There's so much I can say that's good about this place. The location is great the outside is lovely. Inside it's a little bit rundown and grandma like. This B&B has MANY units. Our room was perfectly adequate. I especially like that the mini fridge was kept in the closet. When those things click on and off it tends to wake me. Beautiful grounds and a lovely breakfast, plus an evening glass of wine are all included. Very good value. Not mentioned in any reviews that I read prior to staying here: a mainline of the Union Pacific Railroad is just three blocks away. At least three times during the dead of night, trains came through with the horns blowing loudly at each of many crossings through this part of Eugene. Unbelievably loud!!! People living in this area must be able to tune it out, but we were NOT used to this. Because the Campbell House is up a hill from the railroad, it seems that horns can be heard unimpeded by other structures (despite the massive 18 floor Ya-Po-Ah Terrace building nearby). I would suggest wearing ear plugs during the night. Nevertheless, I would consider staying hear again if traveling on my own, but my wife would probably veto it we were both traveling. I just realized that after staying at this amazing bed and breakfast for the fifth time, I never left a review! Oh man, where do I start? The staff. That is just phenomenal every single time! Stacy, Avery and Elle have always been a delight when we check in. Angela is an amazing cook and OMG! The chocolate chip cookies. I stuff as many in my face as possible everytime we come. And the rooms are super clean and linens are very very soft. The bed is comfortable and we've stayed in several different ones, each has its own charm. The Cogswell is like a cave room, with a giant boulder sharing your space. The Inga is quaint and simple with a nice seating area, making it a one bedroom. The Stephen is very spacious and has a little seating and kitchenette counter. We haven't stayed in every room yet to date but I think we will eventually. The breakfasts are a MUST TRY. The fruit and scones are made fresh daily. The entrees are made to order. Flavor and quality is amazing. It's worth the trip to Eugene just to stay here! read more

Such a cute little historic inn in Eugene. What a beautiful and cozy home restored and converted into a bed and breakfast. I came across this place while looking for a place to stay coinciding with UO move out, graduation weekend and the Track & Field event at Hayward Field. This is not too far from campus or downtown, tucked away in a residential neighborhood. Check in was a little different when we checked in. There's no attendant on duty at the front desk per se--you need to pick up the phone, dial "0" for assistance and the attendant comes out right away. We were offered a glass of wine after check in...which was very nice offering. The staff is very friendly. The room is super cute, king-sized bed, a tiny desk, microwave & a small fridge tucked away & out of sight in the room closet, free WiFi, private bath (bathroom is spacious). The bed was very comfortable. There is no true desk--looks like a small vanity table with a chair. The closet space to hang anything is narrow as it's shared with the mini-fridge & micro. There's 2-drawers below the closet area. Daily breakfast is provided in the main house and is quite lovely and delicious! The breakfast offerings changes daily--always a sweet and savory option. It was simple but filling--french toast and or a breakfast croissantwich, fruit cup & scone; veggie hash with an egg and bacon, sweet waffle with rhubarb sauce. There is always hot water and tea bags and cookie jar available in the dining area after hours. I haven't stayed at a bed in breakfast in many years many and my first experience after such a long time was very pleasant. The lady who cleaned our room was friendly and helpful too! We were informed by locals that this place used to have an amazing restaurant that served dinners with the previous owner who has unfortunately passed away, God bless his soul! The new owners are fabulous, though they do not currently have a restaurant you can purchase food from they make amazing breakfast that is included in the price of your room stay. I believe it is only the two different menus as I have looked through many reviews since the new owners took over and see the same four items in the breakfast menu. However, to be fair we only stayed two nights and therefore only ate breakfast twice. I'm not a fan of eggs Benedict so we both opted out of that option but the other three options were good! I personally found the pancakes with Carmel sauce, bananas and walnuts to be their best dish by far. The other two (French toast and croissant breakfast sandwich) were about a 3.5 out of 5 stars. However them pancakes were 10 out of five stars so be sure to remember that calories don't count on vacation and indulge in them pancakes! Beds were little outdated and I feel that would be my best recommendation to the owner is get new mattress and the pillows were just horrible so throw them away and invest in some good pillows. Those two things would up my rating another star. Improve the rest of the