This place is horrendous. Do not trust the positive reviews. I did and I paid a terrible price for it. Something is deeply wrong with the management at Tramor at the Arboretum. They lied to me over and over again, they wasted weeks of my time, and then on top of all that they stole $200 from me. Full story: I contacted Tramor at the Arboretum to apply for an apartment. My main contact was Madison. First red flag: Madison was weird and standoffish in our interactions, unlike most apartment managers who are friendly and trying to make the sale, but I just ignored it because the positive reviews don't lie right? Oh how wrong I was. Second red flag: They wanted me to use some strange encrypted messaging service to do my application and pay the $230 application fees and $200 refundable deposit with a 3rd party payment site. It was all very messy with very poor directions, but I'm good with tech so I figured it out anyway. The whole system was very amateurish and sketchy compared to other apartments I've applied to, but I ignored this red flag to my peril. Third red flag: They wanted me to compile a very detailed accounting of all my income and losses in a special form, along with bank statements for a year - this is something no other apartment has asked me for. I spent hours compiling all this information and creating the special form that they wanted, but turns out this would be a complete waste. On a Saturday I finally submitted the final information needed for the application. Madison got back to me that day and said the application would be processed by Tuesday. At this point I thought great, the process was weird and something seemed off, but I would just wait until Tuesday and most likely I would be approved (I have a great credit score and solid income so I always get approved to every apartment I apply to). Spoiler: I was approved, but ended up rejecting their offer for reasons that will become clear. Fourth red flag: Tuesday afternoon rolls around and I still haven't heard from Madison. I contact her to ask how the application is going - no response. I wait two more days until Thursday. At this point I start to suspect something is very wrong with Tramor at the Arboretum and I shouldn't have ignored all the other red flags. I decide to go with another apartment (that I am happily living in now), and contact Tramor at the Arboretum to tell them I'm not interested anymore and would like a refund on my $200 deposit. Still I receive no response from them at all until Friday the next day. On Friday they finally tell me that my application has been miraculously approved! But unfortunately because it was approved they now cannot refund my deposit! So after I received no contact at all from them for 5 days, after I repeatedly tried to get them to respond, they only respond a day after I request a refund and they say that somehow the application was retroactively approved beforehand, but they never told me about it? In a nutshell, the management here is terribly incompetent at best, and straight up scam artists at worst. Even though my application was approved, I would never in a million years trust my living space with people like that, so of course I rejected their offer. Avoid Tramor at the Arboretum like the plague unless you enjoy dealing with nightmare management. read more

