One HUGE thing to be aware of with Abbey Road: Their stated rent price is NOT the final price you'll pay. They tack on multiple extra charges to your rent. For instance: My rent for a 1200-ft apt is $1725. But the add-ons every month: $15 ("legal rent" is their made-up name for it), $3 (service fee), $19 (water), $9 (drainage), $12 (gas), $35 (sewer---really?), $6 (trash). In short, my "official" rent is $1725, but they charge me $100 more than that for all of their add-ons. Last month, my total was $1823. Don't be suckered by their listed price, like I was! read more

I lived here for 3 years and finally had enough a few months back. The community is great. Management is not. Friendly residents and lots of sweet pups live here, and the location is near all sorts of cool eateries/shopping. However, be warned that management here is truly terrible (Rainier Properties - look up their Yelp reviews). Turnover for office staff was constant. If you were lucky sometimes you'd have people working there who cared about the job and the tenants, but most often they did not. Dishonesty and neglect when it came to pest control, resident relations, and grounds and amenity upkeep was the norm. I wouldn't choose to live in another property managed by Rainier again, and I'd recommend to anyone that they pay a little more $ in rent to live somewhere else. One of the worst apartments I've lived at the management is horrible and extremely unprofessional, the prices they list are far off from what you actually pay with all their bs fees. Also if you have roommates that suck at paying rent on time these losers will send you a proposed eviction or a notice to vacate while only being three days late. There is no sort of empathy or communication between management and its tenants, DO NOT RENT FROM HERE OR RAINEER, they do NOT take care of their tenants and only care about lining their pockets with cash. Towing vendor, Frontier Towing towed my car even though my parking sticker was installed. This is also curious because management tracks licensee plates. Common areas are dirty and reek of marijuana, the dog "park" grass has apparently been poisoned because there isn't a blade of green grass in it since 6/27, my move in date. Water temperature is warm and cold, the 1980 circa air conditioning drives up my electric bill on my whopping 700 sq Fr apartment to the HIGHER level as my 2,300 sq ft lake house. This property is nothing but a pig with lipstick that was purchased with years of deferred maintenance of which the fat cat owners Rainer Investments expect to pay for on the backs of its tenants. read more

walls were packed full of rats when i left, management refused to have a rodent exclusion performed despite six months worth of requests. 24/7 noise, AC vents were visibly full of fur, they chewed through my AC cables during the 110F summer and i had to have a window unit for two full months. maintenance pulled a trapped rat out of my ceiling every other day but mgmt kept saying the problem was not that bad. i finally called the city, and two rats ran right overhead while the inspector was inside and he lost his mind. completely failed to provide a safe, healthy living environment. read more

My air conditioning unit hasn't been functioning properly for WEEKS and the ONLY time anyone reached out to me about it was to told me "we'll have the part to fix it tomorrow" (three weeks ago). Then the property management team had the audacity to charge me a fee for STEALING my planter. When I asked for the community guidelines handbook to justify the charges, I realized that NOTHING about my planters was against the community guidelines, so when I asked the management office why exactly were my planters stolen and why I have a fee, the only response that I received was that they "are not removing the fee or issuing any credit to my account" and that I just have to pay it. I also realized that NONE of my neighbors had their planters or patio furniture stolen, only me. I have ZERO infractions. Not a single noise complaint. I go to work and pay my bills. So to singled out like this shows the quality of character this company and it's employees have. DO NOT RENT HERE. read more

Price wise, this place is affordable for Austin and you can't beat that. However, it's not worth it. I miss Brooke and Patrick. They're real ppl and know how to truly manage a community. Now... we get lease violations for plants, decorations and tapestries. The water pressure is awful, there's no ceiling fans or overhead lights aside from the kitchen and restroom and there's always ppl parking in the residential parking without stickers. Full disclosure: I'm an apartment professional of over 8 years! I know what to expect, how this game works and how a community should be ran. This new manager needs training. I've put in my notice to leave early and will be gone in less than a week. I've agreed to pay my reletting fee as that is in the contract, however. This crap makes me want to just take off. I got a call today from the office asking me to remove a window covering I have or I'll get another lease violation!? Really?? I'm leaving in less than 7 days! Please leave me alone and focus on the parking or the people that have actual livingroom furniture on their patio. She needs to pick her battles. read more

