally like an English muffin with my eggs Benedict. The latke added some richness. Otherwise, pretty textbook example of an eggs Benedict. Fried chicken sandwich was tasty. Lots of mayonnaise and crispy fries. No real distinctness to the dishes but pretty decent all-around. Personally, I think that it was a tad expensive. Vibes were good, though.
We came here in the morning right at opening. They need the entire party there before you can be seated. There were plenty of seats inside, so it was no worries! I actually moved downstate, but every single chance I get to come back home to NYC, this is my absolute go-to spot. I remember years back when this place was just a tiny spot with a few tables, and now it has plenty of seating though it's still always packed for good reason! I came in without reservations this time, and of course, the wait was over 2 hours, but it is *always* worth it. I usually stick to my classic favorite a black coffee with the legendary blueberry pancakes but today I decided to add a strawberry milkshake to the mix. Let me just say, if that meal doesn't make you happy, nothing will! Thank you, Clinton St. Bakery, for always making this lady so content. I'll be back every time I'm in the city!
Make the reservation...It's a hard reservation to get at an ideal time, but if you can plan accordingly...get it. For my family & I, it was a last minute impromptu situation so we weren't able to get a reservation but we did manage to get an order to-go and sat right across the street...and still was everything amazing. There was 4 of us, so we all got different things and picked from one another. We got the Latke eggs Benedict..pictured below...so so good. The pancakes and French toast...also very good. And the crispy potato pancakes...also very very good. I would easily return just for the latke Benedict..but take that from someone who loves Benedicts and loves smoked salmon with trout roe caviar...and loves latke.. Truth be told there wasn't a single thing we ordered that fell short of very very good.

It was packed when we arrived-but we got seated in 5 minutes at the bar. We had two Americanos, a blueberry mimosa, blueberry pancakes, a southern breakfast with eggs, cheese grits, bacon , fried chicken also. The food was very good, fresh and tasty. The only thing that I didn't like was the syrup, which wasn't traditional syrup. The bacon was delicious and the cheese grits were good too. The atmosphere was busy, festive with young tourists and professionals. I recommend that food folks.
Went to Clinton Street Baking Company for brunch today around 1:30pm with my husband. We checked in just a few minutes late, but weren't seated until about 1:55-2:00, which felt like a long wait given the circumstances. We were really excited to try this place as NYC natives. My husband ordered the spinach and cheese omelette (subbed fries for home fries) with a side of fried chicken, and I ordered the banana walnut pancakes. Unfortunately, my pancakes arrived with a long black hair sitting right on top (I'm blonde, so it clearly wasn't mine). When I pointed it out, the waitress said she would remake it but didn't apologize at all, which was disappointing and honestly off-putting. To make matters worse, at the end of the meal we asked to purchase the hot sauce we enjoyed. It was handed to us in a plain white paper bag, and when we checked it later at home, it wasn't even sealed--it was clearly an already opened, partially used bottle from the kitchen. Selling an unsealed, used product for $12 is unacceptable and pretty gross. It also looked nothing like what's shown online. Overall, a really disappointing experience from a place we had high hopes for. There also doesn't seem to be an easy way to contact management directly, which adds to the frustration.

During my visit, however, I found that the food was not worth the hassle. Securing a brunch reservation at Clinton St. is no easy feat. You must book in advance, and still, a reservation does not guarantee immediate seating. My group arrived to chaos: hoards of singles, pairs, and groups alike crowded at the restaurant's entrance, hoping to snag a table. I had to squeeze through the mass to speak to the host, and even then, I had to wait to get seated for my party. As I said, the food was not worth the hassle. They arrived in meager portions, and the pancake itself, the coveted item that was the sole reason for my coming here, was nothing special. Forgettable, even. I couldn't tell you what it tasted like if you asked me now. Friends, there are so many better places to dine for brunch. If you want to try your luck at securing a table here, go ahead. But as for me? I'm going elsewhere.
Great service and super welcoming! Got sat in the corner booth and the lighting was amazing. All dishes super yummy and the orange juice was probably one of the best I've ever had.