Tramor at the Arboretum is a wonderful place to live. I have lived in many apartment complexes throughout the years and my experience at tramor was one of the best. The staff is amazing. Madison and Melissa were an absolute pleasure to work with. Both of them always had great energy and positive attitudes every single time I would go into the leasing office. They were always very helpful. Tim, the head of maintenance does a great job with his crew. The maintenance team was always very efficient in addressing any needs and the property as a whole always looked immaculate. The property for the most part was very quiet and the place seems to attract good respectful tenants. If I wasn't being called elsewhere I would have stayed even longer. I moved to the Tramor April 2022 from the SF Bay Area without even viewing the property or the unit. I have never taken such a risk before however in hindsight, I'm very happy I did! The Tramor's management staff has always been very helpful since before I moved in. Tara is amazing! The property is well-kept and quiet. It's also quite convenient - only a stone's throw away from Trader Joe's (a 5 minute walk,) The Domain and downtown Austin. I absolutely love my unit (2nd floor) and parking is never an issue! I've lived here for two years, and have had an excellent experience. Management is consistently friendly and helpful, maintenance responds to issues quickly, and the community is quiet. This place is a paradise for dog lovers. My staffie mix, Felix, and I are thankful they accept well-behaved dogs of any breed. The neighborhoods near the complex are lovely, safe areas to walk your pup. The location is ideal, with easy access to MoPac and 360. We lived at Tramor for two years and recently moved out. It was one of the best renting experiences of my life. Management was friendly and responsive and even went out of their way to help one of the residents who took in a stray animal. After the ice in early 2023, my car wouldn't start and their regular maintenance crew (who was taking care of downed branches) gave me a jump. I lived a mile away at another apartment complex before moving here and had my car broken into, but always felt safe here. Communal laundry rooms can be a little dicey sometimes, but anytime there was a problem with the machines there was a sign up and it got fixed fast. It was an old apartment so I kind of expected bugs to be an issue, but they really weren't and even if they had been, service was available once a month. The pool and exercise room were great. Overall, they were awesome. We moved out partly because we had chosen a north-facing apartment with an overhanging balcony that pretty much blocked all light from reaching the windows and didn't realize how badly we needed morning sunlight, but that was on us. I've lived here for the past 2 years&have loved it! My roomie and I picked this apartment mainly because of location, price point, and reviews on good management. To this day, I can still attest to all these. LOCATION: Seriously can't be better! Conveniently located within 5 min of anything- HEB, Trader Joe's, Arboretum, Sprout's, Target, Sam's, Whole Foods, Domain, Gateway Shopping Plaza, Anderson (Hopdoddy, Jack Allen's, Tea Haus, Walmart), movie theatre, etc. I love the ease of accessibility to multiple highways, whether 360, Mopac, 183, or I-35, you can get on all within minutes. Keep driving down 360 and you're minutes away from some of the most gorgeous secluded hiking trails. MANAGEMENT: A++! Melissa and Katy are both so friendly&helpful. They always respond quickly to emails and wiling to do their best to help resolve issues or listen to concerns/feedback. They're great at communicating and sending emails to keep you informed. PROPERTY: The property is maintained, always looking clean. Noise is minimal and pretty quiet/peaceful. Our current unit is an older one. We have not experienced any problems. That's right, no bugs or pests!!! I love the fireplace addition in our unit, it adds a cozy homey vibe. I also enjoy having a patio big enough to relax on on nice weather days. They are remodeling many units and new ones are nice! More of a modern luxe feel, with gorgeous tile backsplashes and marble countertops. My only downside about the apartment is that there is not ample natural lighting. My bedroom has a huge window but receives minimal natural lighting. Likewise, the living room is same. We added lamps to help. I do wish our unit had better natural lighting; but it might be because its in the corner and surrounded by trees outside? So, other units may vary. A plus side to shaded trees around is keeps our unit cooler and we use less AC in hot summer days! MAINTENANCE: 10/10! I've never had an apartment so quick to fulfill maintenance orders! If there is something that needs to be fixed, simply email the office and they will quickly send someone to repair. They always get the maintenance done day of or next day latest. The maintenance people are also super friendly and sweet. PARKING: Apartment offers free uncovered parking to residents&guests, which is super convenient when I have guests over. At first, parking was a breeze and there were many spots directly outside my building. However, over the last year, more spots over time have been taken up by Tramor (shipping containers, wood planks, remodeling supplies). We expressed our concern about parking being an issue + our safety concerns of walking back at night with management. They were quick to try to resolve, but we were informed they could not move the containers as it was part of the apartment's designated spot. I will disclose it seems the back corner is where things are kept for storage and this parking issue does not happen across majority of complex. Unfortunately, just our corner. If we get back late at night, closest spots are full and we have to park further away near the very front of complex. Though its a straight-shot walk to our building, we do not like having to walk far at night in an ungated community, as it raises safety concerns for young women like my roomie&I. So, when 5 out of 12 of the closest spots in our corner is taken up consistently by the apartment, it is a nuisance for us. AMENETIES: Internet connection is a bit slow sometimes. Connection is lost and we have had to restart our modem/router multiple times. Another review mentions it being an older building, so maybe that affects connection. Not sure. Its bearable and not a huge problem, though. Multiple laundry rooms are available for those who do not wish to purchase a W/D in their unit. Wanna get in shape or get a quick workout in? Run down to the fitness room where its convenient, clean and generally not crowded. There is also a business room inside with computers and printers, which is great if yours breaks down or you need access to one. If you like laying out or taking a dip on hot days, you're in luck because the pools are clean&relaxing. If you feel like having a picnic, grilling hot dogs, throwing a frisbee, taking your dog out for a walk, or reading a book outdoors on a swing beach, head on over to the open area park in the complex! I've been living in this apartment for the past 2 years and it's been a great experience. MANAGEMENT First of all, the staff here is amazing. They are always quick to respond and they always remember who I am. They've never asked me my name but they know exactly what I need. If you want to live at an apartment where they know who you are and care about you, this is definitely the place to go. Also what I love about this complex is that they have a strict no smoking rule - which is important because the apartment complex next to us doesn't have that rule and when my friends had issues with the smoke coming through the vents they couldn't do anything about it since there wasn't a rule about it. Additionally, they do DNA dog poop testing so that people don't leave poop on the grounds everywhere - I really appreciate this. APARTMENT The apartment itself is nice. I personally like the "older" style apartment because they tend to have more storage space and are designed more practically. I think they're in the midst of renovating their apartments so some are upgraded. So it depends what you want if you like upgraded countertops, lighting, etc, then you can see what is available. Personally I liked the older style... and it was cheaper too :D. I will say the apartment generally feels pretty dark at least in my unit. The older units have darker walls (it's like a tannish brown) and there's trees overhanging outside our windows, but not sure if this affects every unit. Additionally we don't have any ceiling light/fan in the living room so just something to consider. I think the insulation is pretty good in our apartment but the A/C is OK. Sometimes it feels like it's running a long time and the temperature is not dropping that quickly, but overall it works. MAINTENANCE I love the maintenance team! We just send the staff a quick email and they usually come the same day or next morning. They're always super helpful and go above and beyond. I couldn't find the light bulbs for the ceiling light in my room and asked if they could replace it and they did! Big deal you say? Well my friends in the apartment complex next door tried to ask their complex to replace their kitchen light (you know, those fluorescent lights that aren't that easy to do?) and rejected them. Overall, I can always count on them to get things done!! PARKING Parking... what can I say about this. I think it depends where you are in the complex. The back left where my unit is is an anomaly I think. They have these shipping containers they use to store maintenance supplies and parking spots to store wooden planks, so a lot of parking spots can be taken up by the time I get home. There are times I've parked halfway to the street because I couldn't get a spot since so many were taken up by supplies. We asked to have them moved but were told that wasn't possible. Overall though I would say parking has been good. If you have a nice car though definitely get covered parking. I park under trees and see so much pollen and branches falling on my car. LOCATION Let me say the location cannot be beat. You are at the intersection of mopac and research. I am within walking distance of Trader Joe's, Starbucks, and the Arboretum. It's less than 10 minutes drive to the Domain without the excessive cost!! OVERALL Would definitely recommend this place. The management team is the best. read more