Abbey Road Apartments - This is what I got a violation for!! - Apartments Near Me - Austin, Texas

The good: Good location, good price, quick maintenance service when requested, nicely landscaped. The bad: Kids running around are a big problem here. The worst was when a neighbor-kid actually entered my apartment through the back screen door on two occasions. (The same kid was recently running around on the roof of the apartment.) Other kids ride their bikes or skateboard on sidewalks right in front of my apartment (which is inches away from the sidewalk) for hours after school has let out on weekdays, and on weekends. Or they hang out in the small landscaped space next to my apartment and throw rocks or bounce basketballs, or...whatever. The constant bike-riding/skate-boarding/running/yelling right outside my door is obnoxious as hell. (And no, this isn't a Section 8 apartment complex, although it feels like one at times.) Another ongoing problem has been one particular couple of guys who like to set off fireworks within the apartment complex---and not just on holidays. The same couple also likes to sit in the apartment parking lot and blast their stereo. The management has apparently curbed this a bit. Also: I live next door to the Maintenance room. Where the guys like to hang out. I don't mind the sound of machinery, but I do mind the sound of dudes yucking it up for hours while I'm trying to work from home during Covid. (Don't they have any work to do?) I've lived here for 3 years now and have seen 5 different office managers and multiple other office staff. Most have been professional and competent, some not so much. It's actually a good place to live as long as the management tries to keep the bad apples in check. Update after this week's winter weather outages: The entire apartment complex's water was shut off on Tuesday, 2/16/21 at 2 pm. As of Saturday 2/20, still no water (and the temps have been above freezing since Friday). And mgmt won't give us an estimated time of repair. Also: Even though the city had electricity back on to our complex, my apartment's central heat stopped working on Wednesday 2/17/21 and was not repaired until Friday 2/19. The space heater they gave me was approx 8 inches by 6 inches and heated an area about 2 feet in front of it. I was miserably cold for 2 days. read more

I've lived at the Abbey Road Apartments for over 8 years and been witness to the steady decline of a once homey and well-maintained community. The place is shabby and run-down and basic infrastructure is ignored. A gas leak this week led to a complete shut-down of hot water and cooking gas for half of the complex, apparently because some of the stove fittings weren't up to code. This means we're bathing in cold water and eating take-out for 7 days...7 days without a drop of warm water. On top of the 10 days in February we were washing with pool water, and the rotting flooring in our apartment because of chronic flooding, the place is literally crumbling around us. Rainier has lots of properties and take care of some of them, I suppose. If you have to live in a Rainier Properties complex, I suggest you check out another one. read more

The maintenance guys are incredibly friendly and helpful, but will only do the absolute bare minimum, cheapest *fix* possible, it seems. NOT "renovated". They have been lightly "upgraded" with new flooring, fixtures & paint, but the original, old aluminum framed windows are straight out of 1973. Horrible experience dealing with management. I had a new job in Austin and I assumed Abbey Road Apartments was a legitimate business. I paid an application fee and deposit up front and was told that if the room was not what I expected once I arrived, I could get the deposit back. I was silly enough to trust Abbey Road with no lease signed and a verbal commitment to all of this. This was two months before my move-in date. A month later, my job has switched locations and I have to cancel my stay. Abbey Road refused and still refuses to return my deposit, despite giving them a 1 month advance notification of my cancellation. They state that their policy is to keep both app fee and deposit, even though I was never given any paperwork or information to that effect. Essentially, I am out a few hundred dollars for trying to work with this company in advance of my moving in. Do not trust management to practice business ethics. read more

