This place is horrendous. Do not trust the positive reviews. I did and I paid a terrible price for…read moreit. Something is deeply wrong with the management at Tramor at the Arboretum. They lied to me over and over again, they wasted weeks of my time, and then on top of all that they stole $200 from me. Full story: I contacted Tramor at the Arboretum to apply for an apartment. My main contact was Madison. First red flag: Madison was weird and standoffish in our interactions, unlike most apartment managers who are friendly and trying to make the sale, but I just ignored it because the positive reviews don't lie right? Oh how wrong I was. Second red flag: They wanted me to use some strange encrypted messaging service to do my application and pay the $230 application fees and $200 refundable deposit with a 3rd party payment site. It was all very messy with very poor directions, but I'm good with tech so I figured it out anyway. The whole system was very amateurish and sketchy compared to other apartments I've applied to, but I ignored this red flag to my peril. Third red flag: They wanted me to compile a very detailed accounting of all my income and losses in a special form, along with bank statements for a year - this is something no other apartment has asked me for. I spent hours compiling all this information and creating the special form that they wanted, but turns out this would be a complete waste. On a Saturday I finally submitted the final information needed for the application. Madison got back to me that day and said the application would be processed by Tuesday. At this point I thought great, the process was weird and something seemed off, but I would just wait until Tuesday and most likely I would be approved (I have a great credit score and solid income so I always get approved to every apartment I apply to). Spoiler: I was approved, but ended up rejecting their offer for reasons that will become clear. Fourth red flag: Tuesday afternoon rolls around and I still haven't heard from Madison. I contact her to ask how the application is going - no response. I wait two more days until Thursday. At this point I start to suspect something is very wrong with Tramor at the Arboretum and I shouldn't have ignored all the other red flags. I decide to go with another apartment (that I am happily living in now), and contact Tramor at the Arboretum to tell them I'm not interested anymore and would like a refund on my $200 deposit. Still I receive no response from them at all until Friday the next day. On Friday they finally tell me that my application has been miraculously approved! But unfortunately because it was approved they now cannot refund my deposit! So after I received no contact at all from them for 5 days, after I repeatedly tried to get them to respond, they only respond a day after I request a refund and they say that somehow the application was retroactively approved beforehand, but they never told me about it? In a nutshell, the management here is terribly incompetent at best, and straight up scam artists at worst. Even though my application was approved, I would never in a million years trust my living space with people like that, so of course I rejected their offer. Avoid Tramor at the Arboretum like the plague unless you enjoy dealing with nightmare management.

Management and maintenance make this place shine. It could easily be just another apartment complex. But maintenance makes damn sure everything stays in tip top shape. Management is proper management instead of manglement. The ameneties are decent. I only left because the rent got too expensive for me. They're definitely pushing the remodeled apartments pretty hard, and they carry a large premium, but every apartment in the immediate area has jacked rent way up. I've been renting for over 20 years. This was by far my best renting experience, between the office staff and maintenance. Yeah, the "classic" apartments are a bit dated, but the property as a whole has been very well maintained.

Bathroom two different light colors. Toilet handle is so dirty and yellow... it's disgusting. No wonder they didn't let me go back to check on the apartment before I sign the lease, because I would have changed my mind. I took pictures of everything so when I move out they can't tell me that I left the apartment dirty because I came into a dirty apartment. I had to bleach the yellow bathtub, deep wash and vacuum the carpet and wiped the whole bottom walls. Whoever used to live there was a dirty and disgusting person maybe but when they left, the apartment didn't care enough to properly cleaned the whole apartment or change what's already look bad, they only "semi renovated" the kitchen part. Too late to move out now but definitely not gonna recommend anyone to move here. Not worth the price!!

If you're hoping for an A/C that actually works, you might want to think twice about moving here…read more These buildings are quite old and have a lot of holes. The A/C unit runs non-stop, which means you'll be paying a fortune in electricity and dealing with a sweltering apartment in the summer. My place couldn't get below 76 degrees in the summer, and the power bill would be a whopping $300. The owners aren't exactly known for their generosity, and they don't seem to care much. Ahmed, our maintenance hero, did some amazing work on our A/C unit. Before that, our apartment would stay at 80 degrees. It was just awful. The property itself is clean, feels safe, and is located in a great area. One thing I've noticed is that when issues happen with the gate, it's often because residents or visitors damage it. The staff and maintenance team are constantly working to get it repaired as quickly as possible. I've literally seen them out there fixing it and putting it back on its rails. At the end of the day, management can't control how every resident chooses to live, but they do a great job maintaining the community and addressing concerns. I'm extremely disappointed with how my apartment complex handled my situation during the government…read moreshutdown. I've been without payment for over 36 days due to the shutdown, and I went to the leasing office ahead of time to explain everything. I even provided an official letter from the government confirming my circumstances. The staff told me they needed to check with upper management. When I followed up a few days later, they said I only needed to pay $300 before November 1st and that I would not be charged late fees. Because of the shutdown, even that amount wasn't possible, but they assured me they would work with me. Instead, on November 5th, I came home to find a notice placed inside my apartment--meaning someone entered without my permission--stating that my rights of occupancy were being terminated for unpaid rent. The notice listed the full amount for November, even though I had already discussed my situation with the office and was told a partial payment would protect me from eviction action. I know the office will probably respond saying this was a misunderstanding and that I should have spoken with them before posting a review, but you should've spoken with me first before entering my apartment without permission and leaving a termination letter inside my home. You all should be communicating with each other -- and with management -- about what's going on, especially since I already notified management about my situation. I received no emails, no phone calls, no texts warning me that someone would be entering my unit or that this notice was coming. Entering a resident's unit without proper notice is a serious concern, and it should not happen unless there is an emergency -- which this was not. I'm not posting this to cause drama. I'm posting this because residents deserve clear communication, fair treatment, and respect for their privacy. I did everything I could to communicate honestly, provide documentation, and stay ahead of the issue. Instead of compassion or consistent information, I was met with miscommunication, lack of follow-up, and an unannounced entry into my apartment. This is unprofessional, stressful, and shows a complete lack of support for residents during a government shutdown that is completely out of our control.