I only lived here for a year but I've been with Tramor properties for 4 years. Once I found them, I couldn't live at any other apartment. The staff is SO friendly. They actually care about you, you're not just dollar signs to them. When you walk in to the office, they know you, you're name, and what apartment you live in. This really means a lot! The maintenance guys are also friendly and quick to fix any issues. The apartments are older so there will be things that arise but they are fantastic at keeping the property updated and clean. We have zero complaints about our experience living in the Arboretum. Sheridan and the rest of the staff were incredible. We loved our renovated 2 bedroom. The location is perfect, you're so close to grocery stores, shopping centers, the domain and the highway. We walked to Starbucks and Trader Joe's a lot which was great. The complex is quiet and we had a great view overlooking the courtyard. Maintenance was great coming out and addressing any issues we had! The laundry facility worked out fine too. It was the perfect place to live before we bought our home. Had it not been for a home purchase we would still be living there! Overall once again zero complaints with the apartment, management, maintenance or the location. Overall this has been my best apartment experience yet. I stayed in the same 2/2 bedroom for 18 months. PROS: Sizeable floor plans. Bedrooms are the same size in the 2/2 floor plans. You get a fireplace, and my plan had TWO balconies for ultimate porch sitting action. The apartments are a bit older, but they allow for large number of upgrade options. Some examples: before you move in you can choose to have all the carpet replaced by laminate faux-wood, install granite counter tops in the kitchen and bathrooms, install a ceiling fan in the living room (more on that later), add fancy backdrops to your bathtubs, etc. etc. Some units will have some of these upgrades already installed (by previous tenants), while others will have none. The pricing of the unit reflects these installments, so you can really pick and choose what you want based on your budget. Dog poop policy (they do DNA tests on poop that's not picked up and fine the dog owner) means you don't have to watch where you're stepping when moseying around the grounds and meeting your awesome neighbors. Quick maintenance. I've never had to wait more than a day for simple fixes. In general, the apartment crew does an excellent job of responding to requests, as well as keeping the grounds clean. No bugs. I lived on the second floor, so perhaps a first floor experience would be different, but the staff routinely treats the inside and outside of apartment to prevent and get rid of pests. I had some bugs when I first moved in, but this was quickly remedied. Generally awesome and quiet neighbors. I made friends with quite a few of mine and I usually didn't have to deal with noise. They have a 10 PM - 10 AM quiet time policy, so if a neighbor IS being disruptively loud during those hours, action is taken. Extremely convenient location. You have access to 3 of the 4 major highways in Austin (183, 360 loop, and Mopac) immediately upon leaving your apartment, and I-35 is just a few minutes drive down 183 S. There are places closer to downtown that actually take LONGER to get to downtown than it does from these apartments. Within walking distance is a Trader Joes, Newks Eatery, Starbucks, and not too much further you have a HEB, movie theater, and a shopping center or two. Tons of stuff. Last but not least: The staff. They are awesome. The Melissas, Katy, and the maintenance crew were a pleasure to work with while I stayed there. Every issue I had was handled quickly and discreetly, and they were a joy to chat with when picking up my packages. CONS: Floorplans (at least the larger 2 BR I stayed in) had some quirks that I disliked. Specifically, I found the kitchen cramped and many of the cabinets unusable (too small to be practical). With some optional upgrades (such as granite tops) this may have been less of an issue. I should note that the other floorplans that I got the chance to look at didn't have this issue, so perhaps this is unique to the B2 plan. In my opinion, however, there will be something you don't like about the floorplan in any apartment you rent. The next place I'm moving to, for example, has an oversized island in the kitchen that leaves little room for a dining room table. Lighting. I felt that these apartments were extremely dark, specifically in the living room area. This is remedied if you choose to have a ceiling fan (with light) installed in the living room, but I believe none of the floor plans have this by default (you will only find this in your apartment if a previous tenant installed one as an upgrade). This was somewhat a pro for me because I like my rooms dark for sleeping, but overall I wish my place had been brighter. Another pro to this con: all the tree cover that caused parts of my apartment to be on the darker side undoubtedly helped keep my electric bill low. Cable/Internet options are limited and not great. You only get Spectrum (TWC) and AT&T (but you don't get their gigabit options) as ISP options. It's an older building, so there's understandably no fiber connections. I had Spectrum, and found my internet was rarely at the speed that was advertised AND I'd lose connection constantly and have to restart my modem. Packages could be handled better. Generally, the post person will leave a note in your mailbox letting you know you have a package, but this isn't always the case. They also don't email you when you do have a package, which I think mostly has to do with the fact that they are a small staff living in the age of Amazon (they are constantly overloaded with packages). The end result is that sometimes you'll receive a package from a friend (who didn't notify you that they were sending you something) and go weeks before you pick it up, usually by accident while picking up another package. The pros definitely outweigh the cons, however, and they do listen to criticism. TLDR: I would highly recommend these apartments, especially if you're looking for convenience and a friendly, neighborhood feel. read more

