Extremely disappointing experience with PMP Property Management and HOA management at Lennar's River Bridge Ranch development in San Marcos, Texas. Although this is a brand-new community, several rental homes have had overgrown weeds, poorly maintained landscaping, and yards left unattended for months. Parking rules also appear to be inconsistently enforced, with vehicles regularly parked on or blocking sidewalks instead of being kept in driveways. Communication has been equally frustrating. We have contacted the HOA multiple times about these concerns but received little to no response. Devon, in particular, often leaves messages unanswered or takes weeks to reply. Neighbors are unhappy and submitting a petition with photo evidence and grievances to share with Lennar regarding the HOA. Homeowners have made a significant investment in this community and should not have to repeatedly pursue basic maintenance, parking enforcement, and communication. We have now escalated our concerns to the City of San Marcos and contacted local authorities ourselves regarding code and parking violations. A new community should not already appear neglected, and PMP Property Management needs to provide more consistent oversight and timely follow-through. Trash & Community Standards: Garbage collection day has already passed, yet trash carts remain stored outside in driveways and along the front of homes throughout the community. This does not appear to be an occasional issue--carts are routinely left visible well after collection. There seems to be little to no enforcement of basic community standards regarding trash-cart storage. Combined with overgrown landscaping, weeds, and parking concerns, it gives a brand-new Lennar community an unnecessarily neglected appearance. These are exactly the types of issues an HOA/property management company should be consistently monitoring and addressing, rather than requiring residents to repeatedly report them. I am going to continue to document and take photos until things are addressed, and I will continue to post and if things do not improve and contacting Lennar with our concerns as well, Very disappointing. read more

** 1/5 -- Worst Property Management Company I've Ever Dealt With** I would give zero stars if possible. My experience with this property management company has been consistently frustrating and unprofessional. **Unresponsive Communication:** I called multiple times trying to reach someone regarding urgent issues. Each time, I was promised a callback -- and each time, no one ever called back. I also emailed the community property manager repeatedly about a water leak in my unit. He either ignored my emails entirely or responded sporadically after long delays. I ultimately had to resolve the leak myself because I couldn't get any timely help. **Billing Nightmare:** I was enrolled in autopay, but their system had an error that misapplied my payment to the wrong account. Instead of fixing their own mistake, they created a separate account for me and then charged me a late fee for a payment issue they caused. When I tried to get this resolved, staff were unhelpful and dismissive, leaving me to spend hours calling and emailing multiple people just to get a straight answer. **Rude, Uninformed Staff:** The staff are consistently rude and seem unable to answer even basic questions about the HOA board or its processes. There's no accountability and no sense of urgency to help residents. **Steep Fees for Poor Service:** On top of all this, they charge steep management fees -- for service that is, frankly, the worst I've experienced from any property management company. **Bottom line:** Do not use this company. The lack of communication, billing errors, and poor customer service make this an easy company to avoid. read more

We held an event at the clubhouse and it was terrific. The cleaning crew left it spotless, the air conditioning was comfortable and the area was perfect for our 50 guests. We had no issues and recommend that anyone interested in such event consider this area. read more

My HOA is managed by PMP and although not perfect, my complements are towards Kelly Rackers, the community manager. In such a large HOA, it's helpful to have a community manager you can count on when issues need to be addressed. Kelly was quick on her email responses to me and forwarded my inquiry to the appropriate team very quickly. I recall someone being out to check out my reported issue in about 10 mins - quick! I'm grateful to have a community manager that has attention to detail and acts quickly when needed. read more

I've never seen any enforcement of any kind for unlawful behavior in this community. You should be *very* wary of ever living in a PMP community. I would not live in one again. You need to conduct due diligence if you ever plan to live in one and find out if they are the management. They are an HOA but do not follow their own rules. Also what is the function of an HOA? Preserve property value. What did this HOA allow? The neighbors to put in something that was very much not in line with their own rules. This cost us at least 50K off our homesale. If it were possible to litigate, I would. At the same time, these folk are pedantic about the small things like yard decorations and weeds which all were taken care of in a timely manner. They'll still fine you. So basically: they will annoy you about all the little things and do nothing about the big things. Also, they sneakily ratcheted up the moving out fee +2000 when we left, which is basically just value extraction. You will be held hostage with these people. The individuals we spoke with who were there were kind enough. I think the mid level management is fine. They're just following rules. But the way their processes are setup you the homebuyer are guaranteed to go through a nightmare. Our private group chat about the community is 100% negative. If you are a homebuilder or homebuyer stay away. You will be held hostage by a very bad company that basically has outsized power over your life. If you're living in a community in like Texas, Arizona, etc find out the management company for the HOA. If PMP, do not live there until they leave. read more

I found out that she was working with the Pearlstone company. I was very frustrated, until now, by the fact that the Pearlstone staff are still not sorting out the one issue that my husband and I have been complaining about since October 2022.
