Schuyler and Jennie helped me sell my house in spring of 2024. Both of them along with the rest of WG's team did an absolutely spectacular job of helping me prep the house for the sale, finding me contractors to do the prep work necessary the maximize the value of my house on the market, and guiding me through every last part of the sales process from listing to close. They did such a great job helping me prep and price the house effectively that we went under contract only x2 days after the house went on the market. Their process is truly best-in-class. There were several curveballs that came up in the closing process that, frankly, without Schuyler and Jennie's guidance and attention to detail would have otherwise prevented the deal from closing. Words can hardly express how grateful I am for their team and I can't recommend Williamson Group highly enough to anyone buying or selling a home. read more

I first met Schuyler Williamson at an Oracle-sponsored property investment workshop. This workshop provided an overview of the market in general, & highlighted specifics about the Austin, TX market where we lived. He also shared some guidance on how to think about investment properties & what to look for. The session was informative & sparked my interest in working with Schuyler & his team at Williamson Group. From first meeting Schuyler in '17, both he & his team were literally as professional, courteous, thoughtful, & helpful as one could possibly hope a realtor to be. For example, he has an excel workbook property calculator that he updates frequently to help a buyer determine if a certain property mathematically makes sense to purchase given your investment profile. He gave that away for free after that workshop. Upon engaging him to sell our Austin house, he first visited our home & did a walk-through of the property. This walk-through included suggestions from him on things to do to ensure we had a quick sale at a fair price (i.e. great pictures, strong house "launch" weekend, furniture, etc.). He then invited us to meet at his Austin office to go over our goals for the sale of our property (i.e. timeline, price, buyer type, etc.). Here's where their team went above & beyond: 1) They hired a photographer to take pictures of our home. Her pics came out beautiful & put our property in the best light possible - highlighting key features of the property like the large backyard, natural lighting inside the home, curb appeal, & got just the right angle to showcase each room in the best light. 2) He then walked our entire neighborhood & knocked on 100+ doors, letting our neighbors know we had a showing coming up the following weekend in case they had any friends/family moving to Austin who might want to live nearby. What he didn't tell us was that he broke his foot a few days before this door-knocking session, so he performed this task in a walking boot. 3) They also posted our house on dozens of listing sites, like Google Base, Trulia, Zillow, Facebook, & others. We had 20+ families come through to look at our house that Saturday. This created an environment that encourages people to submit higher offers quickly due to the perceived demand of the property. We got a few offers that first day, including a cash offer that was less than our listing price, & a full-price offer with financing. 4) Now came negotiations with the buyer(s). The cash offer fell through, but the full-price offer looked promising. That family came to walk the house a few days later & provided feedback to us relayed via Schuyler. Most of their requests were reasonable to accommodate (i.e. painting scuffs on the walls, fixing a sprinkler), but they also requested that we replace the driveway that had cracked & noticeably shifted. 5) Schuyler coached us on options throughout this negotiation. We ended up working w/the Lennar team in Bradshaw Crossing to replace 2 sections of the driveway at their expense. While out of warranty, Lennar did the right thing & replaced it which would have cost us likely $7k-$10k if done at our expense. 6) The sale closed, & the Williamson team gave us some celebratory parting gifts & hugs as we parted ways to move to FL. In summary, there are very few people whose character shines through in the way they do business every day. Schuyler & the team at Williamson Group are in that select group who treat others the way they want to be treated. While never pushy, they made sure to speak up when they had an idea they thought worth mentioning. I would trust this team to sell a TX house in a heartbeat. They'll make your buying & selling experience as smooth as you could hope for, & help you put your "best foot forward" when you list your property. Highest compliments to the team - Gracie Edwards, Taylor Wilson, Kristen Williamson, Stephanie Ramsay, Mary Simpson, Sharon Kennedy, Max Leaman, Cory Older, & of course Schuyler Williamson. You guys keep up the great work, & may God continue to bless all that you do! read more

My wife and I recently purchased a home in Austin, and we had the pleasure of working the Williamson Group. When we say pleasure, we really mean it! Schuyler, Kristen, and Gracie made sure that making a remote purchase (we live out of state) a painless process. They asked great questions of us to fully understand our needs, they shared property options that were within our budget, and they checked the many boxes on our wish list. Schuyler and Kristen run a highly professional organization, and they are extremely knowledgeable of the Austin market. When were ready to present an offer, Schuyler provided excellent advice and supported us throughout the entire negotiation process. All of his communications were timely and precise, and his recommendations were spot on. Gracie assisted us in completing all of the required documentation, all the way from the initial offer to the closing documents. She reminded us of deadlines, researched issues, and pleasantly answered every question we asked of her. Schuyler, Kristen, and Gracie went above and beyond, and they fully exceeded our expectations. Since we purchased the property remotely, Schuyler and Kristen attended the inspection, conducted the final walkthrough, and were present for us at the closing. They were our eyes and ears. No question was too small, and no request was too demanding. We placed our full confidence in the Williamson Group, and boy we were rewarded! Schuyler actually responded to one of our many questions by stating, "If my family member was making this purchase, this is what I would recommend." What more can we say? They made us feel like a part of their family, not simply a client. Thanks again, Kristen, Schuyler, and Gracie! read more

