    I purchased a duplex in downtown Austin being managed by Ryan Stetson and this guy is awful to interact with, violated the law, shirked his responsibilities and is completely unreliable. The duplex was tenant occupied and the morning of closing (before closing took place) there was a gas leak in one of the tenant occupied units while Stetson still managed the property. The tenant called Ryan but Ryan refused to do anything about it. Scared, the tenant reached out to my agent seeing if we would able to fix it. This was still Stetson's responsibility so my agent reached out to Stetson but we only got an all caps, condescending, arrogant email in response. For the safety of the tenant, I got the gas leaked fixed and then proceeded to closing a few hours later. If Ryan Stetson won't responding to an active gas leak in a tenant occupied unit, what will he respond to? According to my tenants, nothing. Once the closing occurred and Stetson was no longer managing the property, I gave Ryan the address to mail me the tenant security deposits since I had 2 tenants in the building that were on active leases. He said he would, but after 2 weeks, nothing had shown up. He lied about sending the security deposits. So I asked him a 2nd time and was told check 2664 was just dropped in the mail. 3 days after that, I got an email from him (attached) explained that he made a mistake and "accidentally" wired one of the tenant's security deposits ($3000) back to the tenant rather than to me (he can't even get the units and numbers right on the email he sent me to notifying me of this "mistake.") Hard to wire me money when he never had my bank account info (more lies). In this email he also mentioned check #2667 was in the mail for the other security deposit. So he lied about putting check #2664 in the mail 3 days prior. Stetson sending a stranger thousands of dollars of my money was his retaliation for me asking him to fix a gas leak while he was managing the property. Ryan Stetson sending me the security deposits was a legal obligation. Apparently, even when Ryan is legally required to do something you have to ask him 2 times or more and he still will not do it. Also, he was renting one unit at about 60% of the market rate, which was shocking, and there were no clauses about sublets or disallowing short term rentals (Airbnbs / VRBOs). Those leases were a complete lack of protection for the previous owner, his client. On top of that, he personally attacked and insulted my real estate agent during the sale and the tenants hated Ryan. So there are no upsides here. Stetson is an awful person, will not respond to an active gas leak in a tenant occupied unit and will not give you the money that he is legally obligated to give you (maybe he will send your money to someone else just to keep things interesting.) So if you have the choice of interacting with or working with Ryan, don't. He lies, he does not follow through on his word (even when he is legally obligated to do so) and he will go out of his way to cause problems for you.

    UNRELIABLE DISHONEST SHADY PRACTICE My experience with STETSON for 6 months has been a total nightmare. Here are the main reasons... 1. STETSON MANAGEMENT required that I get rid of my home warranty to manage my unit so they could use their own connections to further scam me and charge me on repairs and replacements, which ultimately cost me over $8000 which would have been paid by home warranty companies. 2. Charged me over $2000 to get ONE unit ready & FAILED to send pictures confirming the cleaning was completed (see photos from my new tenant). 3. They are also NON-responsive to tenants or landlord calls and inquiries. My tenant tried calling, emailing, and Stetson people never responded to him. See attached photos 4. Took 2 months to get my unit rented, while the average in the area is less then 30 days. WHY? They have a pre-recorded message & text service to any prospective tenants who are interested. As well as listing the wrong pricing for the unit. PLUS they copied and pasted the description of the unit from when it was sold 2 years ago. AND they NEVER showed the unit...merely provided a lock box to a dirty unit. 5. I went into debt because of their negligence and greediness. There were so much problems with Stetson that money was not even the worst part of it. I am so frustrated that I accepted them as a referral without performing my due diligence & want to prevent other homeowners and tenants from the same headache with a unqualified team of people at Stetson.     How unprofessional the owner was ignoring tenants calls before the closing and deed transfer to the new owner

    As a real estate buyer agent the closing was supposed to happen late afternoon Same day early morning there was a gas lease Obviously Stetson property management is still responsible to take care of the tenants When the seller agent Eliot and I contacted him Explaining to him that we received couple phone calls from the tenant stated that your ignoring their calls .. explaining to you that the closing only happened late afternoon . We just wanted to have explanation to why you were not responsive. We kept getting hammered by insults He insulted my family he insulted the new owner Calling him a terrible new owner And he made sure he tagged him . He embarrassed me in front of my client. He also tagged the house owner that trusted him with her house . He kept emailing us on a daily basis to do business with the owner. We kept refusing nicely he didn't stop Every day an email from him To do business with us When he knew it was clear that we don't need an agency to take care of the new place aka new tenants .. Before the closing happened, he decided to not be responsible of the old tenants and the contract that he had signed with the old owner He called me a liar , For transferring to him what the tenant told me ... The tenant called me and asked for help I told her that the closing didn't happen yet you need to contact Ryan he is so responsible to help you. She kept telling me that you're not answering. At the end, you called 911 . Such a disrespectful owner . Stay away.