I went to this spot with a friend of mine. I got there around 10 minutes before opening and there was a line outside. They opened at 8:30 and took customers with reservations first. But even without reservations, we were seated pretty quickly. The ambiance is casual. The place was busy, but we never felt rushed. I ordered waffles from the brunch menu. I can't remember the exact name of the dish, but it was DELICIOUS. I got bacon on the side, but the main dish was so filling, I could've skipped the bacon and been fine. I also had coffee and it was good. The service was what you'd expect from a busy casual restaurant. I definitely recommend this spot. read more
This place was way too hyped. I was able to get a reservation, but it seemed like it was not really needed as it wasn't really crowded when we got there on a weekday. I'm not sure about the weekends. We were able to get seated right away and the seats are fairly close to the other table, so it felt a little cramped. We had to try their famous blueberry pancake. Which was shared because it was a lot of portion. So we had a side of fried chicken breast and eggs. This was such a disappointing, overhyped pancake I have eaten. It wasn't fluffy, it wasn't sweet or savory. I cannot pinpoint, but something was definitely missing from this pancake. Honestly, it didn't really taste like pancake at all. The wild Maine blueberry portion of this pancake was also disappointing. I would skip this pancake. Thankfully, the service was good however it was a bit slow. The hostess had to cover for our server because he disappeared for some time. I think the best part of this was the side of fried chicken breast. It was seasoned very well. It was crispy and juicy. I really should've gotten the chicken and waffles. Instagram hype has failed me this time. On to the next! read more

Finally made it to Clinton St. Upon approaching the building I noticed quite a few people standing outside waiting. I was alone and when I went inside to add myself to the list, I was happy to learn there were seats at the bar. I had a seat and reviewed the menu. I decided on a mocha latte and the chocolate chunk pancakes. The latte was perfect. The pancakes were really moist and filling. The syrup was really sweet so I only used it sparingly. Can't wait to go back and have the Benedict which I heard was excellent. read more
Another 100% hype worthy restaurant. Yes the pancakes are legit and absolutely the best including the blueberries and the maple butter. Great Brooklyn coffee too. Biscuit sandwich was solid but was less a fan of the tomato jam. It was good but just didn't seem to fit with the sandwich? read more
Finally tried Clinton St. Baking Company on the Lower East Side and it fully lived up to the hype.!! The line was long so we did takeout, but the staff were super friendly and efficient, which made the wait way more tolerable. The location itself is such a classic, cozy LES spot. The blueberry pancakes with maple butter were unreal. Insanely fluffy, light, and melt in your mouth, like literal clouds. The maple butter was rich and sweet and honestly didn't even need syrup. My friend got the chicken and waffles and loved it, so I added the fried chicken on the side. Perfectly crispy, juicy, and well seasoned with great flavor. Long line, great food, friendly staff. Totally worth it and I'd definitely go back. read more
Everything you heard about this place? 100% true. Nothing to complain about other than the crowd and the wait. Don't come here getting overwhelmed by the menu! Go with your gut and you will enjoy your dish. Every dish we ordered was great including the pancakes we ordered as a side for everyone to take a piece of! Approval across the board from my POV! The pros of going somewhere solo especially in New York... being able to go almost anywhere and be seated in under 10mins. Clinton St bakery had been on my phantom list for a while and since it wasn't too far from my hotel I decided to check it out. It was a Wednesday morning and it was packed but luckily I was seated in a few minutes at the bar. It definitely has the crazy diner vibe just from looking at all the retro displays and orientation of the space. Kudos to the one lady who was making drinks, taking orders and also taking care of the bills. She did a great job getting me in and out of the restaurant though I did have to flag her a few times but she was doing so many things. I came here for the pancakes and they were pretty good. I got the blueberry pancakes and they came with a caramel syrup which I would have preferred the normal one or maple. The pancake didn't have much flavor to itself but once the sauce was there we were getting somewhere... All their menu items are big so you will likely be stuffed from the entree. I got the pancakes, an orange juice and a bowl of fruit and it came to about $50 with tip... man do I miss them yen pricing lol. $$ Food 6 Atmosphere 6 Service 7 read more
YUM! Been waiting to try this place and it was worth it. Salmon Benedict was perfect- latkes were crispy and soft in the middle, egg was jammy, loved the hollandaise and the salmon roe. The pancakes were so fluffy and the blueberry compote was tart and sweet. The maple butter is addicting! read more

This place has been on my list for at least 17 years and so glad I was finally able to try and not have to wait for a seat. I went solo and sat at the counter tops. Ordered the classic pancakes and was so good. Fluffy and soft with a touch of crispness from the edges, topped with plenty of blueberry jam. The butter was the best part honestly. Overall, a great try. I don't know if I would wait past an hour for this but it's such a staple of nyc! read more
Great food, mediocre service. I've been wanting to check out this spot for years, especially around 2014 when it was really hyped, but never got around to it. The reservations fly but since I was off on a week day we snagged a reservation for 1:30pm! We came on time and still had to wait like 15 minutes...and we couldn't really sit anywhere since it was so packed. There was even a line for the bathroom because it's only 1 person each. The bathroom was huge which is insane because the place is so small. The tables are basically right next to eachother and you're hearing the next groups conversation. We were finally seated and I felt weird being so close to a group so once I saw people from the table more separated leave I asked to sit there instead. They had no issue. We waited a while just for the waitress to greet us and that wait time continued the whole time there. There was a point we put in our food order before multiple tables even sat down and we hadn't gotten our food yet so I had to say something. It was pretty ridiculous. For drinks I had the Market Bellini and my gf had the Spiked Apple Cider. I was shocked they had cocktails and they were delicious. For our food we ordered the pancakes with blueberries, chicken and waffles, and a side of eggs and bacon. We just shared everything. The pancakes were SO GOOD. The fried chicken was also so delicious and flavorful. The syrup had a particular taste that I enjoyed a lot. The food was solid and I understand why people flock to get the pancakes but we spent almost 3 hours there! I'm not sure if I'd be back but it was a delicious meal. read more

