I have so many wonderful things to say about this company and some of the employees. First of all, take it from me, a real estate broker who knows the industry inside and out. I own an apartment and rental home locating company and it is super frustrating the way all of these property management companies operate EXCEPT GDAA!!!! They run business the way it is supposed to be run. I speak almost daily to Stephanie, Elizabeth and Lizette! These ladies are top-notch! They keep me fully informed on my clients so I am always kept in the loop and I know they will be taken care of properly. They never hesitate to take my calls and look up information for me so I can better help my clients. So, for that side of property management, it is my go to company to find rental homes for my clients. These other companies will take thousands of dollars in application fees, then cherry pick one and keep everyone's fees! Not GDAA! They only keep your fees if they process your application. If you are a back up and they don't get to you then they can transfer your application to another home or refund you! This is the way business should be run. They should be the role model for anyone in property management. There are companies out there that are profiting on application fees. BEWARE of who you rent through. I would not go anywhere except to GDAA if I were you. As for the landlords who are looking for a management company, these guys run a tight ship! Their qualifying criteria is available to be read on their website. They stick to their guns. You can also decide how you want to modify what is acceptable to you. You can sleep with ease knowing they screen for well qualified applicants. I also know how much effort they put into their listings, walking homes, taking good pictures, making sure make readys are done properly, and their marketing. You are getting a great value by allowing them to manage your homes. I can not thank David Raulston enough for introducing me to his employees. It has been so refreshing for me in my industry to work with such a great company and such fine people! My day simply doesn't feel right when I haven't spoken to Stephanie and Elizabeth! They make me so happy to do what I do because they make it fun! It is such a pleasure to work with these women! They are truly the best! So, I hope I gave y'all some good insight whether you are considering leasing one of their homes or whether you are looking for a property management company for yourself. I leased a property managed by this company and would NEVER under any circumstances recommend them. They are also known as GDAA prop mgmt here in TX. Issues like central A/C being out for 3 weeks in the middle of summer, busted pipe with NO water for 3 days, charging for tree branch clean up when I was told previously it was covered as a weather event. I asked for 1-2 nights hotel when I was without A/C and water and they refused. They also gave out my number to vendors who were trying to reach them. This went on for 2 years. Generally ~fine~ but don't expect them to cut you a break literally ever or be decent humans. Locked out? Call a locksmith or pay $75 for someone to bring you a key. Moved out 8 weeks early? Pay every cent of your rent and continue paying utilities (split with another tenant) while you're not there and gave up your keys. We also personally paid $200 for cleaning before we turned in our keys and then were charged a shit ton afterward from our deposit. Not great at giving a heads up when maintenance is happening or keeping you updated when there are issues - the ceiling below us collapsed and it was like pulling teeth to get updates. read more

My real estate agent recommended this property management company 2 years ago and they have been terrible. They have hidden charges throughout the year, overcharge for shoddy repairs. No one in their office communicates with each other so you have to constantly contact them. Now that they are changing their name they won't even let you in their office, very secretive about it. Be aware that you may think you qualify to rent, but then they try to get double the deposit to proceed. No wonder the rental we looked at had been reduced in price 3 times and been up for rent for 45+ days. Not many individuals relocating to the area have $5k to pay up front within 2 weeks to move into a rental home. We were more than willing to pay the deposit, pet deposit and first month within that time frame but double the deposit, which is already more than rent, is a little excessive, for a home with no appliances (no fridge, washer/dryer), when we make over 3 times the rent, and have good credit. read more

I always thought it was strange how GDAA would push using the HVAC company, Integrity Mechanical LLC to work on my property. In my opinion Integrity Mechanical LLC had high prices and recommended unnecessary repairs. Please see attached pictures. I always felt I could do better then GDAA, but did not want to deal with the hassle of changing property managers. I agree with what Mark D. said on 7/17/2017: "I believe that the homeowners are not given appropriate market information for pricing to maximize income." For me the lower rental recommendation probably caused me to get renters quickly and they lasted for a while, but GDAA should have been upfront about their rental pricing recommendation. Edited after receiving a call from Greg, the owner, who explained a little more of their side regarding my situation. It is apparent that Greg is a good and rational business owner, and I appreciate him taking time to communicate with me. So I've changed my rating from a 1 to a 3. As a tenant, I experienced many issues this past year. Some were beyond GDAA's control, but I believe the lack of communication from Rebecca the property manager was the main cause of my frustration. While they did do a good job actually managing my property, this review is for a specific issue. I only signed on with them because they promised they would use a specific contractor, and if he was not available that I approved the vendor (stated in the contract). They never once called the contractor they were supposed to, and ended up using a very cheap, incompetent plumber who I am still having issues with after I stopped using GDAAP, who are of no help. I would recommend using them if nothing ever goes wrong with your house, but if it does, I wouldn't trust the vendors they use. read more