Kristen is amazing! I bought my first house from her in April of 2016. The house was being built and she helped me the entire time making sure the builders were sticking to their word. She pushed hard with any problems/concerns I had and made sure everything was done right. I closed in October 2016 and have had some issues arise since then. Kristen has been very responsive with all of these issues and is still assisting with getting them addressed! I was referred by a friend and have had many other friends purchase homes through her. She is very responsive, knows her stuff and is trustworthy! She doesn't look at her customers as a commission check, she genuinely cares about each and every client! I can tell she loves her job, keeps up with the real estate in the area and is wanting to get people in the homes of their dreams! I would HIGHLY recommend Kristen. She's fun to work with, makes the process enjoyable and is very intelligent! If you're looking for a real estate agent that you can trust, Kristen is the one! I have already recommended her to multiple people and hope they choose to use her when they are searching for a home! read more

I cannot believe how lucky I am to have found Kristen and Ashley. They made buying my first house an amazing experience. Kristen's background as an accountant shone through as she provided comps and data that really clarified the Austin housing market. She always made me feel like I was her only client. She was thorough in her research and made sure to ask the right questions during inspections, paperwork, appraisals, etc. I knew she had my best interests in mind. Ashley was extremely knowledgable, professional, and personable. I appreciated her communication and sense of urgency. When my schedule changed and I needed to view a house last minute, Ashley went out of her way to open the house for me immediately. I can't say enough good things about these two. I'll be referring every one of my friends to Kristen. read more

We were lucky enough to have had Kristen recommended to us by a friend. We had a horrible experience purchasing our first home and so we did not realize what a joy and breeze it could be to actually purchase another property. She made the process absolutely painless. Anytime we had a question, Kristen was there to answer it with a solid, well thought out answer. We never felt that she was giving us the go-around. She has our business for life and we'd recommend Kristen to anyone....well anyone we believe wouldn't be a bad client. read more

My boyfriend and I just closed on our first house in East Austin. We approached this whole experience with equal parts excitement and trepidation, with a long list of questions and an even longer wish-list for our dream home. I remember walking in to meet Kristen and not even knowing where to begin... I'm not exaggerating in the slightest when I say that, halfway into our initial meeting, I knew that we were in the best of hands. Kristen was knowledgable, she was confident, but above all, she was genuine and extremely kind. She assured us that she'd fight for us and make sure we found the perfect home. We got to know Kristen very well over the next month or two. Even when we felt like we were pestering her with questions, she always responded so quickly and so graciously. I know that it wasn't an easy task! She accompanied us all over Austin and was very intuitive about our needs and desires. We never felt any pressure--if anything, Kristen had a more discerning eye than either of us! She was quick to offer advice and her input about the listing we were seeing, so that we were as informed as possible. We really got the sense that she was invested in our happiness and our well-being. I feel so fortunate that Kristen was by our side during this whole experience. She's both a sweetheart and a fighter--and that's exactly what you want in your realtor. read more

I typically don't write reviews and actually this is my first one on yelp. However, after recently purchasing a home, I thought it would be a disservice to Kristen to not share how amazing she is as a person and Realtor. Anyone who has ever purchased a home (especially for the first time and by themselves), completely understand how overwhelming the process is. Well, I was a first time homebuyer and had no clue what I was doing. I worked with some other Real Estate Agents prior to Kristen and I just didn't feel comfortable; as I felt pressured to buy, ignored on my request in a home, and I was wasting their time for every home I determined was not a good fit. So, when I met Kristen I thought it was going to be the same way and I actually was ready to give up on searching for a home. However, Kristen was referred by a friend and I thought I give it one more chance. It was probably the best decision I made in a long time. Kristen understood I was a first time homebuyer and worked with me. I never felt pressured while searching for a home. Actually, it took me closer to 2 years to finally find the house that I was in love with. She is very detailed oriented so she made sure the houses I viewed met most of my demands. When we viewed homes that did not meet any of my criteria, prior to visiting the home she would explain why we were going to see them and always gave me an option. Not only was Kristen concern about me finding the perfect home; she regularly checked up on me to see how I was doing in general. She is just a good person overall. Anyways, after almost 2 years of searching for a home, I ended up building one through Milestone. I would have never thought about doing this if it wasn't for Kristen. She explained the pros and cons and even when I decided to go this route she stood by my side all the way through (like I stated early, I was buying a home with no assistance but Kristen's help). Once I signed for my lot, I assumed Kristen's job was done, but instead she made sure my house was being built in a timely manner and if I had any questions she communicated with property management. She even helped me with the deco appointment. She didn't have to do this, but she did. Kristen cares about all of her clients and wants to ensure their home buying experience is a great one no matter what path/process they decide to take. If you are looking for a Real Estate Agent, look no further. I am not stating this because it was a success story. My search for a home had ups and downs and there was a chance I was going to have to move out of state during our process. This review could have ended with me not buying a home. However, I would have still written this review because overall you will not find a better Realtor or person in general than Kristen. If you are searching for a home, you are going to invest a lot of money. You deserve a great real estate agent who will find you a home and make the process as smooth as possible. Kristen is that Real Estate Agent! read more

