Getting them to do maintenance was like pulling teeth , me and my roommate had to keep receipts because we knew they would try to hold our deposit. They transferred 2 company's right after we moved out and made it hard to get our deposit back. I wouldn't trust them at all. I had power outages that destroyed my medicine due to faulty circuits that they couldn't fix the first time they came out. Also we had a tree break and fall on our roof that they knew about for months. And wouldn't send someone out I'd give no star because they deserve it read more

They make you sign a "Resident benefit package " that basically includes renters insurance & a filter for you HVAC ( that needs to be replaced every 3 months) for $50 "mandatory" per month! Partnered with Stone Oak for 3 years as an owner. In the process of terminating our agreement now, and unfortunately services and communication are only getting worse. While their fees seemed average or low compared to other options, over time their contractors would perform repeat repairs, and I am now stuck with footing the bill for a bunch of damage the previous tenant should be responsible for. Employee turnover seems high, I would get a new property manager at least twice a year. The latest of which has not adequately communicated. Renters beware...especially women! I rented a townhome through Stone Oak for three years and had issues with the neighbor next-door who was sexually harassing and threatening me, including spying on me with security cameras. I had records of this, including a police report, that I shared on multiple accounts with Stone Oak management. Not only was ignored and then victim blamed when I finally got someone on the phone, but no recourse was taken. Then, my lease was terminated in retaliation without any explanation. Upon move out, I didn't receive my security deposit back ($1650) and was charged another $1000 for inflated fees that the property management company was legally responsible for covering (like light bulbs and air filters). DO NOT RENT FROM THIS COMPANY IF YOU WANT A SENSE OF SAFETY. THEY VIOLATE BASIC TENANTS RIGHTS. read more

We were able to find tenants at reasonable rate without having to make any substantial updates. Coordinated with handymen and repair agencies to fix urgent issues promptly. They're pretty reliable for a property management company but they are beginning to nickel and dime the tenants to death. They just raised my rent 150.00 and I was okay with that, but they've also instituted a 50 dollar fee for monthly services I don't need. This package is not optional. It includes: 1. Renters insurance (which I already have) 2. Air filter delivery (I can buy these myself. I have been.) 3. They are issuing "points" for people who pay their rent on time (I don't need a points program.) 4. New tenants have their utilities set u.p for them (I'm not a new tenant). 5. New tenants receive their keys via a lock box rather than in-person. 6. New tenants receive a Gift Bag. (Wow. Sorry I missed out on that!) 7. An online portal (we've had this for years). 8. The opportunity to build good credit. There are a few more "perks". I just find it extortionate to force tenants to buy services they don't need or want. I'm really disappointed. Posting a 5 star review specifically for Robert Culver, the Director of Maintenance. During the ice storm of Feb 2023, I unfortunately was paired with a tree vendor who tried to take advantage of the state-wide emergency situation. The vendor did not follow the correct estimate approval process and even went as far to threaten legal action against me. Robert was willing to drop everything and help resolve the situation, including negotiation of payment. He went above and beyond to handle the situation, and I couldn't be more grateful. I'm glad I'm renting through Stone Oak simply because I know tricky repairs or vendor work will be handled with Robert's supervision. He is professional, kind, and a hard worker with great communication. I'd give him 10 stars if I could. read more

I worked with Christine McGee on readying my property to be listed on the rental market for the first time. She was very transparent and responsive throughout the entire process. There were several contractors that Christine worked with to prepare the property. This included reacting to a few unexpected hiccups that came up from the extreme Texas weather. Overall, the property was in fantastic shape prior to the listing going live which led to qualifying tenants inquiring about the property as soon as it hit the market. Horrible company to work with as a tenant. They failed to adequately repair significant structural issues with the property I rented until AFTER I moved out, and were incredibly slow to repair other issues (it took 6 weeks for them to replace my broken dishwasher). They sent 3 different contractors to fix a window which wouldn't stay up, until the last one just told me to prop it open with a book. Oh, and they increased my rent by several hundred dollars every year, despite the property continuously deteriorating. When I moved out, they shamelessly (and probably illegally) withheld a significant portion of my security deposit citing damage that existed before I lived at the property--which I had documented and reported upon move-in. They were so persistently unhelpful and unprofessional when I disputed the charges that I eventually gave up for the sake of my own sanity. Renting from them was a completely dismal experience. Do yourself a favor and avoid them. I wish I had. read more

