One of the worst experiences I've ever had. Stay away from this business and its owner. Very unprofessional, incompetent, received terrible feedback from our tenants about their response times. They also wrecked the carpets in our home, requiring entire replacement. They are not honest, timely, trustworthy or reliable. I have so many negative details I experienced with them that I am refraining from outlining here but the cost to do business with them is not worth it. Stay away!!! I applied to rent a house in Austin, TX where they represented the landlord. They did not provide the lease until after I paid the application fee and completed the approval process. When I finally received it, the lease terms were extreme compared to anything I've seen renting in Austin. Examples: - The lease required me to pay whatever amount they determine for move-out cleaning, using a cleaning company they choose. - It listed disposal issues and clogged drains as tenant responsibilities in a very broad way. I'm fine being responsible for clogs caused by tenant misuse (grease/foreign objects, etc.), but I expect the landlord to handle normal plumbing issues not caused by the tenant. - The lease said I must confirm that all utilities are available before signing, but they sent the lease on Saturday and set the signing deadline for Sunday, which makes that requirement unrealistic. - The lease also said I inspected and accepted the property "as-is," and included "sight unseen" language that shifts responsibility to the tenant to confirm the property's condition. We noticed issues during the tour (for example, a broken window/glass seal in the living room), so I asked that known issues (and any other known items) be specifically listed in writing. When I raised these concerns and asked for clarification, they dismissed my feedback and pushed me to sign the lease "as is." They also stopped responding to my emails and instead resent the lease with a next-day expiration (on a Sunday), which felt like pressure to sign without addressing reasonable questions. Even my real estate agent was surprised by the terms and said she had never seen a lease like this. The home has been listed for a long time, and this experience made me wonder whether the owner is aware of how these lease terms and the pressure tactics may be affecting potential tenants. It is hard to fully convey our experience with Jim and Crosstown Properties. Unfortunately, we had to rent our property sight unseen, because we were moving back to Austin from out of state. The condo was not clean upon move in. There was mold growing in the shower, and visible hairs in the carpet. Jim later admitted to not having the carpet cleaned before we moved in. The cold water line was turned off in the master bath sink due to a leak. The smoke detectors started beeping before the end of the first week, because the batteries were original to the 3-year-old house. Had we been able to see the property in person, we NEVER would have signed a lease there. Jim seemed generally unaware of the property. He didn't provide information as to where our mailbox was. It was in a gated community, and he didn't know the code to the pedestrian gate. He didn't know who the internet provider was. He didn't even know who provided trash service for the property. You get my drift. There was a lot of drama over trashcans. In our condo complex, over 75% of owners kept their full sized trashcans outside, but to make Jim happy, we got the tiniest trashcans available to get them to fit in the garage with my small crossover SUV. You'll have even more fun if you also have to juggle an HOA *and* Jim. In the midst of the COVID-19 crisis, Jim sent a letter, along with a year old fine that he had promised to take off our account. This letter wasn't to support us in any way--it was to require us to give a 60-day notice if we wanted to renew our lease instead of a 30-day notice as required by our lease. But hey, he wasn't going to raise rent, so there's that. For the most part during the 16 months that we had the unfortunate experience renting a property from Jim, he was rude and difficult. I basically avoided him at all costs. We should have known by how pushy he was when he was trying to get us to sign the lease, but we were getting desperate to find a place. On one occasion, I had to place a work order after a leak from the kitchen faucet. I was pleasantly surprised that Jim responded quickly and courteously. He sent someone out to fix it the next morning. We had the faucet in the master bath repaired at that time as well, which was over 12 months into our lease. Yes, we chose not to request a repair before that to avoid dealing with Jim. The move out process was about as expected. After he received our letter notifying him that we did not intend to renew, Jim sent a condescending two-page letter "explaining" how to move out. This was during COVID-19, but Jim provided no instructions on the process to actually turn in our keys. When we got to his office, there were no signs to indicate the next