Food is very delicious and freshly prepared! Drinks as well, they also have different specialty drinks on the board. Service was fast but it is busy so I would be ready to order. I highly recommend you make a reservation if you plan on going. It is booming and people are constantly coming in. We waited almost an hour for a table and it was a regular week day ! read more

What a cute breakfast spot! With being smack in the middle of the hustle and bustle of nyc, you'd think this small spot would be chaotic. It's not! They only take walk ins and the hostess was so sweet and organized. It was a 45 min wait which wasn't bad because there's a lot to see in the area. You get a text with a 10 min window to return. Service is very quick and food was exactly what we needed to hit the spot! We ordered coffees, mimosas, Farmers Plate ($19), and Chicken & Waffles ($19). Everything was so fresh and delicious. Unfortunately we didn't have room for the famous pancakes so we will for sure be back soon. read more
Came for the specialty pancakes for Clinton Street's anniversary celebration. The pancakes are always great. The fresh whipped cream was thick and drool worthy. I loved the oat crumble on top as well as the cherry sauce on the plate. As for the cherries themselves I wasn't thrilled because they were frozen... killed the vibe. Service was rather slow which made sense as the meal went on and they were packed. But the start of the meal had a lot of empty tables so not sure why it was packed. The Bellini was fine, not memorable. And the chicken wings were crispy. They allowed us to put the sauce on the side which was good for myself and a friend who don't do spice. My friends ordered sodas which didn't come till after the apps were done. One friend complained the side of fried chicken was "hard." Lastly one friend got sweet potato fries with chipotle mayo. But by the time they brought the sauce out her fries were mostly all gone. I love Clinton street so I am hoping next time is a little more consistent. read more
Omg! YES. It is so good. This place absolutely lives up to the hype. The atmosphere is cozy and welcoming, and you can tell right away why this place is so loved. I ordered the pancakes with their famous maple syrup and blueberry compote on top, and they were unreal. The pancakes were perfectly fluffy, rich without being heavy, and soaked up that syrup beautifully. The blueberry compote added just the right amount of sweetness and tartness, making every bite better than the last. Highly recommend. read more