We moved in October 2018, and it has been tooth and nail with office staff since then. From the beginning, we were told to go through Alex for any and all concerns regarding applications and move ins. That was inaccurate, and she also gave as inaccurate information regarding our home and utilities. When we moved in, the home was not up to par what so ever. We didn't get keys till a week after our move in forcing us to use our garage as a main entrance. I submitted service requests on the 3rd day of moving in that included the following: Dirty Toilets (not just dirty, like someone used the restroom #2 and didn't flush.) Toilet upstairs did not flush or have any running water so we didn't have a functioning toilet upstairs from the 3-9th of October, in that time we were not informed of anything. We had to continuesly call to no avail, it wasn't till I sent a huge email that anyone responded. Bugs were all over the home, dust on every surface. Uneven flooring. Peeling on the bottom of the bathtubs. Wasp Nests and spider webs covering patios. HUGE gaps under the fence. Out of all these issues, the fence and the toilet were addressed. Again both of those issues took a week to respond to. On the 6th of October I received a call from a cleaning vendor sent by GDAA telling me she would be at my house in 30 minutes to clean, and that it would take 6hrs. That was not going to work with me as I have a job, and schedule that does not live by this management as that's what they seem to think. That being said I told them I would have my home made ready with my own company and they agreed to credit the invoice since they did not do that part of their job at move in. On October 10th, we noticed our back yard had an unusual amount of pooling. We submitted a service request and we were told at the time that it was the HVAC drainage, and that it is normal, we took the techs word but within a few days the issue got even worse and we could not get in touch with anyone at GDAA until October 26. The maintenance coordinator Trisha emailed basically telling me she is at a loss for words as they don't know why there is pooling in our yard and that she would be sending the broker and owner of GDAA to my home to take a look and in her email states that the issue may be resolved with fixing the elevation of the yard. (Which they denied saying, but I have the email) When they came out, they noticed my sprinkler schedule was set at 25minutes 4days a week. I thought finally maybe that is the issue. We completely turned the sprinkler off. We all including the owner and broker, monitored the water pooling in the yard for about 2-3 weeks. In that time frame the rain was unpredictable making it hard to tell if it was pooling because of rain or a deeper issue. On 11/24, I called in an emergency work order for the pooling in the yard. It was extreme. None of our drains were draining properly. We didn't hear from anyone until the following Monday and they would send the owners. The last meeting with them was on 12/3/18. The water pooling just continues and they are stating that it is an irrigation issue. To resolve the muddy issue they also mentioned bringing in the fence so flooding does not effect my yard or service animals. I again did not hear from anyone at all. I had to reach out to figure out what was going on. I sent Elizabeth an email on 12/17 asking for a follow up in regards to a remedy as the back of the yard is uncontrollably muddy and the water is stagnant giving off a smell. Literally little pools all through out my yard. She replied the following day stating that management has decided not to remedy our situation and that my dog is the cause of this. Because my dog could cause floods and stagnant water. Makes sense. That was completely inaccurate. While yes the traffic of my dog coming in and out will cause a little trail but to say the damage in the back is solely my dog is ridiculous. The water pile up is so bad, my service animal is currently extremely sick from drinking the water and the fungus that has grown from the stagnant water. That is truly my only reason for filing this complaint. Without my service animal I am at risk. She cannot perform her duties while throwing up and unable to eat properly. The most recent issue was our hot water heater. Our work order was submitted 1/14/19. This was not fixed for 3 days due to their warranty they had to go through their people. So we are left to suffer for the time being. From start to date my home has caused so many issue and now our survival tool is sick because of an issue I have made everyone aware of since day one. They pick and chose what they want to acknowledge and address. We are miserable in this home. read more

