Been coming here years now. Something is different about this business, my friend and I both noticed that the milk tea is watery and weak and the smoothie tasted cheap, as if they don't use real fruit anymore, just powder. Disappointed. Used to have strong tea.
This is one of those fresh tea places. They make my favorite jasmine milk tea, and probably my new favorite fruit tea as well From oolong to black tea to green tea, they have mastered that fruit tea
First time here and we weren't greeted when we walked in, fyi we were the only people in the store. After looking at the menu for a couple minutes there was a lot of unavailable items then we were informed they "ran out of boba". It was 40 min from closing so I think that it was their choice on not making any due to closing in that last hour. Other than that the drinks tasted great
this place is super cute, the girlies working are always super kind and theyre very fast! im always in and out within 5 mins tops, and the brown sugar milteas so good! love this little place, i really hope they add the larger size soon that the other boba tree location offers! :)
Nice boba shop next to Asiana Market and across the street from MCC in Mesa. Boba Tree Lin Tea House has a variety of boba beverages, including fruity bubble teas, milk teas, and dessert drinks. I am no boba expert and can't tell you if they are better than other boba places. But Boba Tree is a close drive for me and every time I have come here I have enjoyed my drink. Boba Tree is known for their cheese tea drinks. It is a mix of the savory flavor of a foamy cheese topping along with sweet tea to create a unique taste. The cheese tea wasn't for me, but I do appreciate that they use real fruit in some of their other teas. The staff has always been very friendly.
I love love love boba tea and cheese foam. I was excited to see some more cheese foam flavors during this visit. I enjoy being able to customize the sweetness, ice, and toppings. The inside of this location is attractive and welcoming each time I visit. I will definitely be back during my next boba craving.
So usually I go to a boba spot across the street and I didn't realize they were closed. This was a nice unexpected surprise that I found boba tree very close by. I had a honeydew smoothie with boba and mmmm it was really good. Wasn't overly sweet which I enjoyed, the smoothie was nice and creamy and the boba tasted fresh. Overall it was a nice treat and would definitely try them again! Cute place inside as well, it was decorated nicely for Halloween.
I used to really like here, but my recent two visits here were hmm.... not as good as before. It was nice to see new drinks and they have generous free drink coupon policy. (1 medium drink for 5 stamps and 1 large drink for 10 stamps) But their drink somehow tasted watery, I tried twice there to see, but both time my Oolong milk tea tasted pretty bland and watery. They used to make their milk tea pretty milky and rich, but not anymore. If you like more watery milk tea, you might like it, but wasn't for me.
It was a cold night in Phoenix and we wanted to grab a light dessert after a hot ramen dinner. Boba sounded like the perfect answer, so we drove to Boba Tree Lin Tea House, which is located in the corner of a shopping plaza. On first impression, there are a lot of high-end cars in the lot. We saw every kind of BMW, a Maserati, and a Range Rover. It was like an informal car show. The interior reminded me of a coffee shop. It seemed like a great place to hang out with friends or study. Lots of group and counter seating available with some odd but fun interactive décor, but they were mostly occupied when we came in. They have a mounted TV playing Vevo music videos. The menu is a bit funky. I was not brave enough to try the cheese foam drinks but they seem to be very popular here. They don't have an extensive selection but they have what you'd expect at a minimum. I ordered a large warm taro milk tea. Price was on the mid to expensive range; also they charge an extra fee for anything under the minimum charge of $10.00, which is technically illegal but fairly common in boba shops. The portions were on the smaller side but they made up for that with a ridiculous amount of tapioca, almost 40% of the cup. It came out within 5 minutes and tasted mildly sweet. Not the best I've ever had but certainly not bad. read more
My love for cheese is unfathomable, so imagine my joy when I realized Boba Tree has a frothy cheese topping option! This place has been among my go-to spots for boba since they opened a few years ago.. I can't believe I haven't written anything about them before! Everything about this place is wonderful -their flavor options are unique, the store is spacious and always clean, and the workers are always friendly! My favorite is probably the cheese jasmine, simply because I love jasmine tea, but really everything I've tried has been delicious! I used to come here to study, and I've never felt like there's been a pressure to leave after an amount of time. I moved recently, and now that I'm closer to Boba Tree, I imagine I'll be here even more regularly :) read more

