Apartment review I'll start by saying I'm paying "2460" a month for my apt.. Quotes because Utilities not included, the trash valet that you HAVE to pay for isn't included, and washer/dryer isn't included. Or internet. I know that's common for apartments, but still. You cannot link a debit card or credit card to auto pay your rent without like a $45 dollar convenience fee. You have to jump through hoops to avoid all their extra fees, and when you confront the manager about it, regurgitates what corporate told her to say, and rolls her eyes at you So within less than a week of moving in, my fridge and freezer break in the middle of the night. Ruined the groceries I had in there. I luckily cleaned all of the frozen stuff out before it fully melted and made everything sticky. Maintenance comes and says "well, at least you had no groceries in there!" About a week and a half into living there, the outlet that my tv is plugged into burns and Melts while I'm in the shower. The fact it didn't start a fire is very lucky. It Damaged my new tv. First thing management asks me is what devices I had plugged in I say, I had ONE TV plugged in. Still, I could've had 3 and it still shouldn't have burned and melted; the circuit breaker should've switched. Except it was just one single tv. Maintenance comes, and they tried to act as if it was my fault. he asked me to turn on the tv, seemingly to test an outlet, then he tries to say the display is working fine. I had to have them stay and watch something to made it blatantly clear the tv was damaged, and they made me repeat "I know you see that." Many times before admitting it. Management then tried all the tricks to try to get out of paying. They asked for proof of purchase, for receipts. Different stuff. Like I mentioned before, I tried to come in to discuss avoiding the "convenience" fee on the rent payment center, and manager literally was incapable of not rolling her eyes and repeating her corporate manual. It did also seem like she wanted me to to pay the convenience fee So I've been here less than 3 weeks, maybe less than 4 I forgot. Today. Monday morning, (may 2023) 9am. I get up to take a shower and start my day. The water is off. Totally off. I call accountant and bank and ask for details abt my rent payment and utilities payment, because it's the first of the month and I'm sure this must be my fault. Nope. I Go to the office and they shut off the water without giving us warning. Monday morning at 9am. (I am updating this review as of January 2024. They have shut the water off without notice many at least 8 different times. Sometimes it'll be off for hours. We are not given warning most of the time.) I called the front desk, Front desk says "ummm, we sent an email but ummm... we only sent it to one building because ummm... we didn't know ummm... it would be the whole complex.... Thanks! Have a nice day!" The gym/ most of the amenities are out of order indefinitely. So I initially wrote that the gym seems out of order indefinitely, and it is. I have been here for nearly a year, they lied about how long the gym would take. (Updating this as of January 2024. I moved in April 2023 and they said the gym would be done July 2023 by the latest. the gym is still not done.) There was an ENORMOUS leak in my kitchen, and in the walkway leading to the kitchen (both on the same day.) it took 8-10 towels to mop up. It kept coming for over a day. Maintenance had to have someone come into my apartment and break open the wall. The lights in garage and entryway to my apartment went out and have been out for a long period of time. The toilet seat is super cheap flimsy plastic and broke easily. The bathroom sink is clogged/drains very slow, and I have only ever shaved there two times. I don't have a big or long beard either. I haven't asked maintenance to come fix these problems because having them come in and out has been so exhausting. The Outlets in kitchen and in dining room and near glass sliding door suddenly went out with no explanation, maintenance was not in any rush at all to come fix At night, I noticed sometimes there are power surges or brief blackouts here. Idk what it is. The lights will turn off for a sec/flicker. Despite all these problems, I moved all my stuff into here, and it would likely be easier to renew my lease rather than find a new place and move everything out. I was debating leaving a bad review as I did not want to put a bad review on somewhere I am currently living, But today, with no explanation given, I was handed a notice of lease termination, meaning they are not going to allow me to renew my lease. So I thought I'd leave the review For me the lease termination is an inconvenience, but for someone with less options, something like this sudden and unexplained lease termination could be seriously detrimental. I would not recommend renting here. read more

