White Magic was our original janitorial maintenance company ever since our community was built. After many years with White Magic we decided it was time to switch companies for 2 main reasons. 1) Their workers avoid their trash duties. We have trash cans around the community that would always become overfilled because they didn't regularly clear them despite this being explicit in our contract. They also avoided cleaning hard-to-reach spiderwebs. And most importantly, they don't move the large dumpster bins for you, and sometimes this is needed when the trash company gets sloppy or forgetful (and there's an overflow problem). We were told they stopped allowing their employees to move these dumpster bins when the owner had to pay out workers compensation for an incident. 2) They completely price gouged us when we switched to a new manager and tried to charge us literally 3x the rate for setting out pool furniture (used to be $400, and shot up to $1200 for this company alone). When we showed the owner our history of past pool invoices he defended his actions. In addition to this, they were very sloppy when putting away pool furniture in the past -- it looked like a hoarder's dump, which caused some furniture to get damaged. We luckily found that it's very easy to find any other janitorial company in the area who includes moving the large dumpster bins in their work at competitive rates. These companies also do not price gouge for moving pool furniture -- some still charge in the $300s for the same work. The only good thing I can say about this company is the lady who did the actual work for us was friendly and approachable when our residents saw her in the halls and pointed out things she forgot to clean. If your community is seeing the same issues, I highly recommend you look for another vendor. You will be able to find one that offers better quality service for a competitive rate. We have been with another vendor long enough now that we know we will never use White Magic again. read more

I echo other reviews in that they don't provide an estimate despite being asked multiple times, then send you an exorbitant bill. In my case over $1K for equipment rental, and $165 per visit for checking on the equipment and using their humidity probe. I could have rented the same equipment at a local store for $440 and checked on it myself. read more

Septic backup exploded within my complex on Christmas Day last year. It affected my unit as well as my neighbors. After putting in a word to my HOA, HOA called White Magic and they came out the next day to clean up the septic mess. Throughout the process, HOA had to sign off on approvals for the cleanup process, and throughout January we had to wait for touch and go with HOA and the board to sign off on new project pieces. When their proposals were approved, White Magic came by and was able to take care of the clean-up and fixes. Ernesto, the main point of contact for this project, always kept my neighbors and me up to date on when they would be back on site, such as when HOA approved the next set of fixes. Ernesto gave me his number in case anything were to come up. When they finished the cleanup they also took time to put my door back in place as well as get rid of a broken-down vanity. They are fast, efficient and local to where I am, and so I'm glad to leave this review. read more

Protect yourselves. I had a terrible experience working with this company...very unprofessional. I had a water damage at my place. My HOA introduced this company to me. Even after repeatedly asking, this company "refused" to provide an estimate before starting any work. HOA pushed to start the work asap. White Magic started working with an understanding that they'll be working as per my insurance limitations and guidelines. Guess what, they did not. I trusted them and in turn, I was presented with a very high bill a few weeks after they completed the work. My insurance company agent - whose daily job is to work with water remediation companies on their customer's similar water damages, was utterly surprised with the bill that they presented and the amount of work that they showed on the bill. My agent literally said that there is no way any company would need that many hours on the kind of damage that my place had. I ended up paying a large amount out of my pocket - apart from my deductible. I later found out that some of my neighbors had a similar experience working with them. On top of that, they caused some damage to one of my floors while doing their work. They don't cover any of that - i had to end up getting it fixed myself. Overall, I'd highly recommend to be very cautious while working with this company, specially if your HOA is in between. I found their practice highly unprofessional and not customer friendly at all. If a contractor doesn't provide an estimate ahead of time - that's your sign, you're going to be trapped. Do the following to protect yourself: - Ask for a complete plan of their work. A professional company should be able to provide you a plan if they can't give an estimate. - Ask for hourly rates for their labor - all different kind of skill sets required on your job. - Ask for hourly/daily rates for the main equipment that they're planning to use. - Ask for liability insurance information - make sure their insurance don't just pay pennies for dollars worth of your loss. - Keep complete tab on the timesheets that they're spending on your work - this is an opportunity for the contractor to put more hours and then bill for that. - Push back your HOA to gather all this information if they push you to start working on remediation. Review all this information with your insurance to protect yourself from anything that's not covered or is expensive than the standard market rate. read more