These apartments are spacious and very affordable compared to other apartments in Austin. They are within walking distance of Shu Shu's (tasty Asian restaurant), a gas station, Trudy's, numerous other great restaurants, Wal-Mart and a Fresh Plus. There's nearly any type of business you can think of very close by. Shoal Creek is extremely close, which has excellent bike lanes, and it's almost worth living here for that. One of the best attributes are the large amounts of storage space - we really appreciated the walk-in closets and the really deep cabinet space. Also, the pool is 8 feet deep or so, which was nice. We used the outdoor grill a lot, too. The appliances were all old, and we had a pretty loud AC unit, but it wasn't that big of a deal. Everything was kinda cheap, but it worked. No major pest problems. About 10-15 min from downtown with no traffic, and about 30-45 min in rush hour. As for the bad, when I lived here we had annoyances with maintenance - one being that it took, I don't know, 5 or 6 visits from them to fix the AC once. Also a glass light fixture fell on my husband's head while he was using the bathroom. In our second unit, we lived in one of the largest spaces, but it was right next door to the maintenance room. It was presented as a perk since we wouldn't have neighbors on one side. However, we worked from home so we heard constant noise during the day. Even at night we'd hear loud banging and awkward cursing (hopefully by now they have better staff - this was around 2010). Burnet is not a fun road to drive on. It's hard to turn left to get to 183, which is generally your primary route while living here. I usually drove down the back roads to the light by Taco Cabana to turn left when i didn't want to stress. Also, when going the other direction, the lanes are so narrow, the speed limit is slow and there aren't dedicated turn lanes, so you often get held up behind people trying to turn left. The main problem I had with this place was how it didn't really feel like a home. We lived on both the 3rd floor with a view of the street and the 1st floor with a view of the complex, and both felt a little confined and sad. We never wanted to open our blinds to let any sun in when living on the 1st floor, because neighbors would walk by and just stare in like you're in a zoo exhibit. It didn't seem like many people there were all that happy. I definitely could have been happier. You're surrounded by concrete and businesses. Also they painted it gray while we were there, which I thought made it look like a prison. They also painted the doors, but just painted them while they were shut so there is an awkward crackly border around the front edge of the old paint color. Overall, it is a spacious, affordable and convenient place to get by for a year or two, especially if you ride your bike a lot down Shoal Creek the whole time you're there instead of spending time inside. However, it definitely feels like transition housing. read more

We moved to Austin from Colorado and did not have a chance to physically visit the city before we got here. It was sort of scary to rent an apartment without actually seeing it first, but we went ahead with it. To make matters worse, we were abandoned by the moving company we booked and had to rent a truck at the last minute. We were several days late and did not arrive until midnight. The Abbey Road staff were wonderful. Brooke came over in the middle of the night to let us into our apartment, and they even took three days off our rent, which we did not ask them to do. The apartment itself is great, everything functions perfectly, and the grounds are beautiful. It's a short walk to the bus stop, the library is right around the corner, and there's a great bar called Buddy's Place within walking distance. We are very happy here. read more

I've lived here for almost a year now and overall it's been pretty pleasant. I'll start with the pros: Though it's a dated complex (built in early 70s), it's still maintained pretty well. You can tell their cutting some corners but overall it's furnished nicely. The maintenance crew has always been incredibly speedy for me. Every request I've submitted has been fixed the next day, and the maintenance workers are friendly guys. The walls are thick (can't get good insulation these days) and noise is faded out pretty well. Overall, the complex is pretty quiet. Cons: For the price, it's definitely getting too high for what it's worth. I understand the market rate is blowing up, but I think they're getting cocky. A one bedroom here shouldn't be almost $1,100. It's not THAT nice. The office schedule is flaky (this is written in other reviews and it's true). They randomly close on the weekends all the time which is frustrating because your packages are held inside (which for security reasons I appreciate). They don't seem to screen the tenants too hard. While overall it's pretty quiet like I mentioned, there's a few shady folks I've seen roaming around here. They also lease out to a large group of painters/construction workers (8-9 of them) that I know are hoarding up in one or two rooms max. They are very obnoxious and congregate on the outside hallways and stairwells to hang out. I'm pretty sure it's because they don't have space all crammed into their apartment. The inside of the complex is nicely groomed etc but the area outside near the complex looks dumpy. The trash and recycling is always overfilled and random stuff is left laying around (some trashy tenants like I said). It's not a terrible area on burnet but I'd watch my back walking around at night. That being said, overall it's a decent place. But with the rent increases I am leaving when my lease ends. I know I can get the same quality apartment around here for cheaper. If it wasn't getting so pricey I'd probably stay. read more