steps, and the door was locked. After I knocked, Jim peered through a window, gesturing for me to drop the keys in the payment box. Talk about great customer service! When I emailed him immediately after we got home from turning in our keys, he claimed we had not provided him with our new address even though we sent it both through the mail and by email a month earlier. He had even responded to the email! We mailed and emailed the same letter. Again. We didn't hear back from him, and proceeded to count down our 30 days until our security deposit refund was due. For those curious about how long it takes to get the deposit refund (because you'll find that his snarky letter will tell you not to inquire about your deposit), Jim postmarked the envelope on the 28th of the month. It was sent through regular mail, not certified. The real shocker came when I opened the letter--we actually got a refund of 100% of our deposit! Based on other reviews, I honestly was expecting to end up filing suit to get our deposit back. At the end of the lease, I emailed documentation to him proving that we kept the utilities connected through the end of our lease, sent paid billing statements showing that we had a lawn crew mow the lawn every other week until the end of our lease, and I emailed the receipt of the move out clean we had done. Throughout the lease, I also frequently resent his own emails to him to hold him accountable. In the end, we didn't need it, but we also had a 20-minute video proving the condition of the property, and we even took a video of me turning in the keys to time stamp that we drove straight from the condo to his office. If you are renting from them now, and are concerned about your deposit, it is possible to get it back! Just make sure you keep all email and written communication from him, and be proactive with documentation at the end. Bottom line, I would not recommend renting from a property managed by Crosstown Properties, and I certainly wouldn't let them manage a property that I own. read more

Jim at Crosstown properties is not someone you want to work with. Water intrusion and mold was found throughout the home we rented. He took 2 months to figure out who he wanted to use to start investigation and repairs. The repairs took 5 months because he kept delaying or having additional assessments and insurance reviews (5 total) during which we could not use rooms and bathroom. For 5 months we were expected to pay full rent despite hundreds of square feet less access. And then upon move out, despite no damage or repairs done because of us, he knit picked and kept $900 of our deposit. They charged for leaf removal despite no lease requirement of leaf removal. They charged for mowing and trimming bushes in the HOA service area ... and similar such BS. Don't rent from this company and don't use them to manage your rental property. Insurance did not cover the water damage because it was due to neglect. The water had been in the walls and raining inside for months if not years before we moved in. read more

We leased a home from Crosstown sight unseen as we were moving out of state. We've been there 3 years. The home was older but we really loved the location and neighborhood. We have never really had any problems with Jim or his team. Anytime we've needed repairs they were quick to send someone. I will say they rarely answer the phone but Jim does always answer emails. He even worked with us on letting us extend our lease 1 extra month after our lease was up (we are building a house and needed a little more time). I have 0 complaints from these guys. Having rented in Austin for the last 15 years, I can unequivocally say Crosstown Properties excels in property management and customer service. Crosstown has managed our current home for several years and the entire time they've worked 100% on the home owner and my behalf. One - they complete standard maintenance on the house without me even having to request it. Second - if something does go wrong and needs to be professionally fixed, they hire reputable and honest businesses. They also move quickly! On the rare occurrence we had an issue on a weekend, Jim would always reply to our email. Third - the customer service is spot on. They set clear expectations from the start. With that, they hold their end of the bargain by being responsive to any needs and actually taking care of the home rather than just collecting checks every month. My air conditioning stop working late on a Wednesday evening. I went online and filled out the repair request. Got a response immediately and the repair person was at my home Thursday at noon. The HVAC repairman was very knowledgeable, respectful, entertaining and friendly. I was amazed at how him just listening to the system he could tell what was going on. Jim was rude and manipulative, and he acted like I worked for him, rather than the other way around. I would warn anyone against entering into a lease arrangement with him.  1) Every time my lease renewed, the contract was shortened by 2 or 4 months, so the rent increase became ever more frequent. 