Let me start by saying: the staff is very friendly, accommodating, and attentive (better than any other management staff I have encountered in the past). Not only that, but they work hard to keep consistent communications and hold events that bring tenants together in fun ways (holiday parties, summer pool parties, etc). The office staff isn't where it stops either. The maintenance staff is awesome as well. They are very fast at getting things fixed or replaced and are great about following up to make sure things are better than before. They are also as friendly as the office staff. The community is certainly quiet and has great access to the highway, stores, and various amenities. The complex, as a whole, is fairly well maintained and has minor issues of showing its age (not enough to bring it down to 4/5). I would recommend this facility for anyone that wants ample space, a quiet place to rest, and plenty of amenities to keep you busy (gym, pool, clubhouse, etc), while also having appropriate distance to/from the city. read more

Pros: Luxury apartment, easy access to freeway, good amenities and fast/efficient maintenance staff. Safe and secure property. Excellent rated schools. On site staff do their best to create a nice living atmosphere and all the residents I have met are very nice. Good community for children with minimal automotive traffic. Property manager is excellent. If you are sensitive to roadway noise, select a unit that does not face Mopac. read more

BUT I got a call from the manager this morning and all details were both explained and rectified. I'm relieved! This place is incredible! I'm going on my 3rd year and wouldn't change a thing. The amenities are fantastic and the apartments are beautiful! Maintenance is super quick and the office staff goes above and beyond to make sure we're all taken care of and enjoying our lives here. Management is unprofessional, and unreasonable. They charge $33 for trash valet, they only come half the time and when brought to managers attention they told me I pay to use the compactor and would not credit me. This management wants to get as much money as possible from residents no matter what! I was told 7% renewal increase and the new manager hiked it higher. When I wanted to discuss it they offered zero solutions. They even went as far as to imply I should move out if I have any problems! read more

This place is not luxury... Unless the definition has changed in the dictionary. Want a 50's style tile, old painted over bath tub? Want cracking and crumbling grout? Want cabinets painted brown with uneven, mismatched cabinet doors/drawers? Want unpadded, stained carpet? Want the cheapest, scratched, destroyed "wood floors?" Want Want windows that leak, are not insulated in Texas summers, and have no screens? Want cracked granite counter tops? Hazy, cracked glass stove tops? Want outdated AC units? Want bubbling and peeling paint? Want cracked walls and trim? This place is for you! This place is not renovated. It is not luxury. It is simply in a good location. Bottom line, great location, but Management refuses to provide quality updates to the complex. I have personally seen residents move out, that have lived there for 4+ years and this place will not replace the carpet before the next resident. Management changes almost quarterly. The current manager is not attentive, helpful or pleasant. She simply wants residents to pay high rent and high fees. Management is short, rude and not very helpful. Management is more focused on putting band-aids on open heart surgery wounds. From the dog park, dog poop, stagnant water, lack of grass, dumpsters, water leaks, mildew smells, pest control, etc. You will request and be ignored. Maintenance is constant and helpful -- that is the saving grace. It does seem like Management has them on a tight leash so nothing is ever resolved correctly. It is short term fixes and short term happiness. The paint and contractors they hire... Horrible. You have wet marks on the walls? Let's call it "Oil Stains." You know, because all paint bubbles... Right... And why does that happen? Because the insulation is old and moisture is in the walls. They want to paint right over it. Have a dog? Don't move here. Management decided to lay rocks over the dead grass. The dead grass from Management not getting the sprinklers fixed or watering for the entire summer when it was 100+ almost every day. So guess what? Your animal gets to poop on rocks. OH, AND NO ONE PICKS UP THEIR PET WASTE. They say they will charge residents $25 who don't, but that would require Ashlyn to leave the leasing office and the AC for her to see people not doing it. Dog Park? It is mulch. I am shocked there aren't rocks in the dog park. The money spent on rocks should have been spent on sod, but you know these complexes -- the cheaper, the better. Dog Poop Stations? There are three. All in horribly located locations that no one ever checks. No poop bags, full of poop and people lay their waste on the ground around it. In between units and around the complex, there is stagnant water. Meaning, bugs, lots of bugs. Horrible smells. Hasn't been fixed. They put a flag by it and call it a day. Trash and Dumpsters? OVER FLOWING CONSTANTLY. The Valet Trash service is useless. You pay for them to leave your trash. Only two bags... No boxes, not too heavy, etc. NOT WORTH IT. Did I mention the dog park is by the dumpsters? So it smells like hot, moldy trash and dog poop. SO FUN. Pest Control? What a joke. The company they hire is horrible. If you want to pay $5 a month to never see the Pest Control guy, Somerset is for you! They never spray the complex, they never arrive on the days that Management says. You are paying for a service that you will never actually get. Fees? $30 for Valet Trash, $5.00 for Pest Control and even though you pay your own utilities, they charge you a Utility Admin fee of $4-6 a month and an Admin fee of $5.00/month to have Ashlyn, the Property Manager ignore you and your service requests. And thank goodness for that Amenity Fee. They recently renovated the gym and this Amenity Fee is paying for that renovation. Something that was already needed, they charge residents to pay for it. Talk about a scam. But hey, you know because it isn't already in your rent. Go on and rent the clubhouse for $200. So shady. I know of four residents who had AC issues, they sent a repair guy. If you walk by the leasing office, they have new units. Must be nice, I suppose! read more