Since Brooke has taken over in management things have been different and exceptionally pleasant. Since my last review things got better and I have since moved to a different unit and love it. With Brooke and Laura in the office any questions or repairs that I have always gets answered pretty quickly and that's awesome! When I decided to move into a different unit, they both were happy to help and got me quickly moved in which was great. So far, it's been a different experience from my last review which I'm thankful for! As far as my new unit, it's amazing! I definitely see myself staying her for a while because it's a great central location with tons of things to do and places to eat. read more

Almost every cliche of the incompetent or dishonest landlord, I experienced here. The units may look remodeled, but it's just cosmetic. It's old, cheap construction underneath. Maybe this isn't an issue if you don't care about bugs, reliable running water, or heating/cooling bills. There were six or seven different managers in the three years I lived here. Do not assume that what one of them tells you will ever be honored by anyone else. Get it in writing and still don't take it for granted. Example: when I moved in, the manager told me that they would paint one accent wall during the make-ready if I provided the paint. When I asked, she explicitly said that I did not have to repaint before I left; that I should return the apartment in the condition it was leased to me, which is to say with one painted wall. Lo and behold when I moved out they tried to charge me, claimed no knowledge of the complex ever having such an arrangement (the first manager told me it was standard), and I had to fight them and refuse to pay it. It was something stupid like $250 by the way. One wall. The property assistants have also been useless. One woman in particular took so long to respond to a friend of mine whom I was trying to add to the lease that he ran out of time and had to move somewhere else. She kept promising to follow up with him and never did. Needing a roommate, I found a couple of women who seemed reliable, but when they had brought some stuff over (before signing the lease) I ended up having to tell them they could not move in and I'd let them know when I was home that day so they could get their stuff. The property assistant let them into my apartment, these people with no legal right to be there, whom she didn't know and who were mad at me, and let them carry out whatever they wanted when I wasn't home. That woman later got promoted because that is the quality of employee they have. So many more stories but that's the idea. Incompetence, dishonesty, sloppiness. The numbering of the apartments is so stupid, one section is 2601 and the other is 2701 and they have the exact same numbers at each one. It's incredibly confusing and I don't even know how you'd give directions to deliveries or whatever if you lived in one of the interior buildings. The whole thing looks like a prison complex. Get ready to hear your neighbors every time they take a deep breath. Make the property manager do a walkthrough with you when you move out so they don't try to charge you for flood damage from heavy rains after you'd been assured by a prior manager you would not, and you had provided photos. Don't count on the laundry machines working. Don't assume you won't get a notice of eviction when you pay your rent on time using the online system (the manager just told me "oh don't worry about it!"). Don't think you can contact someone from the management company; there's no receptionist and everyone's voicemail box is always full. In fact, just live anywhere else. read more

These apartments are great. Amazing deal for the money. For a great price you can get wood floors, granite tile countertops, built-in shelves, upgraded mosaic bathrooms, and a HUGE bedroom. 750 square feet is a lot of space for one person! I lived in a one-bedroom here for 7 months before deciding to move closer to downtown once I can now afford it (but Abbey Road is not THAT far out of the way. Seriously, 15 minutes to downtown? In Houston you have to drive 30 minutes to get anywhere! And it's REALLY close to the Domain!) The staff is cool and funny and super-efficient. If you're looking for a good deal on a very nice place that is well-managed, you need to check this place out. read more

