Josh and his team went above and beyond!!! We reno'd our kitchen with new countertops (also leveling a bartop) and new backsplash. From the beginning, the whole team was amazing to work with. We first worked with Nick on the design and material choices and I felt like I was thoughtfully listened to and could also lean on him for his expertise. Before leaving this review, I called to confirm it was really them who sent it, and not a competitor trying to make them look bad. UPDATE: After I left this review, the owner called and asked me to take it down. I asked why I should, but he didn't have a good answer, just that he's a "small business owner trying to make it". He tried to blame the spam on a marketing company they hired, so I asked, did the marketing company come up with the list of recipients, or did you provide it to them? He avoided answering directly, I asked again, he still dodged the question, I pressed him a third time, and he admitted that he came up with the list (by scouring building permit applications). Including his spam, I got four unwanted calls or messages within a ten-minute period. It makes my phone nearly unusable. I don't know anyone who likes spam. Anyone who intentionally sends spam shouldn't be surprised when the recipients are displeased. read more

Josh and his contractors know what they're doing. It was nice working with Josh who was very professional, on budget and on time, and has a degree in construction science! My project was simple. I needed to repaint my condo & fix up the scratches on my door frames throughout the house that my cats had torn up over the past year and a half. Anyway, he and his team spent Friday & Saturday fixing everything up while I traveled to Houston. When I got back I wasn't sure what to expect, but I didn't expect it being spotless and tidy. Josh and his lead construction guy David were extremely consistent for the entire duration of the Project. David showed up every day at 8am and worked full days until the projects were complete. Josh would even let my dogs out on days when I wasn't able to take a lunch break. We loved working with these guys! The deck is a quality sturdy deck that required difficult angles and cuts of wood. Joshua Was the first person to truthfully explain the complexities and actual requirements the City of Austin has regarding residential room addition on to an existing home. Before that a myriad of "Contractors" told me what ever it is they thought I needed to hear in order to get a down payment and start work, that may or may not have been finished. I have been in commercial real estate for decades and have run hundreds of contractors to ensure a complete scope of work, and that they always deliver fully on what is expected without cutting corners. I like to think I can see thru the BS, I was shocked that out of so many companies I spoke with, I only found one honest man. Unfortunately Josh is to busy with work "no surprise" to help with my project on my time schedule, but none the less I am very grateful he took the time he didn't have to to fully explain any questions I may have had and to offer himself as a resource for the future. I just do not understand how only one competent person could be found out of the dozens of professional "contractor" companies I called. I decided to be my own GM for my project and see it thru each step, knowing that if complexities arise at least I have an honest person to get correct information from. If I did not have such capabilities you can bet the only person I would trust would be Joshua. From inception, thru architectural drawings, all inspections, to completion. I do not think anyone else could deliver on their promises without addition cost overruns that a homeowner would be forced to deal with in order to not have unfinished work. Very hard to find someone these days that does what they say they can do, and deliver fully on what is promised. I always review only the best or the worst, and in this case 5 stars for the best. Now back to hours and hours of trying to find subcontractors to do my work, because calling General contractors to run the job provided disappointing results, after 3 days of phone calls and e-mails I could only find one honest man. Overall felt very well cared for and loved the results! Communication was excellent. Responses were almost always immediate. We will definitely use Josh at Arcadia Construction again for future projects. 1) Reached out to 10 different companies, 5 responded, and only 3 came out to give quotes. Josh was first and hands down gave the most competitive estimate. One company quoted almost twice as much and was nickel and diming for every detail. 2) Josh and his team accommodated every single request we had and handled every hurdle effectively and immediately. They worked hard to make our timelines and fit our schedules. We didn't have to worry about anything. These guys know their stuff and make great decisions. 3) The construction area was kept clean and tidy. Each person we interacted with was polite and respectful. We were home only about 10-15% of the time for this project. It was largely unsupervised. We felt 100% confident in the integrity of Josh and his team. We could tell when we came home that no one was wandering around where they shouldn't have been. 4) We received pictures, videos, calls, and texts throughout the project to track progress and call out any obstacles. BEWARE! Their reviews are not at all what we experienced. We were at their store and received a quote of about 850.00 to replace the floor in our utility room. It is 9'X6' per measurements and the builders plans. The quote also included moving the washer & dryer, removing the existing tile and all floor prep. This was quoted by the Lead Designer. He said the owner would come and verify the measurements and get us a firm quote. His quote came back at 1250.00. That is a 400.00 increase or a 50% add. After I complained and told them that that was ridiculous, questioned their business practices, I received an not to nice of an email from their LEAD Designer. I guess you cant question how they conduct their business. If they treat me like this on line should I be worried about them knowing my address? read more

