The company website says "friendly and reliable" but nothing here is friendly or reliable from the owner Paul to the account managers. As what most people say on their review here. Terrible customer service, unprofessional and unresponsive people work for this company. I guess that is exactly what you would expect from the staff if the owner himself is a horrible person. They don't help you with your concerns, talks down on you and I would not recommend this company to my worst enemy. read more

It starts at the top and this property management belongs at the bottom. They are totally garbage. Our condo got stuck with them when our old management company sold out to them (technically, this may be illegal because we never voted for the change). They came in raising all the fees and penalties and shortened the time period to for assessing those penalties. Also they created penalties on penalties. It like the are trying to assume your property through assumption. I agree with most here that they are rude and unresponsive. I even got an email from them saying it can take up to 24 hours for them to reply to an email. If you have a choice for a management company, don't choose them! read more

Andrew Johnson who goes by Drew is the property manager for Village gate and he is terrible. Horrible customer service and he likes to harrass and use threats when talking to people in the community. The monthly dues keep rising because they do not know how to budget. Yet, our amenities are slim to none. A tennis court and two pools. A club house that needs a $500 deposit which is wild. Very low value for an HOA and poor management. read more

OWNERSHIP GROUPS AND ASSET MANAGERS -RUN!!! Give your management fee to a company that will try to AVOID A LAWSUIT!! These people are seeking them !! If you are a renter they may have forgotten how hard it is to evict these days in the California courts . If you get them in court make them offer a settlement and waive any debt and provide a buy out for you to vacate . They must keep your property in prestine condition or they may have to pay for habitability issues and compensation for the days you are unable to use your home fully. There is a daily concession provided for units that do not work to full capacity. Contact your local housing authority and building and safety to make sure all permits are pulled before any work if not they will be fined and you will not be charged your daily rental amount . You can also request secret shoppers and testers to back up your claim . All provided by housing authority! Wish I could give zero stars ! Their technician Paul claims he owns the company and is a rude and insipid piece of work. He hung up while trying to explain a non stop water flow to the toilet ( broken angle stop) caused by recent plumbing in another unit coordinated by this company . The 1 decent review they have is from a "Stephen W., let me guest "wheeler " ?? Their "owner" /maintenance man paul was very rude and unhelpful! there are a myriad of issues with this company . I suggest LAWSUIT first chance you get FOR HABITABILITY and lack of repairs. Contact FHA and the local housing authority to fine these low life curb creatures as they are a HORRIBLE company. Especially insipid paul . Sounds incredibly uneducated so a suit should be easy ! read more

Terrible customer service . On the phone and in person. Simple questions can't be answered and they always pass it on to someone else. I can't get help because who ever answered it was not their building. No one wants to help and they pass it on to an other. read more

As soon as Wheeler Steffen became our HOA, there was a 'special assessment' of $7,000 for each owner. They are even tacking on monthly interest on top of this new charge. If you want to pay your dues on line, yup, you guessed it, there is a charge for that as well. We have to pay them, to pay them! If you hire a plumber, you also have to pay the HOA's plumber an hourly rate to open the room to the main valve and continue to pay until your plumber is done. UNBELIEVABLE! What a rip off. read more

Horrible, unprofessional, stuck up people work at this office. Do not do business with these people. Not only not resolving issues but are rude and lazy. No one want to fix or spend money to fix what is their responsibility to fix. Useless HOA. read more

It took them 3 MONTHS to remove wasp nests! Idiots!!! I'm tired of constant excuses from them. I've been getting to know other residents at Countrywood Park II and they're not happy with the lackadaisical efforts of this HOA. read more

I purchased a condo in Highland CA under this association and it's the worsed association I have ever dealt with . They charge us 320.00 a month and the landscaping is always dead including all the grass. The pool is full of trash and has been shut down for years w broken gates etc .. The condos of others are not held responsible for not taking care of there properties.. Tons of trash broken windows, broken garage doors .. broken laundry rooms .. When I have called to speak w the manager she never calls me back .. this property management is the most terrible and I would never recommend purchasing or renting a home under there management .. they are making the value of the condos come down since they also don't hold owners accountable for letting there own property look so bad .. if I could leave zero stars I would read more