Still a great place after all these years. I like the Yo Yo series because it tastes like yakult/yogurt. The cheese foam teas are also great and come with matcha powder. The minus is the matcha milk tea which tastes like herbal tea more than matcha. read more
Like Chik-Fil-A on a Sunday, this place was luring me to it on Mondays, the one day they are closed. Thankfully, Karen W suggested we stop here after our lunch since it was nearby. I was ready to try their cheese tea, which is different flavored teas topped with a salted cream. I ordered the peach one since it seemed like the most familiar option, and added boba to it of course. I liked my drink, initially I got a bitter flavor but it settled. The "cheese" tasted like a creamy butterscotch to me and there was a specific way to drink the drink, but I didn't follow it. I was left with the frothy sweet topping at the end but it was good. I'd definitely come back to try some other flavored cheese teas! And their regular milk teas. Any other information you need to know, just read Karen's reviews. :-) read more
If you swallow a boba seed, a boba tree will grow in your stomach! Or not. Whatever. Believe what you want. I feel like I'm in the 1990's again because there seems to be a sudden influx in boba tea shops opening recently. I swear there's a new place I'm bookmarking every week. Anyways, stopped in on Saturday night for some tea. I had gotten the Cheese Peach Tea and tried the Cheese Lychee Tea as well. Both tasted of tea and not that artificial flavor syrup which I appreciate but I feel like this other place that rhymes with "Sea Twirl" has a more robust tea taste that I love. While waiting for my drink, I was staring at the wall where it was telling you to sip your drink at a 45° angle. Hey, a tea that drinks like a Snakebite? I'm in! So after popping off the top and taking a sip, it was increasingly more flavorful and rich. The cheese, AKA salted crema, is actually just cream cheese with some cream and it's my favorite topping here. The Super Grapefruit tea is sooo refreshing! As cute as the grapefruit slices are, I wish it wasn't included. It makes toppings and add-ins hard to drink. The Cheese Gyokuro Green Tea (Buckwheat + green tea) and the Cheese Chamomile Citron Green Tea are also pretty tasty. So while I'm still loving "Sea Twirl," I can see myself stopping in Boba Tree again and again. It's a helluva lot closer to home, dat cheese topping doe, and they have a loyalty card! read more

SO GLAD this place exists in Arizona!!!! Growing up in San Diego, I took high quality TEA-based boba for granted. One of the biggest shocks moving here was not the relatively "saturated" neighborhoods of boba houses around, but the number of places that used POWDERED boba. Seriously - can't a girl get a good jasmine milk tea that doesn't taste like it was made out of a bag? Anyways, besides the point. Boba Tree Lin Tea House seems to be some sort of blessing. Not only do they have GREAT tea, they have fun fancy teas with cheese! I'd seen these back in Socal, but most of the time it's some variation of sea salt foam stuff. But this cheese is DIVINE. For all you skeptics out there - give it a shot. It really goes so well with your boba. Worst case scenario, you just stick your straw in and drink the tea from under. I got the Cheese Peach tea (1/2 sugar) with coconut jellies and LOVED it. I probably wouldn't get the coconut jellies again bc it was a little busy drinking the cream and tea and jellies, but would definitely get the cheese peach tea again! The other highlight for me was the Cheese Rose tea! It's so difficult to find a delicately balanced floral flavor without it overpowering everything, but this place has done it right!!! Those were my favorites, but I sampled some of my friends' other items (Cheese Gyokuru Tea, Hokkaido milk tea, Caramel milk tea, Mango/Durian snow, Mango pancake) - all delicious!!! I'll definitely be coming whenever I'm in this area! read more
If boba really did grow on trees you bet I would quit my day job and become a bubble tea farmer ;). That way I could quality control my product all day! I've been here twice so far. The first time, I needed to get some supplies from Korea Mart and used that as the perfect excuse to get a bubble tea from Boba Tree to sip on my way there. The menu has a wide range of various teas and mix ins. Some of the items aren't very self explanatory. For instance, what makes a "magic milk tea" so magical? Turns out, it is coffee jelly! In general a few more descriptions on the menu would help. I got the "fancy milk tea" since it had pudding, "herbal" mix in (I think it is grass jelly) and boba in it (Plus I got to be fancy). The tea was made in a few short minutes and I was on my way! I loved the milk tea. It had the perfect balance of tea flavor and creaminess from the milk. The boba was soft, with just the right amount of chewy springiness. The pudding was also perfection, solid enough not to dissolve in the drink but soft enough to be easily sucked up with the boba straw. I was sad to discover after the fact that I did not get the herbal mix in, I would have loved the extra topping in my drink. On my second visit I was intrigued by the "cheese" drinks (AKA salted cream drink), so I got the cheese Gyokuro green tea with boba. The cream was thick and rich, a little reminiscent of cheese in that it was very creamy and a little tangy. I really enjoyed the refreshing, perfectly brewed Gyokuro green tea. I tried a little of the lemon milk with coconut jelly too which was made with fresh lemons and had an assertive tart taste balanced with the creamy milk and sweet jelly. Note that to use credit card you need a minimum purchase of $10. They don't have the clear plastic heat-sealed lids for their drinks but each drink is hand shaken with ice before being placed in the cup. I'll definitely be back to try more off their menu! 4.75/5. read more
I am so excited that there's a new boba place in AZ! Aesthetic - cute decorations and bonus points for mini Harambe figure They need to re do their menu. And definitely need to change the "cheese topping". It's essentially a creama drink. Don't be scared by the "cheese" in its name. I ordered the matcha latte milk tea with egg pudding. Drinks are delicious and will definitely be back to try all the other ones. read more
Second time you coming over here, this time I tried the Pearl black tea latte medium size. I ordered the 50% sugar and 50% ice. Milk tea was just average, nothing spectacular, nothing special. The boba pearls we're not as Q as I would have liked. This Boba Place compared to the other ones is okay to try, but if there's a better place, I probably wouldn't come here. Parking lot is easy, big parking lot Outside. Inside is a good place for a hanging out. they do have limited seating. There is one long table. they do have some games I believe. Restroom was clean. read more
I love coming here whenever I'm in the area. Compared to other boba places, there isn't as huge of a variety of drinks, but the ones they have are really good. My personal favorite is the banana milk tea. Recently I branched out and tried their other fruit teas and I was not disappointed. The interior is particularly cute and stylish. There is a TV that plays random music videos, everything from Mandarin music, K-Pop, and American top 40. Staff are very nice as well, and the location is nicely situated by the Asiana Market. I like to come here right after having a meal next door. read more