I've been in the real estate investment world for a number of years and have had the opportunity to work with agents/brokers across the country, purchasing both primary residences as well as investment properties. Kristen and Schuyler are some of the best agents I have come across. When my wife and I wanted to move to Austin, Kristen helped us secure one of the first properties we were interested in, going to the home and using FaceTime to give us a tour since we were remote (we even made an offer sight unseen). Kristen made the process seamless and her background as a CPA lends a very analytical and thorough approach to purchasing property. She fought for us and got the best deal possible. Since that time, Schuyler and I have had an opportunity to purchase several investment homes. Schuyler does an excellent job of analyzing returns conservatively (with a realistic estimate), gathering supporting comparative data, and being patient during the process. I never felt rushed nor did I question the deal when we chose to move forward. I highly recommend the Williamson Group for all your real estate needs. Even if they are not able to help you, they will help get you to someone who can. read more

To save you some time in your realtor search -- just go with Kristen! Kristen helped us buy our first house in Austin last year, and she was phenomenal. If you are a buyer in Austin these days, your home search may take a long time since inventory is so low, and so it's important to have a realtor that: 1. Is knowledgeable about what is out there - Kristen knows the market very well, and has a good sense of what is out there and when a property is under- or overpriced. 2. Is data-driven - Kristen takes the time to collect and very carefully analyze the data on comps, so you can bid for a house with confidence. 3. Is patient and no-pressure - Kristen was always happy to take the extra time for us to see more houses, run the numbers with us, talk through the details of the contract, and more. 4. Is fun to work with - Kristen made the housing search a lot of fun, even though it took a while before we finally found the right house! In the end, Kristen helped us buy a house that has been perfect for us, and the process was smooth, interesting, exciting, and fun! read more

Kristen and Ashley guided us through the entire home buying process. Her knowledge of the different neighborhoods around Austin helped us find the perfect location! As first-time homebuyers using a VA loan, Kristen was there every step of the way making sure we were taken care of and our questions were answered. Since we were moving from out of town, Kristen made sure that we were set up all the way through our home-buying process, from home search to remote closing. We highly recommend Kristen and Ashley to anyone moving to Austin! read more

We worked with Brittney Heffernan - with a bit of input from Kristen Williamson - earlier this year, and both were wonderful. As first time home buyers, my husband and I had many questions about the home-buying process. So, a couple months before we actually toured any homes, we met with Brittney and Kristen, who were able to answer every question we were worried about. Once we started looking at houses, Brittney was with us every step of the way. She toured houses ahead of time, kept up communication, alerted us to places she thought would be a good fit. She was awesome through the entire process. Once we had an accepted offer, we began to get really nervous about the idea of making such a big purchase. Occasionally (OK, it was actually pretty often) we would text Brittney with questions and concerns, and she was always extremely quick to respond and put our fears at ease. During the inspection process, she knew what experts to bring in to look at the house, and even had an arborist stop by to take a look at some of the trees on the property. We went from offer to close pretty quickly, and Brittney was amazing at each step. We closed last month. We still occasionally ping her with questions, and are relieved to have found an agent who still cares enough about our happiness in the home to remain in contact during this exciting new stage of home ownership. We're extremely happy we worked with Brittney and the Williamson Group! read more

I know a few agents and I can say Kristen is one of the best if not the best agent. She has a financial background so she stick to the numbers and does not focus on the "salesmen" like approach I tend to dislike about the agent/buyer relationship. What separates her from other agents is her process of identifying your needs and sticking to the process you identify. We told her we were not in a rush and was looking for a fair price (even in the Austin market, which at the time was a sellers market). After shopping around we submitted a bid and she encouraged us to BID LOWER. Most agents will rarely if not ever tell you to bid lower because you risk losing the house (and they risk their commission and time). Because of this approach, Kristen saved us 12k under the list price in Austin/Cedar Park when houses were selling over listing price. read more

Schuyler Williamson (and Williamson Group Real Estate) did a fantastic job at helping my boyfriend and I locate our first place together. Schuyler was extremely helpful throughout our vetting process and did a tremendous job at helping to organize all move-in documentation (lease agreement, etc.) to make our move-in a breeze. Because of our great experience with Schuyler, we plan to use his services once again, in the next year, to purchase our first home together. I would highly recommend Williamson Group Real Estate to anyone who's looking to move within the Austin area! read more