They have high turnover rate on employees. Do not get back to you in proper times. Make you feel as if they can never help you with problems, they make it feel like it's your fault. Don't accept debit or credit cards, only exact cash or you checking number. Which I don't feel comfortable giving that info. It seems as Steffens wheeler is taking our business for granted and really doesn't care for his consumers. I wouldn't do business with this company! read more

Absolutely the worst. Wheeler Steffen has the no customer service skills and will never respond. Will never get anything done but have no problem charging the associations read more

Not sure why the negative comments are here. I needed to get a parking permit for one of the vehicles I have to park outside at the Stone Creek community. I called Veronica who was extremely helpful and let me know exactly what was needed to acquire the permit. Once I got her the information, she processed it right away. I drove over and picked up the permit same day. I'm very satisfied. read more

Wheeler Steffan makes living on any property they manage an utterly miserable experience. Have you ever wanted to be annoyed, harassed, and terrorized by your property management company? Does accomplishing simple tasks with ease fill you with dread? Do you enjoy the challenge of subpar communication, towed vehicles, and a HOA that lives up to their horrible reputation? Then this is the property management company for you! Never miss an early alarm again! WS will contract with local towing companies to ensure you fly out of bed every time you hear a truck rumble by. You won't have to look at that pristine garden your neighbor has with envy again either. WS will demand they rip it out and leave nothing but dirt. Keys to common areas and parking passes will be protected from residents as well so no need to be concerned that common area like the pool is in use. But wait, there's more! When they aren't harassing residents, they busy themselves with property improvement projects! Don't want to deal with family coming over for the holidays? WS has got your back! They will restripe the pavement guaranteeing there is no parking! Kids stuck at home due to COVID? WS hears ya, and will make sure the pool is shut down for repairs until the rainy season hits. Have a leaky roof? WS will hire a company to park a construction vehicle on site for 18+ months! As an added bonus, the only real roof work to get done will cave in your ceiling. And much, much more. But act fast! Deals like this don't last long! Book your Wheeler Steffan home now! read more

I have lived in Phillip's meadows condos for 3 years and find the association and management company to be less than sufficient. They charge for EVERYTHING, send out notices for every little thing they don't like, yet don't always take care of issues when it's on their end. My parking permit has began to fall apart from many years of sun damage. When I went in to trade it in for a new one they wanted me to pay $25. A guest parking pass is $50 and there is rarely an empty guest parking spot available. I'm wondering what the overpriced HOA dues go for. I have not seen a security guard in months, the landscape is over grown and ugly, the parking spaces are small, hardly any visitor parking, etc, etc, etc. read more

Worst customer service quick to give you a fee for everything but cannot help you out The amount of money we are paying just to park here alone is ridiculous they can't even answer the phone read more

I hope my HOA replace this management company. I've sent several emails and left phone messages regarding an issue with my unit when the plumbing company bored some holes in my unit to find a water leak back in March. I've initially spoke to Bernadette and she said that she'll send someone. Three months later, still no one came to fix the hold. Left her two phone calls and sent and email two weeks ago and she has not responded. I've left a message with a supervisor right now, I'll update if the supervisor responds. Follow up review 9/22/2017 A supervisor finally called me and the issue on my unit was finally resolved. However, the same week, my unit was sent a violation letter (dated 9/14/2017) from Bernadette informing me that a hose connected to the hose bibb in the common area has to be removed. The hose doesn't even belong to me. She sent a violation letter without even confirming if she is sending the violation letter to the right property owner. read more

The management of this company is not professional.Their service is poor. I never heard of that, as a HOA manage company, they never keep a record of owner's billing statement. It's ridiculous. Their company never give House owner HOA billing statement. They lie to us. They told us they did send the billing statement, but all of our owners didn't receive it. They are doing nothing. read more

This Company is by far the worst in getting things done. Our Complex that they manage has the worst termite infestation and it's been this way for yearsssss. You'd think by now they'd at least hire an exterminator to spray the outside...it's gotten so bad termites are being found on my window sills, furniture even my box spring....yes my box Spring. There's brown powder (dust) all over the edges of the walls and our windows. Our garage doors are rotting away and although they change them out the wood Posts and stuff it only happens again because they don't deal with the issue. So over it! Been here 20 years and it's never been this bad... so disappointed! read more

This property management does not answer phone calls, they have a form to be filled out each time. My next door unit complained about our banging and hammering noise and the association did not investigate nor ask us about the noise, they just took the complaint and notify us to stop the noise or reduce the noise. How do you eliminate a construction noise? Grrrrr. read more