I've lived at Tramor at the Arboretum for almost four years and have had a great experience. My unit was partially upgraded and comfortable, especially for the price. It's very close to multiple grocery stores and has easy access to the highway. The area is also generally peaceful and management is so much more responsive compared to big corporate apartments! I always received a response to my messages the same day or next day. While I haven't experienced this, there have been some car break ins here so that is something to be aware of. I'm not sure where all these positive reviews are coming from (are they paid reviews from the company itself?) Way too expensive for what it is. I came to austin from michigan and found the closest place to where i was working at the time. This place ended up being it. - I found myself in an extremely dark apartment because the forest behind doesn't allow light in. The apartment was gloomy no matter how many lights I put into it. - My electric bills were extremely high; over 250/mo. I barely used any electric and this was confirmed when I moved into a new place and the existing roommate's bill didn't go up. I don't know where all this bill came from- the only thing i can think of was that i was networked with someone else's electric and paying for them (or from the laundry room next door). - My back porch was littered with cigarette butts and would continue to be for the entire time I was there due to the upstairs neighbors throwing them down on me. - Because they have a large dog policy I had to deal with extremely loud dogs above my head for 20 hours out of the day. I complained but it didn't help, the noise only stopped when that unit moved out. - They put me right next door to the dog park as well. They rarely changed the poop garbage so I got a face full of heated dog manure stink every morning. - They require a TWO MONTH notice for vacating, which was incredibly inconvenient for me. I asked if they could adjust that to the normal one month and they told me I was SOL. This ended up costing me a lot of extra money because they charge way more for month-to-month and I was 18 days into the month I was supposed to notify by. - Exorbitant fees for their little branded devices to use around the complex. A huge fee for a misplaced laundry card, another huge fee for any swim wristbands you lost (these literally cost $1, I looked it up online, but they were charging at least 5-20 each) - Bugs EVERYWHERE. I had to set up traps around my place for the HUGE cockroaches. They do have bug service (you pay for it, not them) but it doesn't work. My kitty also got fleas living here and she didn't even go outside. - My apartment was flooded twice due to bad maintenance. The first time was a dishwasher from upstairs that had to be checked out multiple times before they figured out the culprit- they just blamed it on the weather so it wasn't fixed. The second time was a laundry machine, again from upstairs, that was emptying out into my wall because the previous owner or maintenance themselves didn't turn it off when the people moved out of their apartment. Both times it was a HUGE mess and involved people coming into the apartment. - Because the place has a ton of trees, they employ landscapers every few days. I work nights; I often had to be up til 2am. It was the most frustrating thing ever to be woken up by extremely loud leaf blowers and weed whackers (they cut all the grass with them and don't use actual lawn mowers) often at 7:30am. - If you get a lot of packages and can't get to the office during their open time, forget it. I had amazon prime and I almost always had to wait days to get my stuff. - Upon doing my research (now that I was in the right city) I found that similar apartments were 300-500/mo less expensive depending on where you look. This apartment was in the arboretum; apparently that means they can upcharge you. But if you look in south austin or some of the other communities you can get just as close to the city if not closer for much cheaper. The very few goods: - They don't often come inside, however there was one surprise and very sudden inspection - The front desk women were fairly accommodating. One was exceptionally cute. read more

