***If I could give this place 0 stars I would. This is my experience living in the San Marcos area renting thought PMI.*** That being said having PMI Austin as a property manager has been one of the most stressful experiences in my whole renting timeline. I'm pretty sure the reviews are fake they change all the time they literally the absolute WORST property managers I have ever had. I noticed a lot of positive reviews about Paolo... At least for my experience he was 100% terrible. Rude, inconsiderate, and unhelpful. I will start off by saying that they are impossible to get a hold of. Have a maintenance issue? Have fun waiting 2-3 months for them to respond to your request and then another 2-3 months for them to send someone to fix it. They have no care for the people living in the properties; our AC went out in the summer time and our apartment was hitting 85-90 degrees mind you my husband is a full-time student and we have pets that were overheating because it was so hot and they took almost a week to send someone to fix it. I would call for updates and it would go directly to voicemail. They definitely screen calls. When maintenance would come we would be given very vague information like "I'll be there Saturday" no aproxamate time just "Saturday" so we would stay home all day to make sure we wouldn't miss them only for them to never show up. We also experienced maintenance showing up late at night to work on random things. Our dishwasher was also growing mold, we tried cleaning it and it and it just grew back so we did what any tennet would do, submit a request. It took them 3 months to even respond to the initial request and then another month to get replaced. The only time maintenance was any good was when Darrell started showing up he's very kind and he heard how loud out upstairs neighbors were and reported them to PMI.PMI also tend to complete requests on the portal without ever actually assisting in any way and the only reason our dishwasher was actually replaced is because I previously wrote a bad review and the owner reached out to me directly. It's really sad when the only way to get any form of help is by putting in a bad review and it also says a lot about a company. Also you have a noise  complaint? They will have you jump through all these hoops to file a complaint; get video evidence of noise with clear dates and email them only for them to say days later to call the cops and file a complaint with them. Absolutely useless. When you bring up the lease they say it's out of their hands... So then why in the lease does it have a catagory about "Noise complaints" how there will be warnings and fines if you can not actually enforce them? And don't even get me started on the conditions of the actual property, there is mold growing, bugs holes in walls... they list goes on. Our next door neighbors had to move out because they had an extreme mold infestation and PMI wouldn't do anything to fix it. And sadly this is just the begining the company is corrupt and all they want is to drain people of their money and happiness overall what I am trying to get at is if you have other options then to rent with PMI I would HIGHLY recommend saving yourself from a years worth of hassle and pick a different property manager especially if you are in the San Marcos area it really is not worth all the stress. read more

I've lived on a PMI property for a little over a year now and while things were a little rocky at first (primarily due to bad neighbors), things have completely turned around in the last 6 months. They have made some personel changes and management is very quick to respond to requests. They've made some awesome upgrades to the property inside and out. The maintenance crew has been super helpful, fixing or replacing things within a few days while being very communicative. I am never one to write poor reviews, but I feel I must share that renting with PMI Austin has been the most stressful experience for the last two years. They have always been completely unreachable even during desparate times like when our a/c was completely broken during the 100+ degrees days of July, which was a health issue for my dogs. In the last two years we have had one and only late payment which our lease agreement says is $100 and they charged us over $250 for, I am still looking for answers as to why. Now that we are moving they are asking for us to hire the professional cleaners and carpet cleaners, which I have never heard of tenants having to do and our lease agreement says nothing about us paying for those services. All I am looking for is proper communication and this company is either very understaffed or unethically money-hungry. read more

They could not place renters even in a a long time excellent property in a terrific location. They lie astoundingly.