I love these apartments, I moved here because my friends live here. The apartment I'm in is the efficiency, it's cozy but I have a huge patio. It's close to Alamo Drafthouse where I work and the rent isn't too bad for Austin. The girls in the office are super cool and maintenance helped me out the other day when I couldn't find my apartment key (it's probably floating around in one of my moving boxes). Hey! I just love these apartments so much, I had to write a review. Below is a list of the reasons why my stay here has been amazing! (Moved in January 2015). 1. HUGE apartments for low price. 2. Upgraded interiors (no carpets - woo!) 3. DOG PARK!! FENCED IN DOG PARK!! 4. LOTS of green space for dogs/very pet friendly neighbors/administration. 5. Maintenance requests are dealt with immediately. 6. Emergency maintenance requests are dealt with immediately as well! My AC was broken when I got home today and called them at about 8pm. Carl, the on-call guy called me right away and was here within 20 minutes. AND my AC is all fixed! (Plus, he was super duper nice and not skeezy). 7. We have an awesome pool that's not even ever swarming with people! Super chill. 8. Laundry rooms all over the complex. 9. Friendly office staff. 10. Friendly maintenance/grounds crew people. 11. Nice neighbors. 12. These apartments are literally bricked inside the walls. I think someone could kill me in here and no one would ever know it! That's not a good thing but hey, I'm glad I can't here my neighbors doing it and my upstairs neighbor jazzercising. I literally here nothing. 13. Plenty of parking. 14. Can pay rent online! 15. Gas is included and oh yeah - we have gas! Love it. 16. Utilities are not astronomical which you usually get with an older complex. 17. They're always doing upgrades. 18. You would never know it from the street, but the inner gardens/landscaping is absolutely beautiful! Kind of like my soul. 19. These buildings are aging. They get remodeled a bit inside but the hot water still cuts out randomly, the fire extinguishers are located outside in the courtyard, the walls are thin and there's basically no pantry space. The design is old so there's no place where a washer/dryer hookup could be installed. All of those problems would be tolerable if they didn't want to jack up rent as high as possible each year, and of course the management is amateur hour. This outfit is a clown show. They can't adhere to their posted business hours at their properties, staff rotates in seemingly weekly, and they're immensely unresponsive and uncooperative. Good luck trying to get any packages you have if you're a person with a day schedule, they've decided they don't need to be open Saturdays anymore and they're prone to just closing up shop in the middle of the day if you struggle back during lunch. They don't communicate changes with residents unless it's raining too hard, so oops, time to close the office again. When apartments flood from the poor drainage their response is basically a shrug. read more

I love this place!! I have lived here over a year now. Quiet complex great neighborhood nice Neighbors. The new office staff and maintenance are more than accommodating. Lynn the office manager is great!!! I was unable to see my unit as it was occupied. They showed me a unit that had laminate flooring throughout. When I moved into my unit there was carpet in the bedroom. They remove the carpet from me and put brand new laminate in the bedroom. I lived here only a few weeks I had an old dishwasher and it was having major issues. So they ordered me a new one how to put in and a few days. read more

There's a nice-seeming manager right now, though it's the fourth one since I moved in a little more than a year ago. The buildings are old, though, and it shows. They've been cosmetically renovated, but there's still a wide strip of daylight between the door and the frame, the windows aren't tight and the screens fall out, the kitchen is the smallest/narrowest I've ever seen, the shower swings between hot and cold repeatedly (if you can even get hot water, which you can't always), the water is frequently off altogether, the floor is not totally flat (it slopes). We thought it was odd that our neighbors had sandbags in front of their door...until it rained the first time. The office is only open from 9-5, and I don't know anyone who works shorter hours than 8-5 or 9-6. They're open briefly on Saturday, but often when I go there during their posted hours, the Closed sign is up. That also has happened the last several times when I've tried to get some packages (because they don't have package lockers and no plans to install any) -- I get there well before 5, closer to 4:30, after racing home from work, and the Closed sign is up and no one is there. Thanks for giving a crap about your tenants, guys. There's no reason I would particularly need to pick up packages promptly the week before Christmas, after all. The prison-gray paint job was a really unfortunate choice. read more

I moved in to Abbey Road back in April. Since then my experience has been very pleasant. Very spacious, quiet apartments. I always receive compliments from guests. Rainier Management puts a lot of care into the grounds, always picking up trash and keeping things tidy. The landscaping here is one of my favorite parts. The pool is 7 ft deep (which I love, boo 3.5 ft pools). Any time I've had a maintenance issue it's been absolved promptly; even when they were medial issues. It's so nice and I want it to be my little secret (so my rent doesn't rise next year) but the management and staff clearly work very hard to make this an enjoyable place to live and I want to give them props for that. read more