    I have nothing but great things to say about stetson property management!! I am fairly new to Austin and during this pandemic I needed a place to stay right away. It was over a weekend when I saw a place online that fit my budget needs. They opened on Monday morning so I called first thing, and not only were they friendly, but they were also attentive and incredibly responsive! When I first called, Melanie made sure to get my information, and made sure that someone got back to me. She had a great energy about her, even over the phone she was super pleasant to have a conversation with. Afterwards, I continued my application process and contract signing process with Ivanna. Ivanna was communicative and prompt in all of her dealings with me. Once my application was approved, everything took literally less than a day!! I waited a few weeks after my move in to complete my review of this property management company, because oftentimes once someone has your business things can fall off quite quickly. This has not been the case with Stetson, I've been at my new place for almost a month and still the people at Stetson answer all of my questions, and continue with the exact same polite and professional manner. Moving during this covid crisis could've been a complete nightmare, but with Stetson it's been SUCH a breeze. I took the virtual tour online, and it was a great representation of the actual place once I moved in. I would recommend them hands down to all of my friends and family!! I love my new spot(pictured)!! Thank you so much for making this great living situation possible. Keep up the great five star work!!!

    I am the first renter of a new complex. I moved in & my unit had not been cleaned. It's a brand new…read morebuild so there was a lot of dirt on the floors, debris on carpet, sawdust in my drawers. Cleaners came 3 weeks after move in & vacuumed, mopped the floors, cleaned toilets and changed trash. They were there for less than an hour. After move in, they changed my house number. No notice was given, no lease amendment was signed prior to change. I found out when I got back from visiting family. I then was told "It's not a big deal just call the companies to get everything fixed on your bills". it took an entire morning (4+ hours) to get things fixed, with no compensation. I still do not have my mail key and I have been here 3+ weeks. Every time I ask, they tell me to go to USPS & it's not their responsibility. I went to USPS and they did not have the keys which I told were dropped off. Still no mail. Overall, not a great first impression. I am military & move around a lot. I would not recommend this property management to future movers. I love the builder, Maurice. He is very kind & attentive, he's actually assisted more with the utility switches than anyone. The place is great, minus all of the things listed above. Moving across the country starting over again at a new duty station, this has been less than ideal. Very much added stress that could have been avoided. I believe they moved me in way too early. ******** Within an hour of posting this, they did reach out to me and were incredibly professional & attentive to my feedback. I was assured it was taken seriously, so I do believe these issues will be completely resolved for the next tenant.

I love the fact that they are proactive in recommending repairs to various parts of the house before it becomes very expensive to fix. In addition to the superb service they provided me, they have a top notched team who treats me like family. Everyone is very professional, respectful, and caring. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. If you want a property management company that takes care of your property as if it's their own, you should consider working with Mars Hill Realty. I promise that you won't regret it.

I own an apartment and rental home locating company and it is super frustrating the way all of these property management companies operate EXCEPT GDAA!!!! They run business the way it is supposed to be run. I speak almost daily to Stephanie, Elizabeth and Lizette! These ladies are top-notch! They keep me fully informed on my clients so I am always kept in the loop and I know they will be taken care of properly. They never hesitate to take my calls and look up information for me so I can better help my clients. So, for that side of property management, it is my go to company to find rental homes for my clients. These other companies will take thousands of dollars in application fees, then cherry pick one and keep everyone's fees! Not GDAA! They only keep your fees if they process your application. If you are a back up and they don't get to you then they can transfer your application to another home or refund you! This is the way business should be run. They should be the role model for anyone in property management. There are companies out there that are profiting on application fees. BEWARE of who you rent through. I would not go anywhere except to GDAA if I were you. As for the landlords who are looking for a management company, these guys run a tight ship! Their qualifying criteria is available to be read on their website. They stick to their guns. You can also decide how you want to modify what is acceptable to you. You can sleep with ease knowing they screen for well qualified applicants. I also know how much effort they put into their listings, walking homes, taking good pictures, making sure make readys are done properly, and their marketing. You are getting a great value by allowing them to manage your homes. I can not thank David Raulston enough for introducing me to his employees. It has been so refreshing for me in my industry to work with such a great company and such fine people! My day simply doesn't feel right when I haven't spoken to Stephanie and Elizabeth! They make me so happy to do what I do because they make it fun! It is such a pleasure to work with these women! They are truly the best! So, I hope I gave y'all some good insight whether you are considering leasing one of their homes or whether you are looking for a property management company for yourself.     I leased a property managed by this company and would NEVER under any circumstances recommend them…read more They are also known as GDAA prop mgmt here in TX. Issues like central A/C being out for 3 weeks in the middle of summer, busted pipe with NO water for 3 days, charging for tree branch clean up when I was told previously it was covered as a weather event. I asked for 1-2 nights hotel when I was without A/C and water and they refused. They also gave out my number to vendors who were trying to reach them. This went on for 2 years. I just received another call today and I no longer reside at the property. Tenants beware!
