Such a cute little historic inn in Eugene. What a beautiful and cozy home restored and converted into a bed and breakfast. I came across this place while looking for a place to stay coinciding with UO move out, graduation weekend and the Track & Field event at Hayward Field. This is not too far from campus or downtown, tucked away in a residential neighborhood. Check in was a little different when we checked in. There's no attendant on duty at the front desk per se--you need to pick up the phone, dial "0" for assistance and the attendant comes out right away. We were offered a glass of wine after check in...which was very nice offering. The staff is very friendly. The room is super cute, king-sized bed, a tiny desk, microwave & a small fridge tucked away & out of sight in the room closet, free WiFi, private bath (bathroom is spacious). The bed was very comfortable. There is no true desk--looks like a small vanity table with a chair. The closet space to hang anything is narrow as it's shared with the mini-fridge & micro. There's 2-drawers below the closet area. Daily breakfast is provided in the main house and is quite lovely and delicious! The breakfast offerings changes daily--always a sweet and savory option. It was simple but filling--french toast and or a breakfast croissantwich, fruit cup & scone; veggie hash with an egg and bacon, sweet waffle with rhubarb sauce. There is always hot water and tea bags and cookie jar available in the dining area after hours. I haven't stayed at a bed in breakfast in many years many and my first experience after such a long time was very pleasant. Despite minor observations of things lacking, overall I would stay here again and I highly recommend this place.

Cute and cozy bed and breakfast with a friendly and helpful staff. The lady at front desk who also serves breakfast was so kind and professional! The lady who cleaned our room was friendly and helpful too! We were informed by locals that this place used to have an amazing restaurant that served dinners with the previous owner who has unfortunately passed away, God bless his soul! The new owners are fabulous, though they do not currently have a restaurant you can purchase food from they make amazing breakfast that is included in the price of your room stay. I believe it is only the two different menus as I have looked through many reviews since the new owners took over and see the same four items in the breakfast menu. However, to be fair we only stayed two nights and therefore only ate breakfast twice. I'm not a fan of eggs Benedict so we both opted out of that option but the other three options were good! I personally found the pancakes with Carmel sauce, bananas and walnuts to be their best dish by far. The other two (French toast and croissant breakfast sandwich) were about a 3.5 out of 5 stars. However them pancakes were 10 out of five stars so be sure to remember that calories don't count on vacation and indulge in them pancakes! Beds were little outdated and I feel that would be my best recommendation to the owner is get new mattress and the pillows were just horrible so throw them away and invest in some good pillows. Those two things would up my rating another star. Improve the rest of the breakfast menu's to match the outstanding delicious pancakes and I could give this place five stars for sure. I'm giving them a four star review due to the staff and location! If I could give half stars on YELP this would be 3.5 stars out of 5 or a solid 7 out of 10. I see extreme potential as the new owner continues to make improvements and adjustments as needed. The fact they keep everything very historic and try to preset the Victorian era or the time in which it was built warms my heart

Robbed in the parking lot at 2 am

Stayed here as a stop from San Diego to Seattle. It's very cute and cozy cottage however at 2 am I heard a smash and saw someone break into my car. They stole a lot of my belongings and then the robber BEAR SPRAYED my husband when he tried to chase him off. Took police 20 mins to arrive, they didn't do anything except get our names. Now we have a smashed window, and are suffering difficulty breathing with no resources or option to put my car in a safe place for the night and recover without leaving our car exposed. We have no other option other than to leave at 2am and drive thru the rain to Seattle 5 hours away. Rough neighborhood.

Due to last minute travel plans, we found ourselves on a road trip from Ashland to Portland for the sake of exploring everything in between. We called when we were just ~1 hour away and conducted business over the phone with "Amber" who was both extraordinarily efficient and at the same time extremely polite and friendly. After arriving we were overwhelmed by the immaculate landscaping (like a secret garden) and the meticulousness of even the smallest of details from start to finish. We had fresh baked chocolate chip cookies and hot coffee upon arrival (near the front desk). I think that most of the rooms come complete with a gas fireplace, flat screen TV and a sitting area. Room 208: Full of character, cozy and roomy at the same time. Deep rich colors and hard wood furniture giving a kind of masculine feeling to the room, gas fireplace, large bathroom with a roomy corner shower, elevated queen size bed with a very thick mattress topper (very comfortable) - has an antique step stool on the side of the bed for those who need a boost getting into bed *very cool*. The bathroom was fairly large and was supplied with all of the essentials (including 2 very comfy bathrobes). Room 209: "The Honeymoon Suite" has an open floor plan connecting the bathing area to the rest of the space (toilet has it's own room), complete with a 2-person Jacuzzi tub and a corner shower (love the oversized bathrobes), LOTS of nature light, 4-poster queen size bed, 2 different sitting window areas. Gourmet Breakfast served in the room, made this the perfect romantic getaway *WOW* 5-stars!!! Our hostess "Amber" went above and beyond to make every minute of our stay effortless and beyond comfortable. The morning breakfast exceeded all expectations! We WILL most definitely be returning for another stay here!

