    RealManage and their affiliate CiraConnect appear to be operating a criminal enterprise. According…read moreto Texas Property code 207.003, "a property owner's association may charge a reasonable and necessary fee, not to exceed $375, to assemble, copy, and and deliver the information required" for a resale certificate, but an HOA in Texas managed by RealManage is refusing to provide a resale certificate without the advance payment of $637. The resale certificate was ordered by a title company on March 30, and RealManage/CiraConnect demanded a payment of $637 to produce it, to which I responded as the owner and licensed real estate broker that I was willing to pay the max allowable amount $375, and they have so far refused for me the pay the max $375 and provide the resale certificate. I've been a real estate broker in Texas for over 20 years, and this is illegal. I believe the higher ups are aware that the fees they are charging are illegal, but they also know the cost of litigation and the fact that owners cannot sell their home without a resale certificate, and they are intentionally stealing from homeowners. This company does not simply offer poor customer service, but based on their actions it appears they are criminals.

One of the biggest things she helped us with was understanding the pros and cons of new construction versus existing homes. She walked us through taxes, long term costs, and what to expect in each scenario, which gave us a lot more confidence in our decisions. She also did a great job balancing both my preferences and my wife's. That's not easy, but she stayed patient and helped us find common ground without ever pushing us. We also spent part of the process renting, and she supported us through that phase too, which we really appreciated. Overall, she's thoughtful, informed, and genuinely cares about helping you find the right fit. Highly recommend.

They have done a great job responding to the tenants need and keeping my rental house in top shape. I love the fact that they are proactive in recommending repairs to various parts of the house before it becomes very expensive to fix. In addition to the superb service they provided me, they have a top notched team who treats me like family. Everyone is very professional, respectful, and caring. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. If you want a property management company that takes care of your property as if it's their own, you should consider working with Mars Hill Realty. I promise that you won't regret it.
