Mike is the best. He was punctual, clear in what I should expect, and got the job done on time and on budget. He and his team removed the popcorn ceiling from our 1860 sqft 3rd floor apartment style condo. We have vaulted ceilings that go from 10 to 17 ft and the tallest portion extends over the galley kitchen so custom scaffolding was required. They removed the popcorn, sprayed new texture and painted and it looks amazing. The last owner had painted over the popcorn ceiling in the lower level and they were still able to remove it with no issues. They were able to coordinate with the vendor installing our lights so things would happen in the right order. I would definitely never hire anyone else for a project like this! Mike's team just finished the job of removing popcorn ceiling and painting ceiling of my house. While taking to Mike, you can feel that he is really proud of his work and take care of his team. I did have high expectation of him. Their price is not the lowest, but still in a reasonable range, especially if your popcorn ceiling contains asbestos. He insisted on taking samples and sending them for the asbestos test himself. Luckily our home's ceiling did not contain asbestos. There were cracks on the wall left, at joint part between the wall and ceiling. This was communicated before the work started. Yet there are more cracks than I expected. I have to do both small patch and paint to fix them. We also have high ceiling, so it may be difficult for me. What prevents him from reaching 5 stars, is that you can clearly see the color difference between the texture (skip trowel) and skim coating in some area. Though in the same room, other areas looked good. The worker said they did do 3 layers of coating. I believed them, but still the result is not the best. After 15 years in our condo it became clear we needed to have the popcorn ceiling removed in our 1,001 square foot space. We spent some time looking for the a reputable business online and came upon Acoustical Drywall via Yelp. Attempts to connect initially were spotty but Mike cleared that up right away and we settled on a date to begin the work. Mike's team member, Greg took the lead and was an absolute pleasure to work with from the start. The 2 day timeframe was kept and he stayed in touch with us along the way. During the job, Greg noticed 2 small repairs unrelated to the popcorn ceiling and fixed them...just because. A bit more work was needed and on the kitchen ceiling and was unanticipated. Greg handled that, too after a quick consult with Mike without a problem and didn't charge us for that work. Greg and his assistant left our condo clean and tidy, including sweeping up and mopping our floors. They even left some paint for touch ups for the painting company that is going to follow their work on the walls of the condo! I hired Acoustical Drywall Services in October to remove the popcorn ceilings from the entire upstairs of my townhouse. Because our property was built during the time that toxic materials were still used, other vendors required me to hire an asbestos abatement specialist beforehand. I was on a tight schedule and was set to move within a month. I'm so glad I found Mike because he is one of the only vendors in the Bay Area that takes care of both asbestos abatement (works with Synergy Enterprises) and popcorn ceiling removal, which saved me an extra step and a lot of time. He was quick to respond and get me an on-site quote. Mike was also very thorough in explaining the entire process. He required a 10% payment for booking the services, and the rest was due after we had an in-person walkthrough of the completed work. The job from start to finish took four days. We let Mike know ahead of time that we would need help installing back a couple of the light fixtures (Synergy takes them down during abatement, not his team), and his crew was able to help once we let them know the location of each fixture during the walk through. Mike's crew also did a great job answering our questions and cleaning up the area after completion. The thing that I most appreciate is that Mike and his team completed the project during the promised timeline and did a wonderful job. You will need to touch up the paint around the areas near the ceilings, but Mike let us know that from the start. Mike removed all the popcorn ceiling from the entire 1800 s.f. house within the timeframe he stated. It was quite expensive, but the final result looks good. Why only 4 stars, one star removed because the floor was swept clean, but I kept finding one corner in each room with debris. It almost seemed like the floor was swept toward one corner, and most of it was thrown away but some debris (just to give you a general idea of the amount - about a 3-4 cups) was left in the corner. read more