2) The refrigerator in the house broke. This was not my fault and I ended up purchasing my own refrigerator, but the price of the rent never decreased accordingly. 3) I kept the house very clean, I barely unpacked, and before I moved out, the house was spotless except for the windows and blinds. I scrubbed the house top to bottom, but I was charged $275 for the cleaning of the windows and charged extra for landscaping. In all, I got back less than 1/3 of my deposit, despite 3 days of cleaning. I frequently felt disrespected and insulted. I should have just just left the house as it was rather than exhausting myself by scrubbing it since he dug around around on top of the microwave and found some dust to smear around for some still life photography. Recently, I returned home on a Saturday night from being out of town for two weeks to find my house was 85 degrees inside and the air conditioner not working. Moving into Austin a couple years ago Crosstown properties made us a pretty square deal on renting a place while we got our bearings. Something like 1150/mo for a 1-br family home in Brentwood with last-months down as a deposit. Lots of paperwork, and fees were explained, and the whole time I felt like I had to sell them on the fact that I was bon-a-fide (lots of passive aggressive statements from them about my dog etc...). However, in the end it worked out. The house wasn't a dump really, but over the next few months things would go wrong, but they had a good group of folks ready to come over at a moments notice to fix things up. Then one day a tree in the back (that was in bad shape to begin with) cut loose in a wind storm and knocked off the rather shabby carport onto our car. Worse, it landed on the neighbors house. An 'act of god' but the carport and tree had been in bad shape and I think we even alerted crosstown to the need to fix these things up. So, a major drag but who can you blame... Well, Jim Wilson, Crosstown's director now showed his ugly side. Jim is a quiet, reserved guy, so its kind of hard to tell he's a major tool until something goes wrong. He proceeded to leave the mess for days on end, and left a note on the neighbors door that they should 'stay somewhere else for while'. Eventually we just sicked a roving band of tree trimmers on the matter, at which Jim chewed my wife out for having taken initiative on the cleanup. Things swiftly deteriorated to the point that I was thinking of something between a poop-in-the-paperbag trick to fire-bombing their office when calmer tendencies prevailed. We scraped some money together, bought a place, and swallowed the 900$ we were out for breaking the lease. Jim was about as understanding as a mob boss at a construction site. We had more words, and its only now I can write this review without seeing red. Is any of this really Crosstown's fault? Or Jim's? I think the guy is just not a people person. We moved to Austin and were amazed at how nice people are here. Our buzz was killed by Jim and Debbie from Crosstown Properties. Debbie is nice and peppy when trying to get your money for applications $40 per person in the home you are trying to lease. Knowing already that they will make it impossible to get approved. Once they have your money, they are demeaning and blow you off until you get tired of trying to do business with them. Jim, an older man with white hair with a dry personality and was straight faced when "helping" us fill our applications as if it was such a bearing on his day. While there, a young man came in for some helping filling out his application and he talked to him like he was dumb for asking the questions he was asking. "Luckily" I didn't have many questions, otherwise I might've gotten the same demeaning treatment. We were not approved for a typo I made on the application which I tried to rectify after and was not given a chance to resubmit with the correction. They had already used the overpriced $80 to run our applications and blew us off. Sorry, not our fault. For a typo that could've been easily correct and re-submitted! The whole experience with them was insipid. Sure enough, after, we found great Real Estate Agencies that were helpful, kind, and accepted our applications without a hassle. We found a lovely home that we've been living in for 6 months and they're very happy with us as we always pay rent early. You'd think they'd want to make money huh? I guess they must be in the business of making a quick buck on applications and blowing people off. Do NOT go to these people. They don't deserve to be running an agency. We rented a house from crosstown properties for a few years. They were helpful in getting approval and getting our lease signed in a courteous and quick manner. Once in the house the faucet fell off the bathtub so we put it on our move in form. We didn't call for repair since we just used the shower. There is a yearly inspection, that person is nice and does a good job. When he came for the inspection he saw the missing faucet and said he would