Beware: Allresco (the management company) will try to scam you when you leave. The place itself was nice. Amenities such as pool and gym were in good condition, and it's a safe community. I lived here for 2 years with the only issue being unresponsive staff. We'd have to log maintenance requests several times before they got dealt with. After leaving, Allresco charged us over $900 in damages. Some of these charges are reasonable, but among them was a substantial charge to repair a roof leak in the unit. This was concerning, because tenants are *NOT* responsible for exterior damages to the units, and we had asked for the issue to be fixed repeatedly in the past. Allresco is claiming that we did not report the issue and thus are responsible for the damages. This is false. We had repeatedly (over 5 times!) requested that the issue be fixed. Most requests were ignored. Only a few times did the maintenance crew show up to apply a bandage fix (they put a thin layer of plaster to cover up the leak). Nonetheless, their corporate management is unresponsive and unwilling to compromise on the "roof leak" charge. After talking to several Tenants Rights organizations in Austin, I believe what Allresco is doing is actually illegal, but they probably know that the legal expenses and time required to contest the charges in a small claims court put most people off and allow them to continue their abusive practices. Apparently, I'm not the only Yelp reviewer that has had a similar experience. Stay away from them. read more

I do enjoy living at Somerset Townhomes. This is a small, relatively safe property with about 120 units and an abundance of trees. The maintenance team is especially responsive, and most repairs are completed satisfactorily within 24 hours. read more

I just wanted to add this review for Sommerset Townhomes. If you are looking for something more than an apartment give this place a chance. While I liked the property, what really stood out was the management. I worked with Ray and he answered all my questions (of which there were many). He provided all of the information I requested in a timely manner. That said, what I appreciated the most was the friendly, "no pressure" way in which he conducted himself. Do not move here or another other property owner by Alliance Residential! Alliance does nothing to care for it's residents. All it does it keep jacking up rent, looking for the next sucker to sign a lease. I'm going to petition for an early release from my lease agreement. Why? Glad you asked. Multiple residents, including me, have been subject to major issues: persistent leaking roofs (maybe a mold issue too?) and mailboxes that have been broken into. The response has always been to shift blame ('It's the roofing contractors; they did a bad job') or do nothing ('Every property has a problem with mailboxes; just deal with it'). The latest, that as of this writing is still not resolved: due to incompetency by maintenance and/or plumbing contractors, what was supposed to be a several-hr fix of a building's leaking water system has led to 27 hrs of the entire property having ZERO WATER. It's now 6pm, which probably means they've all gone home for the day so it'll be another 15 hours before they resume work. In this time, I can't use the bathroom; can't shower; can't wash hands; can't cook/clean. What has been Alliance's response? 3 emails. An email here and there that blames the city and then a broken part (which is it?) but don't offer any solutions is not in any way an adequate way to handle this! You may think that this won't happen to you if you live here or in any other Alliance property but things will break. When they do, you can count on inadequate 'solutions' and indifference. Oh, and a rent increase when your lease agreement expires. read more