breakfast menu's to match the outstanding delicious pancakes and I could give this place five stars for sure. I'm giving them a four star review due to the staff and location! If I could give half stars on YELP this would be 3.5 stars out of 5 or a solid 7 out of 10. I see extreme potential as the new owner continues to make improvements and adjustments as needed. Yes, everything is a little worn and well used, but it is also well maintained with obvious care and you can't beat the price! Plus the staff are kind and helpful. My adult niece met me in Eugene for a quick visit. We had just over 24 hours together and staying at the Campbell House Inn made our stay easy, comfortable and also provided a yummy breakfast and endless coffee. We stayed one night in room #105, Inga. I stayed in the bedroom which had a comfortable bed, a closet and a door. While my niece had two options, a comfortable twin bed or a pull out sofa. She opted for the bed. Both of us slept well. The room is down a small flight of stairs from the lobby and there are several random steps throughout the suite. We enjoyed hanging out on the sofa and watching the rain through the french doors with a view of the cute patio and we were able to park one car on the other side of the patio. The breakfast was very yummy, and the dining room is comfortable, we arrived at 9am and realized we were nearly the last people still there around 10:30am, no one pressured us to stop chatting or leave. We stayed at the Phillip suite years ago for our anniversary. And it was wonderful. So, we decided to stay again on our 18th wedding anniversary. It was so disappointing. 1. The online picture of the Phillip suite does not match the room anymore. The canopy bed has curtains shown online, but it no longer has them, so is it still a canopy bed? The bedding shown is not what is actually on the bed. It was cheap microfiber white sheets and bedding top. But we still were like it's ok, it's a night away from kids to be alone we will make the best of it. Then came time for bed at about 9:50pm. 2. When we pulled back top covers the fitted sheet had stains on it. We immediately called the front desk and was told to walk to the lobby from the carriage house to pick up a new sheet. We were already in pajamas. So my husband had to throw on clothes and walk up. Then we had to change our sheets on our own, on our anniversary. There is a reason guests should never change the sheets. Under the fitted sheet was a plethora of stains that would make a black light blush. 3. We spent the rest of the night trying to forget the gross horrors we were laying on top of, while listening to the soothing sound of train horns, all while trying to sleep on the dilapidated pillows that are well beyond their shelf life. 4. When morning came not soon enough, we walked to lobby for breakfast and to hopefully talk to the manager. Unfortunately, the manager was not there, it was just same younger guy that was packing up to leave at 10pm the night before. So we just got a business card to email to email the manager. We bypassed breakfast because while the chef maybe good the options sounded like something my 10yr old would throw together. Keylime curd and strawberries on pancakes??? A good cook can make basics taste delicious. Being inventive does not equal delicious. Update: spoke to "Brett" the owner/manager. He only offered any accommodation correction if I were to remove my review. I refused stating it's an honest review of my stay and experience and I will not remove it. After multiple times of being interrupted by Brett, talked over, and he continued to gaslight our experience, things got heated. He then stated he refused to do anything because we "raised our voice, and cursed, (we said "bullshit".) This was after he review blackmailed us. That he would not do anything unless we removed our honest review. We are taking the loss of our payment and ruined anniversary to warn others to STAY AWAY from this establishment. The pictures of rooms are falsely advertised compared to what you receive. And if you write any negative review based on a true experience your are basically blackmailed to remove your review if you want anything done. DO NOT STAY HERE. read more

Stayed here as a stop from San Diego to Seattle. It's very cute and cozy cottage however at 2 am I heard a smash and saw someone break into my car. They stole a lot of my belongings and then the robber BEAR SPRAYED my husband when he tried to chase him off. Took police 20 mins to arrive, they didn't do anything except get our names. Now we have a smashed window, and are suffering difficulty breathing with no resources or option to put my car in a safe place for the night and recover without leaving our car exposed. We have no other option other than to leave at 2am and drive thru the rain to Seattle 5 hours away. Rough neighborhood. read more