I use this management company for my condo, not that it's my choice, but assigned. I have gone head to head with them several times, but all in all I think they are fair so far. I judge people hard, because it's a standard, but others may not be so firm. A 3 star rating if is really good for me. read more

Jasmine Court HOA - we need to rise together and demand that immediate action be taken care of for our safety. HOA has raised our rates $10 more/mo x all units for a defunct gate and video surveillance that is not being monitored. I would like to see the financial audit and ask if this seems likely that we could have spent with the surplus of our financials. I have been to the Wheeler Steffen offices and the excuses are rampant and offensive. Example, I said there must be a better way to communicate to all of us, such as email, etc 2018. I was told we can "try.. but most of 'them' don't know English ". We need to galvanize and rethink if this management is what we want. read more

Hello Neighbor: I am Barbara Bird your neighbor . Many of you remember that before I got sick with rectal cancer that I was going to file a lawsuit for you for the constant towing scam waged by Wheeler Steffan employees such as Bernadette and Bridgett. I am at stage 4 cancer which has moved into my liver, lungs, and it's inoperable so I am too weak to file the lawsuit at this time. There has been a lot of press coverage about the poor being towed and you need to tell your story by writing letters to the editor each time an article like this appears. Here is what happened to me when my caregiver was towed. I called Bernadette several times and told her that I am concerned about their transition to a new system. In July African American Caregiver Tracey went to the HOA meeting and told everyone present that we are very concerned about my caregivers getting towed. She was told not to worry. We were also excluded from getting a pool key and even after many inquiries to Bernadette and other office staff at Wheeler Steffen, still don't have one. My landlord filled out all the paperwork to respond and I have always had a pink temporary pass. I sent Caregiver Scarlett to the Wheeler Steffan office to pick up the new visitor parking, (I am 99% bedridden and they know It, so I can't go in personally. Scarlett took a witness with her and was given a permanent resident pass, not a visitor pass. Since the transition I have never received a visitor pass and I do not have one now. I do not have a pool key either. I had a medical emergency and had to call in a caregiver in the middle of the night. It was her first night and we were more concerned with my emergency. We had been told not to worry by the HOA so we weren't looking for a threat of being towed. When Scarlet returned to the house Caregiver Alice witnessed that what she had was a permanent resident pass, not a temporary parking pass. I do not now have a temp pass although the Landlord turned in all of the paperwork and since the transition have never seen or been given one. This means that all of my visitors, one of them in a wheelchair, must park out on the Street. When they towed the car, Bernadette lied about who signed the tow ticket. Bernadette said she couldn't help me get the car released for free but that she would call over to Arrow and arrange for a discount, which she never did do. The caregiver Marjie's purse was in the car so she had no way to get anything out of it. Arrow Towing insisted on cash, not even a credit card by phone. I didn't have cash either, so I had to write a check, and she he had to cash it somehow, I got burned for the entire amount of $163.00, Caregiver Marjie was four late to work, and the trauma ruined our whole day. Bernadette and Bridget could have intervened, but they refused to do so. One time they hauled my grandson when he was a live in caregiver and they knew it. The rules are too harsh, Bernadette is a liar and it is best not to move to Phillips Ranch. https://www.yelp.com/biz/wheeler-steffen-property-management-claremont-2 read more

BAD, BAD, BAD! Lousy customer service. The garbage disposal broke during one weekend; I call the emergency after hour phone number. It was a lot of black and smelly water coming up from the sink. They told me they would not send a plumber on the weekend because it will be very expensive. They send someone to fix it Tuesday on the following week. There are so many things need to be fix around my apartment and every time I call or send an e-mail, nobody come to do the repairs (or) at least reply to me out of courtesy. Wheeler Steffen is the worse Property Management in the City of Claremont. read more

I just wanted to compliment Hilda for doing an amazing job through the years managing the condos at our complex and always taking care of the issues at our condo right away. We've had issues with our plumbing, hot water issues, as well as peeling paint on some of the condos and she always gets back to us immediately and makes sure everything is taken care of in a very timely manner, even after hours. She then follows up with us afterwards as well, to make sure that everything is working properly and has been taken care of. read more

We live in a HOA that is managed by Wheeler Steffen and have had only exceptionally positive experiences with them.