I really liked this community. It's a bit pricey, since none of the appliances inside are updated in most of the units, but you really just pay for location. However, still decently priced considering where it is. It's hard to find nice town homes in Austin, so I was impressed with what I saw. It was a close call between this complex and another one we were looking at. However... the leasing agent was a jerk. He spoke to us as though we were stupid and incompetent. Answered a lot of our questions with an attitude. And made sure to let us know that he was suppose to be on his lunch during our scheduled visit. Some complexes come with additionally fees on top of rent, and so I asked about it. He responded b saying: "fees are what we call 'utilities'" -- that wasn't what I was referring to. It's pretty obvious, so it was pretty offsetting that he just assumed we were stupid. Overall, he was a bit pretentious for our taste and the whole experience was incredibly poor. And sadly, the deciding factor in our decision to go with a different complex. read more

My husband and I lived at Somerset for the first few years (2009 - 2011) after graduating from college. Like any other complex, there were annoying aspects but it was an overall pleasant experience. The Good: We lived in a non-updated (so, everything looked original to the mid-nineties) second floor unit near the guest overflow parking. First off, the location is awesome. There is great access to Mopac and to the shops on Far West and I never felt like I was far from anything. The grounds of the complex are immaculately maintained and I felt like I was visiting someone's mansion in Westlake when I went to the front office. I also loved that the complex (over the course of our lease) got increasingly more dog friendly with the addition of free doggy bags and trash cans. Oh, and right about the time we were moving out, they finished building a fenced in area where owners can let their dogs run around without a leash on. What a great idea! My favorite thing about Somerset was that units had attached garages - this was incredible for us (I think they all have attached garages, but I'm honestly not sure). The buildings all seemed to be very well constructed too. We *barely* heard any of our neighbors, and wondered for a while when we moved in if we even HAD any neighbors. The woman who seemed to do EVERYTHING for the complex (Courtney) was amazing. Seriously, she made dealing with the complex actually enjoyable. She was extremely fair and extremely personable. I never had any sort of experience with bugs (this probably also had something to do with the fact that we were in a second floor unit) but either way, I was happy. The Bad: The gates were a little bit annoying (my husband's clicker never worked when we moved in, and they would not provide him with a replacement... believe me, it was not the batteries). My husband ended up using our guest access code to call himself on his cell phone to gain entry every time. Also, there always seemed to be long periods of time where the front/back gates would alternate between working and being broken. After a while, I realized that the gates don't actually do much. If you want to get into a complex that is gated, you just have to wait 5 minutes for someone to leave or for a resident to enter. So, they ended up being an annoyance more than anything else. It's also important to note that there is very little guest parking. We didn't really notice it when we moved in, and we were very lucky that our unit faced the overflow parking area so our visitors were not forced to walk far. Our air conditioning was finicky (especially during summer months) and we had some trouble keeping it from overheating. The maintenance guys were quick to respond each time, but the problem recurred even after several fixes. Honestly, the problem probably had more to do with the fact that it was a hot summer and the unit was stressed (older? needed to be replaced?). It was still annoying to come home to an 85 degree apartment, though. Overall: Like I said before, most complexes have some sort of issue at some point during the lease, but overall, my experience with Somerset was positive. If I could do it all over again, I would still live here. read more

This review is a review of the management and leasing practices more than the apartments themselves. I found this place online and the apartments seemed nice and affordable. When we got there however we were told by the leasing agent that that price was not correct and it would actually be almost 300 more than whats advertised. The leasing agent claimed it was just an error, but because the price was posted in multiple places(Zillow as well) that seems unlikely. I hate bate and switch tactics, they reflect poorly upon management and are a poor business practice. read more

With new roofing, enclosed trash area, a wonderful pool and new staffing Somerset is a great place to live. Edglis Cordova, the manager, is doing a wonderful job of oversight on everything that is going on here! The new construction is over, the gates are locked at night and all is well and peaceful at Somerset. If you are looking for a great place to live that is VERY centrally located, gated, with garages, places for your own full size washer dryer, more like a home..Somerset will be the place for you! read more