put it back on for us and he did. Very good experience. Until two weeks later I got a bill from Crosstown asking for $100 to put the faucet back on. 1st of all the inspection guy didn't tell us there would be a charge and 2nd it was on my move in form. Good thing is Crosstown didn't make me pay the bill once I asked them to look at the move in form. The house we were in was big and the air conditioning wouldn't cool it in the summer. We told the inspector every year and were told that the house was just too big for the air conditioner and to use fans. Now move out is where you need to be super careful and document everything. We took photos of everything and had someone come in and clean the house after all our stuff was out. We were still charged over $300 by Crosstown properties for cleaning. We were charged for things like crumbs in the fridge, dust behind the fridge, dust on the underside of the blind caps. Things I have never been charged for in the years we have rented at multiple places. Some of the things they cleaned were valid, like grease on the vent hood but others seemed excessive like hard water ring around faucet and changing a light bulb. They also charged to replace batteries in the garage door opener and reprogramming it for the new tenants! really?! Jim the property manager doesn't have a good bedside manner. Sometimes he answers emails and other times it could take a few days to get a response. I understand he doesn't have to be our friend, but I would expect some level of friendly service. read more

It seems as though Crosstown Properities has bad reviews across the board through the web, but what gets me is that there are only about 7 reviewers in total. Crosstown manages well over 250 properties through Austin. Most of the reviews are from people who either could not get approved or got dinged on their deposit. My family lived in a nice 3bed/3bath in SW Austin. We just recently finished our lease becuase we bought, but we would have kept renting from Jim if needed. First off, Jim is not a guy that is going to stop by and have coffee with you, he runs a business. Anytime we had any issues, from the stove to the washer/dryer breaking down, there was someone that contacted us within normally 12 hours and were there to service the issue within 48 hours. The service is what you are paying for, not Jim's pleasant personality. The other issue I keep seeing is that Crosstown is difficult to rent from and their standards are too high. People really need to look around and notice that we are in a sellers market. Nice house rentals are hard to come by, if you don't have good credit or good refferences they don't need to rent to you, there are thousands of people moving to Austin every month so they can be picky, but if you are lucky enough to get a house from Crosstown, you will be taken care of. Note to people looking at Crosstown to manage there property, I would definately recommend these guys. The reason people complain is that Jim makes sure there are no issues with the people he rents to, while you are there or when you move out. It sucks that some people have had issues with Crosstown, but if you are looking to rent (not for a buddy of a landlord) and have read all the reviews, you will know Jim is hard ass when it comes to the contract, read it and know what you are expected to do. My experience with these guys was several years ago but I still remember it well. I'm in real estate and have been for many years. I understand how things work. And the way Jim handles things is not normal. First they get you with a sweet girl that has you sign on the dotted line. She evaporates immediately upon completion of the lease agreement and you're left with curmudgeon Jim. After move in, the fridge was not working. I called Jim at 8:30AM and was told that I called too early and that that I would be charged a trip charge to assess the fridge and an additional fee if they could not find what was wrong with it. I asked him to point me in the direction of the clause of the lease that supported his assertions. He could not but still placed unauthorized charges not allowed and deducted it at move out. The stove was broken and the oven would burn you on the outside if you turned it on. With a small baby it was a huge concern but Jim spent months arguing instead of fixing it. He sent a maintenance guy that diagnosed the problem, maybe something about a seal, but he didn't want to repair it and the maintenance guy had to tell him he couldn't leave without repairing it. He doesn't want to do maintenance because it presumably takes away money from his management fee. Bad design because the owner and renter suffer where the owner's home is not being cared for and the renter's very basic needs not met. Jim drives by constantly so he is never in the office and cannot answer the phone. The fence was falling down and the neighbors dogs roamed freely in our yard where my children could not play outside but he refused to repair/replace claiming insurance should cover and months went by. I think