I have had problems with this management company since the 1st day of moving in. I paid 2 weeks in advance so I could move from one place to another. Instead of moving..I spent the 2 weeks cleaning dirty toilets, baseboards etc. There was even old roach motels left in the kitchen cabinets. I finally searched tax property info & found the owner of property in California. And now I have another problem that I am in battle with them. I have lived here for 3 years..moving hasn't been feesible due to cost & health. But am now looking for another place. I am a Realtor and I send my landlord clients to GDAA for property management. They are the only property management group that I will work with. They know the law and how to protect their clients and tenants. They have a full staff that is really "on the mark". After 5-10 years when the landlord has finished leasing, GDAA gives my old clients back to me to list for sale. Recently, we had one house that was used "roughly" by the last tenant and the GDAA staff has been unbelievably helpful in their assistance on returning the house to its beautiful state again. They have a huge team of handymen, plumbers, appliance repair people, cleaning people, electricians, etc. I especially loved working with Elizabeth S. who is one of GDAA's employees. Together, she and I have worked as a team in getting the place back in shape. This property management group is knowledgeable, client involved, organized, thorough, reliable and responsible. About 6 months into our lease, the property management company we originally signed our lease with transferred their clients to GDAA. We were obligated to comply with new, stricter rules in order to continue our lease, with less amenities or benefits. Upon move out, we were told we needed to have carpets professionally cleaned. We did this, and left the house in the exact same condition in which it was when we moved in. We originally paid a $1600 deposit plus a pet deposit. Upon move out, GDAA gave us $600 back citing they had to hire an exterminator and odor remover. There was no odor as the home was a non smoking home, and our cat was an outside cat for the majority of the time. (A pet deposit should've covered this cost in any case.) However, if we had been told to hire someone for"odor control" we would have, just as we complied with their requirement to have the carpets professionally cleaned. They hired an exterminator because the home has a roach problem, which was how the home was leased to us. We hired our own exterminator but this didn't resolve the problem, because they come up through the drains, and apparently Wells Branch has a problem with this. The company does not offer pest control. If I had to do this over again, I would just rent an apartment. It's cheaper and they actually provide services like this. When we notified them that we would be ending our lease, they immediately sent us an email saying they would start showing the home and put a lock box on our door for realtors to use, even though we still had a month before we vacated. Bottom line is the company only cares about profit, and possibly their clients but not the renters. We paid way too much in rent and scraped but to save for a house, and this was a hardship when we had a baby in the way. Completely awful company. read more

It is my opinion that GDAA is lacking in professionalism and customer service towards homeowners and is not seeking the best for homeowners that are utilizing their services. I believe that the homeowners are not given appropriate market information for pricing to maximize income. They seem slow to get a house on market once notice is given and are slow to prep a house for re-rental once the tenant has moved out. Further, their handling of tenants appears to be subpar and makes it harder to attract and keep good tenants. It is my experience that they are rude and self-interested in how they handle clients. I would not recommend them for property management as I don't believe that they are customer focused towards both their customers - homeowners and tenants. I would want my tenants treated better than this company treats them and for homeowners to be provided more for the money that they pay. read more

We rented a property managed by GDAA for 2 years and loved our experience. Their welcome packet gave some great tips for house upkeep and clearly communicated their expectations. Any and all repairs we requested (A/C, shower, fence, etc.) were responded to promptly and efficiently. The move-out process went very smoothly, and they even accommodated us by having an employee meet us at the house to accept our keys at move-out. I've had some inattentive, stingy, and downright money-grabbing landlords/property managers but I was delighted to find that GDAA was a breath of fresh air. If you have less than stellar credit avoid this company at all costs. My credit isn't the best, I've made some mistakes in the past. I get that. I'm willing to pay for my mistakes. But when their employee tells me that paying 3 times the required deposit isn't good enough, then the company has issues. I am a current resident of this "fine" property management company. I have had several problems with my home since moving in. I am not unrealistic or unreasonable. I understand that I don't live in a new house and I also understand that it's not their (nor the homeowners) fault that the plumbing, a/c etc has had issues. However, when my bath tub is running (not dripping but pouring gallons a minute as if you were running a bath) non stop and I call and the manager tells me it's not an emergency that's an issue. When I receive my astronomical water bill and call her (not to ask for money but to inform her that her lack of urgency costs me money) and she informs me verbatim that "it's not their problem" that's an issue. I was frustrated enough that I emailed the CEO to let him know how poorly I had been treated and...what do ya know...no response. Won't be leasing from them again. read more