Best apartment complex in North Austin? I lived at the Tramor at the Arboretum for 3 years and believe it may be the best apartment complex in north Austin. When I moved-in in 2011, I planned to move out at the end of my lease but ended up staying until I left Austin in 2014. The location, staff, and apartments were all great. I also enjoyed the pool which, as apartment pools go, was very good. The apartments were great and featured some unique amenities like dry bars and balconies at both ends of the apartment. The immediate surrounding area has a good assortment of businesses but more importantly, the location allows quick access to Mopac, 360, and Highway 183. My roommate and I joked we could be anywhere in Austin within 15 minutes and it was not far from the truth. In summation, if you're looking for a quality apartment in a great location in north Austin, the Tramor at the Arboretum is an excellent choice. read more

I've lived here for a few years now and it's been a really good experience. PROS: Quiet, friendly neighbors. This is the first apt complex I've lived in where my neighbors actually say hi and chat when you run into them. I think Tramor does a good job getting good people in and keeping bad people out (for me bad would mean loud partiers, and/or people with no respect for the property). The apartments themselves have nice finishes. I love that both bedrooms in my unit have sliding glass doors - there's a lot of natural light that's nice to have. Amazing location. Very close to a large array of grocery stores - Target, HEB, Trader Joe's, Sprouts, Randalls, Specs, and Whole Foods are either within walking distance or a less than 5 min drive. There's also a ton of other shopping close by, for just about anything you would need. The yearly rent raise has been very reasonable. I've heard horror stories of apts raising rents by a hundred or more dollars per year. You will not find anything like that here. The ladies in the office and maintenance are very friendly and quick to help with anything you need. They accept packages too which I really appreciate. I don't use the pool or have a dog, but the pool area is pretty and the small, fenced dog park gets a lot of use so I think people are happy with it. They just renovated part of the property and added an area with covered seating and grills - it's really nice! That area is large, open grass (they used to have tennis courts there) so it's great for kids and dogs to run around and play. Parking has never been a problem. I've been parking in the same space right in front of my building the entire time I've lived here. CONS: Fleas! My cats have never had fleas until I moved here. This could just be a Texas thing, I don't know as I'm not from here originally. But it's been a challenge dealing with them every summer. Lots of spiders and some roaches as well...again, maybe because it's Texas, or b/c we're backed up to the greenbelt? They do regular spraying for bugs though - they give you the option of opting out of if you like. All in all, it's been a great experience living here and I plan to stay! read more