ultimately I got in contact with the owner of the home and the neighbors for each to work something out. The neighbors had to contact the owner of the home as well when Jim refused to take any action. We had termites and despite promptly notifying him it took over a month for him to even begin looking into the problem. At move out, he sucked every dime of the security deposit despite us having professional cleaning and professional carpet cleaning and no damages. Just really a nightmare to work with, poor communication skills, and lack of maintenance while you uphold every end of your agreement and he steals your money in the end likely pocketing it for himself. His practices also don't serve the owners well because of the increase in resident turnover for the people that don't want to deal with him. read more

I write this review as a tenant of Crosstown Properties for the last 3 years. Relocating from another state, I expected to rent for a year before buying a home. The rental rate we received, combined with the services we received over the last 3 years made it easy to renew our lease each of the last two years. We always received immediate response when something went wrong. When a tree blew down, Jim sent someone to haul it away, even though I offered to do it myself. When the condensation line started leaking behind the wall, Jim sent someone over. These are just a couple of examples. Most recently, the yearly inspection found that the AC unit was not at 100%. We rented from them for one year, and could not wait to move out! We could give a long list of issues, like other renters have, but the short of it is, don't rent from them! As others have mentioned, the rental was not cleaned upon move in, but we also had issues getting repairs after an electrical storm hit the house, having no heat for several days over the winter. They never declared a monthly recycling day for the neighborhood, practically in our back yard, and the exit process was a nightmare - it got to the point that Debbie was so rude it was shocking! Customer service is not their strong point, and everything is about ease and convenience for them, so don't expect any favors or extra attention. I have used Jim at Crosstown Properties to manage my rental property since I purchased it in 2004 - 13 years! Since that time, Jim has been extremely professional, from selecting well qualified tenants to managing any problems or repairs that come up. Jim sends the monthly statements right on time and all expenses are itemized and receipts attached so I know exactly what repairs have been done. If I have any questions at all, I send him an email and I always get a response within a day. If it were possible to rate zero stars, I would. If you find yourself in the market for a rental property and see that a particular property is managed by Crosstown Properties, think twice. Then think a third time, turn around, and run away. At first, everything seems great. You'll deal with Debbie, who is friendly and helpful and more than willing to do whatever is necessary to get your money. Once you've signed on the dotted line, though, you'll start to wonder if Debbie was just a figment of your imagination, as chances are you won't ever see or talk to her again. After you've signed your lease, Jim will be the point of contact, if you can really call him that. On the rare occasions that he does respond in a timely fashion (and only ever by email; don't bother trying to call, and heaven forbid you should ever try to go by their office--in two years I only ever saw someone in the office once...and I was there to drop off rent in the middle of the day during the week, so it's not as if I was there outside office hours) he's rude, condescending, and seems to regard renters with the same esteem one might regard a cockroach. Their overall business practices are what one might consider "shady." If you rent from them, you can expect behavior that borders on harassment and stalking. Drive-bys, in which they'll take pictures of the house to show you your shortcomings as a tenant were regular, and unwarranted. Once a year, you'll be subjected to an "annual maintenance check" during and after which few to no maintenance issues actually get resolved. More than anything it seems to be a ploy to come in and snoop around the house to make sure you aren't destroying it. You know, because that's what all renters do. You'll be held responsible for things beyond your control, like the weather. Last year during a scorching summer and record-breaking drought, we were forced by Jim to re-sod the front yard, knowing full well that with temperatures over 100 almost daily and drought restrictions in effect that new sod couldn't possibly survive. Needless to say, it died in short order and not long after the emails from Jim demanding that we replace the sod yet again started. Once the weather cooled and we started getting rain again (though we were still under drought restrictions), I seeded the lawn and by the time we moved out in March, the entire lawn was covered