This Inn has a lot of charm and 5-star potential, but doesn't live up to it currently. Service from staff was begrudging but adequate. I would encourage management to invest in employee training or hire employees with customer service experience. A little eye contact goes a long way. The rooms are as you would expect in a historic bed & breakfast. The walls are atypically thin (as in hear conversations of your neighbors clearly). The rest of the property was great, and I enjoyed having breakfast with a nice view of the lawn. Would I stay here again? Maybe under the right circumstances. If sleep is important to you, do not stay in the Cogswell Room. An ice machine just outside of the door churns all night long, someone had a barking dog in the room next to us, that woke us up twice, a beeping alarm clock someone set and didn't shut off at 3 am and the never ending train whistle that denied us any uninterrupted or prolonged sleep. Due to last minute travel plans, we found ourselves on a road trip from Ashland to Portland for the sake of exploring everything in between. We called when we were just ~1 hour away and conducted business over the phone with "Amber" who was both extraordinarily efficient and at the same time extremely polite and friendly. After arriving we were overwhelmed by the immaculate landscaping (like a secret garden) and the meticulousness of even the smallest of details from start to finish. We had fresh baked chocolate chip cookies and hot coffee upon arrival (near the front desk). I think that most of the rooms come complete with a gas fireplace, flat screen TV and a sitting area. Room 208: Full of character, cozy and roomy at the same time. Deep rich colors and hard wood furniture giving a kind of masculine feeling to the room, gas fireplace, large bathroom with a roomy corner shower, elevated queen size bed with a very thick mattress topper (very comfortable) - has an antique step stool on the side of the bed for those who need a boost getting into bed *very cool*. The bathroom was fairly large and was supplied with all of the essentials (including 2 very comfy bathrobes). Room 209: "The Honeymoon Suite" has an open floor plan connecting the bathing area to the rest of the space (toilet has it's own room), complete with a 2-person Jacuzzi tub and a corner shower (love the oversized bathrobes), LOTS of nature light, 4-poster queen size bed, 2 different sitting window areas. Gourmet Breakfast served in the room, made this the perfect romantic getaway *WOW* 5-stars!!! Our hostess "Amber" went above and beyond to make every minute of our stay effortless and beyond comfortable. The morning breakfast exceeded all expectations! This is one of the best inns I've ever stayed at--period! The inn itself is gorgeous and very cozy. The room had a fantastic air purifier/AC/heating unit, so we didn't need to worry about air quality during the wildfires. Excellent location close to lots of restaurants and fun things to do. We were traveling by car from Seattle to California Bd found this through booking.com. We had our dog with us as well and needed a pet-friendly place. What a find! In a great neighborhood setting, close to restaurants, and perfect for the dog. The price was extremely reasonable and included an amazing and delicious hot breakfast. Not too far off my route, glass of wine upon arrival, dinner options easy walking distance away, and cookies and tea/coffee for late night snacking. :) Despite being in the city the view from the windows is beautiful with trees all around. We LOVE the Campbell House!We have stayed there in different rooms for the handful of times we've been in Eugene. Haven't had complaints. It's a quick stroll down Pearl Street and you're in the heart of downtown Eugene. Your stay comes with breakfast, served in their lovely dining area, overlooking their garden. Always fresh and delicious. Mary was a wonderful server! So sweet and friendly! If you're lucky you'll spot a hummingbird while strolling around the well-groomed grounds and you can relax in one of many Adirondack chairs they have on their lawn. Belle was at the front desk and was absolutely accommodating and kind. She even checked on us the next day to see how we liked our room! Definitely service with a smile. Ok, with that said... We stayed in the Carriage House, which contains 3 rooms/suites. We stayed in the Stephen suite. Lovely room with a balcony (with only one chair and ottoman), jacuzzi tub, fireplace, and separate den/kitchen area. Very high four post, Queen bed. I have a few suggestions. First, I understand that there needs to be a step stool by the bed (it's THAT high lol), but since there is a step stool there, there is NOT a nightstand or a light for the person on the left side of the bed. There's room for it, especially if you move that tall, white cabinet into the corner - the step stool can go next to the fireplace. No worries - I took the sitting stool from the OTHER room and THAT became my night stand. Quick remedy - get a lower Queen size bed, lose the step stool, and add a nightstand and light for the other person in the bed. Some of us have glasses, phones, water, etc. that need to be close. Next - the bathroom. Since the sink is one of those little sinks that stand on its own with absolutely no room around it, perhaps a second shelf could be installed (next to the phone). That would be awesome for those of us who need a place for our contact lenses, solution, hair products, perfume, etc. We used the couch that was in front of the bed