I am current'y leasing a house from this property management. The staff is very unprofessional and rude. They do not care about the quality of service they give and will send very unskilled maintenance guys to our property, only to fix big issues like, toilet and water heater problems. Even then, the water heater was installed incorrectly, needing replacing three times. Finally a contractor was sent to fix the toilet, saw the poor job done on the water heater and actually fixed the problem. We've asked them multiple times to fix things like the ice maker and broken off cabinets, with no hint of them getting around to it. We also had a fence door issue to the back yard that was only half fixed to get it to open. The door still drags the soil horribly and is warped. The door will hardly latch, but it's good enough for them! The sinks were touched up horribly and rusted faucets are apparently an ok standard to dish out to their tenants. Needless to say, we are very unhappy with everyone we have encountered from this property management. 5/22/13 - to update, we have tried to contact the ceo to let them know how the staff acts, but haven't received anything back. Our house is going to be put up for sale soon and the owner has been in contact with us. She was extremely unhappy to hear of how they treated her tenants. They always look out for their clients interest. They are current and knowledgeable of the Laws and Fair Housing Act. They allow Prospect Tenants to submit applications and application Fees online, with a fast turn around of application review. I have rented 2 homes over the years managed by GDAA. I never had any issues with getting repairs done, but I don"t think the management can ok repairs without owner authorization. That being said maybe I rented from good owners who approved repairs quickly. After reading the reviews here about the management company, I think maybe the person(s) who owned the property were the issues more than the management company. These people that work for this company are horrible and will lie like nothing. seven days ago I let the property management company know that there was poison ivy in my yard and all three of my children had gotten in it. They then send me an email saying that they don't believe that that's poison ivy but they would send somebody outs and let me know when they schedule it. The next morning I get an email from them that they will be there in an hour to look at the plants. My gate has a lock on it and I was already at work so of course I could not get over there to unlock it. So then I communicated with the landscaping people even though they weren't supposed to have my name in my phone number he text me at 9 PM and told me that he would be over the next morning around 11 to look. The next morning he text me saying that he's going over there soon and will let me knowBut then I got an email from the management company saying that they canceled him going out there. I then asked why it was canceled and the person who I was communicating with said that I was being difficult and was complaining about them releasing my information out so they canceled it. So further on down in the conversation I asked them for somebody to come out and look because obviously something was in my yard because my kids don't go anywhere else and she informed me that they showed the landscaping company my photo and they said it's not poison ivy and then they canceled the appointment again for them to come out and look. My kids have been in the ER twice now and could not breathe their faces were so swollen overnight that they could've passed away. The management company has even laughed at me and has told me that they don't like my tone even though it's over email. They then sent me a notice that I had fines because my yard was not we needed and this was the second notice which I never received the first one. They then told me that they will come and check the yard as soon as my yard is up to code meaning that they want me to mow my lawn and weed eat even though there's poison ivy. The poison ivy is coming from over the fenceThey told me that I needed to go talk to the neighbors to get it cut down and it was my responsibility. Anything that is hazardous to the tenant is the owner or landlords responsibility period point blank. my kids have not been able to go outside to play and I have not been able to let my dogs even go out there because if they rub on it and come inside and rub on the kids they can get it again or I can. The fridge broke 7 days ago . i let them know as soon as i noticed . they then told me that in my lease it says i am responsible for the fridge but they would ask the owner to fix it. 3 days later they let me know the owner will not fix it. so at that time i asked where it said in the lease that it was my responsibility? i then got a message back that the owner agreed ed to look at it ......i still wanted to know where it said in the lease it was my responsibility cause i had lost around 300 dollars worth of food and wanted to get a back up just in case i had to wait to see if the owner would fix it or not again. i had to ask 5 different times for them to finally say the lease doesn't say i'm responsible for the fridge. DO NOT TRUST THESE PEOPLE!!! read more

This property management company has served me very well over the last 10 years. They worked with me through planning and always kept that house of mine in Round Rock rented. They communicated with the tenant and got them to comply, worked through difficult HOA issues and their advertising and methods of bringing in tenants works well. They've gotten about 4 tenants in that house over the years, got them in quickly without much vacancy time at all. They have good vendors and "fix it" people to dispatch quickly and they are always honest and straight up about the cost and fees. Their monthly fee is very reasonable as well. One other great feature: GDAA has a real estate broker and agent wing, so when you're ready to sell, their team handles that for you. They just administered the sale of the house for me, got it sold immediately, worked with the tenant to vacate, got the escrow period laid out and used an excellent title company to get the deal made in a timely manner. Can't say enough good things about these guys; because I appreciate honesty and integrity in this world, since I have been burned badly in the past by other property managers. GDAA is honest and professional. Believe it or not, I live in Los Angeles, bought that house in Round Rock Texas, and I have never set foot in the great state of Texas. If I had a tumor, I would name it GDAA. Absolute time sucking nightmare to deal with, IF you can even get them on the line or by email. Words ...there are none to express the complete incompetence of this office. They lie, send erroneous invoices and impossible amounts, and if you read the Better Business Bureau, people are calling them a scam and a fraud. We will be filing suit against them this week for improper seizure of our deposit. We are not the first to do this. Even after you prove they are in error, they argue, get rude, mock and laugh at you. No kidding. Then, they refuse to let you speak to the main guy or give you his info. So, if you have had this experience, you are not alone. SPEAK up and stand up to them! They are hoping you go away and just let them get away with it...they count on it. And to the lady that works in that office....KARMA. Wait for it honey, it's coming and I hope you find it just as funny as you did when you laughed at my concerns.