*This review is based on the leasing office and not the apartments themselves* I went to look at the townhomes and my experience was much like any other I've had in the past when viewing apartments. My only problem was the agent forgot to give me back my ID. I've toured many, many places and that is one thing you just don't forget - is to give back the ID. I totally understand that mistakes happen and I myself should have remembered to grab it so I'm not placing all blame of the agent. I did any phone calls from the office saying it was left there and when I finally realized my ID was gone I backtracked all the places I had been looking. I called the office - no answer. I would be there in 30 minutes thinking that was sufficient time to give them a heads up. When I got to the leasing office there was a sign on the door 'Out on Property, Be back soon' ...mind you I have my newborn with me. I waited 20 minutes; others too were waiting for the office to reopen. The leasing agent finally opened the door - I think she was taking a lunch break probably ..but FINALLY GETTING TO MY 2-STAR review...She recognized me from viewing the 2 days before. I said I had forgotten my ID. She said "Yep you did". No apology. No mention of I'm sorry for the inconvenience of having you come all the way out her with your newborn. No accountability that that should be a part of the job. That is why I give this experience with her a 2-Star. read more

I really miss Stephanie and Laurie, they did such a great job of managing the property and communicating to the residents. Stephanie oversaw the roofing project and the new enclosure for the trash area. We have lived here 3 years and its been pretty nice, first year no rent increase, year two 25.00 increase and now this year 100.00! Wow. Location is still great. Maintenance team is solid. Don't rent on the first floor. The ceiling/flooring might as well be cardboard. You can hear every...single...step taken, constantly. It is ridiculous. It sounds like elephants at a bowling alley. Of course, there is no way to correct this problem without ripping out the flooring upstairs and putting in some kind of insulation or barrier. I've lived in this complex for almost a year. Pros: Very quiet, I never hear my neighbors. Friendly staff and fast maintenance response. Attached garage, driveway parking, spacious apartment, grounds are always clean, nice clean pool. Cons: guest parking, old gym equipment, having the living space on the top floor - it gets extremely hot in the summer (great for winter though!), pricey, apartment was not updated so all the appliances and fixtures were old - oven was small. Gates don't always work. Overall a positive experience. I would recommend this place. read more

Management staff (Amanda and Monica) are unprofessional and rude to residents. Monica is the "manager," but after I moved out of the apartment she was unable to confirm in their records that I paid a $200 security deposit. She told me the only way I would get a security deposit returned would was if I could prove (thru my bank account statements) that I gave and they deposited a check for the deposit! The burden of proof was on me! This is just a glimpse into the ineptitude of Alliance management. Apartments are in the process of upgrading all their units and Somerset has forced residents to either relocate to an upgraded unit (and pay the $300 per month premium) or move out. Many residents have lived here for 5+ years and mgmt is refusing any flexibility. Comparable apartments in the area have been upgraded and are cheaper than Somerset. Don't be fooled! Beware of Somerset. Construction noises are very loud. Work is even occurring on Saturday mornings. Management basically laughs off resident complaints about noise and construction debris in the parking lot. The pool was shut-down for repairs for a majority of the summer with no indication or early warning from management. I cannot stress enough, not to live in these units. After all the back and forth with the security deposit they slapped me with a "sheetrock" repair fee. The 3M strips I used to hang a frame, had pulled off a layer of paint. However, my apartment is not being rented out until all renovations take place, including new paint on all the walls. Amanda informed me that they needed to repair the sheet rock versus just touch-up paint because the new style of paint they were using wouldn't work in that area. Just another example of how Alliance is the worst thing about Somerset. Avoid Somerset unless you enjoy paying at least $2000 a month to be jerked around by Alliance management. read more