as a place to store a lot of our bathroom supplies. Electrical outlets - there are 2 on the left of the bathroom sink and 2 on the right - plenty, if you are the only one getting ready because you can close the toilet and rest your hairdryer there. However, if you are trying to get ready and someone is in the bathroom, you're out of luck. There's a long mirror outside of the bathroom, to the left of the bathroom door which would be a perfect place to get ready but the closest outlet is on the OTHER side of the bathroom door, right under two hanging bathrobes and right next to the jacuzzi tub (to blow dry your hair while bathing perhaps?) Here's another solution- trade the long mirror with the robe hooks and maybe put a low stool there? Then you'd have a long mirror, an outlet, and a little place to sit while getting. And last, there's the train. It sounds very romantic when you arrive at 3pm. However, at 4:45 AM and 5:15? Not so much. Fortunately, they DO give you earplugs. We WILL be back in Eugene. Charming, thoughtful, accommodating and affordable. I love this place. My husband and I were traveling down the coast looking for a last minute respite when we found the Campbell House. In comparison to all the other bed and breakfasts, hotels and even motels in the area, it was less expensive and provided a more rich and authentic travel experience. We checked in late Wednesday night and were greeted with a glass of wine, soft drinks or water and soft cookies. In the morning, there's a complimentary breakfast set in the most beautiful dining room where you can read books or play a game while you wait for the hostess to serve you breakfast. The wait is not long for a plate of fruit and your choice of drink will come first, followed by a delicious, thoughtfully prepared meal (your choice of sweet or savory). My husband chose sweet which was a Belgium waffle topped with fresh strawberries and whipped cream. I chose savory - a mixture of sauteed vegetables topped with an egg over easy and sausage. Both were delicious and thoughtfully prepared so well that you can feel the love and consideration in every bite. I am impressed with everything about the Campbell House. My favorite part of this place is the calm spirit. The people who created Campbell House are doing a wonderful job and I hope it stays this way forever. read more

We've stayed here many times. When we travel to Eugene, it's our first choice. The rooms are all unique and comfortable. The breakfast is very nice. Lots of fresh fruit, yogurt and granola, hot food such as eggs/bacon/potatoes and the best darn scones ever! They are always friendly and will gladly prepare something off the menu if you like. The rooms include a complimentary glass of wine for each guest and there are always warm chocolate chip cookies and coffee/tea available. If you can, choose the Carriage House rooms. They are a little more private, but we've yet to stay in a room that wasn't great. read more

My wife and I stayed here on 7/26/18. Yes it was a hot day in Eugene, but our upstairs room 209 can only be described as an oven. We arrived close to dinner time and when we were shown our room a portable AC unit was attempting to cool it off. We assumed it had just been turned on and weren't too concerned. Off to dinner we go and when we came back, to our horror, we realized the room temperature had changed one degree. It was 84 degrees! After an entire night the best the room cooled to was 79 degrees. The AC unit was extremely loud. Needless to say, we didn't sleep well at all. No one at the front desk in the morning. No one asked me how our stay was. Last minute stop in Eugene and we found this jewel! First off, the lady offered a complimentary glass of wine/tea/coffee/cookies as we checked in. Had a ground floor room and it was fantastic, so inviting, and comfortable. It had a living room, kitchenette, and private entrance with patio. The next morning, we had to take shifts eating our complimentary breakfast since the baby was sleeping. The staff heard and they offered to bring the two course breakfast to our room, with juice and coffee. It just felt out of their way accommodating. Stayed there 2 years ago and it was really aged. Im glad to see it is being updated but now it's a hodgepodge of new and old, trendy/fad and classic. The restaurant is average food, at best, but top dollar price. Best to go elsewhere to eat. The bathroom is gross. There is no fan so there is mold everywhere and the room smells musty, despite having new furnishings. I've actually stayed at this beautiful B&B numerous times before and was even previously married there, but I hadn't been back since the new owners took over and started their renovations. We couldn't have been happier with the results! We wanted a mini getaway for my 40th birthday that wasn't too far from home. We came in from the coast and got the Eva Room. I was even able to get a fabulous deal for a second night by calling the day before our trip! The room was beautiful with that rustic charm you love from a B&B. Beautiful original hardwood floors, a 2-person jacuzzi tub to die for, fireplace, king-size bed, a little fridge filled with FREE water and sodas to