and green again. That didn't stop Crosstown from charging us $250 to unnecessarily re-sod the front yard after move-out. Which brings me to my next point: move-out charges. As someone else mentioned, you can expect a large portion of your security deposit to be nickel-and-dimed away by move-out charges. In addition to the aforementioned charge for the yard, we were subjected to a plethora of other charges. Some were legitimate, but others, like a charge to replace a garbage disposal that we never once had trouble with in our two years there, were most definitely not. Then, to add insult to injury, we left behind (at the owners' request) a refrigerator for which we were to be credited on our final statement. There was no such credit. All in all, my experience with Crosstown was the single worst I've had with any management company in my life as a renter. But don't just take my word for it. Let the plethora of other negative reviews here and elsewhere help you make the decision to leave Crosstown Properties far behind you. read more

I put one star because there was no option to deduct stars. I'll agree with a previous review about Jim; because the man is unnecessarily rude. Even simple questions posed politely are too much for him. Really, he should not be in any business where he is required to communicate in any way with another person. Unless he can do so with smoke signals. But I'm getting off-track. I submitted our written notice to not renew our lease, and did so 9 calendar days ago. No one ever confirmed that it was received. So I sent an email and asked. Jim promptly replied that he had received it and Debbie (who is sweet as can be) would reach out to us. She did send us an email an hour or so later letting us know that she'd come by the house today to put the lockbox on. She did not tell us that she'd be coming INTO our house. Since when does placement of an external lockbox require entry into the home? Had I known that she planned to enter, I would have asked her to wait until the next day. Our house was not in any condition for visitors. It's messy. the yard is messy. We then received a highly critical email telling us that we needed to do x, y, z so that the possible renters will rent our house. We both work, I'm 6 months pregnant and in school. What kind of time do they think I posses that I can do this with less than 24 hours notice?! Had I been given something of a heads up, I could have done this over the weekend. When I responded back as politey as my pregnant self could muster, her response was "I told you I was coming by the house". Oy, talk about a failure to communicate! My advice to you, Yelp review readers, lease with Crosstown if you like but come the end of your lease, don't not expect any form of courtesy. Or common sense. My husband and I have been trying for almost a week to rent a house from out of town. Hudson Bell is awful. She Never answers the phone, doesn't bother explaining anything, but had no problem hassrassing everyone else, but refused to call us directly or our agent. She is hands down the most unprofessional person I have never had a pleasure to talk to because she would have to actually answer her phone or call people back. read more

Jim at Crosstown has managed a rental property for us since about 2004. He is amazing. They're not the cheapest in town, but they are worth it! The short turnover time between tenants (generally less than a week) more than paid for his reasonable fees. They took care of small repairs without bothering us and through their relationships with repair people, the charges seemed reasonable. When tenants were leaving, Jim would review the going rental rates in the area and recommend a fair market rent to charge, subject to our approval, generally a little bit lower than the going rates in order to get the most and most qualified tenants to apply. He didn't ask our opinion of tenant applications, which was a relief--they select tenants for a living, we don't, and then it's never our "fault" if something goes south with the tenant (which only had happened with our prior management company--never with Crosstown). New tenants would be moved in before we would even think to ask how the tenant search was going! Crosstown is so good at managing property, we wish we could have Jim manage the home we own and live in! Two thumbs up! read more

We were living in a rent house and it was sold, and Crosstown took over for the new owner. The transition has been very smooth. I informed Jim that there were a couple of issues that were never fixed from the previous owner. (kitchen faucet, a sprinkler head in the front yard) Nothing major, or not an emergency, but stuff we needed to be fixed. I filled out the maintenance request form online, and the very next day I was contacted by a plumber to fix the faucet and someone else to fix the sprinkler head. They both were fixed that day. I was shocked that it was taken care of so quickly. I really appreciate Jim and his staff taking care of it so quickly and professionally. read more