Really gone downhill fast with new owner/management. ("big corporation" = no service) We lived here for ~10 years. The first 8 were great; once they sold to Allresco, the change was beyond unsatisfactory. Yes, the location is hard to beat, and the property itself is lovely. However: There has been a turnover of SIX managers in 3 years. No one answers the phone - EVER. It goes to the answering service 9 out of 10 times. It takes forever to get a response or to get something fixed. They got rid of the previous on-site maintenance crew to outsource to contractors. Everything is done on the cheap. Maintenance requests have to be repeated multiple times, from simple things to serious ones: - We had a drip in our laundry room that took 4 visits (two emergency on weekends) with different contractors to get it fixed - they just kept covering up the pan, rather than taking it out and replacing the rotted one. - It took FIVE requests from us to get them to fix an exterior lamp post that was broken. It illuminated the large lawn/pool area. It took them 3 MONTHS to do anything. In the meantime, it took a crew 3 days to install a new exterior gas grill. Huh. They have let the maintenance of the exteriors go: -There is a huge, beautiful oak tree behind what was our unit that now is dying, because they have completely let the grass die and runoff has exposed all the roots. The tree is at risk of falling into the building - a serious code violation. When my husband pointed it out to the most recent manager - she said she didn't even know about it. Under previous the previous owners, maintenance was out inspecting the property every day. - There are dirt daubers and cobwebs all over the entranceways. Gross. Several of our neighbors were given the shaft when the property owners decided to renovate: -They were asked to move out before their 60-day notice in their lease was up and management didn't show up for the scheduled walk-through dates (for us, too). Forget that both us and our neighbor rearranged work schedules to be there for this "required" walk through. -Staffers talk openly talk behind each other's back and about residents: While waiting in the office one day, my husband overhead them calling a long-term resident "crazy" when she asked to have more time to move out accommodate the planned upgrades. She was crying because she was having a hard time finding a new place and they wouldn't work with her, even though she was being displaced by their decision to upgrade. You'd think they'd want to keep long-term residents, many who are elderly, but that doesn't seem to be the case. Bottom line: They Just. Don't. Care. It's a shame because this was such a great place to live for so long. I sent 3 letters to Allresco's corporate headquarters (no reply), escalated up the management chain to get maintenance requests fulfilled (got lip service) In the end, we were happy to pay to get out of our lease and live elsewhere. read more

Overall, I love where I live and maintenance requests are handled well. I like the staff, as well, but turnover has been high over the past year. Overall upkeep and groundskeeping are excellent, room for improvement in the workout facility. Handling of problem residents after repeated run-ins with law enforcement has been less than stellar. Great location, great schools, ten minutes from downtown without traffic and twenty during rush hour. read more

I have lived at Somerset for 1 and a half years. Pros: Location. It's nice being close to Mopac as well as being in the Far West area. Maintenance staff: Quick responses and very professional and courteous. Also the landscaping is very nice and well cared for. Cons: Ownership: Ownership has decided to renovate all the units and then charge a $300 premium. It's ridiculous to expect residents to pay this premium when the apartment is around 20 years old. Residents are being forced to either move to an upgraded unit or move out entirely. They appear to not care whether they're displacing residents because they'll just replace them with some of the 150 ppl that move to Austin every day. It's a shame that this is the case, but they don't seem to care. Some residents have lived here 10+ years and are well into retirement and are being forced to uproot. Leasing staff: They send new leasing agents every month it seems like. They aren't knowledgeable and the management company does not work with residents on finding ways to work around the construction that is consuming the apartment complex. Construction: Speaking of the construction, nearly all the guest spots are being taken up by construction crews, dumpsters and containers. Noise levels are very high (they are cutting granite at 930 am on Saturday right outside your window). Not only is the apt inconveniencing residents with the mandatory relocation, but the entire complex is going to be a construction nightmare for the next year. The $$ of Somerset isn't worth the headache of living here. I would have considered staying if Somerset didn't price the "luxury" of updated appliances at a $300 premium. I came to this Townhome community fresh out of a hard divorce and adjusting to being on my own and over the last year of living here, I have to give a raving review. I feel so safe, so appreciated, and well taken care of and I believe that is most important for anyone looking for a home. The outdoor areas are clean, its quiet, the neighbors are friendly and more importantly, the staff is attentive and caring. Maintenance guys are so easy and pleasant to work with. Even when there are issues, they're addressed promptly and with a smile. I couldn't be more grateful to be in an outstanding apartment community. My friends compliment the pool, the lobby and gym are nice. My pup loves all his dog friends nearby. The close proximity to medical centers, grocery and conventions stores in walking distance is just icing on the cake. Highly recommend these townhomes!! Do not live here. Management has changed four times in the last 1.5 years. They are renovating all of the apartments, which is nice and all, unless you are okay with your apartment the way it is, and you are being FORCED to move out anyway and pay an increase in rent. Some residents have lived here for more than 10 years and are being FORCED out. If you are trying to be safe and live in a gated community, think again. The gates are usually left open day and night most likely because they are broken. Also, it is June in Texas and 95+ degrees outside, but the '72 Foot Laned Pool and Jetted Hot Tub' is completely empty for "re-plastering". Why didn't they do that over winter/or in April?? The office staff did not seem to care about my concern when I asked them why they were doing it now. So I am paying for an amenity that I can't even use because it is bone dry. Most of the lounge chairs are being used to hold up the caution tape around the pool so I can't even use those. Needless to say, I cannot wait to move out of this sub-par, pricey apartment complex. Somerset Townhomes gets 5 stars for location, leasing office staff, well-built quiet units and quality of maintenance. I lived at Somerset for two years and left only because I bought a home. The location is excellent; it is very convenient to go either north or south on MoPac. A medical complex, post office, CVS drugstore and HEB are within easy walking distance. The leasing office and maintenance staff are friendly, competent and prompt in taking care of things. I was told the units were built to condo standards, and they are very quiet. The overall complex is also quiet and smaller than many other complexes in Austin. Visitor parking is adequate. I enjoyed my Somerset Townhome apartment and recommend this complex if you are looking for a quiet, well-located, well-managed and maintained apartment. read more