If you enjoy cheese topping (like I do), you'll love Boba Tree. They have the best cheese topping IMO, and their teas are pretty good too. I'll be honest, I'm usually a glutton when I come here and I add pudding AND cheese to my drink. Their pudding isn't the best, but that cheese topping saves it. I love drinking the tea first, leaving the pudding and cheese for the end when it becomes a sweet yet savory pudding dessert. I've tried some of their berry/fruit offerings and liked those as well, but I personally don't like the cheese/fruit interaction and I'm really here for that cheese. The workers are always friendly and quick to get drinks out. The store offers one or two samples at the front for you to try something new. They do charge a fee for card under a certain amount ($5 I think), so keep that in mind. The store is in a great location for post-KBBQ or post-market treats. Honestly, if they got rid of the cheese or changed the recipe, I wouldn't be here as often even though the tea is pretty good. TL;DR - get the cheese read more
It only gets better. My mind was blown. Every component of my drink was absolutely perfect and exceeded my expectations. I ordered the Rose tea cheese foam with taro boba. As you read this you're probably wondering what taro Boba is because that was me! I asked what it was and they gave me a sample of it. Wahhh. I was super duper impressed that I was given a sample despite how busy they were. I was more curious if it was just tiny bite size pieces of taro or if it was legit boba. And it was legit Boba. It was chewy and the center I guess is filled with taro or it's blended on the tapioca mixture? No idea but wow this is my new favorite. As for the drink itself, I always order no sugar and no ice and no mistakes were made. The cheese foam was the perfect amount per serving with a great cheese flavor. They also have a stamp card that I gave away since I'm from out of town. Highly recommend this bubble tea joint. read more

I'm not sure if it's because I have too high of an expectation for boba being from Los Angeles, but this place is not good. Mediocre at best and I'm being nice. Not sure how it got 4 stars. I ordered a milk tea with pudding and grass jelly. The grass jelly they gave me must have been from the bottom of the barrel. It was so weirdly textured. My milk tea was watered down with 0 taste at all. I honestly could have just drank some water and it would have satisfied me more. Couldn't taste the milk or the tea. I also ordered the iced grass jelly bowl. #1 on the menu with the taro and yam. The yam and taro was as bland as can be. I wouldn't have been able to tell the two apart if it wasn't for the color. Same texture and no taste. They must have been running low on ice as well. It was all melted right when I got it. I thought I ordered a bowl of soup. Same issue with the grass jelly. I'd probably never come back. I felt like I tossed my money down the toilet with this purchase. Oh almost forgot. My girlfriend told me they didn't have toilet paper or paper towels in the restroom either. Sorta surprised by that since the two employees were both girls. read more