I wanted my popcorn ceiling removed from my house before I moved in. I was on a tight timeline of 2 weeks to get ceiling, floors, cleaning, and painting done. At first, Mike said he didn't have availability until 3 weeks out. The timing just didn't work, but he was able to move things around and get us started earlier. I had actually given a verbal yes to another company who could start 2 days earlier than Mike, but since Mike was proactive in his follow up and extremely knowledgeable and professional, we decided to sign the contract with him. The other drywall company sent the pricing via a text message and I had asked them to send me the line item contract but he was lagging on it so we made the decision to hire Mike and his team and I'm so glad we did! We also asked if he could touch up our kitchen with texture and paint and it looked amazing. He textured a wall as well that had prior water damage from a roof leak. The end results exceeded my expectations. Also, I'd like to say that he is the only drywall company in the Bay Area that does the asbestos testing with the estimate so it saves you the effort of bringing the samples to the lab and finding the lab etc... If you are looking for a solid well organized team to help with asbestos removal, these are your guys. Mike and his team did a great job of managing the whole process. They were not cheap, but I don't think anyone does "cheap" asbestos remediation, so be sure to budget accordingly. Having said that, Mike and his team showed up on time, were friendly, professional and got the 2 day job done early. We were very happy with the work and timing. The only downside to the whole experience was the paint damage to the walls after the job was done. Not a big deal as it's called out in the contract that they are not responsible for damaged paint to the surrounding walls & they warned that when they take down the plastic sheeting that encapsulates the asbestos removal mess, often times the tape pulls chunks of paint off the walls. We were able to do some basic touch up afterwards. Just be warned in case you have special paint or murals up on the walls. Highly recommended! read more

Had Acoustical drywall remove our popcorn ceiling. They said "no problem" when we asked about patching a fixture hole from an old smoke alarm. We got back to find the hole still there and the owner's response was "tough we are done." They said it was against code to patch it with wires in there. They could have contacted me when they first saw the problem but decided to just ignore it. A phone call on the first day of work and I would have come and removed the wiring. Do not take what the owner says and make sure it is in the contract. I feel cheated. read more

Mike came out right away and gave us a very reasonable price for removing the acoustic popcorn ceiling of our home. It's not cheap, but the general contractor for our remodel couldn't come close to the price and couldn't believe how quickly Acoustical Drywall could do the job. We have some high vaulted ceilings and about 1500 square feet that needed removal of the acoustic texture. Mike warned us that our thermostat would be set at 75 degrees on at least one of the nights to dry out the ceilings. We had to get a hotel room, but the smell of a wet ceiling would have been just as annoying. Took three days as promised. People warned me that the job would be dusty. Acoustic Drywall did a great job of using plastic sheeting to contain the dust. Acoustic Drywall came on time and left as scheduled. They did a fantastic job and the ceilings look great. You do have to do a lot of preparation work such as removing paintings and breakables, and moving furniture so the two workers can do their thing, so be prepared. The only thing I wasn't prepared for was they weren't able to paint a straight border high up enough on the ceilings with the white paint they used for our ceilings. We now have to re-paint just the very top borders of our walls so there's a sharp, clean and straight border between the walls and the ceiling. This is probably only a problem if you have non-white walls. read more

Mike, the company owner, was easy to work with, efficient, professional, and accommodating. They did a beautiful job. Mike walked me through the job afterwards and gave me some tips and ideas as well as safety tips for things he's noticed while doing the work. Some companies only do the asbestos abatement, then you have to hire someone else to do the finish and paint. This company does it all, and for the same price or less than abatement-only companies. Acoustical Drywall Services removed "popcorn" (asbestos) ceiling. Ceiling and texturing turned out well, but here are my recommendations to avoid disappointment. Remove light fixtures/ceiling fans yourself. Cover wires with plastic wrap. Company does not replace fixtures. Be sure to get in writing that all removed doors (including closet sliders) will be put back in place. Check walls (and floors) to be sure heavy duty staples have not been left in walls and on floor - before making final payment. Plan on having to paint walls after completion. read more

We have very high ceilings so we didn't want to remove the popcorn. Price was a bit high but we wanted a professional. After they removed and retextured the ceilings I noticed lines from the tape. Mike told me that it was shadows. Now the ceilings are cracking badly where the tape was. Need to bring someone in to fix the mess. Would not use this company again. read more

Oh yeah ... your right ... it was painted but the texture was done so poorly that you put a third layer of texturing OVER the painted ceiling and THEN left without painting it again because the whole entire ceiling had to be floated again. read more

Mike and his team did an amazing job removing, texturing, and painting the heavily painted popcorn ceilings throughout my entire home (1600 sqft). I know this was not an easy task for them since it is very difficult to scrape when the popcorn is painted, so they truly exceeded my expectations. The texture was done beautifully and I have not seen any seems from the tape. The guys left everything very clean and finished the project on time. The price was about the same as the other quotes, but Mike assured me that the project wouldn't get moved or anything like that and he kept his promise.