Our condo HOA brought in this company for cutting out sheet rock about 15" X 15", the contractor who came, did not know how much it would cost, did not give an estimate in spite of asking many times, they did their work, only to receive $425 bill for the work, and this is only for cutting out. when asked for clarification of the high bill, they say they put a dust barrier and cleaned up the debris, i don't understand, I got an estimate from another local company after the work for which they estimated $150 for the same work, unbelievable, don't recommend their service, they work for HOA, but not in favor of home owners. Would dust barrier and debris clean up cost $275??? this is price gouging. stay away from this company, there are better and reasonable drywall repair companies out there read more

I was referred to White Magic by The Dublin Terraces' HOA manager, who told me that they have always used them and that White Magic has done good work for them. That by itself should be a telling statement, but I'm getting ahead of myself. A month ago, a hot water pipe burst on the top floor of my condo building, causing water damage to all the floors below it. To avoid mold or mildew growth, we had to act very quickly, both to take care of the water damage and to deal with the insurance claims at the same time. I started by calling a water damage recovery company, which came out told me that they would need to cut out two holes in my ceiling, blow the place dry for 2 days, and leave me with the two holes which I would presumably find someone else to patch up. I went to the Terraces HOA to ask for help. The HOA manager, taking pity on me, gave me White Magic's number, and that's how I came in contact with them. From the moment I contacted them, I knew that they were a company I could trust. Aaron is responsive, and May, Kay and everyone else at the office are always friendly and willing to help. They knew we needed to move quickly, so Aaron came out to give me an estimate as soon as he could, and scheduled his workers to start work almost right away. They opened up my ceiling, checked the moisture level and told me honestly that it was dry and did not need any fan blowing. Then they patched it up, retextured it and repainted it to match the color as the original ceiling. At the same time, I had the insurance adjustor come out to assess the damage, and he gave us an estimate that was way off the mark, about 1K short of what I had to pay White Magic. I called Aaron for help, and this is where the "Excellence in Service Award" comes in. He told me to forward him the adjustor's quote. Then he wrote DIRECTLY to adjustor, citing and justifying the difference in their prices! To my relief and gratitude, the adjustor approved their quote, and agreed to pay the full amount (minus the deductible)! In my opinion, White Magic is a 5-star business for the following reasons: 1. They are sympathetic to the customer's distress and always try to meet your need, whatever it may be. 2. They are honest, not prescribing unnecessary work when it's not needed. 3. They are efficient, and their finished work is beautiful (I can't tell my ceiling from the original!) 4. Shh... they will reply to email from early morning until late at night (I don't think Aaron sleeps!) 5. They are responsible, and will see to it that you are satisfied with their work. I am very thankful to White Magic for taking care of me and helping me through this otherwise would-be crisis, and I would not hesitate to use them again. read more

There were several houses affected by the sewage damage right before the holidays in 2014 and it took quite some time for insurance money to come in before White Magic could start working on the fixes after sewage damage. White Magic was called by the management company of Maywood Village condos. There was a pipe under the slab of my kitchen that cracked. The kitchen, my bedroom, and the living- dining area were wet wet wet! Aaron and his crew got started on Jan 2, 2017- which was actually a holiday since Jan. 1 was a Sunday. They brought commercial grade equipment to get rid of the water, and dehumidifiers, fans, and an air purifier. We left, as my emphysema would not tolerate the damp, smelly environment. I can say nothing negative about White magic. The office staff were kind and helpful; Aaron received my messages and answered me as soon as he was able. every bit of remediation was done extremely well. New floors were put in, carpet for my bedroom, and paint (Part of walls had to be removed as well) matched wonderfully and you cannot see any seams or signs of work that was done.
