    I always thought it was strange how GDAA would push using the HVAC company, Integrity Mechanical LLC to work on my property. In my opinion Integrity Mechanical LLC had high prices and recommended unnecessary repairs. Please see attached pictures. I always felt I could do better then GDAA, but did not want to deal with the hassle of changing property managers. I agree with what Mark D. said on 7/17/2017: "I believe that the homeowners are not given appropriate market information for pricing to maximize income." For me the lower rental recommendation probably caused me to get renters quickly and they lasted for a while, but GDAA should have been upfront about their rental pricing recommendation. Hopefully you will be able to find a better property manager.

    We moved in October 2018, and it has been tooth and nail with office staff since then. From the beginning, we were told to go through Alex for any and all concerns regarding applications and move ins. That was inaccurate, and she also gave as inaccurate information regarding our home and utilities. When we moved in, the home was not up to par what so ever. We didn't get keys till a week after our move in forcing us to use our garage as a main entrance. I submitted service requests on the 3rd day of moving in that included the following: Dirty Toilets (not just dirty, like someone used the restroom #2 and didn't flush.) Toilet upstairs did not flush or have any running water so we didn't have a functioning toilet upstairs from the 3-9th of October, in that time we were not informed of anything. We had to continuesly call to no avail, it wasn't till I sent a huge email that anyone responded. Bugs were all over the home, dust on every surface. Uneven flooring. Peeling on the bottom of the bathtubs. Wasp Nests and spider webs covering patios. HUGE gaps under the fence. Out of all these issues, the fence and the toilet were addressed. Again both of those issues took a week to respond to. On the 6th of October I received a call from a cleaning vendor sent by GDAA telling me she would be at my house in 30 minutes to clean, and that it would take 6hrs. That was not going to work with me as I have a job, and schedule that does not live by this management as that's what they seem to think. That being said I told them I would have my home made ready with my own company and they agreed to credit the invoice since they did not do that part of their job at move in. On October 10th, we noticed our back yard had an unusual amount of pooling. We submitted a service request and we were told at the time that it was the HVAC drainage, and that it is normal, we took the techs word but within a few days the issue got even worse and we could not get in touch with anyone at GDAA until October 26. The maintenance coordinator Trisha emailed basically telling me she is at a loss for words as they don't know why there is pooling in our yard and that she would be sending the broker and owner of GDAA to my home to take a look and in her email states that the issue may be resolved with fixing the elevation of the yard. (Which they denied saying, but I have the email) When they came out, they noticed my sprinkler schedule was set at 25minutes 4days a week. I thought finally maybe that is the issue. We completely turned the sprinkler off. We all including the owner and broker, monitored the water pooling in the yard for about 2-3 weeks. In that time frame the rain was unpredictable making it hard to tell if it was pooling because of rain or a deeper issue. On 11/24, I called in an emergency work order for the pooling in the yard. It was extreme. None of our drains were draining properly. We didn't hear from anyone until the following Monday and they would send the owners. The last meeting with them was on 12/3/18. The water pooling just continues and they are stating that it is an irrigation issue. To resolve the muddy issue they also mentioned bringing in the fence so flooding does not effect my yard or service animals. I again did not hear from anyone at all. I had to reach out to figure out what was going on. I sent Elizabeth an email on 12/17 asking for a follow up in regards to a remedy as the back of the yard is uncontrollably muddy and the water is stagnant giving off a smell. Literally little pools all through out my yard. She replied the following day stating that management has decided not to remedy our situation and that my dog is the cause of this. Because my dog could cause floods and stagnant water. Makes sense. That was completely inaccurate. While yes the traffic of my dog coming in and out will cause a little trail but to say the damage in the back is solely my dog is ridiculous. The water pile up is so bad, my service animal is currently extremely sick from drinking the water and the fungus that has grown from the stagnant water. That is truly my only reason for filing this complaint. Without my service animal I am at risk. She cannot perform her duties while throwing up and unable to eat properly. The most recent issue was our hot water heater. Our work order was submitted 1/14/19. This was not fixed for 3 days due to their warranty they had to go through their people. So we are left to suffer for the time being. From start to date my home has caused so many issue and now our survival tool is sick because of an issue I have made everyone aware of since day one. They pick and chose what they want to acknowledge and address. We are miserable in this home.

    I am the first renter of a new complex. I moved in & my unit had not been cleaned. It's a brand new…read morebuild so there was a lot of dirt on the floors, debris on carpet, sawdust in my drawers. Cleaners came 3 weeks after move in & vacuumed, mopped the floors, cleaned toilets and changed trash. They were there for less than an hour. After move in, they changed my house number. No notice was given, no lease amendment was signed prior to change. I found out when I got back from visiting family. I then was told "It's not a big deal just call the companies to get everything fixed on your bills". it took an entire morning (4+ hours) to get things fixed, with no compensation. I still do not have my mail key and I have been here 3+ weeks. Every time I ask, they tell me to go to USPS & it's not their responsibility. I went to USPS and they did not have the keys which I told were dropped off. Still no mail. Overall, not a great first impression. I am military & move around a lot. I would not recommend this property management to future movers. I love the builder, Maurice. He is very kind & attentive, he's actually assisted more with the utility switches than anyone. The place is great, minus all of the things listed above. Moving across the country starting over again at a new duty station, this has been less than ideal. Very much added stress that could have been avoided. I believe they moved me in way too early. ******** Within an hour of posting this, they did reach out to me and were incredibly professional & attentive to my feedback. I was assured it was taken seriously, so I do believe these issues will be completely resolved for the next tenant.

I love the fact that they are proactive in recommending repairs to various parts of the house before it becomes very expensive to fix. In addition to the superb service they provided me, they have a top notched team who treats me like family. Everyone is very professional, respectful, and caring. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. If you want a property management company that takes care of your property as if it's their own, you should consider working with Mars Hill Realty. I promise that you won't regret it.