enjoy and an amazing view. They even had a bottle of sparkling wine chilled with a note wishing me a happy birthday! If you look on the mantle you'll find a journal that everyone who stays there writes their stories in. It was lovely to read as a couple and add our story to. It's all those little touches the that truly make a difference. The staff was both courteous and charming, giving us several choices at breakfast with delicious homemade scones, fluffy waffles, fresh fruit, sausage and even coffee that my coffee-snob boyfriend loved! My only complaint is that the bed was super squishy, probably due to the cheap foam topper. Had I stayed more than one night I probably would have asked for it to be removed, which I'm sure they would have done. My girlfriend and I were here for the Prefontaine Classic, and normally would have stayed closer but all the rooms around the venue were booked. Very charming and quaint bnb with complementary gourmet made to order breakfast and at night there's also a complementary glass of red or white wine. There's also free wifi! Each room only has one bed that's about full size, but boy is that bed soft and plush! If you're on a trip with a friend, you may want to opt for another room unless you're ok bumping shoulders or accidentally elbowing them! On to the cons! There's super loud train noise, creaking floors, somewhat thin walls, and an ancient tube tv. I thought someone was on the tracks for how much the train blared it's horn at around midnight! Another pro might be that you get a free wakeup call at 3am from the train! Lol my friend heard it and woke up, but I guess I slept through it (I'm a heavy sleeper). I might come back if I was just with my girlfriend because this place has quite a romantic European vibe. Nice and clean place overall! read more

On our 2nd stay I called and tried to book a room through the online travel source with no luck so finally called the Inn. The rate was much less, a nice surprise. We got the last room in the main house. It was a suite of rooms on ground level. The living room had a sleeper sofa and the kitchenette had a sink, micro, and small refrigerator. The Queen bedroom had a very large walk-in closet and a well appointed bathroom. Also a twin bed near the kitchenette. Loved the breakfast and parking is free. The employees are kind and helpful. The WORST customer service I have ever had at a bed & breakfast or hotel. The people who run the place are greedy and not to be trusted. My partner became ill and I had to cancel 3 hotel reservations, every other hotel in California & Eugene complied, expressed compassion, and said 'no problem' - it was 3 days in advance. Campbell house - on the other hand - kept our money even though we cancelled and never stayed there! I unforunately had given them my credit card information and they took full advantage of this. The owner charged me for 2 nights when I did not stay at the hotel; I cancelled only a couple hours after making the reservations, 3 days in advance of my stay. (I would have given away the nights to a friend or someone nearby had I known the charges were coming; or the least they could do would be to credit us on our next visit). But they did not. In fact who knows they might of even rented the rooms given their behavior. The staff member who answered when I cancelled said "It will not be a problem, if it is we will call you back." No one called so I presumed everything was OK, as I was told. Then after the scheduled stay (I never checked in or authorized the charge) the charge for both nights appeared. Surprise. A dirty deed, that apparently wasn't the first time, because the owner/chef/manager - who slandered and attacked me verbally saying I was "aggressive & bullying" when I asked for my money back - then said "We win these disputes." Campbell house basically stole $483 from my credit card; they restored it back then immediately took again to 'trick' my credit card company from being able to dispute the charges, which I had been trying to do when I saw it appear. I simply do not like being lied to, and then stolen from - Campbell House did both. Disgusting, slimy business practices - with this type of karma - I predict they will be out of business in no time acting greedily and slanderously. read more

Romantic excellence! My boyfriend and I stayed here in their Cogswell Room July of this year and we had a very special experience. Complimentary wine when we arrived. Beautiful room with our own private entrance. Heavenly comfortable bed. Spectacular complimentary breakfast in the morning. Close to all the action in town, but surrounded with an absolutely beautiful landscape. We will 120% be back! read more

Great BnB! Wish I could have stayed longer instead of quick overnight business trip. Even with the early departure the hostess offered me scones and fruit. I was really comfortable and enjoyed my stay. You can hear a train, but I travel all over the world and trains just seem like city noises. It didn't wake me. Walls are a little thin but it's an old house. The property is beautiful and I guarantee it's better when it's not January! Definitely will be back. Way better than most 3 star hotels. read more