I love it when restaurants bring something new to the valley's food table! I was ecstatic to come here, after hearing everyone talk about their cheese foam teas. Boba Tree's cheese teas are worth the hype! And before you hit the back button, hear me out on this: think cheesecake with your boba, or a slight hint of salted caramel in your tea. Picture savory whipped cream to top off your drink. I ordered the lychee cheese tea, with lychee giving a fresh and sweet taste to blend with the cheese's more rich and savory taste. If you still don't know what to get, ask for some samples of their other products; they are more than happy to let you try some of their items! read more
I tried a few drinks from here and it was ok. I feel like all boba tea places are the same pretty much these days. If you don't mess it up, then it's all good. I know some places have great specialty boba or they just have lower priced items that still taste great. Those get the higher stars. The teas here seemed to have lower sugar from the drinks that I had. Which is good! I don't want to consume too much sugar but at times, it tasted bland. Plus, if you spend less than $7, they charge you $0.25 extra for using a debit or credit card. I'm not really into that since I don't usually carry cash. Well, it's ok so if you don't want to go elsewhere after shopping at Asiana or got out of Manna KBBQ, then this place is convenient. read more

Cute interior but I came here for the boba and was extremely disappointed in the consistency of the drink and overall flavor of the boba, which tasted undercooked. Maybe it was my drink choice, or maybe the good reviews are for their more unique drink types, but I go with the default Thai tea or Taro, with boba to test the standards and very displeased. read more

Definitely, hands down, the star of the show was the Crazy Fruit Tea! Boy, was this fruit crazy amazing and gigantic!! My kids were in awe and absolutely enjoyed sharing a large tea. The rest of our drinks were ok. But we will be back for more crazy tea and to try other options. The boba I would have to say was a bit soggy for my taste. I prefer my boba a little firmer and with a bit of a chew but this is very subjective so this might not be a negative for other people - the rest of my family thought it was good. I might try the pudding or cheese topping next time. I can't wait to return! read more

I love their boba tea. I like that you can customize the ice and sweetness level. I also like they usually have two samples of tea out in case you wanna try something new. I have gotten Super Orange (fantastic) and also Peach Boba Tee. Only downside is the price seems to be alittle higher than typical. If I pay almost $6 for a drink, I kinda expect it to be short of a meal. read more

I've been going here for a while now and I love it! It's the only place in Arizona that does the cheese foam and I really like it! My favourite flavours are the Jasmine cheese tea with boba and the Hokkaido with herbal jelly. The cups are fun and utilitarian. You can sip and drink from the top as well as drink from the straw... however...for some reason my one didn't come with a cool cup...(what's up with that?) I got the rose cheese foam this time. It was good! Update! I asked the server why my cup was different. It's because I got herbal jelly and so it didn't fit in the other cup so they gave me a bigger cup. Nice. You just got yourself another star boba tree! 5 stars :) read more
Cheese tea, please! I love getting their various cheese topped teas! My favorite is the buckwheat. It has a nice sweet wheat flavor that reminds me of pastries. I also love grabbing their super grapefruit tea for a more refreshing treat. I wish they had lactose free milk for their milk teas so I could try more of their tasty options. Be sure to ask for a stamp card before you leave, you'll keep coming back for more after the first sip! Bonus points for having a super relaxing and cutely decorated seating area! read more