I wanted to write a positive review because we were initially skeptical and hesitant to sign a lease here after reading several negative reviews about management and how they mishandled the renovations/maintenance requests and left residents feeling mistreated. After speaking with Stephanie, the manager, about that, we felt a lot more at ease and signed a lease for a 1,450-square-foot 2br/2ba townhome. Our unit was renovated right before we moved in, and although there were a couple of very minor items that needed attention, we have loved living here. Our unit is very nice and spacious, with granite countertops in kitchen and bath, stainless steel appliances and fixtures, crown molding, high ceilings, and "wood" flooring (it's actually the vinyl tiles that are meant to appear like wood, but it still looks nice). They changed out staff and management not too long before we got here, I assume because of all the negative reviews they were receiving about staff. We have now had many interactions with different staff, including Stephanie, and we have found them all to be helpful, friendly, and even laid back. The rent is a bit pricey, but the renovated townhomes are very nice and we love the location because it's super convenient and quick to get anywhere (yes, even despite that it's off MoPac). There are a handful of convenience stores, an an HEB, CVS and restaurants within 15 min walking distance, and a ton of stuff just an exit up, off of Anderson. The pool and the facilities are also nice, although it's challenging at times if you want to lay out and get sun because there is a lot of tree cover, and also there aren't many lounge chairs to lay down. But the fitness center is nicer than most other complexes, and the clubhouse amenities are nice and spacious too. There's even a small dog park on site, in addition to a larger off-leash park just a mile or so away. The complex is dog friendly, but know that there are certain breed, age, and weight restrictions as well as a one-time non-refundable fee in addition to a refundable deposit. We have only been here over two months, but our experience so far has been very positive! read more

We've lived at Somerset since June and absolutely love it here. James has been great to work with whenever we need anything, and Daniel (maintenance) is super friendly and always gets work orders done quickly. In addition to the staff being friendly, we really like the apartment itself. We've had several friends comment that it feels more like a house than an apartment, which is what we wanted. The unit is very homey and has nice finishes, and it's huge for a one bedroom. Everything feels high-quality, and we LOVE the huge deck. We have room for a little sitting area in addition to a table and four chairs. The units are pretty well-insulated, so we rarely hear our neighbors. Honestly, the only [minor] inconvenience is that guest parking is minimal. There are very few guest spots spread throughout the property (which are usually taken by residents, not guests), so guests have to park at the very front of the property (several spots up there), which is quite a walk to some of the units, ours included. We have guests over for dinner frequently, and we usually end up moving one of our cars from our reserved spot to the front of the property so our guests can park in our spot and don't have to deal with the walk. It's a little bit of an inconvenience, but it doesn't affect how much we love living here. All-in-all, I would definitely recommend Somerset. read more