This is the best place I have lived and I have been renting apartments for 15 years. The employees are incredibly welcoming and helpful. Any time I needed assistance, their maintenance team was there quickly to fix the issue. The property is beautiful - I especially love all the trees. There is ample parking and the clubhouse is well appointed. The floorplans are great and actually make sense for living. There are so many places with weird layouts and though I chose a small unit, it was so well set up, that it never felt small. The community is also very friendly. There are always people walking pets and my neighbors were very kind. Finally, the location is perfection. It feels quiet, but is near important shopping: Trader Joe's, HEB and Target are all within a mile, as well as great fast casual dining for the nights I didn't feel like cooking. My commute was a breeze as well. The only reason I am leaving is because of the pandemic, but I will be back when I am no longer working remotely from a distance. :) read more

I've been a resident of these apartments since the middle of 2013, and I've yet to have a bad experience here. Management is very responsive and helpful. I've only had minor maintenance issues, which I cannot blame anyone but myself over, and I've never had to wait any longer than a single day to have it fixed. The maintenance crew does a fantastic job of keeping the common grounds looking great. With the addition of the new grills, this place got even better. If you're new to the area and looking for an apartment, you should know that you will not find a complex anywhere that allows you to have a grill on your patio/balcony. So, the addition of more grills was a huge plus. The interior design is top-notch. I love my brick fireplace, especially now that the cold season has arrived. When I was looking for a new place to move to, this complex had the best rates by far. I should also mention that the neighborhood is quiet, and everything is literally just around the corner. The insulation is very good as well. My average monthly electricity bill runs at about $130 and that is with quite a few devices running throughout the day. All in all, this is a great place to live for a young or seasoned business professional. Until I'm ready to purchase a new home, I don't feel the need to move out anytime soon. read more

Do not move here if you want to deal with poor manegement. I have lived in apartments for 20 plus years and never felt the need to complain. I have complained multiple times about the neighbors above and there noise. The lack of caring by Melissa, Sheridan and Katy is hard to understand. I am exhausted due to lack of rest. I've been living at Tramor for the past 3 years. It's been the best place I have lived since moving to Austin. The places are a bit older but they have been going around renovating the exteriors in the past year or so. The management has always been very friendly and attentive and when I've needed something fixed maintenance is out quickly to fix the problem. Unless Tramor goes through a change in management I plan to stay there until I buy a house. I really like them and gave them 4 stars. I would have given 5 if they had newer units and/or "luxury" units available to rent. read more

This is the best apartment complex in North Austin. I relocated from Maryland and Melissa made the transition for me seamless! She is both professional and friendly. The apartments are extremely nice, clean, and spacious. The neighborhood is safe and has every convenience you need (i.e. HEB, Starbucks, Target), a beautiful view of hill country, and downtown is only about 15 mins away. The facilities and management cannot be beat. The only reason I am moving is because of a new job. I would highly recommend living here. read more

I have lived here four years and you will not find a better place! Super pet friendly, a very quiet area and maintenance crew is very fast if you ever have an issue. Fenced doggie area a definite plus so that my pups could run around and get their energy out. The ladies at the office are always very friendly and helpful and anytime I had a question by phone or email they have always been quick to respond. Very helpful and sweet. The area is fantastic, within a mile or so you have REI, two movie theaters, Whole Foods, Sprouts, HEB, Randalls, shopping and more. Check Tramor out, you won't regret it! read more

My experience with Tramor at the Arboretum has been nothing but positive from the initial tour to moving in to my apartment. The grounds are absolutely beautiful with tons of amenities - laundry facilities, grilling areas, a pool, dog park, and fitness center. The staff and maintenance workers are wonderful and the people that live here are very friendly for the most part. The location is fantastic- it is walking distance to Trader Joe's and Starbucks, and near plenty of restaurants, shopping, and parks. My favorite part of this complex is how dog friendly they are. This is a wonderful place to live. The units are really nice and well maintained, management is very responsive, and Melissa and Sheridan in the front office really go out of their way to make this a great place to live. The grounds are clean and well maintained-- a lot of people have dogs and there's doggie bag stations everywhere. Pest control is built in. Best of all, you can't hear anything through the walls (although sometimes you can with the floors). read more