My husband and I moved back to Austin last year and just recently wrapped up a one year lease with Crosstown on a pretty nice house in Grand Oaks at a decent rental rate. I'd like to take this opportunity to give some future tenants of Crosstown some tips on how to possibly, maybe avoid being ripped off by Jim Wilson and Crosstown. Unfortunately for us, we didn't even know of Jim's existence until we had already signed on the dotted line with Debbie. After you sign the lease, you deal exclusively with Jim. Jim is the type of person who really seems to enjoy being unnecessarily condescending and rude. I don't really play well with that type, so I found every single interaction with him to be extremely unpleasant. If you are already locked into a lease with Crosstown and haven't learned this yet, you soon will. Towards the end of your lease, Jim will send you an excruciatingly detailed two page letter with move-out instructions, which we actually took very seriously. When you move out, make sure you thoroughly scrub every inch of the house. I am by nature a "neat freak" and love the smell of Clorox. We spent about 10 man hours cleaning what was already a pretty dang clean house. Still not good enough - make sure you move and clean UNDER the frig (I missed that one) and dust your blinds, ceiling fans, and window sills about 5 minutes before you vacate the house. I dusted my blinds the day before move out and the fans/sills the morning of move out. Apparently, that wasn't good enough for Jim because he charged us for all of that. Also, Jim berated me in a series of about 15 emails post-move out for 5 or 6 brown spots in the front yard that were about 2 feet in diameter. Jim seemed completely unaware that we are in a record-breaking drought this summer. Even though we faithfully watered with the in-ground sprinkler system twice a week per the city guidelines and paid for 15,000 gallons of water the last month we lived there, he said the brown spots were our fault for not hand-watering in between our scheduled water days. We both work full-time and have 2 small children, so my bad for not having time to stand in my yard holding a hose for hours on end. Be prepared to do a lot of that until this drought ends! Lastly, even though the Texas Property Code forbids property owners from charging tenants for "normal wear and tear," Jim will charge juuuuuust enough so that it won't be worth your time to take him to small claims court but enough so that you'll be thinking WTF?! Seriously?! We were charged for replacing weather stripping, shower caulking, the A/C filter, and clogged bathroom sinks that had actually been draining just fine, thank you very much. If you haven't yet signed a lease with them, do yourself a favor and let some other sucka do that instead. I sincerely hope I help you save the $125ish in unfair charged we had to pay. read more

I moved from Austin, Texas to Washington, DC in early January 2001 and didn't have time to sell my home so I decided to rent it. Luckily I found Jim Wilson and what is now known as Crosstown Properties. For the past 16 years, Jim and his highly professional team have managed my rental property. I have had many tenants during that time and Crosstown Properties does such a great job of qualifying tenants I have only had one tenant pay late -- and that is during the last 192 months. The Crosstown team also takes care of any maintenance and has a fantastic group of local contractors who can do any repair or upkeep from flooring to roofing and even landscaping. Been renting from a Crosstown Property for 6 months. New to the area. Had an electrical issue which made our air conditioning go out when we are in dead summer here in Austin. Made a request for repair and received a call within a few hours and had an electrician out same day...back in business! I stay home with 4 children so I was SO grateful for the prompt response. Jim and Crosstown Properties did a fantastic job managing our property in Austin for 10 years while we were stationed all over the world. They consistently had our home rented out (maybe had 3 weeks of non-occupation in all that time) and took great care of the property (while at the same time not bogging us down with minutia that comes with the upkeep of any residence). The times I've needed repairs to be done he quickly gets back to me about someone contacting me and that someone is here that same day or the next to fix the problem. My husband and I are always very responsible making sure the rent is paid on time. So this March he emailed us notifying "hey you haven't paid ur March rent." We were like OMG we forgot to drop off the check. I then went to the bank bc we LOST the check. Long story short. We had to get a notarized letter from Jim stating he never received the check. Well Jim went out of his way to make the trip to his bank, notarized the letter and was very understanding about the whole situation. With us having a newborn anytime now, we had been so busy getting ready for our new baby we totally forgot to drop off the check.
