Boba Time Cafe is a newly opened BBT shop near Royal Oak Station and I am happy to announce that their MATCHA MILK drink is worth your visit. Here is why: It is very difficult to find matcha bbt that isn't the powdery, sugary, slightly artificial and processed. Well, you could opt to go to cafes that serves ceremonial matcha but your wallet will hurt. So, when I got the opportunity to try Boba Time Cafe's matcha milk drink, I was shocked. Positively shocked because the milk didn't overpower the matcha and I wasn't left with the lactose aftertaste. As a matcha fan, I tasted the EARTHINESS, BITTERNESS of the matcha powder. Also, if you don't like matcha's bitterness, they sweetened it to a degree where it compliments that earthy flavour. Also, I absolutely love the boba/pearls to drink ratio. The pearls were full of brown sugar flavour and I always finish the pearls first but surprisingly, even in a smaller cup, I had a good portion of pearls left. On the other hand, I tried their MANGO GREEN TEA drink. You taste the mango and green tea but with 30% sugar... you may need to slightly brace yourself as I found it too sweet. Maybe it is my palette or they went a bit heavy on the syrup, nevertheless, the cafe was happy to listen and notify the staff about my feedback. One differentiating fact about Boba Time Cafe is that they have a lot of seating area. Large enough for study sessions and calming (lots of natural light, grey walls) enough to study by yourself. So, would I come back? Yes!

A very tasty 3Q milk tea with a generous amount of pudding!

Located right beside the Royal Oak Car Wash; the shop is nice and spacious with really friendly staff! Been there twice now and their 3Q Milk Tea and Mango Green Tea is by far my favourite, the pearls are nice and chewy too! Perfect study spot with lots of plugs and free wifi, the open concept also helps get your brain juices flowing!

Over the past year and a bit this has become one of our favourite breakfast places. But it is more…read morethan just a place for breakfast or brunch. It is also a fantastic spot to work if you wanna have a café setting because their pastries and bake goods are absolutely fantastic. In fact last year for Christmas, we bought one of their Christmas cake options which proved to be super popular with the family. What I love about this location is the decor. On one side it is a simple industrial warehouse. But it has that post modern feel with all of the live plants. The live plants is what I love and the tall ceiling for the plants to fully grow. Though if they are looking for something else, which could really bring this to the top, it would be to have a fish tank. A fish and or water feature around the massive plant island in the middle of the dinning area would be chefs kiss. Of course, what about the food? From here, I find the food here is excellent. Sometimes the flavour combinations are a little weird. But that's typical for the Vancouver foodie scene. Vancouver food scene is a fusion hybrid of local ingredients mixed with traditions from cultures from other places around the world. But the bottom line is the portions are a good size. The platters in particular are large and would feed a very hungry person. You definitely get your moneys worth. You don't get much table service once you are done with your order. But that is all right because of it size and volume for the amount of people who come through. I am totally happy with the self serve station, which could be enhanced and the large setting with all of the very mature plants. If I would offer advice to anyone it would be this. If you are going to be there on the weekend arrive before 9 AM. People start lining up at 10 to 15 minutes before the store officially opens. Plus I find is easier to take the street parking rather than playing with Faith trying to back out with customers who are not paying attention.

I did get a spoonful of the glorious whipped cream on top of my daughter's mango croissant. $8.50 Heaven. We thought it was worth every penny! The only gluten free item they offered on this day was a chocolate walnut brownie. Rich and pretty satisfying! We didn't mind a bit waiting for our specialty lattes but the flavors were underwhelming. Snow Velvet Latte $6.20 Double shot espresso, regular milk, vanilla syrup, velvet cream, cocoa dusting. My iced 16 ozs dark chocolate mocha was also not a memorable one. In spite of the unsatisfying lattes and lack of GF items, I'm still fond of the energy that fills in this cafe so I'll probably return.

The menu has shrunk considerably and their business days/hours are also a lot less than what it was previously. The drinks were not as tasty as they used to be. My Blue Rose drink was the best of the bunch and I would say even that was just OK. I enjoyed the Lychee jelly in my drink. That was probably the best part of the drink. The liquid part was kinda "meh" for me. I think the best thing we ordered was the matcha soft serve ice cream. On the flip side, there was a guy playing piano there and they were taking requests. I suggested Demon Slayer and the guy played the famous "Gurenge" song by Lisa from season one of Demon Slayer. That was kinda cool. He was a very good pianist. Great way to liven the atmosphere. Also, there was a guy who came around and gave us all tiny paper cranes. It's nothing much, but still always nice to be gifted with anything at all. Business must be hard for them. It would sure be nice to see them return to how they used to be, with a bigger menu, tastier drinks and more days/hours again. We love this place for the manga/ anime vibes that it exudes, and love the Matcha soft serve ice cream they sell here. Really wanna give this place a higher rating but the drinks were really not up to par this time, and as much as we love the Matcha ice cream, it is not by itself enough to warrant giving out a higher rating. If they could just improve the quality of their drinks again...then even if they menu remains limited, at least if everything they serve is of good quality...that would be enough to merit a higher rating.

We only got to-go so we didn't get to relish in the space, but would come back again if I could! FOOD + DRINKS: Super yum! I got the 106 Latte and I liked it! It only comes cold, so just an fyi! Typically comes with 3 pumps of sweetener but I asked for 2 since I like my drinks less sweet. I also got less ice since I didn't want it to be too cold! I loved the drink though, it was perfect! The coffee was strong enough and the flavor wasn't overpowering, and especially, wasn't too sweet, just how I like it! We also got a hot lavender latte which, surprisingly, wasn't too sweet as well! Perfect intensity of caffeine with flavor! HONORABLE MENTION: CHICKEN PESTO SANDWICH!!!! I never get food from cafes multiple reasons: too pricey, never know how long they have been there for, have there been flies in the refrigerator, etc. There is just so many unknowns with the quality of the food. But the kind lady at the register, when I asked about the sandwiches, she was so excited about it! Hahaha! I thought it was so amusing that she herself was so in love with these sandwiches, she gets them all the time is what she told me. I was feeling hungry and we had a long ride ahead of us so I got the chicken pesto sandwich! Individually wrapped in the refrigerator, only two of each kind, it looked sanitary and reasonable, and so was the price! It was toasted and cut in half for us. When we ate it, it was SO YUM! I usually each my sandwiches with hot sauce, which I forgot to inquire about, but it was so yummy I didn't even miss it! So awesome!!!! AMBIANCE: Small, cute, quaint! There are a few seats available, bar seating at the window I could see myself sit there and do work at, a few tables for seating that you could find yourself catching up with someone at! It's a small area, but if youre looking for something warm and cozy, this is your spot :)

Cherry blossom matcha with cotton candy has so instagram-worthy presentation! Not only it looks pretty, but alsoit tasted great! Strawberry puree and matcha paired so well. Ube latte with cold foam was good, too. Their espresso stood out and ube flavor came through later. I really liked their espresso which was strong and bold. Ube foam was very tasty. Unfortunately, the lobster melt is no longer available on the menu or that would be my favourite.