Threw the drink away the moment we walked out of the store. $8 is a pricey price tag for a drink too My fiancé is addicted to durian so he always have an urge to try anything with durian in it. This time around, it's durian snow at boba tree Lin... what a waste. The drink was super dense, crazy sweet and taste super artificial... and what with those little sprinkle?? Sum up the drink it is like we suck up super duper sweet cake frosting from a cheap bakery. Oh and the sample teas: lychee yoyo and supreme orange... one taste like store bought yogurt drink and one taste like diluted orange juice... Anyway, Bye bye $8.. but we really feel like we might get diabetes afterward read more
I'm a boba addict. There, it's out in the open. And honestly, I had to stop by the minute I saw all these pictures of cheese in tea - how could you not? I didn't know what to expect but I love how when I showed an interest in their cheese teas, the cashier immediately asked if I had tried it before (nope) and offered me and my husband a sample. It reminded me of cream cheese but light and fluffy like whipped cream - so, delicious. Their teas are very fragrant and to all the cheese tea first-timers out there, stir the cheese in! I drank half of mine before thinking to swirl my drink and voila, delicious, creamy tea. You won't regret it. And their yogurt drink looks really interesting too. Guess I know where I'm headed this Friday night! read more
I've been here a couple times and they have a warm welcome greeting. Their menu is very interesting from what I am use to. I sampled the "cheese" and it's actually sea salt foam I think. But it wasn't bad at all. I usually get more tea - fruity drinks and I got the ocean with peach flavor. It wasn't bad, it is a carbonated drink. My friends got milk tea and they liked it. The boba could be a little more softer though. I like this cool little spot tucked away in an unsuspecting plaza near MCC. read more

Expensive Just Milk Snow, No Service, Good Tea And Cool Environment I ordered the $6.55 Snow Mango treat and was surprised it's pretty much iced milk with a mango and marsh mellows on top. The only mango is the partial mango on top... So it's not really mango flavored. Minus 2 stars for not good treat and all milk... Bummer it didn't say milk since I'm lactose intolerant and usually snow treats are more fruit and flavor than milk.... So the $6.55 Snow went to the trash and I feel dumb for having tipped them. I told them I cannot eat milk and they said they would give me half off something else... Not impressed.... Minus 1 more star... Crazy Fruit Tea was really good... we got the large 32 ounce $4.99 drink... real fruit inside and clean tasty goodness. Atmosphere is really nice inside... cool furniture and clean appearances. Only bummer is loud Asian TV shows blasting my ears while I had my treat... As for me.... I WONT BE GOING BACK..... read more

First time I've been bowled over by boba drinks here in the U.S.! I grew up enjoying delicious warm "taho" - silken tofu in molassesy, brown sugar water and perfectly-cooked warn, fresh boba- and none of the boba drinks I've tried here in Phoenix valley shops made me want to return every week, like I do to Mesa's Boba Tree Lin Teahouse. I actually prefer the coco and herbal/grass jellies to that of the boba served here. However, the boba is soft and chewy, which is better than any of the boba I've tried elsewhere in AZ. Mom did complain about the boba in her Crazy fruit tea last week, as she found them to be overcooked. Otherwise, she very much enjoyed the fruity tea. What I've tried and enjoyed: 1. Super grapefruit tea with coco jelly-- the citrus and floral flavors just make my mouth sing, and the coco jelly and two grapefruit rings are fun to eat (and make me think I've ordered something very nutritious- hehe). 2. Cheese buckwheat tea with coco jelly-- LOVE the salty cheese foam, which combines well with the slightly sweet buckwheat tea, and my love for BT's coco jelly makes me think it goes well with everything! I'm open to trying different suggestions, though. :) 3. Fancy milk tea, which includes boba, herbal, and pudding-- the lightly-sweetened milk tea, isn't cloyingly sweet as I've found most Thai iced teas can be. Don't be fooled by the photo showing chunks of pudding in your tea, or you'll be disappointed. The pudding pieces in my order were so few that I'm not able to analyse further and write about it. Hope you fare better with your order; you may want to pay for extra pudding. Ask for a loyalty punch card if one isn't offered to you. After four trips to BT, I just need to purchase one more drink to get one large drink FREE. p.s. Do NOT refrigerate leftover boba. Refrigeration causes the soft tapioca pearls' cores to harden. read more

Arizona isn't exactly known for having the best boba, but there are so many new boba stores popping up in the area that I had to give them all a try! Boba Tree Lin Tea House was one of them, now just walking right into the store it is extremely aesthetically pleasing, every wall was painted and colored and there were decorations on every table! The menu was easy to understand and they had a drink that was pretty unique, where it was like cheese foam boba(?), I wasnt exactly too sure how to feel about it, but after trying it, it wasn't bad at all! It was sweeter than I thought it'd be, but that's okay because it definitely satisfied my sweet tooth. My favorite drink would have to be the fancy milk tea, which comes with: grass jelly, pudding, and boba. This place is super fun to go to, so I'll definitely be coming back!