They are completely unhelpful, never want to send people out for any issue and make everything the renter's problem. It is absolutely ridiculous. Their people are slow to respond, completely unhelpful and often rude. They also show up at the house unannounced and stroll into the backyard--an invasion of privacy and completely unacceptable. This review is from a landlord who trusted Stone Oak to manage two properties. I am not really sure where to begin, as there were so many individual issues no one would read my manifesto on my experience with Stone Oak. So, I will keep it short and summarize it below. 1.)They are ineffective at getting a listing leased. Stone Oak "marketed" my property for over 2 months. There were dozens of inquiries which only translated to a handful of showings and one unqualified applicant. I had a lease signed within 48 hours of taking the property back from Stone Oak. 2.)They pressure you to accept less rent than the market rate. This may be a symptom of their "marketing" strategy, but I was told to list both houses at $400-500 less than what I was getting in the previous term leasing myself. 3.) The biggest issue I had with Stone Oak and the reason I left is that I found them to be untrustworthy. I could not trust anything I was told, because someone would come along a week or two later and say "yeah, that thing I told you last week was wrong and it is actually like this". This happened countless times across several points of contact and departments. Wake up to find your account balance drained? Well, they decided unnecessary repairs from their contractors needed to be performed on the property without consent and without letting you know. I had to double-check and verify every transaction and bit of information I was told, which entirely defeats the purpose of hiring a management company. When I was researching management companies, a big reason I chose Stone Oak was that their mission statement was something along the lines of "no excuses, only solutions". It is extremely unfortunate that all I got from this company were excuses. Hopefully, this review helps another landlord looking for management to avoid the same mistake I made. read more

Maybe they protect landlords and homeowners well, but not a good company if you are a tenant. They will force compliance with arbitrary management decisions (things not covered by lease or other policies) by threatening rent increases and/or other significant charges, and they have cleverly hidden fees. Stone Oak Property Management is unlike any other landlord I've had in the past. Coming from NYC and SF, I was pleasantly surprised to find they are very responsive to maintenance requests and generally very helpful when it comes to standard trappings of apartment living.  This is not your standard mega-corp property manager. The main reason I decided to write this review however is in light of the winter storm that rocked Austin back in March.  We -- like many in Texas unfortunately -- were greatly affected in our living situation.  The entire ground floor of our unit was flooded and required extensive construction and replacement of basic essentials like the hot water heater in the days following the storm.   Given the scale of the storm, Stone Oak was hard pressed to divide limited resources among its many tenants, but we were lucky that they were very quick to address the most urgent concerns and communicate with us upon request.  Within a month we were back to normal with new flooring and a clean home courtesy of the company.   Most landlords would drag their feet waiting for insurance payouts, and attempting to nickel and dime their way out of responsibility, but the whole team, specifically Brittni were very courteous in terms of negotiating with us during this extreme situation and subsequent displacement. I am grateful to have a landlord that is as positive and responsive as this one and hope to encourage anyone who might be on the fence about using them.  The usual cons of not knowing who to contact specifically for status updates and automatic rent increase notices still pop up occasionally, but these are by and large overshadowed by the positives of the management team. 4.5/5 stars read more