Just recently moved in and am loving this place so much already! Great location being in the Arboretum and so close to the Domain. I love how much green and trees there are all over the property, makes for very pleasant walks with my pup. I could not believe how quickly maintenance request were taken care of! I brought a couple of minor things to their attention that I noticed while moving in and they were taken care of within hours. The ladies that run the office are so sweet and accommodating, they seem to genuinely care about residents. This is definitely the most well run property that I have ever rented from and a great value for the money. I also love how quiet the complex is, makes it feel so much more homey. I only had the opportunity to stay at Tramor at the Arboretum for a year, and would have never left had my work not taken me out of Austin. What's even better about the apartment community are the Managers in the leasing office, Katy and Melissa. They have always been so helpful, friendly, and exceptional at responding when I needed assistance or had questions. They helped make it feel like home, treated me like a friend (not just another number), and I only gave the Apartment & Staff 5 stars because it would not allow for more! I am not sure if Edward's review is for the correct complex, I have lived here for two years and we have never had valet trash service. The complex is older, but they have done a good job of keeping it current. I have faux wood floors in my apartment and new appliances, including a new low-flow toilet (uses less water). The community is relatively quiet, I live by the pool and on weekends it can get a little noisy, but that is what you get when you live next to the pool during the spring/summer. The noise usually stops by 7pm. The maintenance staff is nice and have been quick to solve any issues I have had. The location is great too! There are 5 grocery stores within a 2-3 minute drive (HEB, Randall's, Sprout's, Wholefoods and a Super Target) and many restaurants that you could have a short 5 minute walk to. read more

On apartmentratings, reviewers have mentioned how quiet this place is, and I have to agree. I live near the pool, and while some noise does get in, the place is built well enough that noise is very muted, and has never ever been bothersome. The grounds are ALWAYS very well kept. Management is great. Always friendly, helpful, and they really go above and beyond for tenants. Maintenance is very timely, and even happily helped me when my smoke alarm batteries ran low and the alarm wouldn't turn off at 4:00 am on a Saturday. They fix things quickly, but have come with the wrong (just mismatched in color or shape slightly) items two times, and installed them anyway, though technically those items were in fact still "fixed." I should probably say something to management about that... Parking is ample, at least on my side of the complex. One thing I don't like is that the loading/ unloading area was moved over one space, so now people can park right in front of the sidewalk, and the unloading area is now in front of a small unpaved path. It's a little inconvenient as far as loading/ unloading goes, and will make moving into/ out of this part of the complex just slightly more difficult. It's a minor inconvenience, but it's something I noticed and don't like. A couple of the reviews I read on other ratings sites mentioned heating and cooling costs. I did check my door and window seals for air leaks before I even moved in, and they were fine- I know air leaks can increase heating/ cooling costs. My highest bill during the peak of summer was $93, and I am a person who "runs hot," and typically have the thermostat set at 70 during the summer months. Lowest bill during winter has been $40, but I often don't turn the heat on unless it gets below 65 inside. I like things cold. Water runs about $24 a month. The units themselves are well built, and really cute inside. I feel very safe in the area. It's close to the highways, and the Domain. I love it here, and am excited to be living here another year. I have recommended this place to friends, and would recommend it to anyone else looking for a quiet, safe, cute, and well kept place to live. read more