We decided to stay here for a date night and cross this place off my bucket list. We had the Inga room. Was too chicken to book the cogswell even though I wanted too. The grounds are lovely and the breakfast was superb. We will certainly be back. Great location and we loved watching the stars at night sipping some vino from the chairs out front.

Banana pancakes were delicious!

We had a wonderful stay. Cozy and accommodating. It was very relaxing. Both the complimentary wine and the breakfast were nice touches that completed the overall positive experience. I would not hesitate to stay here again.

Walking back at night it looks so cozy!

It was a bit dark but we could definitely tell how cute and adorable this place was from the outside! The Victorian style architecture, the details, and the decorations around the house were phenomenal! The dining room, living room and even the restrooms were all filled with an antique feel furniture, books, etc. I loved the details on the door hands to the door hinges. My boyfriend was in awe of all the working sliding door hinges as they were older style - but definitely new. The breakfast was amazing - as I believe Josh cooked for us. I was stuffed! Even the breakfast service was delicious as Josh and Miriam joined us for a morning conversation as well~ The next morning, we went around the house to have a better look and you can definitely tell they put in a lot of work! Inside the living room is an old photo of how the house looked. And if you see it now - it looks exactly the same! Their yard looks amazing to have a cup of coffee/tea in and even have a little train area in the back! They also have a cat who is very friendly. (The cat is not allowed indoors FYI.) Overall, we LOVED this place and is definitely a place to stay at! This has so far been the BEST bread & breakfast place I have ever stayed at. I hope I can come back to Eugene just so I can come and stay here again~ (I also added some photos!)

Stayed in the gorgeous "Monet" room and definitely look forward to a return visit when the weather is warmer and the garden in bloom!

Orange juice and coffee are standard and they have a breakfast kombucha if you want something a little healthier and probiotic. They also have a happy hour with regional wine, bubbles, and local beer for really reasonable prices if you just need a refresher after getting back to the hotel. The location is unbeatable with just a couple of blocks to excellent places to eat downtown like The Davis, and the Eugene Public Library nearby.

Many of the paintings around the house are Donna's own watercolors. They go out of their way to help and ease guests quickly into the Eugene community. Donna even took me with her to a wool festival which happened to occur the weekend we visited. All this is wonderful, but on top of it are fantastic breakfasts. One morning we had waffles with a hot berry sauce, applewood smoked sausage, and fresh fruit cocktail with a splash of limoncello. We had to depart early our second morning, but Donna was up early making eggs with red sauce. Imagine gently fried eggs nestled on a bed of polenta, smothered in spiced tomato sauce and garnished with grated parmesan cheese and a dollop of pesto. We refreshed ourselves after the eggs with poached pears. It was delicious! River Walk Inn is the most comfortable, welcoming and tasty bed and breakfast in which I've ever had the pleasure to stay.

Check-in was smooth, and the staff member who greeted us was genuinely pleasant and cool, giving us some extra water and few green bags of goodies (returned the next day), promising to wave the parking fee. That's where the positives ended. After a long drive, we dropped our bags in da rooms and went out for a dinner without inspecting our rooms a bit closely. When we returned later that night and checked the beds with a UV light, we were shocked to find stains on both beds. It was darn disturbing (photos attached)! We went down to the front desk to report it. The night staff told us there was no one available to change the linens and no other rooms available to change at full occupancy. Instead, we were handed a set of sheets and sent back to deal with it ourselves. After 10 PM, exhausted, we had no real choice but to accept it. In the morning, we raised the issue again with the new front desk rep. The replacement sheets were not much better, and despite our complaint, the response was limited to verbal apologies only. We were still charged full price for the night, plus a $20 parking fee for overfilled parking lot that's essentially had open access from the street. This is not the level of cleanliness or service expected from a Hyatt. Do your due diligence and do not assume standards are being met. Check your room carefully before settling in. Breakfast on the other hand was great! Variety of eggs, milks and healthy choices beat other Hyatt locations we stated at the next day in Portland. Loved it, and that what basically got the stars.
