    I am the first renter of a new complex. I moved in & my unit had not been cleaned. It's a brand new…read morebuild so there was a lot of dirt on the floors, debris on carpet, sawdust in my drawers. Cleaners came 3 weeks after move in & vacuumed, mopped the floors, cleaned toilets and changed trash. They were there for less than an hour. After move in, they changed my house number. No notice was given, no lease amendment was signed prior to change. I found out when I got back from visiting family. I then was told "It's not a big deal just call the companies to get everything fixed on your bills". it took an entire morning (4+ hours) to get things fixed, with no compensation. I still do not have my mail key and I have been here 3+ weeks. Every time I ask, they tell me to go to USPS & it's not their responsibility. I went to USPS and they did not have the keys which I told were dropped off. Still no mail. Overall, not a great first impression. I am military & move around a lot. I would not recommend this property management to future movers. I love the builder, Maurice. He is very kind & attentive, he's actually assisted more with the utility switches than anyone. The place is great, minus all of the things listed above. Moving across the country starting over again at a new duty station, this has been less than ideal. Very much added stress that could have been avoided. I believe they moved me in way too early. ******** Within an hour of posting this, they did reach out to me and were incredibly professional & attentive to my feedback. I was assured it was taken seriously, so I do believe these issues will be completely resolved for the next tenant.

    Terrible Experience with PURE Property Management As an…read moreextremely dissatisfied client, I recommend NEVER contracting with PURE Property Management ATX. As a result of my experience with them, I chose to sell our duplex in this horrible market rather than continue with such bad service. Some background: I was originally signed with GDAA Property Management, who I was very happy with; but PURE bought GDAA. As they kept my GDAA rep, Elizabeth C., who I liked very much, I stayed with PURE. Elizabeth was experienced, knowledgeable, and professional. When PURE did some of their typical not-ready-for-primetime stuff, she fixed it immediately. As I used to spend part of my time in Austin, I could keep an eye on the property myself. However, I stopped going to Austin. One day Elizabeth abruptly disappeared from PURE. From then on, everything went to the bottom of the pit very quickly. I already felt they were basically incompetent. The new rep after Elizabeth seemed to know little to nothing about property management. When trouble came up, I had to spend hours reviewing the lease myself and explaining to him how the tenant was in violation of the agreement as the new rep seemed oblivious. I even suspect he was intimidated by the tenant. The rep was rarely straight with me, not disagreeing with direct instructions but not carrying them out either, telling me what he wanted me to believe. He even tried to tell me I was obligated to use their service providers, which I told him I wasn't. SERVICE PROVIDERS: This was probably the most damaging aspect of PURE's management. PURE often presented non-competitive bids from questionable sources. I finally told the tenants to call me and not PURE if there was a problem. While PURE's write-up mentions "trusted professionals," they got the last proposal that came up from LULA, basically a HomeAdvisers.com for property managers. It was a single bid. At least on HomeAdvisers, you get a choice of professionals with reviews you can refer to. I got my own bids. When I had a water event at the property, PURE found a less than competent service provider. Their provider did not "speak insurance" and refused to communicate directly with my insurance when it denied some of the claims, leaving it to me to argue with my insurance about matters that were either beyond my knowledge or just simply unclear and not properly documented. This was tens of hours of correspondence and phone calls between the two entities, the moisture mitigator & insurance company. And this was not at a time when their was a city-wide emergency when clients needed to take what they could get. We paid top dollar and more for unprofessional service. WHAT PURE SHOULD HAVE DONE: I found out too late in the process that insurance companies work with moisture mitigators who will bring the job in without financial overrun. This ended up costing me thousands of dollars and no end of aggravation. A truly professional property management company would have known better. Why they chose the service provider they did is beyond me. You have to watch their accounting reports like a hawk. When disengaging from PURE, they said I owed them $800. In fact, they owed me $200 and change.

They have done a great job responding to the tenants need and keeping my rental house in top shape. I love the fact that they are proactive in recommending repairs to various parts of the house before it becomes very expensive to fix. In addition to the superb service they provided me, they have a top notched team who treats me like family. Everyone is very professional, respectful, and caring. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. If you want a property management company that takes care of your property as if it's their own, you should consider working with Mars Hill Realty. I promise that you won't regret it.

I own an apartment and rental home locating company and it is super frustrating the way all of these property management companies operate EXCEPT GDAA!!!! They run business the way it is supposed to be run. I speak almost daily to Stephanie, Elizabeth and Lizette! These ladies are top-notch! They keep me fully informed on my clients so I am always kept in the loop and I know they will be taken care of properly. They never hesitate to take my calls and look up information for me so I can better help my clients. So, for that side of property management, it is my go to company to find rental homes for my clients. These other companies will take thousands of dollars in application fees, then cherry pick one and keep everyone's fees! Not GDAA! They only keep your fees if they process your application. If you are a back up and they don't get to you then they can transfer your application to another home or refund you! This is the way business should be run. They should be the role model for anyone in property management. There are companies out there that are profiting on application fees. BEWARE of who you rent through. I would not go anywhere except to GDAA if I were you. As for the landlords who are looking for a management company, these guys run a tight ship! Their qualifying criteria is available to be read on their website. They stick to their guns. You can also decide how you want to modify what is acceptable to you. You can sleep with ease knowing they screen for well qualified applicants. I also know how much effort they put into their listings, walking homes, taking good pictures, making sure make readys are done properly, and their marketing. You are getting a great value by allowing them to manage your homes. I can not thank David Raulston enough for introducing me to his employees. It has been so refreshing for me in my industry to work with such a great company and such fine people! My day simply doesn't feel right when I haven't spoken to Stephanie and Elizabeth! They make me so happy to do what I do because they make it fun! It is such a pleasure to work with these women! They are truly the best! So, I hope I gave y'all some good insight whether you are considering leasing one of their homes or whether you are looking for a property management company for yourself. Issues like central A/C being out for 3 weeks in the middle of summer, busted pipe with NO water for 3 days, charging for tree branch clean up when I was told previously it was covered as a weather event. I asked for 1-2 nights hotel when I was without A/C and water and they refused. They also gave out my number to vendors who were trying to reach them. This went on for 2 years. I just received another call today and I no longer reside at the property. Tenants beware!