I lived at Tramor at the Arboretum on and off for 4 years in 2 different units and LOVED it. The management is great, maintenance is helpful and quick, and the other residents are super friendly. It's within walking distance of shops & restaurants, is close to major highways and the views of the hills/greenbelt from several of the buildings are breathtaking. I have lived at Tramor at the Arboretum for about 11 months now, and am sad to say I will be moving soon to a larger space with a yard (for my dog). However, I must say that Tramor at the Arboretum has been an amazing place to call home for the past year. When I started looking for a new place in the spring of 2015, I wanted something close to North Austin stuff like the Domain and the Arboretum with easy access to Mopac, 183, and not too far from I35. I am out around Austin a lot and need easy access to all of our major highways. I was also looking for a larger one bedroom for a reasonable price, which is near impossible to find in North Austin (or anywhere in Austin, for that matter). The first thing that attracted me to Tramor were the reasonable prices I saw on their website. After visiting Tramor for the first time, I knew it was the right move for me. Melissa & Melissa in the office were more than helpful answering all of my questions and making me feel welcome. Tramor does not have dog breed restrictions, which was a big deal to me, and they even made my puppy feel welcome. The leasing office experience could not have been easier, and I have had some pretty terrible leasing experiences. This was not one of them! Move-in was easier than others I have had. The apartment was recently updated with new carpet, hardwoods, granite counter tops and black appliances, and fixtures.There were some issues with the carpet coming up near the hardwood floors but Melissa hounded the carpet vendors to come out and fix the issue 3 times in one week. She was really cool about it when I kept calling to let her know the carpet was still not fixed. There were a few other minor issues that were fixed by maintenance ASAP. My experience has been really great at Tramor and I would highly recommend them to anyone looking for an affordable apartment in North Austin that really is close to everything. There are some negative reviews on here, mostly from people not familiar with Austin real estate I'm guessing, saying that its overpriced for what you get. Yes, the buildings are older and some of the units are not updated. But being older has its advantages -- I never hear my neighbors and one of them likes to have rowdy parties. Also, being an older complex, there are some long-term residents that have been here for years and are super friendly. Not to mention I am paying hundreds of dollars less for more square footage than most of my friends who live in newer-construction apartments in the area, and I don't get nickle-and-dimed for things like valet trash and complimentary dry cleaning services (don't get me wrong, those are nice to have, but I don't want to pay an extra $400-$800 dollars for it). One issue that seems to recur: residents not cleaning up after their dogs. Being a dog owner myself, I find it annoying that people almost never clean up after their dogs and the rest of us have to suffer when we track dog waste from our shoes into our apartments. That being said, Tramor is doing a new dog waste program where they swab your dog and then track the feces left behind around the complex to catch those negligent owners. Too bad it came right before I move out! All-in-all, this is a great community with an amazing staff and definitely worth your time! read more

Our experience was enjoyable, and we would definitely consider moving back if we come back to the North Austin area. Places like this are hard to find if you have a Doberman like myself, and I am thankful this was one of the few options I had because the others were not as friendly. Tramor is the perfect apartment complex. Great location, very reasonably priced, awesome fitness center/pool, and office staff is great to work with. Quick access to Arboretum(walking), Domain, Downtown, Bull Creek, just the perfect spot to live in Austin. Pet friendly with plenty of places to walk and hiking access across the street. I would recommend to all and will be looking to live here again if I get back to Austin. read more

I've lived at Tramor at the Arboretum for the past year and LOVED it. I can't recommend this place enough. The units and grounds are incredibly well-maintained, the staff is unbelievably accessible and friendly, and you can't beat the location. I found Tramor at the Arboretum because I needed an apartment that would take my German Shepherd mix dog. They don't have any breed restrictions here, which is what initially drew me in. Once I got here, I was really impressed by all the dog stations. Maintenance keeps multiple clean up stations fully stocked with doggy bags and the residents are great about keeping their dogs on leash and actually cleaning up after them. I even close the gates to the tennis courts when they're not in use and throw the tennis ball around for my pup from time to time. The complex is very dog friendly, but its amazingly quiet! I see lots of people with dogs, but never hear barking. All of my neighbors are very quiet, too, but equally friendly when I run into them. The on-site gym is also very quiet. They have a nice flat screen tv in there which makes pounding it out on the elliptical much more enjoyable. The gym is open 24 hours and its rarely busy enough that you need to wait for a machine. On the off chance that someone else is using the machine you want, you can just walk the two blocks to their sister complex and use their gym and/or pools. Yes, pools plural. Just in case the two on site weren't enough for you. The neighborhood feels very safe. I walk my dog late at night and early in the mornings and never feel weird. HEB is close by and there's a Trader Joe's set to open in the spring that's a REALLY easy walk. If you're into shopping, the Arboretum shopping is close by (walking distance) and the Domain is a five minute drive. Freeways are close enough to make commuting a breeze, but not so close that you hear any freeway noise or see a ton of traffic. If you're more into the fitness side of things, Black Swan Yoga opened a north location that's a quick drive up Jollyville and there are several Greenbelt entrances. There's even a great swimming hole just off of Spicewood (yet another five minute drive). Finally, the staff is incredible. They're fantastic with communication, whether its giving you notice that the water will be off for an hour (this is not a common occurrence, just an example) or telling you how to turn on your dishwasher if you're too thick to figure it out when you move in. Yes, that happened. When I moved in, I noted that the caulking on my bathtub was a little worn and didn't expect anything to come of it. They had maintenance over the next day and had the bathroom looking BRAND NEW. They get things DONE, FAST. Do yourself a favor and move into this complex. read more