MUST READ! Don't do business here. Find another house or property management to list your house with. All of the bad reviews, those are real. Not sure if the good reviews are even real. How can they be? THE WORST customer service! No hospitality! When we entered our house, it was filthy - right in the middle of the pandemic. Bugs on the floor, in corners, open the cabinets - hair, bugs, stains. Liquid substance on our bathroom counters, quite a bit of stuff that was left from the previous tenant (let us know that they didn't clean or walkthrough), stains on the carpets, big hole in the carpet, garage was a mess. We could wipe dust/dirt on any object we touched when we walked in. We also have pictures of proof and filled out the move in log. We reached out to see if they could get someone in here to clean - they opted to give us $100. It cost about $250-$300 to have a professional clean a 2700 square foot house. Unsatisfactory. When submitting our 60 day notice to vacate the house, we were told we submitted too late and our move out date would be October 14th - and that we would be obligated to the lease through October 31st. They have text messages from August 18th. What they failed to provide is contact logs from the multiple calls moving forward to get us out of the house by October 14th without paying the remaining 17 days of rent. We emailed on September 28th, and they replied our move was still on Oct 14th. When paying rent, it was prorated (which they said they weren't obligated to do). We paid rent at $939 which is all we were obligated to pay. The tenant portal didn't say we had a remaining balance. We didn't find this out till we received our ledger for the year of renting this house. They took out $1140.64 out of our security deposit. We wouldn't have moved into a new house down the street if we knew we had to pay this, we would of just stayed in the house for 17 more days) They didn't follow up with us, no email, no phone call, or letter in the mail - not even a notification on our portal. They also took $429 out of our security deposit for cleaning fees. We submitted 2 invoices from cleaners prior to us moving out. Carpet was $323.67 and profession cleaner was $210. They never walked through to let us know anything needed to be touched up like it says in the lease. We walked through it multiple times. They said the upstairs guess bathroom wasn't cleaned at all and the fam blades were dusty. They have no evidence of this. First off, why would the maid that spent 8 hours at the house forget to clean the bathroom - we would of said something after walking through. Stoneoak Property Management: DO THE RIGHT THING! Not the time to be keeping someone's money. Hire people with better customer service skills. Oby Ebguna is a prime example of who you don't want to represent your company The hospitality is lacking tremendously. Starts at the top and trickles down, so whoever reads this - contact your boss, and their boss and get your business on the right track. Do y'all care about retention? Their red flag started when we consult them a year ago. What their on site consultant said is completely different from what they do after we go into contract. They stated their on site consultant is wrong and if we want to back out of the contract we need to pay a fee. We were so mad as at that time we are moving out of state and had no time to deal with all this. We got into argument with them and in the end both parties backed off a bit. During this one year of working with them it s torture, they keep asking us to pay big money to fix things.We asked them to check if it s the tenant who did sth (we lived there 3 years and nothing major was broken) or is everything really breaking on itself, they wouldn't. I then asked a friend to go and take some photos of our front yard just to see how the house really is now, and it s a disaster, trees died, grass everywhere! Stone oak never told us anything about it like they promised when we sign the contract! Now the tenant they screened and picked for us won't pay rent and stone oak won't do anything but asking us to handle on our own, if the tenant pays us later, stone oak get the late fee! I am reporting them everywhere, this is such an UNETHICAL and IRRESPONSIBLE BUSINESS! read more

If you want to rent a place where management just paints over everything and calls it fixed before you move in, then Stone Oak is for you! Windows were painted shut, doors wouldn't close (like the front door), fixtures fall off the walls, and etc. if you put in a request for anything, like the bugs that were everywhere when we moved in, the unit be 90+ degrees upstairs even with the crappy window units on, or a window cracking because it couldn't open they will be the most unhelpful. Everything shitty about their properties is blamed on the residents and they are charged up the ass. Around $300 for one cracked window pane, which only cracked because it had been painted shut and needed force to open??? Do not rent from Stone Oak. I know I never will again. read more

Have rented from this property management for over a year now with multiple issues. 1st off none of our maintenance requests have ever been addressed, there are light fixtures hanging down since move in and doors that leak when it rains. Secondly their account managers are extremely difficult to get ahold of and when you do they don't even have the correct information! We've been given the run around and multiple incorrect documents sent to us. Complete waste of time! I spent hours emailing an agent back and forth to get information and setup a time for a walk through. They finally get to my property and take a tour of the property just to call me back after 20 minutes to tell me that they do not service my neighborhood! I've been a Realtor here in the Austin area since 2004, and decent property management companies are really hard to come by. Good ones are extremely RARE, and Great ones are just about non-existant. Brittni and Stone Oak falls somewhere between Good and Great. I deal with investors looking for single family homes as well as clients looking to owner occupy or sell their current homes. For many years I WOULD NOT recommend a management company to any of my investors. I just didn't want any negative feelings toward the management side falling on me being the one that referred them. I would literally tell them to try to find the PMC that doesn't suck as bad as the rest! A couple of years ago I was introduced to Stone Oak Property Management and Jennifer Frizzel. She may be the hardest working "person" I've ever met. Every time I stopped by she has always been working....busy as hell, and never complaining. Just working! Last year as they seemed to have grown exponentionally they brought on more Property Managers (how I met Brittni) and a General Manager- Maureen. Maureen is the perfect fit bringing years of experience in property management to help her managers with questions/issues regarding owners and tennants. She's always stops by to say hi when she sees me in there and to see how I'm doing no matter how busy she is or what situation she's dealing with. She makes time to be present! She really does understand the power of good relationships in business. Now to Brittni- I could tell right away she actually cared....first about the owner/clients she was representing, but ALSO about the tennants occupying her clients' properties. That unfortunately is extremely difficult to balance as well as maintain those relationships. Somehow Brittni does this, and she does it with a smile on her face!