This was our second time at Clinton St. Baking Company, and it's officially become a tradition whenever we visit NYC. There are so many amazing places to eat in the city, yet we always make sure to come back--and after this breakfast, we remembered exactly why. The blueberry pancakes are simply the best pancakes I've ever had. Perfectly fluffy, buttery, and topped with an incredible warm blueberry sauce that's absolutely unforgettable. They're worth planning your morning around. We also had the huevos rancheros, which were outstanding--fresh, flavorful, and the perfect savory complement to the pancakes. The coffee was excellent, the service was warm and attentive, and the atmosphere is everything you'd hope for from a classic New York breakfast spot. Clinton St. Baking Company isn't just somewhere we recommend--it's somewhere we look forward to returning to every single trip. If you're visiting NYC, don't miss it. I love coming here when they are doing their pancake special and they offer a different pancake every few days. There were the berry pancakes and they were delicious between the berries and the lemon curd, no syrup needed! I love the vibe of the place. It definitely is nice dinner vibes . The service is great and the staff is very kind even though it's always so busy. My recommendation is to get there as early as you possibly can for their dinner service and to make a reservation. I'm on a hunt to find NYC's best pancake while I am on a two month work assignment and Clinton St. Baking was one of the first places I tried in my first week. I consider myself a foodie, but by nature of my job, I lean more towards service overall when it comes to rating and recommendation. I didn't have a reservation and queued the line outside at 8:20am. At first, it seemed like I would be in line for a long time but once they opened at 8:30am the line moved quickly and I was one of the first to be seated at the bar. I ordered the blueberry pancakes and the chicken apple sausage with two mimosas. The food was delivered quickly and the overall experience from start to finish was pretty quick. Derick was the bartender serving at the time and he was efficient and personable, provided recommendations, and I never had an empty mimosa. The pancakes were delicious, and I would definitely come back to try the chocolate chip flavor. It did not care for the chicken apple sausage and probably would not order that as a side again. While I do think Bubby's pancakes are slightly better overall as I like a simple pancake, I would recommend Clinton St. Baking for the service and the ambiance. read more
Went to Clinton St. Baking for the first time and made a 9:30am reservation on Resy for a Monday. We ended up in the area around 8:20am (they open at 8:30) and got lucky--only about 10 people in front of us, so we were seated right away. Honestly, it didn't really seem to matter that we had a reservation. We tried the famous blueberry pancakes, and honestly, they were just okay to us. Based on all the hype, I expected something truly amazing and unique. Don't get me wrong--they were good--but not something I'd wait in a long line for again. We also tried a biscuit with their homemade jam. The jam was great, but the biscuit itself was dry and really just served as a vehicle for the jam. Wouldn't get that again. That said, the service was nice and the restaurant was clean and comfortable, which made for a pleasant experience overall. Clinton's was cool. The 2.5 hour wait was outrageous and certainly not worth the hype. Being from the Bay Area, there are SO many random restaurants where one can find something like this and be seated right away, so to wait the whole morning to be seated was nuts to me, but the hubs and I did it to see what all of the fuss was about. We found that the fuss was just fuss. Don't get me wrong, cute little spot, nice vibe, fun times, but just keeping it real abut the wait-- which I know isn't the fault of the restaurant. All they can do is try to accommodate their patrons. Now let's discuss food: The fried chicken sandwich was definitely great. Pancakes on the other hand were a bit lackluster for my palette; however, I'm an ultra pancake snob and eat homemade pancakes at one of the best spots in California, so I have to pass on the pancakes, but they were decent. There was a mild after taste and they definitely weren't hot. We also had to request butter and pay an additional $2.00 for syrup. That in itself was wild to me. You sell pancakes and don't serve the main condiments that pair with pancakes? Syrup and butter is given upon request? what's happening there? That was an ultimate turn off. Nonetheless, the hubs and I had a good time and the service was to-the-point. Will I go there again? If I'm invited to meet someone and we have a reservation. Would I recommend it? Mmm maybe not, but I wouldn't say anything bad about it. Maybe just don't go because the wait is atrocious, so make a reservation. Happy breakfasting! read more

Breakfast was good. We arrived 2 minutes before the place opened. There was already a line. They asked did we have reservations we did not. Because we had just come from o ur of town and we caught the F train to get this food The service was good. It's a small place so they squeeze in as many people as possible but the place fills up quickly. I enjoyed the food. I ordered the apple pie waffle and it was good. Just not delicious. I got a reservation a month in advance for a coveted Sunday brunch spot. Otherwise, the wait on a weekend will run you 1-2 hours. The restaurant is not that big, and only has one bathroom available. The bathroom is pretty large however. I was a little nervous that this place would be all hype and no substance but I was really pleased with the food. Everything was delicious and fresh. The pancakes are quite literally perfect, and you hardly need to add butter or syrup to enjoy them. The cheese grits were another stand out item for me. The fried green tomatoes were a nice and tasty surprise as well. I had a hot apple cider that was served with a sprinkle of cinnamon. Perfect for the fall. The service was very good and attentive. The food came out pretty quick despite the bustling restaurant. Definitely will come back, as long as I snag a reservation in advance. read more
Pancakes galore!!!! I came here because I saw it was their pancake month and thought I must try! I had the speciality Maple Bourbon Pecan Pancakes and they were delicious and honestly you can share a stack with a friend because they are fluffy and filling. I didn't need to add the syrup as they were already sweet. The fried tomatoes are also tasty along with the sauce it comes with. The egg and cheddar were also great. Service was good however it did take over 45 min to get the food ... however it was explained it was due to the pancakes... very busy spot though so def suggest making reservations. read more

Do they serve pancakes outside of pancake month?
They serve pancakes all year. It's what they're pretty much known for.
Do they take Reservations?
unfortunately, no. sometimes the line gets out the door, my advice is go when they first open.
I attempted to make a Sunday reservation via Google or Resy and all of the Sundays in September and so on are blacked out. Am I able to make a reservation on a Sunday? Or are Sunday's walk in only?
If you do not see reservations they don't have any. Their reservations book fast. You can walk in but on a Sunday the wait can be two hours. Just depends on when you go. I recommend just booking way ahead of time if you don't like waiting around.…

I would definitely make a reservation. Sunday's everybody's brunching. The wait time can be over 2 hours on the weekends. It's not a huge space.