Josh designed and built a second story deck for our house (picture below, Josh's design). I was pretty excited for the end product before it was done, but it came out better than expected. Josh was extremely responsive and diligent, which is a huge rarity in contractors I have found through experience. This process was actually really enjoyable. Austin, I'm warning you....do not HIRE....I have to take Joshua Pams to court. He does not know what he is doing. I have to hire someone to fix all his mistakes, with the short list of items he completed. I don't know where you can post pictures, but I will gladly post. This construction company has been my worst construction nightmare. My cabinets that he painted....are chipping after a couple of days (and our kitchen isn't even being used as it's under construction). They look terrible when you feel and look close. He did not sand the lacquer off of my solid wood doors and the paint is not adhering to my once smooth cabinets, they now feel like sand paper! In fact, the sanding technique was not used at all. I have had several professional paint contractors that explained what was done wrong, but Joshua believes in his chipping cabinets, and says he can touch that up in minutes. Honestly, it's only going to get worse. I now have to buy new doors as it would cost me more to fix and strip the work he has done. When needing to modify a cabinet his idea was to take one of my existing cabinets, cut in half, and put back together to resize. That is his cabinetry skills/ideas? He asked me if I understood, and I did. In horror, I couldn't believe this was the solution from a guy who came to my house to profess to be an expert meticulous cabinet maker and could match my cabinets perfectly to get my business. He has only done less than 50% of the demo, and left 1/2 that demo trash in my garage. My husband and I had to finish the demo. He never put the hardware on the cabinets. He had some sub contractor paint my cabinets and wanted his 3rd payment. That was almost three weeks ago. I had to contact him after a couple of weeks and to ask him when he was going to come back and finish the rest of the job. He left with holes in my house, no handles on my cabinets, and list of things to finish before countertops were going to be installed. He came by later that week, and covered some of the holes in the wall, left and said he'd be back. He never returned and after a long text to him on that Sunday with my frustrations, he called me immediately to terminate our relationship, it just wasn't working out, and told me he would give me any monies owed. I told him to work on that short list of items he completed with pricing. That was extremely agreeable with me, as I didn't want him to ruin anything else in my house. He comes to my house with no list, but a lawyer, who introduces himself as someone who works with Arcadia Construction. This lawyer tells me I need to let Josh finish the work thats in the contract before I can complain about his work. One day I hope I will I find that funny as it's taken a month to demo or half demo, move a couple of cabinets, and paint/ruin them. I have also given Joshua a chance to defend himself and tell me if my list of work that he's done and the problems with them are not valid. Crickets. This is just a short list of my problems with Arcadia Construction, this guy has lied, apologized, overpromised and under delivered. I read a review that said (I read after I hired him) if you hire him be prepared to get a lawyer.....yep. Yes, I'm livid, and understandably so if you saw the work in my kitchen, the heart of my home. I paid Joshua over $10K and got nothing but problems. So, I am going to take the time to warn others, I don't want anyone to go through what I'm going through. I have pictures, witnesses and documentation of my experience. This was a first remodel for me and I really enjoyed working with Josh on my small condo bathroom remodel. He came immediately for a quote and had a very thorough and professional contract procedure. He and his team showed up absolutely on time every day of the project. He was very thoughtful of the project time frame (which was great because I had guests coming). His team was very pleasant; his tile installer, Tony, was a charm to work with! Josh also very kindly allowed me to borrow his tools ahead of time so that I could complete demolition myself to save money. After reading about other contractors, I think it is notable that Arcadia finished this project completely and without shortcuts. For example, Josh came back long after the project was supposed to be wrapped up to repair some faulty shower plumbing that had to be reordered from England. Also, he worked with me honestly and affordably on a water leak that ended up coming from my neighbors'. Perhaps the most important thing was how easy it was to reach Josh. He answered my calls or texted me back immediately every time I contacted him. I doubt anyone could have been more responsive. A bonus was that Josh has some really nice suppliers to work with if you don't want to spend a fortune at the fancy tile shops or get soulless supplies from the big box stores. I'm thrilled with the tile and granite I was able to access through his partners. A couple things to note when working with Arcadia... Be very detailed when planning and overseeing your project. There was a mis-measurement early on and some confusion about pricing with one of the suppliers (countertops specifically) that increased the price of the project unexpectedly. Clean up and finishing also required a fair amount of oversight. Everything got worked out but I learned to be involved at every step to avoid snafus. Josh moves fast, which is super efficient but can require pause to make sure all the little details are addressed. One other thing to note was that you will need to be comfortable picking up supplies. Mine wasn't the sort of project where Arcadia handled everything and I came back in a week to a new, sparkling bathroom. I picked up supplies almost every day, including additional store runs when supplies ran out. I liked this about Arcadia and I learned a lot from being involved. I'm sure this kept the cost lower as well. But if you don't dig hardware stores be sure to talk to Josh about including supply pickup in your contract. All and all, Josh was enthusiastic, very easy to reach, and completed a quality, beautiful project from start to finish. I would work with him again. read more

I had been looking at a few different companies to do a rip and replace on an older screened in patio on the back of my house. I ended up choosing Josh and Arcadia construction because I liked their bid and they were able to get started on my project right away. First, I will say that I was amazed they had my old patio ripped out it seemed within 2 hours with a big crew over the first day. Then, it was time to get going on the build and Josh and his main construction worker David were very professional and stuck to the bid except when I made a more expensive change than what we originally drew out on the first plan. David was exceptional with the work he did and was always on time every morning if not 10 minutes early. When it came to the plan, they helped make good suggestions on my patio and outdoor kitchen and executed everything very well and took the time to explain to me every step of the process. I also had no problems giving them access to my house while I was gone and they were very trustworthy.