Adrian Garcia at Rainier's main office is extremely professional and pleasant. Abbey Road's 1 bedroom apartments are large, remodeled tastefully, have large bedrooms and spacious walk-in closets. The grounds are well-groomed, and the maintenance crew is friendly and quick to respond. Steve, who works in the on-site office, is extremely kind and works hard to please the residents. The rest of the property staff, which has changed in the last year, is effective for the most part. read more

I lived in Abbey Roads for a solid year and a half, and I have to say it is by far one of my favorite apartment complexes within Austin. Management is very polite and on top of any of your necessary needs for you and your apartment. If you have a broken AC unit or the front gate is unhinged, they are on top of it within a few minutes. They are as polite as they are efficient with their business! The apartment complex is safe and there are plenty of polite and respectful residents who are easy and friendly to talk to. Location is also a solid spot as it is in the middle of Burnet Roads and allows for easy access to both downton and North Austin, very convenient for anyone who works within the distance of the two. Being a college student, it was easy for me to come back from a long day of work or take off to school. If you need a safe, clean, and affordable apartment to live in, Abbey Roads won't disappoint you. read more

I love the Burnet Road/Anderson Lane area a lot--I can ride my bike or walk 15 minutes in any direction and get to a useful place, not to mention I grew up here. I've been living in these apartments for almost a year now, in a 400 sq ft apartment. I'm pretty sure I have the smallest apartment, which is fine since I don't need much space and it's actually pretty spacious and everything in the apartments is new and works well. All the maintenance requests I've put in have been handled quickly. I only have two complaints: 1) I was born and raised in Austin and I know that rent costs are skyrocketing just because the city is growing. I pay $630 right now for my rent, but now my apartment is going anywhere from $800-$1000! And I don't even have a balcony and my only window opens up directly to the parking lot! It's not the apartment's fault, though, it's just Austin and especially the area. But I will not be renewing my lease here just because of the price. 2) The same manager (Misty) has worked here my whole lease, but the other staff has switched a few times, though they're all friendly. The problem is they seem to close the office whenever they want. I'd say most of the time I try to go to the office, they're closed. I understand closing for lunch, but they have posted hours on their website and the lunch hour never seems to be at the same time. Hello there, I moved into Abbey Road apartments about 6 months ago and these apartments + staff are amazing! The staff is very helpful & their customer service is awesome. I also enjoy the fact that the apartments are locally owned. They support the local community in many various ways such as helping out children during the holidays, getting fans to the elderly during the summer months & putting $$ back into Austin's economy. I have a lovely view overlooking the courtyard & they have a great pool. I enjoy the natural light, the pergo floors, & great community vibe. And its centrally located & affordable! I have lived in other apartments before but have never felt the personal touch that Abbey Road has given me as a tennant & I just love living here. The property is showing its age. The floor on one side of the apartment pitches sharply downward, and there are big gaps of daylight between the frames of the doors and windows (you can imagine how this affects the temperature control bills). The water system is so old that they have to turn it off periodically to make repairs, so there's no water on Wednesday mornings. Every Wednesday. And sometimes it's not back on by the time I leave at 1pm, so I don't know how long it actually lasts. I have no idea how stay-at-home mothers manage if they have messy toddlers running around. Speaking of water, trying to get a consistent temperature in the shower is ridiculous - it can swing from scalding to freezing in a moment with no changes of the knobs. And sound TRAVELS. A lot. The brick was painted an unfortunate gray that makes it look like a prison. We're on the third manager since I moved in a few months ago, and the office is not easy to get to. This wouldn't be a biiig deal except there are no package lockers, so if you have something delivered, it's going to end up at the office and you're not going to be able to get it. If you try to be accommodating and go during your lunch hour, there's a strong possibility (in my experience) that there will be a "Closed - back at 1:30!" sign on the door. Because it's not already ridiculously difficult to get there, they blithely close during the only reasonable time most people can get there. Right before I moved in they stopped being open on weekends, and now they have a couple hours on Saturdays but don't count on it. The pergo floors are nice, and the updated kitchens/bathrooms (though this is all cosmetic). There's a lot of space, but I still think it's way overpriced considering the age, lack of amenities, and no laundry hookups (let alone machines). Location is meh. read more

