You pay extra for a yard, but don't expect them to do a damn thing about it flooding and having…read morestagnant standing water constantly, causing all kinds of issues with mosquitos and flies - not to mention the fact that your foot will sink 6 inches into the ground if you try to walk into your own yard. We won't even go into the fungus and fire ant infestation that has also been reported and continues to have zero resolution. Or when they ripped up a dead tree on our move-in date (6 months ago) and still have not fully cleared out the debris and holes left behind. Also - if you're asthmatic or sensitive to MOLD & MILDEW in your home I would also recommend avoiding this place, as I have also reported mold and mildew growing on the floorboards and Sheetrock from when they failed to properly fix a flooding issue that took place before we moved in but we were assured up, down, and sideways that anything wet was cut out and removed. It wasn't. Last time I told the property manager the response I got equated to 'that sucks, open up another maintenance request' and that was it. No follow up. They n top of that our garage ALSO flood anytime it rains. Reported it immediately, no resolution. Mold and mildew in the walls of the garage as well because of significant drainage issues around many of the buildings that cause standing water against foundation. And not standing water for a day or two. 10+ days after rain there will STILL be standing water puddles in my yard space. TEN. DAYS. We can also get into the absurdly cheap quality of every material they choose to put into this place at literally every opportunity from blinds which break and bend if you literally touch them at all, to paint which flakes off into dust the moment you try to gently clean off, exposing the bright pink paint underneath it. Perhaps the 4" hole in the weather stripping on the door which has also been reported and we just have to plug up with a towel to prevent the bugs I mentioned before that are festering a giant pool of water that never fully dies out that's right outside our back door and causes huge swarms of mosquitoes and I take over the space in the warm days between rain. Trash compactor is broken seemingly every other week so you get the elegant solution of just keeping your trash in your home until it gets fixed again. Or maybe you like that it's a gated community? Well the gates are frequently broken and when they do break they stay broken for weeks on end. The also seem to levy 'trash violation' fees anytime they want to make a few extra bucks off their residents but never seem to be able to prove why those fees showed up or when any supposed violation took place. Oh, and that's for the 'valet trash' service that's a 'required monthly fee' aka: we desperately want to make it seem like it's cheaper to live here than it is so we hide the higher rent in a series of mandatory monthly fees. So yeah - just absolutely fantastic place they got here

She spoke over me and told me to stop where I was at because she had no idea what I was talking about. Then she complained that the way I started the phone conversation (which I literally said "hi, I'm inquiring about rentals at The Retreat at Finch Branch and wanted to ask a few questions since I don't see any pricing listed on the website") was confusing and made it sound like I was calling the wrong number. I have zero back bone and am very kind on the phone so this made me take a step back and think whether or not I should go with this company for renting. She was so nasty towards me that I almost hung up on her but again, zero back bone. She again, started berating me about how I keep saying "the retreat, the retreat" and went off on me for a good minute, ending it with "well now we figured it out." She harshly told me that there's no availability and I asked her if there would be any rentals opening up in the next few months and she told me to go to Evergreen Live and look because there's rentals popping up every day and sarcastically ended the call "good luck with your rental search" and hung up. If this is who is advertising your properties, I really don't want to know who is working on the premises. Anyways, I did look on their website and they had one property listed for this particular area that I was originally inquiring about. Not only was this woman insanely rude, she also lied about the rental not being available. Again, I'm extremely kind when I speak on the phone and have never ever given anyone attitude (including health insurance issues, we all know how that can be). I was shocked by her treatment towards me. Because of how I was spoken to on the phone, I have zero desire to give this company any money.

Any time I would call into the office for maintenance, or questions regarding the move out requirements, etc. the staff was always attentive, friendly, & quick to respond.