I lived at Abbey Road from August 2010 to May 2011 as a student at UT. I moved up north because I had a co-op at a company close by. I just wanted to give some perspective from the point of view of a student living in this complex. Pros: 1. The rent was pretty cheap for my studio. 2. My neighbors and the few residents I met were all very nice and interesting people. 3. I never had a problem with management; they were always friendly and smiling even though I paid my rent late several times. I noticed another reviewer said they got an eviction notice after 1 day of being late on rent. That was not true in my case; after one day you get a reminder to pay your rent and the amount you owe after the late fees. After 1 week you will get a notice saying they will file for eviction if you don't pay your rent by the specified date - usually a 5 day window. 4. There is plenty of parking inside the gates for the residents. When I had friends over they were able to park along the street with no problems. However it seemed like the same cars were using the guest parking for my entire lease term. 5. My patio was huge (1st floor). It was about 1/3 the size of my studio apartment. It would make a nice outdoor space with some furniture and plants as I've seen some the residents make nice use out of the space. I only put a couple of folding chairs and smoked cigarettes but it was nice having the space. 6. I never used the pool but the area is pretty big and has lots of chairs. Whenever I walked by it was either empty or maybe had 2-3 people 9 out of 10 times. 7. The #3 bus has always been on time within a minute. It has several stops near UT and west campus; I've also taken it downtown a few times - pretty convenient. The average time to get to UT is about 35 min - seems long but I just listened to music and did some sudoku, plus that's about how long it takes to drive myself to UT and find parking and walk. The bus is free to ride with your UT ID card. 8. There's lots of stuff to do within a 5 min drive. My favorite drinking spots - Bagpipes [closed :(], Sherlock's, Draught House, Trudy's, Pour House, and Barfly's - so you got a range to choose from. I'm a fan of indie/foreign movies and Alamo Drafthouse and Great Hills Cinema are both pretty close and offer an eclectic selection. And if you like spending some real money, you have The Domain and The Arboretum nearby. The HEB on Burnet is terrible but there's a WalMart Supercenter and a Whole Foods close by. 9. Nice for cycling. I did my short rides on Shoal Creek and long rides down 360 and 2222. Easy access. Planet fitness is a short jog or 2 min drive away and their rates are super cheap. 10. Wood floors - really easy to keep clean with a swiffer 11. Free basic cable. I didn't have a TV but I heard you could upgrade your cable service and just pay the difference Cons: 1. I received more mail addressed to previous tenants than I did to myself. 2. The walls are pretty thin but my neighbors were all very quiet, the only annoying things were the birds (seriously, there's a lot)and the early morning maintenance team (waking up to leaf blowers). 3. Bikes in the bike racks and those locked in front of people's apartments seemed to regularly stolen (parts or the whole thing) - Just keep your bike inside, easy fix 4. There are wi-fi thieves. Make sure you use a strong password and WPA encryption. 5. Sometimes it feels like a ghost town. It's nice that people keep to themselves but it can get depressing/lonely. 6. There are not a lot of students that live here. The young people I've met are not model citizens by any means but they are friendly and respectful. There are older folks who live here and I know some of them call the cops for even the slightest disturbances. I heard the cops get called to the complex a lot but I've only seen it once and it's usually just older folks being annoyed easily - nothing serious. They also do not hesitate to call the tow truck if they see a car without a permit. Just have your friends park on the street; it's safe and they extra 30 seconds of walking are worth not being towed. 7. The units are not very well insulated. The seal between front door and door frame was not very good. Since it didn't take much to cool/heat my studio apartment, the AC is would be on for 3 minutes, off for 5 minutes. This was kind of annoying because the AC was a little louder than I'm used to. My electric bill was usually between $20-50 a month depending on my AC use. 8. Laundry gets expensive and the machines are unreliable. I just went to a laundromat. The machines are bigger and cheaper, and they work. I also heard of people's belongings being stolen from the on site machines. Keep in mind, a lot of the negative reviews had to do with all the remodeling that was taking place and that's over now. If you're an open minded, laid back, and respectful person, I'm sure you can have a lot of fun living at this complex. read more
